&lt;a href="http://www.theedgeproperty.com/news-a-views/9337-andaman-unveils-taipan-city-in-ipoh.html"&gt;IPOH&lt;/a&gt; (Feb 3): Andaman Property Management Sdn Bhd recently unveiled the fourth phase of its Taipan metropolitan shop office development in Ipoh, Perak, within the 1,600-acre (648ha) Bandar Meru Raya township.&lt;br /&gt;
&lt;br /&gt;
Dubbed &lt;a href="http://www.andaman.com.my/index.php?option=com_content&amp;amp;view=article&amp;amp;id=3:taipan-ipoh&amp;amp;catid=6:andaman-new-projects&amp;amp;Itemid=4"&gt;Taipan City&lt;/a&gt;, the phase has a gross development value (GDV) of RM100 million. It comprises 25 units of 3-storey semi-detached shop offices measuring 40 ft by 70 ft and 15 units of detached shop offices measuring 55 ft by 70 ft.&lt;br /&gt;
&lt;br /&gt;
The units command a price of RM1 million and above and include parking bays as well as individual lifts. According to Datuk Dr Vincent Tiew, Andaman sales and marketing director, the developer has set Ipoh as its primary focus and has so far received a good response to the Taipan development with the previous three phases achieving take-up rates of 80% and above.&lt;br /&gt;
&lt;br /&gt;
Each of the four phases are being developed on nine acres of freehold land that was acquired from PCB Development Sdn Bhd, the developer of Bandar Meru Raya.&lt;br /&gt;
&lt;br /&gt;
"Taipan City provides a central hub for digital businesses and a hot spot for tech savvy people plus those who have business and entertainment at heart," Tiew said.&lt;br /&gt;
&lt;br /&gt;
During the unveiling recently, Taipan City received a registration rate of 50%. The first phase, known as Taipan@Ipoh Cybercity, consists of 102 units of three and 4-storey shop offices with sizes of 22ft by 70ft and 22ft by 75ft. All units were taken up within two months of the launch.&lt;br /&gt;
&lt;br /&gt;
Tiew added that the units are expected to be handed over in 1Q12 and prices have appreciated 100% since they were first launched. Phase two, known as the Festival Mall, is a 2-storey building consisting of 80 units of 2-storey shops with sizes of 22ft by 70ft and 22ft by 75ft. With dual frontage and an alfresco dining concept, 90% of the units have been taken up.&lt;br /&gt;
&lt;br /&gt;
Phase three, dubbed Taipan 3, comprises 67 two-storey shop units with external lands sold together. The unit sizes are 22ft by 65ft and 22ft by 70ft and have a take-up rate of 80%.&lt;br /&gt;
&lt;br /&gt;
The first phase has a GDV of RM100 million while phases two and three have GDVs of RM80 million. "We have charted remarkable sales worth RM200 million in the past 18 months for the first three phases," Tiew said.&lt;br /&gt;
&lt;br /&gt;
"Buyers of phase two and three are bound to enjoy very high capital appreciation as both phases are due for completion at the end of 2012."&lt;br /&gt;
&lt;br /&gt;
Taipan City is accessible from the North-South Highway. The development is also located near the proposed plot of the new Ipoh Mydin Hypermarket, the proposed Ipoh Sentral bus and taxi terminal as well as the new Casuarina Hotel and Convention Centre that is under construction.&lt;br /&gt;
&lt;br /&gt;

Located along Persiaran Kemajuan, Sentral@Bangi CBD is on 13.6 acres (5.44ha) of leasehold land and comprises of two phases. The first phase is a commercial centre development while the second phase will be a mall. The commercial centre spans eight blocks offering 86 shoplots with built-ups ranging from 6,543 to 11,729 sq ft. Prices for the units range from RM2.15 million to RM5.1 million or RM328 per sq ft and above.&lt;br /&gt;
&lt;br /&gt;
The project is developed by PKNS-Andaman Development Sdn Bhd, a joint-venture between Andaman and landowner Perbadanan Kemajuan Negeri Selangor (PKNS). The first phase has a gross development value (GDV) of RM200 million while the mall has a value of RM350 million upon completion.&lt;br /&gt;
&lt;br /&gt;
According to Datuk Dr Vincent Tiew, Andaman's head of sales and marketing, the take-up rate for the first phase reached 90% within a week. "We received overwhelming response in the one week we opened the units for sale. What we are offering is a full frontage, 4-storey commercial centre that is affordable," he said, adding that the development is located on prime commercial land in Bandar Baru Bangi.&lt;br /&gt;
&lt;br /&gt;
Tiew believes the high rental yields experienced by the surrounding shoplots and the project's value for money proposition played a huge role in drawing buyers. "The commercial components in the area command very high rents," Tiew said. "For a simple 2- or 3-storey shoplot, you can easily achieve a rental rate of RM6,000 to RM8,000." He added that the surrounding commercial property has a tenancy rate of up to 90%, further boosting confidence in Andaman's project. According to him, the average 2- to 3-storey shoplots in the area are going for a minimum of RM2 million.&lt;br /&gt;
&lt;br /&gt;
Meanwhile, the retail mall has a gross floor area of 800,000 sq ft and a net lettable area of 500,000 sq ft. According to Tiew, textile giant Jakel Trading (M) Sdn Bhd is taking up 19 units within the mall while a bowling centre and cinema have been proposed.&lt;br /&gt;
&lt;br /&gt;
Tiew expects the remaining 10% of the shop units in Phase 1 to be taken up before the Chinese New Year. Construction will begin in April or May and completion is expected in two years.&lt;br /&gt;

&lt;a href="http://www.theedgeproperty.com/news-a-views/8483-property-sector-highlights-from-budget-2012.html"&gt;KUALA LUMPUR&lt;/a&gt;: Malaysia Prime Minister Datuk Seri Najib Razak in tabling Budget 2012 in the Dewan Rakyat on Friday Oct 7, 2011 announced several proposals related to housing and the property sector.&lt;br /&gt;
&lt;br /&gt;
Below are some highlights from the Budget Speech:&lt;br /&gt;
&lt;br /&gt;
* To accelerate the development of Kuala Lumpur International Financial District (KLIFD), an incentive package has been proposed:&lt;br /&gt;
&lt;br /&gt;
Income tax exemption of 100% for a period of 10 years and stamp duty exemption on loan and service agreements will be given to KLIFD-status companies;&lt;br /&gt;
Industrial Building Allowance and Accelerated Capital Allowance for KLIFD Marquee Status Companies;&lt;br /&gt;
Income tax exemption of 70% for a period of five years for property developers in KLIFD.&lt;br /&gt;
&lt;br /&gt;
* To attract foreign and domestic investments in the capital market and to promote the development of the Real Estate Investment Trusts (REITs) industry, it is proposed that the concessionary tax rate of 10% on dividends of non-corporate institutional and individual investors in REITs up to Dec 31, 2011 be extended for a period of five years commencing Jan 1, 2012 until Dec 31, 2016.&lt;br /&gt;
&lt;br /&gt;
* To further encourage investment in hotels, the Government proposes that hotel operators in Peninsular Malaysia investing in new 4- and 5-star hotels, be given Pioneer Status with income tax exemption of 70% or Investment Tax Allowance of 60% for five years. For hotel operators in Sabah and Sarawak, tax incentives had been given. In addition, the Government will corporatise the Malaysia Healthcare Travel Council to promote and develop Malaysia as a main destination for healthcare services in this region.&lt;br /&gt;
&lt;br /&gt;
* Proposal to review the current rate of 5% on real property gains tax (RPGT) as the government found it ineffective in curbing real estate speculative activities. It proposes that for properties held and disposed within two years, the RPGT rate be 10%. For properties held and disposed within a period exceeding two years and up to five years, the rate would be 5%. Properties held and disposed after fie years are not subject to RPGT.&lt;br /&gt;
&lt;br /&gt;
* To meet the demand for houses from those earning below RM3,000, the Government proposes to expand the recently My First Home Scheme launched in March 2011, to increase the ceiling of house prices under the scheme from a maximum of RM220,000 to RM400,000. This improved scheme will be available to house buyers through joint loans of husband and wife beginning January 2012.&lt;br /&gt;
&lt;br /&gt;
* The government will also identify areas in the vicinity of MRT, LRT and other public transport system to be developed into housing projects under the 1Malaysia People’s Housing (PR1MA) to develop affordable houses for the middle-income group. The government also intends to develop several plots of government-owned land around Sungai Besi and Sungai Buloh. In 2011, 1,880 houses will be built in Putrajaya and Bandar Tun Razak, while in 2012, a total of 7,700 houses will be built in Cyberjaya, Putra Heights, Seremban, Damansara and Bukit Raja.&lt;br /&gt;
&lt;br /&gt;
* Proposal to provide 100% stamp duty exemption on loan instruments for the purchase of houses&lt;br /&gt;
&lt;br /&gt;
* To encourage the construction of more houses using the build-then-sell concept, the prime minister announced that Islamic banks have agreed to provide syariah-compliant financing and undertake construction risks. Instalments only commence after the house is completed. This scheme will be implemented for houses costing RM600,000 and below.&lt;br /&gt;
&lt;br /&gt;
* For the lower income group who have yet to own houses, the Government will continue to implement the Program Perumahan Rakyat (PPR) by building 75,000 units of affordable houses nationwide under the 10th Malaysia Plan (10MP). In 2012, RM443 million has been allocated for the construction of 8,000 units for sale and 7,000 units to be rented.&lt;br /&gt;
&lt;br /&gt;
* The Rumah Mesra Rakyat (RMR) programme, managed by Syarikat Perumahan Negara Bhd (SPNB), will be continued to help the low-income group to own decent houses. Under this programme, those with land but without a house or live in dilapidated houses are eligible for financing to build a house. SPNB will build 10,000 units in 2012. Each house costing RM65,000 will be sold for RM45,000 and the Government will subsidise RM20,000. For this, the Government will allocate RM200 million.&lt;br /&gt;
&lt;br /&gt;
* Through the Abandoned Housing Rehabilitation Programme, the government successfully rehabilitated 82 projects involving more than 15,000 units. The government will continue this with an allocation of RM63 million in 2012 to rehabilitate 1,270 abandoned houses. The Government will also allocate RM40 million for restoration and maintenance of public and private low-cost housing.&lt;br /&gt;
&lt;br /&gt;
* The number of expatriates in Malaysia has increased to 41,000. To provide a more conducive environment for expatriates to continue working in Malaysia, the Government will allow the withdrawal of their Employees Provident Fund (EPF) contributions for the purchase of a house.&lt;br /&gt;

&lt;a href="http://www.theedgeproperty.com/news-a-views/8363-market-continues-to-be-bearish-on-property.html"&gt;KUALA LUMPUR&lt;/a&gt;: Property stocks have been among the hardest hit from the recent sell-off in equities, reflecting a waning optimism in the sector.&lt;br /&gt;
&lt;br /&gt;
The KL Stock Exchange Property Index, which serves as a benchmark for the sector, fell to its lowest point since July 2010 last Friday. It closed at 833.8 points, a stunning week-on-week loss of 13%.&lt;br /&gt;
&lt;br /&gt;
Property mammoths Mah Sing Bhd and S P Setia Bhd saw their stocks decline to more than a year's low last Friday, and shares of IJM Land Bhd fell to their lowest point since August 2009.&lt;br /&gt;
&lt;br /&gt;
A possible early indication that the market veered from the sector, may have been the exit of private entrepreneurs.&lt;br /&gt;
&lt;br /&gt;
Tan Sri Wan Azmi Wan Hamzah and Datuk Terry Tham Ka Hon were part of a group of investors in Eastern &amp;amp; Oriental Bhd (E&amp;amp;O) who parted with their stake in the company, representing a collective 30% that was acquired by Sime Darby Bhd.&lt;br /&gt;
&lt;br /&gt;
Sime Darby paid RM2.30 per share for E&amp;amp;O, a 58% premium to its last transacted price before the deal was announced.&lt;br /&gt;
&lt;br /&gt;
Shares in E&amp;amp;O have since lost nearly 8% which last closed at RM1.48.&lt;br /&gt;
&lt;br /&gt;
Shares in Sime Darby dipped to an 11-month low last week, closing at RM7.70 last Monday after shedding RM1 during intraday trade. It has since recovered to end at RM8.10 last Friday, still a grim figure as the stock previously traded above a threshold of RM8.33 in the twelve months leading up to the acquisition.&lt;br /&gt;
&lt;br /&gt;
Another company, Glomac Bhd, also saw its stock hit a 52-week low last Friday. It closed four sen lower at RM1.42, charting a year-to-date loss of 14.5%.&lt;br /&gt;
&lt;br /&gt;
In a report last Friday, RHB Research said Glomac recently forecast RM500 million in property sales for its current financial year that was 40% below the previous estimate of RM900 million prior to the global equity market sell-down.&lt;br /&gt;
&lt;br /&gt;
As at 1QFY12 ended July 31, it achieved RM100 million in sales with RM550 million in unbilled sales.&lt;br /&gt;
&lt;br /&gt;
Glomac's last closing price of RM1.42 was above RHB's fair value of RM1.35, but well below the company's book value of RM2.13.&lt;br /&gt;
&lt;br /&gt;
The company's CEO last week said the property sector had come under pressure from various external factors.&lt;br /&gt;
&lt;br /&gt;
"There have been more measures required by the banks in terms of lower loan to value ratio (LVR) and other aspects, where they are now calculating the eligibility for loans based on net income instead of the gross domestic household income of potential purchasers. So coupled with these, the US high unemployment rate and the financial meltdown in Europe, there would definitely be a slight slowdown," said group managing director and CEO Datuk FD Iskandar Mansor.&lt;br /&gt;
&lt;br /&gt;
Though the sale of 30% stake in E&amp;amp;O to Sime Darby and the discouraging performance of property stocks in the past week may have reflected market sentiment, they may not be the most telling signs.&lt;br /&gt;
&lt;br /&gt;
"The E&amp;amp;O deal may have been in the making for a long period of time and while a lot of property stocks took a beating last week, the fundamentals remain the same — there is a growing concern that property prices are approaching their peak and that the market may be heading towards an oversupply," said an analyst.&lt;br /&gt;
&lt;br /&gt;
Deputy Finance Minister Datuk Donald Lim Siang Chai said earlier this year that property prices may rise 10% to 20% in 2011 due to increasing inflation and a stronger demand for local properties from foreign buyers.&lt;br /&gt;
&lt;br /&gt;
This followed an extended boom in local property prices that began in 2009, prior to which it experienced sluggish growth for a decade.&lt;br /&gt;
&lt;br /&gt;
"As a result, the growth in the next few years may prove to be flattish," said one industry observer.&lt;br /&gt;

On the other hand, demand from local buyers may be constrained as consumers face tighter liquidity.&lt;br /&gt;
&lt;br /&gt;
In the last annual report, Bank Negara Malaysia (BNM) said the country's household debt amounted to RM581 billion or 76% of its GDP as end-2010.&lt;br /&gt;
&lt;br /&gt;
CIMB Research said household debt rose at an average annual rate of 11.1% between 2004 and 2009, when it climbed to 76% from 66.7% in 2004.&lt;br /&gt;
&lt;br /&gt;
BNM claimed the latest household debt-to-GDP ratio was manageable, next to income growth, a high level of savings and favourable prospects for employment.&lt;br /&gt;
&lt;br /&gt;
As mortgages and other forms of borrowings already pose a significant expenditure to households, the amount of new investments in properties may be limited.&lt;br /&gt;
&lt;br /&gt;
There has also been a strong focus on attracting more foreign buyers into buying local properties, though the upside from this may be fairly limited considering the number of expatriates in Malaysia relative to countries such as Hong Kong or Singapore.&lt;br /&gt;
&lt;br /&gt;
However, there may still be room for the supply of property to grow, according to Datuk Eddy Chen, group managing director of MKH Bhd and chairman of Real Estate and Housing Developers' Association (Rehda) Institute.&lt;br /&gt;
&lt;br /&gt;
Chen recently said the market is capable of absorbing between 170,000 and 180,000 new units annually, though only 150,000 are being built currently.&lt;br /&gt;

&lt;a href="http://www.theedgeproperty.com/news-a-views/8204-shl-to-launch-rm200m-project-by-year-end.html"&gt;KUALA LUMPUR&lt;/a&gt;: SHL Consolidated Bhd plans to launch more residential units in its flagship development at Bandar Sungai Long in Kajang by the end of this year, finance director Jack Wong Tiek Fong told reporters after the company AGM yesterday.&lt;br /&gt;
&lt;br /&gt;
The project, consisting of terraced houses and affordable homes, will span across 35 acres (14ha) in Sungai Long with a gross development value of RM180 million to RM200 million, according to Wong.&lt;br /&gt;
&lt;br /&gt;
There will be 320 terraced houses with sizes ranging from 1,900 sq ft to 2,000 sq ft each, while the affordable homes comprise 130 units of 815 sq ft each in two five-storey blocks.&lt;br /&gt;
&lt;br /&gt;
Wong expects take-up rates to be very good as SHL has received hundreds of registered potential buyers for the units.&lt;br /&gt;
&lt;br /&gt;
SHL has about 550 acres of combined landbank in Cheras, Semenyih, Rawang, Batang Kali and Kuala Pilah, said Wong. The landbank will be used for future residential and industrial developments, he added, citing that it is sufficient to sustain the company for eight to nine years of development.&lt;br /&gt;
SHL has also been seeking strategic locations to acquire more land.&lt;br /&gt;
&lt;br /&gt;
“Our first priority is to acquire land around our flagship projects in Bandar Sungai Long, Kajang and Alam Budiman in Shah Alam,” said Wong, adding that the Klang Valley is the priority but the company is also looking at Penang.&lt;br /&gt;
&lt;br /&gt;

&lt;a href="http://www.theedgeproperty.com/news-a-views/7831-demand-for-high-end-homes-slows-on-cooling-measures.html"&gt;PETALING JAYA&lt;/a&gt;: Sales of high-end homes has slowed but sales of affordable homes should remain good, said Real Estate &amp;amp; Housing Developer's Association Malaysia (Rehda) national council member Wan Hashimi Albakri Wan Ahmad Amin Jaffri.&lt;br /&gt;
&lt;br /&gt;
He said the slow-down in demand for high-end homes could be attributed to stricter home loan approvals as well as cooling measures such as the 70% cap on loans to finance third home purchases.&lt;br /&gt;
&lt;br /&gt;
"The resistance in sales is more to do with financing. Buyers of homes priced RM2 million and above are usually not buying their first home but their second or third homes. When you buy a third home for RM3 million third home, you have to come up with 30% or RM1 million as a deposit," he explained at a press conference on Tuesday, July 19.&lt;br /&gt;
&lt;br /&gt;
However, he stressed that high-end homes represented only a small percentage of the market.&lt;br /&gt;
&lt;br /&gt;
He does not see sales of affordable homes being affected as demand is still strong and the market is not as speculative as the high-end market.&lt;br /&gt;
&lt;br /&gt;
A new segment of affordable homes was introduced recently with the government's 1Malaysia Housing Programme or Program Perumahan 1Malaysia (PR1MA). Under the programme, homes will be built in suburban and urban parts of the Klang Valley where there is a lot of demand for middle-class homes and these homes will be priced from RM150,000 to RM300,000.&lt;br /&gt;
&lt;br /&gt;
When asked to comment on the volatility of the property market, Wan Hashimi said: "The property market is naturally cyclical, whether the cycle will last five, eight, or 10 years. In the past it was probably 10 years. Now, from what we observe, the cycle is getting shorter. "So, whether it is one, three, or five years, I think there is a lot of contributing factors to the dynamics of the market cycle."&lt;br /&gt;
&lt;br /&gt;
He added that prices of homes are not coming down but going up as building materials have gone up within 8% to 10% and developers would want to reserve the profit margin. He believes prices of homes, on average, will appreciate by 5% yearly.&lt;br /&gt;
&lt;br /&gt;
He was speaking after the launch of the My City photography competition, held in conjunction with the World Class Sustainable Cities (WCSC) 2011 conference that will be held on Sept 20 this year.&lt;br /&gt;
&lt;br /&gt;
The competition will see aspiring shutterbugs take pictures that best represent their cities.&lt;br /&gt;
&lt;br /&gt;
It is open to all amateur photographers and is divided into the Open and Under-18 categories, with eight prizes in each category.&lt;br /&gt;
&lt;br /&gt;
The winning entries will be unveiled at the WCSC 2011 conference, which will also feature the winning designs of the River of Life (RoL) design competition.&lt;br /&gt;
&lt;br /&gt;
Meanwhile, the conference will focus on city transformation and brownfield redevelopment and feature Chen Chu, mayor of Taiwan's tourist city Kaohsiung and Sebastian Moffat, CEO and president of The Consensus Institute in Canada as some of its keynote speakers.&lt;br /&gt;

While the outlook is still reasonably positive in the immediate future with demand and pricing still expected to hold out well, some industry observers are already factoring in the possibility that demand may start to turn soft next year.&lt;br /&gt;

A number of research houses have downgraded the property sector and given it a “neutral” grade from the previous “overweight”.&lt;br /&gt;
&lt;br /&gt;
“Sentiment will turn slightly negative and we expect demand to start to soften possibly next year. It is appropriate to be watchful of property stocks as we are now almost two years into the upward cycle,” an analyst with a local research house says in a recent report.&lt;br /&gt;

Property consultancy DTZ Nawawi Tie Leung Sdn Bhd executive director Brian Koh says the short-term expectation looks reasonably positive, especially if the Government’s Economic Transformation Programme (ETP) to promote a high income economy results in higher investments and new job creation.&lt;br /&gt;
&lt;br /&gt;
However, Koh does not discount that sentiment may turn soft if the highly expected “double dip” in the western countries materialises.&lt;br /&gt;
&lt;br /&gt;
“It will affect the country’s manufacturing and export sectors. Another factor that can dampen property sales is if there are further hikes in interest rates,” he adds.&lt;br /&gt;
&lt;br /&gt;
According to Knight Frank Research, in its latest Real Estate Highlights report, the property sector is anticipated to remain promising as the economy continues to maintain growth, albeit at a slower pace compared to 2010.&lt;br /&gt;
&lt;br /&gt;
“Proposed measures under the ETP are set to boost the residential markets of Greater Kuala Lumpur/Klang Valley alongside the government’s target to increase the population to 10 million by 2020,” it says.&lt;br /&gt;
&lt;br /&gt;
Projects in good locations, delivered by reputable developers with a good track record will continue to attract buyers. With several launches planned in second half of this year (2H2011), property developers are now focusing on quality construction and on-site services to drive the market forward.&lt;br /&gt;
&lt;br /&gt;
However, the high-end condominium sector looks set to retain a cautious outlook following a period of slower domestic economic growth, the imposition of a maximum loan-to-value ratio of 70% on third mortgages, and the recent announcement by Bank Negara on the overnight policy rate hike.&lt;br /&gt;
&lt;br /&gt;
CH William, Talhar &amp;amp; Wong Sdn Bhd (WTW) managing director Foo Gee Jen says the local property market is expected to ease slightly in the 2H2011 due to concerns that the economy will slow down while costs rise.&lt;br /&gt;
&lt;br /&gt;
Foo points out that concerns the economy will slow down in 2H2011 in light of rising crude oil prices might put pressure on inflation rates.&lt;br /&gt;
&lt;br /&gt;
“Coupled with the strengthening ringgit, manufacturing costs could be moving higher which would render the country’s export less competitive in the global marketplace,” he explains.&lt;br /&gt;
&lt;br /&gt;
On the construction front, he says inflation will lead to higher construction cost while the recent Bank Negara interest rate and SRR hikes are expected to constrict future housing credit expansion, and raise borrowing cost.&lt;br /&gt;
&lt;br /&gt;
“Collectively, these factors may result in a significant rise in the cost of house purchases and lead to a fall in demand for newly launched housing starts,” he adds.&lt;br /&gt;
&lt;br /&gt;
Foo says growing competition in the high-end residential market in the Klang Valley may result in a slight decline in sales take-up in secondary localities, although strong demand still persists for high-end landed residential properties in well sought after locations.&lt;br /&gt;
&lt;br /&gt;
“Projects in well-established localities with good connectivity and shopping, recreational and entertainment facilities, will continue to be in high demand.&lt;br /&gt;
&lt;br /&gt;
“However, those located in isolated enclaves such as Ulu Kelang are facing resistance in demand due to a lack of comprehensive facilities and concerns of deteriorating accessibility as traffic jams around Kuala Lumpur worsen,” he adds.&lt;br /&gt;
&lt;br /&gt;
Foo says prices of luxury condominiums will face strong downward pressure due to the large incoming future supply, adding that developers will attempt to maintain prices by improving their quality, layout design and lifestyle marketing concepts.&lt;br /&gt;
&lt;br /&gt;
By the end of 2011, the number of luxury condominiums in Kuala Lumpur will further increase by 1,314 units.&lt;br /&gt;
&lt;br /&gt;
The total supply of condominiums in Kuala Lumpur as at the first half of this year stood at 86 developments offering 10,104 units.&lt;br /&gt;
&lt;br /&gt;
According to a recent report by WTW’s research department, the average occupancy rate of luxury condominiums in Kuala Lumpur in selected locations ranges from 60% to 75% in the first half of 2011 (1H2011).&lt;br /&gt;
&lt;br /&gt;
Luxury condominium prices in the city centre range from RM800 to RM1,300 per sq ft while in off-city centre locations such as Mont’ Kiara and Damansara Heights, they are from RM600 to RM1,000 per sq ft.&lt;br /&gt;
&lt;br /&gt;
“Our random surveys continue to reveal that the purchasers of the developments are predominantly locals but the occupiers (in most cases as tenants) comprise a large population of expatriates,” the report adds.&lt;br /&gt;
&lt;br /&gt;
It also says the Klang Valley’s office market remains a tenant’s market with a large amount of space available for leasing.&lt;br /&gt;
&lt;br /&gt;
Landlords of newly completed buildings continue to offer two to three months rent-free periods as one of the sweeteners to attract new tenants. Newly constructed or refurbished office buildings are securing new lease at a much slower rate while there are also office buildings along Jalan Tun Razak which have remained largely untenanted for more than two years since their completion in 2008 and 2009.&lt;br /&gt;
&lt;br /&gt;
As at 1H2011, purpose-built office space in Kuala Lumpur’s central area (KLCA) accounted for 40.10 million sq ft.&lt;br /&gt;
&lt;br /&gt;
Approximately 5.975 million sq ft will be completed by end 2014, and of this about 4 million sq ft of space in nine buildings will be located in Kuala Lumpur’s golden triangle (GT).&lt;br /&gt;
&lt;br /&gt;
Over 3 million sq ft of the new office space will come onstream by end-2011.&lt;br /&gt;
&lt;br /&gt;
The average occupancy of office space in the GT was slightly below 90% in 1H2011, compared to 91%-93% in the last two years.&lt;br /&gt;
&lt;br /&gt;
Average rental and net yield of prime office space in the KLCA were in the range of RM6.50 per sq ft and 6.5% respectively.&lt;br /&gt;
&lt;br /&gt;
On the retail front, the WTW report points out that the retail sector continues to be resilient and vibrant with high occupancy levels in all the popular and established shopping malls. The latest retail centre to be opened was Viva Homes along Jalan Loke Yew.&lt;br /&gt;
&lt;br /&gt;
“The take-up rate was reported to be good and attracting a good volume of visitors and shoppers. Occupancy levels and rentals are expected to be maintained in 2H2011 as retail spending is expected to grow about 6% this year,” the report adds.&lt;br /&gt;
&lt;br /&gt;
