We&#8217;re getting closer and closer to summer&#8230; yay! I have been &#8220;out of my studio&#8221; for over a week and it feels good to get back in here today and start working. I feel refreshed and ready to get rolling. As always, it&#8217;s time for my monthly favorites post! I am so ready to relish in the new month, are you? I came across so many great things this month&#8230; some I bought, some are on my list and some I just love&#8230; but, all are worth a mention! Let&#8217;s give it a go, shall we?</p>
<p>Let&#8217;s begin with the &#8220;home edition&#8221;&#8230;</p>

<p style="text-align: center;"><em>Here&#8217;s the breakdown&#8230;</em></p>
<p style="text-align: left;"><strong>1.</strong> I recently came across a fab sunburst mirror from the Martha Stewart line at <a href="http://www.homedepot.com/Decor-Wall-Decor-Mirrors/h_d1/N-5yc1vZbve6Z12l0/R-203024519/h_d2/ProductDisplay?catalogId=10053&amp;langId=-1&amp;storeId=10051" target="_blank">Home Depot</a>. It was a must-have. At only around $35 it felt like a total steal&#8230; I brought it home and it&#8217;s hanging in our living room wall. It&#8217;s gorgeous&#8230; I&#8217;ll show ya soon!</p>
<p style="text-align: left;"><strong>2. </strong>I have been looking around for new storage ideas for our bathroom and kitchen and I came across the great metal cart (on wheels) from <a href="http://www.ikea.com/us/en/catalog/products/30216536/" target="_blank">Ikea</a>&#8230; it&#8217;s the perfect color (it also comes in gray). I thought it might be cute with folded towel on the bottom and bath accessories on top in the bathroom&#8230; I haven&#8217;t bought it yet, but I love it.</p>
<p style="text-align: left;"><strong>3.</strong>  I bought a great wooden furniture piece a while back and it has the ugliest knobs. I plan on painting the piece, but I was searching for knobs the other day for inspiration and I fell in love with this knob from <a href="http://www.urbanoutfitters.com/urban/catalog/productdetail.jsp?id=20710810" target="_blank">Urban Outfitters</a>. It&#8217;s adorable&#8230; right?!! (I&#8217;ll show you the before/after soon).</p>
<p style="text-align: left;"><strong>4.</strong> Who doesn&#8217;t love a milk crate for storage? I do! I love the dark stained version from <a href="http://www.target.com/p/Target-Home-Milk-Crate-Vintage-Dark/-/A-13531034" target="_blank">Target</a>&#8230; add throw pillows, blankets or even office supplies inside to conceal the &#8220;mess&#8221;. Another great way to utilize milk crates (or baskets) is to place 2 of them under a console table for extra storage.</p>
<p style="text-align: left;"><strong>5.</strong> We are still organizing and finishing up <a href="http://adesignstory.com/office-lineup-painting-stripes/" target="_blank">our office redo</a>&#8230; (which I will show you when we are done). I am still looking for a few office organizational pieces and I love with white letter tray from <a href="http://www.ikea.com/us/en/catalog/products/70198031/" target="_blank">Ikea</a>. I am pretty sure we both need one of those!!</p>
<p style="text-align: left;"><strong>6.</strong> I love, love, love, l-o-v-e, love this storage bench from Target. I am putting it on my &#8220;on hold&#8221; list for our foyer or bedroom. I&#8217;ll let you know what I decide to do there&#8230; cute right?</p>
<p style="text-align: left;"><strong>7.</strong> I love to sew and I love new pillows. I recently picked up a set of these yellow napkins on clearance at <a href="http://www.target.com/p/Yellow-Lattice-Napkin-Set-of-4/-/A-13949824" target="_blank">Target </a>to diy my own set of pillows for the upcoming summer season. I love using inexpensive fabric from unexpected sources for quick &amp; easy projects. Think outside of the box&#8230; it&#8217;s fun!</p>

I love my old sneakers, but I really could use a new pair now that we invested in Annual Passes to Busch Gardens &amp; Sea World (plus&#8211;thanks to Kevin&#8217;s cousin, we get into any Disney park for free anytime!)&#8230; so it really is a need now! (Like how I justify my &#8220;needs&#8221;?&#8211; ladies, you know you do it too!) I have a pro-nation issue with my feet so I need really good support&#8230; so the <a href="http://store.nike.com/us/en_us/product/lunarglide-3-shield-id-running-shoe/?piid=22126#?pbid=5660986" target="_blank">Nike Lunar Glides</a> are supposed to be the best for this these days. I love the new bright colors they come in&#8230; I actually customized these for fun. Not sure what colors I am going to go with&#8230; stay tuned!</p>
<p style="text-align: left;"><strong>2.</strong> It&#8217;s no secret I am a girly girl. I love jewelry. All kinds actually, not just the expensive stuff. I really like custom jewelry for my &#8220;trendy&#8221; accessories. I am loving this gold &amp; hot pink bracelet set from <a href="http://www.forever21.com/Product/Product.aspx?BR=f21&amp;Category=whatsnew_acc&amp;ProductID=1000040634&amp;VariantID=" target="_blank">Forever 21</a>&#8230; cute?!!!</p>
<p style="text-align: left;"><strong>3.</strong> New iphone case? I would love this aqua chevron one from <a href="http://society6.com/Chelseaf/Blue-Chevron_iPhone-Case" target="_blank">Society 6</a>&#8230; and just in case you love the pattern, they have art prints to match!</p>
<p style="text-align: left;"><strong>4.</strong> I love my new purse. It was a sale item from <a href="http://www.target.com/p/LPLP-Linea-Pelle-Tote-Green/-/A-13681938" target="_blank">Target</a>&#8230; it&#8217;s the perfect Kelly Green and I bought it for only $24. I am my Memaw&#8217;s gal&#8230; I adore changing out my purse frequently and I don&#8217;t always run to my designer purse shelves in the closet&#8230; I like to have a &#8220;everyday&#8221;/ &#8220;any day&#8221; stash I can go to for just fun outing and with certain outfits. I think they have this purse in several colors and it&#8217;s heavy duty!</p>
<p style="text-align: left;">5.  Yes to anything beachy. I love fun beach jewelry. I actually pinned this Starfish Cuff Bracelet on Pinterest awhile back and came across it again on <a href="http://store03.prostores.com/servlet/furbishstudioonline/the-998/Starfish-Cuff/Detail?category=Wearables%3AJewelry" target="_blank">Furbish</a> the other day. Friends, it&#8217;s only $24 and it would look great with a summer outfit. I need it. I just do!</p>
<p style="text-align: left;"><strong>6.</strong> Since we live in Sarasota (Florida), summer hits us early. I love everything to do with summer&#8230; shorts, tanks, flip flops, cute dresses and swim suits. I can&#8217;t help it&#8230; I just do. Since this lovely 80&#8242;s &amp; color blocking trends are back in, I have been pairing up fun tanks like this green &amp; white tank I bought from <a href="http://www.target.com/p/Mossimo-Supply-Co-Juniors-Stripe-Tank-Assorted-Colors/-/A-13915621" target="_blank">Target</a> with aqua or hot pink shorts. It&#8217;s just plain fun.</p>

I nailed down the design plan and we stuck to it&#8230;</p>
<p>In case you haven&#8217;t seen the previous posts on our lil&#8217; rehab adventure&#8230; here they are in order:</p>

<p>Now that you have seen what we started with and the way we changed the floor plan for a better layout, I want to show you the design direction I felt was best for the house. When we decided to start rehabbing houses again (Kevin and I rehabbed one when we were dating), we wanted a house we could feature a very retro design plan in. That was the original plan for this house&#8230; except&#8230; the more I looked at it, I saw a cool + coastal design. The house was begging for a crisp white + light feel&#8230; it told me so <img src='http://adesignstory.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' /> </p>
<p>So, we nixed the retro look and went for it&#8230; my hubby is good like that&#8230; I follow him in our marriage and he follows me in design. It just works. So this is the mood board I came up with to prove my point&#8230;</p>

<p style="text-align: center;">To showcase the design plan, everything I selected worked within our budget, it had too. The goal was to take this disgusting knock-down of a house and create a home worth living in, except it was for someone else. When you are buying a house to rehab, you have to make the numbers make sense, so for budget purposes, you don&#8217;t specify the most luxurious materials for the project. You take the rooms that buyers tend to &#8220;focus on&#8221; (kitchen + bathrooms) and make those your priority areas.</p>
<p style="text-align: center;"><strong>Here&#8217;s the breakdown&#8230; (links &amp; details will be given in a room-by- room source list soon)</strong></p>
<p><strong>1.</strong> Paint colors were an important element to achieve the overall &#8220;coastal&#8221; vibe we were striving for. One of my go to colors for all things coastal is Sherwin Williams Sea Salt (6024). It&#8217;s a nice mix between a light green and aqua&#8230; it&#8217;s beautiful. (I color matched it because True Value offered paint &#8220;on them&#8221; for the project&#8230; more on that later). I decided to go with Sea Salt for all of the main areas (entry, living, dining, kitchen, open office, hallway, bathrooms &amp; laundry) and then we went for a lighter shade for the bedrooms&#8230; we just went up on the paint chip one and used Sherwin Williams Spare White (6203). As far as the trim, moldings etc&#8230; we went with high gloss bright white.</p>
<p><strong>2.</strong> Subway tile was a must for me&#8230; A non-negotiable. I wanted to use this for the kitchen back-splash&#8230; It&#8217;s trendy, versatile, inexpensive and timeless.</p>
<p><strong>3.</strong> Granite was a must for Kevin. He&#8217;s the realtor and although I like granite for us, I wasn&#8217;t sold on using it purely for the rehab just for budget issues. He convinced me. One of my favorite go-to granite pics is Kashmir White. It&#8217;s beautiful and luxurious. It also doesn&#8217;t have a ton of movement in it, which was great for this project because I was looking for a crisp look. As far as edges go, I am a flat polished kinda gal&#8230;</p>
<p><strong>4.</strong> I am going to go room by room towards the end and show you a breakdown of where we got each thing (cabinets, faucets, carpet, lighting.. EVERYTHING), but the very first light I found was the dining pendant. I went for a stainless industrial pendant to pull off the modern + coastal look. It hangs from the wood stained ceiling and site beside the bright white brick wall&#8230; it&#8217;s gorgeous&#8230; wait until you see it!</p>
<p><strong>5.</strong> I wanted to add a little more interest in the kitchen&#8217;s back-splash, after all, a great kitchen is a must on most buyers wish lists. In conjunction with the white subway tile, I convinced the hubby that a little touch of glass tile would bring a modern element to the kitchen. (I won there&#8230;)</p>
<p><strong>6.</strong> Tile is a must in Florida, it always has been. I selected a neutral porcelain 16X16 tile for the kitchen, dining, open office, laundry and hall bath. (The master bathroom also had porcelain, but it was a bit more &#8220;special&#8221;.. details on that soon!). Ceramic is a less expensive choice, but it&#8217;s notorious for chipping; porcelain is a full-body tile (the color + pattern are through the entire thickness of the tile), making it impervious and great for durability.</p>
<p><strong>7.</strong> I really wanted to use wood flooring in the living room and hallway to create the perfect coastal cottage look, so I picked out a medium stained laminate that was budget friendly, came with a 10 year residential warranty and looked great.</p>
<p><strong>8. </strong>I am not a huge fan of carpet, in fact, I am making a public vow to never ever have carpet in another house again. But that&#8217;s beside the point, for budget &amp; buyer purposes Kevin felt it was best to specify carpet for the bedrooms. I picked out a tan + brown frieze (low-pile shag) because the two-toned &#8220;pepper&#8221; look is great for hiding soil-age and the shag is great for durability&#8230; it wears really good.</p>
<p><strong>9.</strong> What&#8217;s a coastal home without bead board? I selected a nice crisp white bead board for the entry way to spruce the space up a bit and create some character. In the bathrooms, we created our own board &amp; batten look (more on that later). Bead board sheets are inexpensive overall, but when you use the right molding to dress it up, it looks like a pricey touch!</p>
<p><strong>10.</strong> Originally, my hubby wanted dark stained cabinets, but when we nixed the retro look, the dark cabinets followed suit. I have clients tell me all the time they want a &#8220;clean, crisp &amp; bright kitchen&#8221;&#8230; the best way to make that happen is by using white cabinets. I selected standard (in-stock) cabinets that I could dress up with stainless hardware and the subway &amp; glass back-splash. (Remember.. details &amp; links will be given space by space).</p>
<p>So there&#8217;s the original design plan. It didn&#8217;t change much, but we added a ton of great elements to it to create the PERFECT cool + coastal rehab home. It&#8217;s adorable to us and it must have been to the new buyer. We close on this beauty tomorrow&#8230; so we will say goodbye to our rehab house #1 (although technically it&#8217;s number 2 because we did one when we were dating, but since it was pre-blog, I won&#8217;t count it!) We are both excited for the neighborhood (because that house was a total eye sore just a year ago) and the new owners! Yay! Oh, and even though it won&#8217;t be &#8220;ours&#8221; tomorrow, I am still going to show you every step of the rehab&#8230;</p>

<p>Now I get to start showing more details about the entire rehab project from the ground up. You saw the <a href="http://adesignstory.com/rehab-house-befores/" target="_blank">before photos</a> in the last rehab update, so today I want to talk layout&#8230;</p>
<p>Here&#8217;s the &#8216;before&#8217; floor plan:</p>

<p>Problems: This home featured all the bedrooms on one side, a closed in and dysfunctional layout and &#8216;weird&#8217; additions.</p>
<ul>
<li><em>Entry/Living Room: </em>When you walked through the door, you had the option of going straight into a closet, turning right into the garage or left into the house. Needless to say it was odd. The living area also had an alcove the served no purpose.</li>
<li><em>Kitchen/Dining:</em> Closed off and dysfunctional</li>
<li><em>Entire Left Side:</em> The entire left side of the house was a covered porch (which was poorly enclosed). There were random sliding glass doors, awkward places for doors and windows.</li>
<li><em>Laundry:</em> Opened from both sides, which created a lack of space for storage &amp; privacy</li>
<li><em>Master Bedroom/ Bath:</em> The bedroom had a sliding glass door to the covered porch area and the bathroom was extremely tiny.</li>
<li><em>Bedrooms:</em> Overall this was only a 3 bedroom home and all of the bedrooms were on one side.</li>
</ul>
<p>After some creative space planning, tons of sketches and some major auto-cad work, I came up with a perfect layout to update the home! We changed up the floor plan significantly! My goal was to take this outdated, closed in and dysfunctional layout and turn it into a more modern and open living concept throughout the main spaces. In addition, I decided to make it a split-plan by making the master suite on one side of the home and leaving the other bedrooms where they were.</p>

<p>Here&#8217;s how we addressed the problems:</p>
<ul>
<li><em>Entry/Living Room:</em> I created a more inviting and open entry way and the plan was to have open shelving towards the back (more on this later). I really wanted the space to be more flexible for a good furniture layout and entertaining.</li>
<li><em>Kitchen/Dining:</em> We open up the kitchen by adding a large opening towards the living room. We couldn&#8217;t take the entire wall down because it was load bearing, which is fine because it allowed for more cabinet and storage space. The dining room has also been opened up by tearing the wall down that separated the &#8220;covered porch&#8221; and this space.</li>
<li><em>Entire Left Side:</em> This entire side has been transformed totally! We added an open office and a large master bedroom suite, plus a few of the windows and doors have been moved to fit with the new layout.</li>
<li><em>New Master Bedroom/ Bath:</em> Unlike homes from this era, the new master suite is quite large. It features his &amp; her closets and an en-suite bath. We took the old master bathroom and the storage beside it and made an entirely new bathroom out those spaces. It now opens to the new master bedroom and features a functional layout with a large shower.</li>
<li><em>Laundry:</em> We closed in one of the door ways and moved the water heater and air register to create a more private space for clothes, cleaning etc.</li>
<li><em>Bath 2:</em> The overall layout in here was OK, except we felt with the amount of bedrooms back in this area, we needed to add two sinks.</li>
</ul>

Hopefully you all had a fabulous Easter weekend! Kevin and I had a great time with family and we even decided to get Busch Gardens annual passes this year! We went for it because sometimes you just have to get out and do something different. <p>Everyone knows I might qualify for <a href="http://tgtfiles.target.com/lookbook_springsummerHome2012/#" target="_blank">Target&#8217;s</a> biggest fan. Seriously. I have 2 Target&#8217;s I visit regularly (by regular I mean every other day&#8230; if not more) and the employees now know me by name. I tease them and tell them when my hubby is with me, act like you don&#8217;t know me! Haha. In fact, I didn&#8217;t make my usual Tarjay stop for about 2 weeks and I went in and I had a few employees find me and tell me they are happy to see me again! Does that make me a shopaholic?! Oh well. My Target is a &#8220;regular&#8221; store, then we have a Super Target and the SWEETEST gal works there and calls my family her family&#8230; it&#8217;s so sweet!</p>

<p>There was about 52 (or more) different items to roll through&#8230; all of which are just fabulous. I narrowed down my favorites and thought it might be fun to share. A couple of the items I have already seen (and bought), but there are a few I MUST HAVE. Like number 1,2 &amp; 3. These aren&#8217;t wants, these qualify as needs&#8230; at least that is what I told the hubby! It&#8217;s a good thing he&#8217;s in love with me, right!?!</p>

Did anyone get fooled yesterday? We aren&#8217;t really into the jokes all that much, but it&#8217;s fun to see what others came up with!</p>
<p>Spring is in full force here&#8230; which means I have been doing some organizing &amp; cleaning, planting new flowers, brightening up our home and switching out my closet! What about you? Any annual to-do&#8217;s being checked off on your spring lists?</p>
<p>As always, I have a fun lineup of favorites for you this month. Some are items I bought, some made it to my wish-list and a few are just must-have items for the season! Let&#8217;s begin the roundup&#8230;</p>

<p style="text-align: center;">1. Since the time change, I have had a hard time getting up! It totally messed us up&#8230; I even have dinner on the table later than usual! We are in the process of revamping our bedroom and I have been on the hunt for the perfect alarm clock&#8230; I love this <a href="http://www.zgallerie.com/p-9777-metal-alarm-clock-white.aspx" target="_blank">white metal clock</a> from Z Gallerie.</p>
<p style="text-align: center;">2. I did a little spring cleaning recently and one of the first things on my list was to clear out the refrigerator. I pretty much leave them in my fridge and grab what I need when I need it&#8230;</p>
<p style="text-align: center;">3. These <a href="http://www.zgallerie.com/p-11782-shell-plaques-white.aspx" target="_blank">white shells</a> from Z Gallerie are one of my favorite new accessories. I recently specified these for a client of mine for her beach condo&#8230; I loved them so much, I picked up one too! I can&#8217;t wait to show you the pictures of both places..</p>
<p style="text-align: center;">4. Kevin and I revamping our porches/lanais this season and have been adding new pots, plants &amp; furniture to make them more &#8220;outdoor rooms&#8221; than spaces we rarely use. On our hunt for the perfect outdoor rug, I spotted this <a href="http://www.westelm.com/products/izmir-outdoor-dhurrie-t177/?pkey=call-new" target="_blank">blue beauty</a> from West Elm and had to share it. Gorgeous?!!</p>
<p style="text-align: center;">5. I am in love with lanterns right now&#8230; for some reason they feel like a summer vacation to me. When Kevin and I got married, our decor was purely a beachy style/look. Over time, it transformed a bit and now we are re-thinking some of those changes and heading back to that modern-beachy look we both love. I really like this <a href="http://www.crateandbarrel.com/whats-new/new-accessories/cadence-lantern/f46678" target="_blank">lantern</a> from Crate &amp; Barrel for the coffee table or powder room.</p>
<p style="text-align: center;">6. I heart this <a href="http://www.barnesandnoble.com/p/yellow-mums-fabric-covered-journal/18299160?ean=9781615512515" target="_blank">yellow mum journal</a> from Barnes &amp; Noble&#8230; these days I keep my journal in my purse so I can jot or sketch ideas as they come to me. I jot ideas down for the blog, our home, clients and even ideas for date nights!</p>

I use it all the time&#8211; it&#8217;s the perfect light spring jacket!</p>

I found this blue &amp; green one at Target for a whopping $16.99!</p>
<p style="text-align: center;">5. Hairbands are a must in my book. I love adding bright new hair accessories to my ensemble in the spring. I especially love this <a href="http://www.forever21.com/Product/Product.aspx?BR=f21&amp;Category=acc_hairgoods&amp;ProductID=1002930191&amp;VariantID=" target="_blank">yellow &amp; white band</a> from Forever 21, it&#8217;s inexpensive and fun!</p>
<p style="text-align: center;">6. I live in sandals&#8230; the more girly they are, the better! I just bought these <a href="http://www.target.com/p/Women-s-Mossimo-Flat-Gladiator-T-Strap-Sandal-Assorted/-/A-13850605" target="_blank">leopard sandals</a> from Target and they look fabulous with bright colors for spring. I adore them.</p>
