December NAIFA Meeting: Holiday Party & Discussion of Building Inspection Challenges

ASA Northern New Jersey Chapter Members are invited to join Members of the New Jersey North Chapter of NAIFA for a Holiday Party and Guest Lecture on Tuesday, December 5, 2017 at 4:00 pm at The Brookside (formerly Essex Manor), 41 Broughton Avenue, Bloomfield, NJ 07003 (Phone: 973-748-6590) [Map]. The Guest Speaker will be Paul M. Arthur, who is the principal of Paul M. Arthur Home Inspections and is also in charge of the Building Department for the City of Orange Township. Mr. Arthur will discuss “City Inspector vs. Home Inspector: Responsibilities and Challenges.”

Three words characterize Mr. Arthur’s career: construction, real estate, and inspection. His career was built on degrees and certificates completed over 40 years at Montclair State College, Essex County College, and the American School of Business. He has been Operations Manager for a major lumber yard, a Real Estate Agent, a Real Estate Appraiser, and both a vocational school teacher and a college-level instructor (Home Inspection For Appraisers). Today Paul owns and operates Paul M. Arthur Home Inspections and is the Construction Official and Code Inspector for the City of Orange Township. Paul’s talk will compare and contrast the challenges and responsibilities of a municipal building inspector and a home inspector.

Harrington President of the International Appraisal Company based in Upper Saddle River, NJ, who will talk about "The Dark Store Theory -- A Real Property Analysis of Big Box Sale Transactions"

Mr. Harrington, who took his B.S.in Finance at the University of Connecticut, specializes in property tax valuation, administration and consulting. He has participated in many programs and served on a number of committees for the Institute for Professionals in Taxation, where he is currently an instructor for the Real Property Tax School. He has also testified as an expert before local and state appeal boards across the country.

Mr. Harrington will present a data-driven study of over 200 Big Box sale transactions, analyzing leased fee vs. fee simple sales, subsequent use of vacant properties, and the impact of deed restrictions on sales. This is a hot topic of interest to all appraisers, especially real property and business valuation appraisers.

2-Hour New Jersey Real Property Appraisal Law Course

The two hour New Jersey Real Property Appraisal Law Course is required for all Licensed New Jersey Real Property Appraisers before the next license renewal. It emphasizes changes to the laws and regulations made during the past two years, and offers a refresher on the provisions most relevant to everyday practice.

A graduate of the University of Rochester with a BA in Economics, Kevin took his MBA in Finance from Fordham University. He was named a Top Trader of the Year in 2011 by Futures Magazine. Before joining Morgan Stanley, Benoit was President of Stratford Capital Management Inc., which used financial futures to manage assets for high net worth investors. He had previously managed a proprietary municipal bond portfolio for Prudential Securities and had been a municipal bond trader at Bear Stearns.

The Northern New Jersey Chapter of the American Society of Appraisers together with Appraisal Economics will sponsor an all-discipline National USPAP 2016-2017 7-hour Update Course on Monday March 21, 2016 at 9:00 am. The course will be held in the conference room at Appraisal Economics, 140 E Ridgewood Ave Suite 380N, Paramus, NJ 07652 (Phone: 201-265-3333). The instructor, fees and other details are to be announced.

The National USPAP Update Course from The Appraisal Foundation is a one-day course that focuses on recent changes to USPAP requirements for ethical behavior and competent performance by appraisers. This course, which clarifies several commonly misunderstood aspects of USPAP, will aid appraisers in all areas of appraisal practice seeking updated USPAP competency, including those subject to state licensing or certification and continuing education requirements imposed by professional organizations, client groups, or employers.

This course is required for all State Licensed or Certified Real Property Appraisers and Assessors.

Seating is limited, so please register early for the course, which meets the USPAP continuing education requirements for most appraisers, including the ASA requirement of one 7-hour USPAP update course every five years for accredited (AM, ASA, FASA) appraisers.

Gary Snowdon, who received his B.A. in Education from William Paterson University and earned a Graduate Certificate in Public Management from Rockefeller College, SUNY Albany, has over 20 years’ experience appraising commercial and industrial real estate. He specializes in complex commercial, industrial, and vacant land appraisals in the Hudson Valley, Capital, Saratoga, and Adirondack regions for finance, litigation support, estates, eminent domain, conservation, and other purposes.

Mr. Snowdon has served as an Appraisal Consultant to the NYS Department of Transportation and as a Regional Advisor to the NYS Secretary of State. A NYS Certified Appraisal Instructor, he has developed and taught courses and seminars for ASA, the National Association of Independent Fee Appraisers and the Appraisal Institute. The May Meeting of the ASA Philadelphia Chapter will be held on Wednesday, May 20, 2015 at the Barnes Foundation at 2025 Benjamin Franklin Parkway (at 20^th St) in Philadelphia. The Board of Directors will meet at 5:30 pm. All ASA members are welcome. The general meeting will begin at 6:30 with a cocktail hour featuring hors d’oeuvres and an open bar. A guest speaker will provide a Curator’s Talk about the rare and unique items from the Collection. The Chapter will have access to the Collection until the museum closes at 9:00 pm.

The Barnes Foundation was established by Albert C. Barnes in 1922 to promote the advancement of education and the appreciation of the fine arts and horticulture. The Barnes holds one of the finest collections of Post-Impressionist and early Modern paintings, with extensive works by Pierre-Auguste Renoir, Paul Cézanne, Henri Matisse, Pablo Picasso, Henri Rousseau, Amedeo Modigliani, Chaim Soutine and Giorgio de Chirico, as well as American masters Charles Demuth, William Glackens, Horace Pippin and Maurice Prendergast, Old Master paintings, important examples of African sculpture and Native American ceramics, jewelry and textiles, American paintings and decorative arts and antiquities from the Mediterranean region and Asia.

The Executive Meeting is scheduled for 6:00 pm followed by Dinner at 6:30. The guest speaker is Mike Ehrenberg, the owner of MEI Appraisal Company, LLC, who will talk about "Appraisal Challenges After Hurricane Sandy".

A graduate of the University of Delaware, Mr. Ehrenburg specializes in the valuation of residential and commercial properties for financing and tax appeal purposes. He is experienced in complex commercial, industrial, vacant land and residential appraisals for estate, litigation, relocation and financing. He has testified before ad-valorem and zoning board cases in over 20 states, and is qualified as an expert witness in federal, state, and local courts.

Mike Ehrenburg’s discussion of post Sandy appraisal challenges is sure to be interesting. The program qualifies for two hours of ASA Continuing Education Credit.

Mr. Caspert will discuss “Overcoming Your Seller's Bloated Expectations.”

Mitchell Caspert, who took his B.S. at Syracuse University and his J.D. at the Thomas Jefferson School of Law. enjoyed a 20-year career supervising the administration of attorneys and legal professionals at two prominent New York City law firms. After 9/11. he returned to the family business, while maintaining his interest in the law and technology.

Mr. Caspert has lectured attorneys about technology, and has moderated Ask A Lawyer, a weekly metro area television program. A popular speaker at financial seminars, trade groups and professional associations, he is an expert on the auction & appraisal business.

Fees. Early Bird fees, which apply when registration forms and payments are submitted by March 28, are $290 for ASA Members, $320 for all others. After March 28, registration is $320 for ASA Members, $350 for all others. The fee includes meals and refreshments.

The ASA Northern New Jersey and Princeton Chapters will hold their September meeting jointly on Monday, September 23, 2013 at 6:00 pm at EisnerAmper LLP, 111 N Wood Ave So, 1st Floor Training Center, Iselin, NJ 08830. The guest speaker will be William H. Edgerton, ASA who will discuss “Understanding What to Look for in Fine Wine.”

Mr. Edgerton is the principal of the Darien, CT firm of Edgerton Wine Appraisals and the editing partner of the Wine Auction Prices database. An internationally recognized expert in wine appraisal and authentication, he has written four books, numerous articles, appeared on TV, testified as an expert witness, and is a frequent guest speaker and seminar host. A graduate of Dartmouth College, he holds dual ASA certification in fine wines and urban real property.
