			<content:encoded><![CDATA[<p>If you are like most Americans, you do not think about renters insurance until it is too late.  According to the Insurance Research Council, 57% of tenants do not buy renters insurance.  Renters insurance can provide peace of mind knowing you are protected against loss of personal property, along with liability coverage.  While renters insurance is typically not required, the cost is reasonable and purchasing a renters policy is a wise choice.  The most common coverages provided by a renters insurance policy include:  1.  Personal Property Protection.  Most renters policies will cover you clothing, electronic equipment and other belongings.  There is also limited coverage for watercraft, jewelry and guns.  2.  Personal Liability Coverage.  Liability coverage is standard on most renters insurance policies.  For example, you could be covered in the event of a slip-and-fall accident on your property.  3.  Medical Payments to Others.  If a guest sustained injuries while visiting your apartment, you may be liable for paying a portion of his medical expenses.  Medical payments to others coverage is included on most renters insurance policies.  4.  Additional Living Expenses.  If the home or apartment that you are renting is damaged by a fire, your renters policy could provide the money needed to pay for a hotel room or other temporary living quarters.  A renters insurance policy may also qualify you for a discount on your automobile policy.  So don&#8217;t delay, stop by our agency and ask us about the many benefits of purchasing a renters policy.</p>

			<content:encoded><![CDATA[<p>Regardless if you farm a small acreage just to keep 4-H animals or you run 2,000 acres of cash crops, you know how quickly the items used on your farm can be bought, sold or traded.  Many farms are ever changing and often the farm personal property can change very rapidly from year to year.  For example, with grain prices on the rise in recent years farmers are constructing more grain bins for on-farm storage.  It is important to make sure not only the new bin is added to your policy, but also everything is added you plan to store in the bin, which may require increasing the amount of grain on your policy.  If new storage was constructed on the farm, did you also buy a new combine or tractor before harvest?  Rapid changes in farm personal property do not apply only the large farms; hobby farms can add farm items just as quickly.  Did you buy your children new show steers or a show horse this year?  With the new horse did you also purchase a new saddle?  Farm personal property can also include the little items; everything from veterinary supplies kept on hand to space tractor parts.  Now is the time to review your farm personal property inventory with our agency to make sure you are adequately covered.  Call or stop by our office if you would like to complete a new farm personal inventory.</p>

			<content:encoded><![CDATA[<p>As parents break away from their hectic summer schedules, thoughts begin settling into the routines of fall and a new school year.  One of those should be to make sure you and your children are properly covered in the event an auto accident occurs.  For those with teenage children, confusion often arises about when a child should be added to the policy.  Youthful operators do not need to be added to a policy until they are licensed to drive by themselves.  You should notify our office, though, of all household members, regardless of whether or not they drive.  Having a comprehensive list of all household members cuts down on confusion and can help facilitate the claims process if a non-driver is injured in an accident.  A common question facing many parents with college-aged children is whether a child should have his or her own insurance policy.  Will a child who is residing outside of the home, or even out of the state, still receive the necessary coverage from your policy?  The answer depends on where your child has declared residency.  If you child has maintained primary residency with you (i.e., his or her driver&#8217;s license still displays the address listed on the policy), coverage will be afforded, provided your child is not the sole owner of the vehicle.  However, a child who has taken up residency outside of your household will not be eligible for all of the protections afforded by your policy.  We will be happy to explain these potential coverage gaps and answer all your questions.</p>

			<content:encoded><![CDATA[<div>According to studies, Iowa is the second most likely state to hit a deer in. The odds of a collision, over a year, is 1 in every 67 drivers.  Anyone who has ever totalled their car in an accident with a deer can attest that the animals can be a danger, especially to new drivers who don’t know what to watch for. Here are a few tips to help out and safely get you to your relatives for the holidays:</p>
<ul>
<li>Pay attention to the signs. Those animal crossing signs mean that it’s their territory and to be on the lookout.</li>
</ul>
<ul>
<li>Actively scan the sides of the road for wildlife. Both sides too. Most drivers tend to only focus on the passenger side of the vehicle. It helps to get passengers involved too but make sure they don’t startle the driver if they do spot something. Watch for flashing eyes.</li>
</ul>
<ul>
<li>Drive at a safe speed. It is recommended that drivers don’t exceed 55 MPH in a wildlife or crossing area.</li>
</ul>
<ul>
<li>Be extra cautious at sunset and dawn. Deer tend to be most active from sunset to midnight and then again at sunrise.</li>
</ul>
<ul>
<li>Deer travel in herds. If you see one animal cross don’t speed up. Chances are you’ll just hit another one following the leader.</li>
</ul>
<ul>
<li>Honk your horn if you see a deer near the road. The point of this is twofold. First, it can alert other drivers to the animals. Second, it lets the deer know where you’re coming from and can scare it away from the road. That being said though . . .</li>
</ul>
<ul>
<li>Expect everything. Don’t assume the animal will run away or keep moving. Sometimes they will backtrack. Bucks have been known to charge parked or moving cars.</li>
</ul>
<ul>
<li>Finally, try not to swerve. While hitting a deer can be dangerous, hitting other drivers can be deadly. Don’t leave your lane to avoid an accident.</li>
</ul>
