<p>It seems like many peopel are never happy.&nbsp; In real estate that 
especailly seems to hold true.&nbsp; First I hear complaints about prices 
dropping.&nbsp; Now a few years later prices are rising and invetory has 
fallen.&nbsp; So, the complaint now is it is hard to find a home.&nbsp; Inventory 
levels are low, but there are still many choices out there.&nbsp; It's just 
that there is also a lot of competition for that inventory.&nbsp;</p>
<p>The big drop in inventory really occured over 2010-2011.&nbsp; We have 
seen continued strengthening in the market, but the sale price 
appreciation didn't really kick in until inventory levels settled under 
$20K units.&nbsp; In the chart below you will see that in the first quarter 
of 2013 compared to the first quarter of 2012, sales increased roughly 
10%, while inventory dropped about 9%.&nbsp; Overall supplies of inventory 
dropped significantly in all price categories except for $3M+.&nbsp; In the 
Phoenix market, a balanced market is considered to have 3-4 months worth
 of inventory.&nbsp; In price points below $500K (the majority of the market)
 inventory is sitting in the seller market range.&nbsp; Many properties are 
selling with multiple offers.&nbsp; Statistics in the chart were obtained 
from ARMLS STAT+ report.</p>

      <description><![CDATA[<p>On Nov. 8, Scottsdale kicks off a four-day celebration of its standing as one of America&rsquo;s top arts destinations. The inaugural <i>Scottsdale Fall for the Arts </i>is
 comprised of a series of six individual events and spotlights the 
city&rsquo;s vibrant cultural scene, which is brimming with an estimated 125 
art galleries, world-class museums and performance spaces, and an 
award-winning public art program. It&rsquo;s the first time that the 
Scottsdale arts community is partnering on such an event.</p>
<p>People who know Old Town Scottsdale already know about the regular 
Scottsdale Art Walks.&nbsp; But having this celebration of art going on 
throughout the weekend will open this fabulous arts community up to a 
whole new audience.</p>
<p>Some of the free events include the Western Art Walk tonight (Nov 8) 
where the arts district shows its Westerns roots &amp; artsy beginnings 
with a colorful roundup of top cowboy art, sweeping southern landscapes,
 live music and more!</p>
<p>On Saturday check out the Painters Shoot out and Quick Draw Auction.&nbsp;
 You can watch local, regional and national artists paint and sculpt 
live during this free event in downtown Scottsdale, then bid on the 
one-of-a-kind artwork in the two-hour &ldquo;Quick Draw&rdquo; auction that starts 
at noon.</p>

night-time installations floating, hovering, releasing, revealing, and

 Bridge and Plaza and the Marshall Way Bridge. Be a part of the artwork
