In November of 2006, The National Association of Realtors (NAR) used the NAR Conference and Expo to release loads of data about online search behavior and budgets. From the <strong><em><a href="http://www.realtor.org/" target="_blank">Realtor.org</a></em></strong><em> </em>article entitled <strong><em><a href="http://www.realtor.org/press_room/news_releases/2006/survey_shows_buyers_and_sellers.html" target="_blank">Survey Shows Buyers And Sellers Use Technology And Want Personal Services</a></em></strong>:<o:p></o:p></span><u1:p></u1:p></p>
<p><em><span style="font-family: Arial; color: green">&#8220;Buyers used a wide array of resources in searching for a home: 85 percent used a real estate agent, 80 percent the Internet (up from 77 percent in 2005), 63 percent yard signs, 55 percent print or newspaper ads and 47 percent attended open houses. 			<content:encoded><![CDATA[<p><span>The <em><strong><a href="http://www.nytimes.com/2007/06/03/business/yourmoney/03google.html?hp" target="_blank">New York Times</a></strong></em> published an article in yesterday’s paper that broke down Google’s algorithm in simple yet eloquent terms. An algorithm is, <em><strong><a href="http://en.wikipedia.org/wiki/Algorithm" target="_blank">according to Wikipedia</a></strong></em>, “</span>a finite list of well-defined instructions for accomplishing some task.” This simply means that the search engine and advertising giant has developed a complex set of instructions that efficiently determines what you’re looking for based on what you type in the search box, and then it returns web pages that it sees as good matches.</p>
<p>What most people don’t realize is that when you conduct a search on most search engines, you’re not searching the live Internet. Instead, search engines like Google, Yahoo!, MSN, etc. scour billions of web pages every day and add them to their memories. Therefore, you’re actually searching Google’s recent stored snapshots of all the pages in its index. When Internet marketing professionals talk about being “indexed” by Google, we mean that the pages are added to Google’s huge repository. This is what allows searches to be conducted so quickly.</p>

<p class="MsoPlainText">It seems that there is an endless black hole of options out there for you in the real estate industry, and too many people I have spoken with have a very limited knowledge of how to get ranking on search engines for desirable keyphrases. The biggest misunderstanding I frequently hear is, “Now that I have a site, <strong><em><a href="http://searchenginewatch.com/showPage.html?page=2167931">if my meta tags are written correctly</a></em></strong>, I should rank for relevant keyphrases. Right?”<o:p></o:p></p>
<p class="MsoPlainText"><u1:p></u1:p><u1:p></u1:p>Do me a favor and try this simple test to see if you are in a competitive area:<o:p></o:p></p>
<p class="MsoPlainText"><u1:p></u1:p><span id="more-4"></span>Go to Google and type in the area that you service followed by the words “real estate.” An example: “Los Angeles Real Estate” (omit the quotations). You can even narrow the search phrase down to something a little more specific like “<a href="http://www.google.com/search?hl=en&amp;q=Hollywood+Hills+Real+Estate&amp;btnG=Google+Search">Hollywood Hills Real Estate</a>.” Look at the information on the top right hand side to see how many related sites are available for that specific search term (Look for the information that says something like “Results 1 - 10 of about 1,390,000).<o:p></o:p></p>
<p class="MsoPlainText"><u1:p></u1:p><u1:p></u1:p>You will often find that there are at least a million, if not many more, sites that are competing for ranking on terms like the one in the above example. Note that your competition is not limited to real estate agents in your area. You’ll also see brokerages and all the other monster companies out there that are trying to generate leads. Often, companies like Homegain, RealtyTracker, Business.com and many more spend huge amounts of money to rank well for these search terms. Then they later use their ranking visibility to sell marketing products back to you. All is not lost. <p class="MsoPlainText"><u1:p></u1:p><u1:p></u1:p>There are two ways to get ranked on search engines like Google. The first is to appear among the natural, or <a href="http://www.bigoakinc.com/limb/organic-search.php">organic rankings</a>. These are the 1-10 listings you see right down the middle of the page. The other way to get on the first page for rankings is to pay to be there. This is often called the paid search, or <a href="http://en.wikipedia.org/wiki/Pay_per_click">Pay Per Click</a> (PPC) model. <o:p></o:p></p>
<p class="MsoPlainText"><u1:p></u1:p><u1:p></u1:p>The organic listings consist of high quality, relevant sites with plenty of uniquely written, relevant content that is based around the specific keyphrase that the user searched. These sites also have inbound links, or other sites pointing back to that site. An inbound links indicates to the search engines that, “This site is a resource or an authority on information about said keyphrase”. In other words, if you view search engine ranking like a popularity contest, and a one-way link from one site to another counts as a vote, then the site with the most votes wins.<o:p></o:p></p>
<p class="MsoPlainText"><u1:p><em><a href="http://www.pacificwebsites.com/news-google-pagerank-working/reciprocal-links-still-work.htm"><strong><span style="text-decoration: none">Big misconception:</span></strong></a> Reciprocal links, often advertised as “you link to a site that links back to you” are considered inbound links. This is not true. This type of linking was effective several years ago on search engines like Yahoo and MSN. Today they no longer work well on any search engine, and they are generally a waste of time for Google.</em></u1:p><br />

<p class="MsoPlainText"><u1:p></u1:p>PPC campaigns can be tough to manage because when we talk about Google we have to consider “Quality Score.” This is a number based heavily on the actual page you choose to have people land on. Google rewards better landing pages with lower costs per click. This requires writing ad copy and constantly monitoring click through rates. The ad and landing page Pay Per Click also needs to be eye-grabbing enough to persuade a user to click the listing. Finally, relevant keyphrases need to trigger the ads so that the user feels that they will receive useful information that relates to their search.<o:p></o:p></p>
