Recycling in Albuquerque!

Yey, let's hear it for recycling programs now in Albuquerque. I have had my "Blue" can for quite awhile now, was one of the first testing areas. I really enjoy how easy it is now to keep my house free of the clutter of magazines, papers, newspapers, etc - without feeling the guilt of tossing.

Now, I can toss with a conscience and my home is much less cluttered.

I make it a habit to go through my home office areas once every 3-4 months and really clear out my old files, papers, etc.

The Blue containers will handle anything but pizza boxes and glass. I still haul my stuff to the recycling centers for glass, keeping my glass in a paper bag which then, you guessed...gets put back into the Blue container.

Outdoor Living Spaces - how wonderful!

Your home is not just inside the walls of the house. The home is the entire living space. Give it what it deserves! You can actually increase your square footage enjoyment by increasing the outdoor living space. Even in the winter!

Outdoor living spaces are often neglected areas. Even small patio homes and town homes have extra space that can be utilized. In your Albuquerque home, there is usually at least 10-15 feet of space on at least one side of the home, so let's make it enjoyable!

You can use planters to extend your growing areas, and try planting herbs and other usable plantings. Some herbs can grow into winter and can be used for cooking year round.

Look for small spaces that can be quiet sitting areas, pull up a chair, use a small fire pit....take a walk around your home and see if there is a secret view that you never knew was there and use that for your quiet space.

Outdoor lighting - it's now going solar! Set it and forget it! Solar lighting is now made with string lights, table top lights, even chandeliers !

When selling your Albuquerque home, outdoor spaces are going to add appeal and that little bit of extra 'something' that may make the difference!

When do I get the Keys?

"When do I get the Keys?"

I hear this every time I have buyers going to closing. Odd thing here in Albuquerque, we still haven't got this process down perfectly.

"Closing" refers to when all parties sign the final papers. "Funding" happens when the recording has taken place and all money is released to the parties. The $$'s can't be released until recording has taken place and sometimes that isn't until the next day.

So, you may not get keys or 'possession' until the next day. You have set up your movers, your utilities, your insurance...all for that day of closing on the contract. But here you are stuck in your old residence, waiting for that magic 'funding' moment to take place.

"But I've talked to the sellers and they are fine with me coming over before then..." Trust me, they aren't. That morning will come and all the casual assumptions you have made about legal possession are incorrect. Can't blame anyone here - you want to be in your home, and the sellers are now worried that their homeowner insurance might have to kick in if your contractors make a mistake and damage the house...whose house is it anyway?

The utilities have been put into your name and are out of the sellers' name and now they are still there...or at least you don't have your keys to enjoy your new utilities. What? I know, this is odd. We haven't figure out yet.

My advice is to just be aware that this is the tradition, and if you really really want to know exactly when you get to cross the threshold, put it in the purchase agreement for all parties to agree to. Date and Time for when you get those keys.

In today's market we are starting to see multiple offers and those stressful moments when you, as a buyer, might have to do some serious maneuvering to get the property that you want.

But, be careful when approaching these moments!

The official RANM forms used in New Mexico could put you at serious risk for losing your earnest money if you do not hold to the obligations in the purchase agreement when it comes to what type of proof of funds or approval letter you submit to the seller, when you have the ability to 'back out' of a purchase should your financing not be approved, and when that notice has to be given.

Be sure and consult with a Realtor who goes over the contracts thoroughly before you obligate yourself to a purchase.

How important are photos when marketing your Albuquerque home?

As a real estate broker I see hundreds of home photos a day. Every morning and every evening I check the MLS for new listings, and homes that have sold that day. I, like anyone else, am curious about the features of the home, inside and out. If I have not seen the home in person, I use the photos that are displayed in the MLS system.

I am always amazed at how some photos just don't do the homes justice. Some homes, granted, are difficult to photograph, but any photo paints a picture of what the home has to offer.

As a home seller, you should demand high quality photos of your property, no matter what the condition or location or price.

If the home needs work, take photos of the rooms and have your broker talk about the benefits of the home's living space and potential.

If it has views, make sure your broker takes good photos showing the views, views are EVERYTHING in Albuquerque, New Mexico.

If the home has a great kitchen, make sure multiple photos are taken to display the kitchen's features, and layout.

If the home has great street appeal, have multiple photos of the street view, and even include neighborhood photos. People love to see how the other homes on the street look, it gives them a feel for the location. You know what they say LOCATION LOCATION LOCATION

Most MLS's offer at least 25 photos to be displayed, why not have all 25 offered to the public? With the majority of home buyers using the Internet and websites to find their new home, why not have your home look the best it can in the Internet?

GET IT SOLD!

Also, do not let your broker put your home into the Internet without photos...ever. Photos not ready? Wait until they are and push that START button only when all of the information is complete and the home's photos are ready to go. Once your home hits the NEW LISTINGS category, you may lose that opportunity for that buyer to come back and see the photos. Most potential buyers will move on to the next home if a property is displayed with no photos. Preparation is KEY to getting your home sold for the most $$'s with the least amount of issues!

1, 2, 3 Buy a House! How to buy a house in Albuquerque

BUY A HOUSE - 1, 2, 3!

Seems simple enough doesn't it? Start driving around, call on some signs, look on the Internet, call on some that you see....try to get a Realtor to show you some houses........start again.

The next week, you start getting call backs from all of those Realtors that you called the week before. You can't really remember what you saw, so you start driving around again, then you quit answering your phone because of the calls you are getting from all of these Realtors calling you back - what were you doing again?

Let's start again, look at houses on some real estate websites, inquire about some...no answers...oh wait, there's your phone ringing again - on the house you just saw on the internet, or was it from someone that you called last week? What did you see again? What were your favorites?

Oh, finally see a house that you like!? Great! Ready to make an offer..and who is going to help you? The Realtor that you called on the sign, one of the others you bumped into? Wait, you need to get prequalified with a lender? How do you do that? Can't you do that after you find the perfect house? Oh wait! That house just sold to someone else...how did that happen?

Sound disorganized? IT IS!

Most people start out the process in exactly the wrong order. They think it's like shopping for tomorrow's dinner, or next week's vacation package. Absolutely not! It is one of the most important investments of your life, so doesn't it deserve the right process?

Here is the correct and best way to begin the journey of buying your home:

CONTACT A LENDER - get in touch with a good local lender who you trust. This might be your personal banker's referral to their mortgage department. It might be someone that you have been referred to by a trusted financial advisor. Sit down with that lender and interview them, or get in contact with them via their website. See how they communicate with you and establish a dialogue with them to see if they are a good fit for your schedule and your personality. Some lenders will have on-line applications, some will require you to come to their office. It's going to be a complicated process, so be sure and establish a connection with someone who communicates well with you and prepares you for the application process.

Why start here? Simple - when you find the perfect house, you can't write an offer without one. You will NOT have the time to get prequalified once you find the perfect house. I promise. You won't. Sometimes this process of prequalification takes a few days if not a week. Yes, you can have a credit report run, simple enough. But to get to the deep recesses of your loan approval you will need to be providing income statements (no more stated income loans), employment verification, corporate returns....and the more of this you have completed up front the more 'approved' you are going to be. A seller looks for an approved, no hassle closing...and you want to be that buyer. It can sometimes mean quite a good discount off the price of the house you are wanting to buy just by being a loan approved buyer.

FIND A REALTOR - just like the loan officer, you are going to want to have a trusted relationship with a qualified Realtor. Get some recommendations from friends, surf the Internet and find a broker site that you like the feel of. A good Realtor website is often a good indication of the abilities of the broker behind it. An experienced Realtor reflects their abilities in their public image. Make a few phone calls and schedule an in-office appointment with some Realtors. Ask them how they work, what their experience is, what techniques do they use to help you through the transaction? It isn't just about finding the house, it's about protecting your interest throughout the transaction, communication throughout the transaction and making sure that they have your back. If you are a long distance buyer, make an on-line appointment with a Realtor, see if they have video conferencing or Join.me web meetings available. Ask if they use cloud based programs to make your signing of documents easy and stress free.

Once you have the two items covered - LET'S GET IT STARTED! Let's go find a house.
