Nov 19 Site visit - 3rd floor of Station 14

I visited the site after sunset today. Happy to see the things moving.

There is a new entrance for the visitors now - a gate at the south-east corner of the campus. From this gate, you directly enter the basement of Stations 12 / 11, which is guarded by a boom barrier. You drive through the basement all the way to the parking under Station 14. The parking is indeed quite high [Picture 1], but I am not sure if it would accommodate two cars vertically (Remember, hydraulic parking ?)

One lift is functional and goes from basement to 17th floor [Picture 2].

All flats which have been "handed over" are on 3rd floor of Station 14. Some of them were open, while others were locked. Attaching couple of pics from the B3A flat [Picture 3, 4].

The electronic switchboard looks cool [Picture 5, 6].

The corridors are well lit, with lamps fitted in the false ceiling [Pictures 7, 8].

At a couple of places on the floor, I saw inspection remarks written [Pictures 9, 10]. Glad to see the attention to detail - tells that even though there is as much pressure on Aliens to deliver soon, they are taking care of quality.

As I had reached there after sunset, couldn't check much on the external structure. Shuttering of 5th floor is on for B2 flat in Station 6. The external walls of Station 12 and 14 have got painted till 10th floor I guess.

Would probably visit the site again during the daytime some day.

Aliens - you have handed over one flat - in an area which is not livable, without the occupancy certificate - to make people, record it , blog it and read it.

Amitabh and Rakhi - both are famous - but who sells? who has respect?who is still running like a horse at 60+?

What do you want to be like - Amitabh or Rakhi - something to think about Aliens group.

Aliens Group, the Hyderabad-based real estate development company, is all set to close a Rs 70 crore (about $16 million private equity (PE) deal), which is part of the funding requirement to meet the Rs 1,000-crore Aliens Space Station project coming up near the IT hub of Hyderabad.

“The project, which plans to develop 2,182 apartments, with a total built up area of about 4 million square feet, will also see the first set of owners being handed over keys of their property,” Mr Sudesh Kumar Sharma, Chief Financial Officer of Aliens Group, told Business Line.

The company has recently restructured the project finance securing a debt component of Rs 70 crore and also private equity component of Rs 70 crore from a US-based PE company. The overall cost of the project has been worked out to about Rs 1,000 crore. It would be completed by March 2014, he said.

“We are comfortable with project funding and 1,300 apartments have already been booked. We are averaging about 30 bookings a month in spite of the general slowdown in the real estate in the country. The company hopes to complete rest of the bookings by the next financial year end,” he said.

“A project with such features if sold in a place like NCR or Mumbai would have fetched nearly three to four times the average cost of sale of Rs 3,000 per sq ft here,” he said.

and yet - the true handover date is far. 11-11-11 is impossible for anyone to take a handover.
Forget staying -there isnt an easy way to reach the flat.
Aliens cannot handover the flat as GHMC wont issue an occupancy certificate for a flat in such stage.

Anyways - 3rd floor on station 6 has come up, 24th in station 14 is in progress. Labour strength has increased to 600-700.

Hype continues to stay because of the wonderful ad campaign Aliens is doing in newspapers. Its still a dream project for people who dont know the details - and people who know that I have booked - look at me as if I have loads of money - I dont know if i should be happy or sad about it!

As I mentioned in a post earlier - I will be happy if I get a flat by 12/12/12

I made a visit to site today and I am relaxed. There are a couple of reasons for feeling the same

19th floor in progress. The structure is visible from far, Aditya Villas near by SpaceStation are shaping up and the way to SS is getting greener.
HMDA has started putting up the Technocity entrance gate on the road to tellapur, positive signs!
When you go there are a lot of workers at the site, positive signs!
2nd floor on station 6 started.
The model flat looks awesome(with some washbasins not going with decor though!) but the overall feeling of openness is there. As told earlier - one side of the flat is complete glass. The partition between the master bedroom and bathroom is opaque glass.
French window models are still tried out and a decision on them will be taken based on usability and durability.
Safety wall/railing in balcony is also of thick glass
Most of the flats have a small area in front of their entrance for keeping plantation, 2-3 chairs can be put and can be used as sitout area.

Random points

If you go inside the structure appears to be mammoth, it is giant indeed
Entrance from road to station 12 and 13 directly will pave way for faster constructions of stations coming in the way for 10/11/12/13.
There are a lot of customers visiting over weekend(yes really lot)

Overall the feeling I have is positive - in terms of quality and more than that - in termos of their intention.

If you ask about time line - only time can tell.

Site Visit, Update

Direct from a buyer:

The construction has progressed, and now the building is visible from Sai Baba temple itself.

There were 5-6 visitors' cars at the site, and 3 Indicabs. A representative accompanied me for the brief duration of my stay.

The transverse slab for Station 6 is now complete. From ground (-2), I could see some aluminum formwork for the 1st floor. The representative said that it was for the Duplex flat. There is an iron ladder to go upto -1 Level from ground (-1), but there isn't one to go G or +1. Rep said it would be installed soon.

There was some (minor) progress on Station 11 & 12 as well.

Quite a lot of progress on Station 14. Current status of aluminum formwork:-

Tower 83 (D1) - 9th floor
Tower 80 (A1) - 11th floor
Tower 78 (A1) - 9th floor

I could see that window panes were in place for a couple of flats. In one of my earlier visits, I had seen iron grills being welded in a workshop. However, the Rep told that windows wouldn't have grills, and the grill being welded was for staircase's railing. The Rep told that painting of internal walls is in progress for these flats, and one should put on (covered) face masks for visiting. The face masks are expected to arrive next week. Thus I couldn't go up this Station as well.

I asked the Rep why have the email updates not been sent recently. He said that site pics have been clicked for the pdf update today only, and the email should be expected soon.

I also asked about 11-11-11. He said that entire Station 14 would be handled. You could clearly say that this was overstated.

When I was driving out of the main entrance, the security staff asked me to fill a feedback form on site visit, a first in the ~2 years I have been there.

I went to the other side of the site to check progress of other towers of station 14.

I was concerned to see that the entrance to the graveyard next to the lake now has a board calling it so. I was earlier told that it would be covered with earth, but it seems to gaining an official status ?

17 floor is the highest till now in station 14,rest all are going at snail pace. Its visible from roads far off now. Marketing agents of Manjeera now show it from their balcony when you visit as a customer(with a sadistic smile though)
Aliens wanted to continue with customer funding but customer funding has been erratic as well. People from station 14 are asking questions that when in the same tower - one floor is on 17th floor and one is on 6th floor, why should they be paying money as per the payment plan which says x% on completion of 15th floor of respective station. Logically customers are correct. But event for 5th station money is not given easily by customers, everyone has the pain point of delay, lack of trust that this project will succeed, problem for Aliens neverthless
For the fact in 2- Aliens is looking for PE now. SS1 is their flagship and they cannot revert the high end plans now.
Count of number of flats sold is still shady. 1000 is not true as with 1000 sold they would have had the capability of executing it without PE.
A group of people are planning to visit Aliens Office, its good to be in a group but what is the expectation is still not clear. It would be better to go in groups of 5-10 and raise your voice so that you can do it iteratively for a couple of weeks. If all go once - you will be given exclusive excuses which you cant check without followup
Personally not waiting for 11/11/11 anymore, trained myself for the same, suggest others to follow and be in less pain later

Yes its 0,3,5,7% of interest burden was a good tactic. It created a buzz and got Aliens customers which is good.
Site: The site is progressing, instead I should say station 13 is progressing and lift has reached 14 floors.
11/11/11 date is backed out and no more remains a target for station 13. There are rumours around project being shelved - but as I said they are rumours and far from truth. Aliens is continuing slow overall, fairly good on station 13 though.
A functional lift is ready at site which can take you to first floor and you can see the flats getting ready.
Even the first floor seems like 4th floor from the balcony view.
Money continues to be a concern for Aliens and they want every bit of it. However they continue to spend on marketing in other papers whom with they dont have a barter deal

Q:Why am I saying they are cash scrapped and still are able to advertise in other papers and paying huge money?
A: They have tens of lacs in pocket currently. However as they move up they will need the cash registers ticking for continuation of project. The flats on upper floors are not sold and hence even if they build them, they are not getting additonal money. Hence they are advertising now to sell them. Ad cost is not that significant when compared to construction of floors. So to avoid future cash strapping - they are spending money now :) I hope they are able to make good money and I hope I was clear!

Its not just TOI, its Deccan Chronicle, Hindu, Economic times, Vaarta and more. Aliens is all over the newspapers. It looks like the final call from them to gather money and save reputation. Money is concern and reputation is at stake and Aliens is taking every measure to gain money.

Why spend money in ads – well ads do generate revenue, usually 1:20 in the ratio (Aliens spend 5 lac, they get to sell 2-3 flats worth a crore(5*20) however even if the ratio is one is to some number greater than one Aliens will be happy J

Hope they will get the desired revenue and shut every critics(including me) mouth.

Visited the site today, yes there has been some progress. However if you see from the outside the boundary it wont appear much. One flat of the station has reached 8th floor and the rest are catching up. Some work going on does give confidence and I am sure Aliens SS1 will be coming up, delayed though.
With 2 page/4 page ads in almost all dailies - Aliens is trying to get as much money as possible to continue and show that they are strong.
News reports(exclventures) are showing Aliens as someone who has sustained in the deep recession(where Bharat/Dhatri/DLF gave up) which is a positive sign. The delay has happened, we can hope for recovery now. With timelines appearing in news papers if Aliens fails to maintain the promises - it may get into legal trouble, which I am sure they would want to avoid.

All in all - things are moving, 11-11-11 keeping the fingers crossed.

SITE UPDATE

Work at site is carried on with the help machinery some of the them are as below:

7 Tower cranes have been erected to smoothen the work Batching plant, Transitmixers, concrete pump and batching plant Planning to establish ownmetal Industry

Station 13

· Core wall Concreting was finished from Level 02-03 & 03-04; 70% Steel for core wall from 04-05 is completed;

· B3a flat concreting for level 02-03 & 03-04 was completed, 50% of steel form Level 04-

· 05 was completed.

· 90% of Steel and 60% of Shuttering for C3a, D1 Flats were completed;
20% of steel for A1 flat is done.

And targeted to complete 15 floors structure by December-2010.

Station 06

· Pour 2 Slab at Ground floor level was completed.

· Internal Tower Crane Erection was completed and Dismantling of External Tower crane

was substantially completed.

· Pour 1 Columns form Ground floor to Transverse level is completed.

· 70% of Shuttering for Pour 1 Transverse Slab is completed and 50% of Steel for

· 60% of Shuttering for Transverse slab from UB ± GR level is completed.

· Pour 6 Raft under the ramp is substantially completed.

· Steel for Columns form B1-UB level was completed near external tower crane portion.

Station 11

· 60% of Shuttering for Pour 1 UB level Slab is completed.

Station 07

· 80% of Shuttering for Pour 1 UB level slab is substantially completed.

Station 02

· All the pedestals at on Pour 1 Raft is Substantially completed.

· Reinforcement for Retaining wall is completed and 30% of Concreting is done. Balance

· of the retaining wall is expected to finish by end of Sepetember 10.

· And targeted to complete Raft foundationby December-2010

Station 09
95% of Reinforcement for Pour 2 Raft is completed. concrete is expected in Midst of

Station 13: 4 floors of flat type B3A have been done, lift pit for 4th floor is in progress. This is fast however rest of the flats stay on 1st floor which is a concern.
Looks like initial shuttering is taking time, after which vertical progress can be done faster.

Station 6: Transverse slab filling has started. Havent heard from official sources but from what others are saying - its due this month end. From experience month end looks unlikely to me, anyway the news is that work for transverse slab has started which is good.

Q:Why do we talk about station 13 and station 6 always?
Ans: Because they are being done first - not only that, they are the largest in terms of station sizes(as they contain duplexes and larger area flats too and still averaging 6-7 flats per station per floor)

Station 12,11,10 - slow but steady progress

Station 9 - raft foundation work has begun. By begun I mean that steel is being tied and the concrete layer is yet to come. This will go on in parallel.

Other stations - pretty much same state.

Another new crane has come. Its still disassembled though. The biggest news is the 4 floors completion and that too in less than a months time. Hope we rise vertically fast now.

Its been a killer question – what to do in this situation with the flat I booked?

I am trying to put down some comments – take a decision based on that.

Q: What is going on? Whats good?

Ans: Well you are not seeing the most of what is going on, but sadly that also is happening at a slow pace. The good part is that floor 2 of type B3A(1792 sft) on station 13 has started. One more good part is that the flat appears in no time after the pouring of concrete in the aluminum forms. Since B3A is on 2^nd floor and rest of the flats are on level 0 so you will see different floors coming for different flats within the same station. But once the flat appears – its on the stage at which other flats (using regular structure erection) reach after a year(after brick work, cementing, plumbing, wiring), this saves a year for you.

Q: What about the 11/11/11 timeline?

Ans: From the technology Aliens are using – its achievable for station 13.

Q: Just for station 13? What about other stations?

Ans: Well – you know how much time raft took, how much time the transverse slabs took. Add it to the time to 11/11/11, also subtract the time which was lost for the first time hurdles in transverse slab and aluminum shuttering, also subtract the time for waiting on things like shutters/cranes and you get the idea. It is hard to say but be ready for 12/12/12 for the project to see completion.

Q:I have waited long for this project, I wish I could I get out , should I?

Ans: Well you should not get out of this for 2 reasons, one – its not easy to get out, two – the project is worth a wait. Things haven’t gone smooth from the Aliens point of view because of recession, telangana etc. However the idea and the planning still makes this a dream project. Execution has been bad and has been accepted but the desire to do well is seen. If you feel stuck and cannot wait more – quit. This is the time to do – this way or that way – take your stance now.

Q:I hear there is a cash problem, Aliens has stopped marketing also and they fired people too, is that true? shouldn’t I be nervous?

Ans: (Ok – this comes directly from the customers who went on to meet Hari Challa past weekend) Its true that Aliens has reduced marketing but that is planned. Too much advertisements have worked opposite in the past and the default place in STOI was not getting in any benefits. The plan is to come later on making a fresh impact. There was firing too – yes from the collections team. There were a number of people on whom Aliens was spending which wasn’t giving much ROI – hence the firing. On the other hand – other employees were taken to Leonia for outing, another set of employees were taken to “celebrations” in madhapur for dining and there was another outing for the third team somewhere(the three teams being sales, marketing and finance). Moreover the rest of the amount which Aliens was to pay to HMDA(notably 16Cr, already paid amount was 13 Cr) is waived off after the recent government order in which the plea for waiver from all developers in Hyd was accepted by government. All this doesn’t mean they are cash rich, just they are not that cash strapped.

Q: If they have money, why aren’t Aliens doing things faster?

Ans: There are reasons – may not be as compelling but there are. I know a few but am not putting for the reason that they don’t fully clarify my doubts too. If you have met anyone from Aliens and have a justified answer - post a comment.

Q:Huh I am still confused

Ans: That’s true if you were with any of the projects, may be a bit more with this one. What I can say is that the - money you have given is in hands of people wanting to do good. What they are able to deliver – good or bad – is a matter of fate as far as you are concerned. With all said – you are the one who understands it better. If you want my take – I am sticking to it.

1 Flat is ready

Well almost –all the wirings/plumbing/brickwork are done for the built flat(that’s the result of using the new technology). Lappam + flooring + paint + windows are still left to be done but they will be done as project progresses.

The progress is delayed by around 6 weeks from what was expected i.e. 2 floors at the end of july.

Raft for station 7 is done, station 8 and 9 are left for raft foundation after which station 6 to 13 will have raft ready.

A group of people met Hari during weekend(as per r2iclubs) and are sharing positive feedback here.

Cash seems to be the problem for now, sales aren’t as good as expected but are ok as per them.

Lets see the speed vertically now…
