Limited Time.</title><content type="html">For 2009 Home Purchases&lt;br /&gt;
&lt;br /&gt;
The American Recovery and Reinvestment Act of 2009 expanded the first-time homebuyer credit by increasing the credit amount to $8,000 for purchases made in 2009 before Dec. 1. However, the new Worker, Homeownership and Business Assistance Act of 2009 has extended the deadline. Now, taxpayers who have a binding contract to purchase a home before May 1, 2010, are eligible for the credit. Buyers must close on the home before July 1, 2010. [Added Nov. 12, 2009]&lt;br /&gt;
&lt;br /&gt;
For home purchased in 2009, the credit does not have to be paid back unless the home ceases to be the taxpayer's main residence within a three-year period following the purchase.&lt;br /&gt;
&lt;br /&gt;
First-time homebuyers who purchase a home in 2009 can claim the credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax return, due April 15, 2010. The credit may not be claimed before the closing date. News release 2009-27 has more information on these options.&lt;br /&gt;
General Information&lt;br /&gt;
&lt;br /&gt;
Homebuyers who purchased a home in 2008, 2009 or 2010 may be able to take advantage of the first-time homebuyer credit. The credit:javascript:void(0)&lt;br /&gt;
&lt;br /&gt;
* Applies only to homes used as a taxpayer's principal residence.&lt;br /&gt;
*&lt;br /&gt;
Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar.&lt;br /&gt;
*&lt;br /&gt;
Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.&lt;br /&gt;

Most of you have heard of the Melody Tent located in downtown Hyannis. The Cape has always been known for it's beaches , but it is also well known for the small summer playhouses and of course the Melody Tent. Locals always loved to see the big tent going up as it is always a sure sign that summer is right around the corner. My husband and I went to lunch at Spankys located at the Ocean Street Docks. We had to search for parking which is a usual occurrence in the summer as there is so much going on there. I finally found a spot after circling for a while. &lt;br /&gt;&lt;br /&gt;The outside patio at Spankys was filled as usual so we sat at the bar which has great views of all that is going on on the harbor front. &lt;br /&gt;&lt;br /&gt;Tourists were coming in looking for a spot as all the tables were taken outside. The place was packed inside and out. Suddenly the sunny exterior clouded over and there were loud claps of thunder. The beautiful sunny day suddenly turned stormy catching everyone outside by surprised with a quick summer downpour. Lunches were soaked as were the people. The patio was now cleared with everyone hovering for cover except us...we were just observers of the chaos enjoying our lunch and the view.&lt;br /&gt;&lt;br /&gt;The sun came out as we left. A cooler air prevailed as we walked along the docks watching the charter boats who just had just come in with their catch and were hosing down their boats and their fish. We then walked through the artist shanties. They were now starting to set out their wares again although some were closed still.&lt;br /&gt;&lt;br /&gt;We then meandered home along the shore route taking in the beautiful ocean beaches as we drove. Why would there be! The day is perfect for the beach, waterside or outdoor dining and shopping...it is gorgeous! Comfortable, sunny and a little breezy...something for everyone.&lt;br /&gt;&lt;br /&gt;I am going to head to the beach for an hour or so and finish my work later. I'm always a cell phone call away if anyone needs me....hopefully it will wait until tomorrow.&lt;br /&gt;&lt;br /&gt;I have to tell you the beach I go to is virtually empty...no crowds, lots of sandy space, gorgeous Nantucket Sound.....the best kept secret really! Our weather has been incredible this summer as we seemed to have missed the continual rain they saw up north. &lt;br /&gt;&lt;br /&gt;Real estate here on the Cape has definitely picked up with great bargains to be had in the lower price range (under 300k). We are even seeing homes in the low 100k range. Wow! Who would have thought we'd see that again?&lt;br /&gt;&lt;br /&gt;My recommendation? If you love Cape Cod and want to own here now is the time to buy. This will not last! First time home buyers, baby boomers who want to retire or invest.. &lt;span style="font-weight:bold;"&gt;WHAT ARE YOU WAITING FOR???&lt;/span&gt; Prices &lt;span style="font-weight:bold;"&gt;will&lt;span style="font-style:italic;"&gt;&lt;/span&gt;&lt;/span&gt; go up. So the question is will you buy before or after they go up? The manager of the world’s largest bond fund predicted Monday that the Federal Reserve “cannot afford” to let U.S. housing prices fall and will have to cut interest rates aggressively to prevent it from happening.  'A Fed cannot afford to let homes go down by 10 to 15 percent like we saw in Japan,' Bill Gross, chief investment officer of Pacific Investment Management Co., said on CNBC Television. 'We've only begun to see the pain from the standpoint of the home owner in terms of those monthly payments. Defaults and delinquencies will increase as we extend throughout 2007 and then into 2008.'  Gross expects the Fed to cut the federal funds short-term rate to 3.5 percent, which implies that the 30-year mortgage rates will come down to 5 percent to 5.5 percent. The kids (the younger ones) were just as happy to get back to school and see their friends.&lt;br /&gt;&lt;br /&gt;Me? They described them as  "the seed-bearing fruit of the abundant salt-spray rose, also known as Rosa rugosa.  It's no Cape native, but the wash-ashore has helped stabilize dunes, sweetly scent the air in June and provide fruit for a little-known jelly." Just reading that made me feel summer on the Cape.&lt;br /&gt;&lt;br /&gt;I always loved rosa rugosa that lined homes along the shore as well as inland...they were/are a part of the season....always a sure sign summer was here as they came into bloom. There's something special about the seashore and summer.....for a child it can be almost magical. I still remember the excitement when school was out and the endless days to fill with wonderful surprises. Rosa rugosa, the smell of the salt air after a storm, flowers in bloom everywhere, sand between my toes, salt on my lips, simple treasures everywhere....it all comes back.&lt;br /&gt;&lt;br /&gt;How about you? Here are a few fun things you might enjoy:&lt;br /&gt;&lt;br /&gt;Check out the &lt;span style="font-weight: bold; color: rgb(51, 102, 255);"&gt;"Harbor your Arts Artist Shanties" &lt;/span&gt;&lt;br /&gt;at Bismore Park, Hyannis Harbor, Ocean Street&lt;br /&gt;&lt;span style="color: rgb(51, 102, 255); font-weight: bold;"&gt;Open Daily 11 am to 7 pm&lt;/span&gt;&lt;br /&gt;I recently had lunch at Spankys which overlooks Hyannis Harbor. We then strolled through the seven shanties that have local artists who create and sell their work there.&lt;br /&gt;You will find the talented artists display a variety of items including photography, painting, woodcarving, ceramics and more. I enjoyed chatting with them as I browsed through their shanties. The shanties are well groomed with walkways that host beautiful hydrangeas as well as other plantings. Oh and by the way Spankys was an enjoyable experience as well. We had to wait 10 minutes because it was so busy(at 2:00 when most places are empty). The food was great and so was the service.&lt;br /&gt;&lt;br /&gt;Tuesdays Through August 28 You can enjoy&lt;br /&gt;&lt;span style="font-weight: bold; color: rgb(51, 102, 255);"&gt;The Citizens Bank Summer Concerts located &lt;/span&gt;&lt;br /&gt;Aselton Park, Hyannis aas well as the Osterville Village Library&lt;br /&gt;Tuesdays at 6:00 pm through August 28th&lt;br /&gt;The Town has partnered with the Arts Foundation of Cape&lt;br /&gt;Cod and Citizens Bank to offer free concerts on Hyannis Harbor&lt;br /&gt;and Osterville Village each Tuesday from July 10 through August&lt;br /&gt;28. Memories To Treasure.</title><content type="html">The sweet smell of the ocean assails your nostrils as you approach the bridge. The temperature is a good 10 degrees cooler than the city. Memories of summers past linger as you relax and look forward to the days ahead.&lt;br /&gt;&lt;br /&gt;Packing up to go to the beach, hot dogs at "The Barnicle", sunbathing on the sandy shores, trips to "Four Seas", clamming, quahogging, oystering, where and when  permitted, strawberry picking, rosa rugosa along the shores, white picket fences,  blue hydrangeas, Cape Cod clambakes and boat rides to Sandy Neck are just a few of the treasured memories. Have you started yours yet?&lt;br /&gt;&lt;br /&gt;The Fourth of July is tomorrow. Our grown children, spouses and their children will all gather for the little parade down by the "Avenues" beach in West Hyannisport where the neighborhood gathers for coffee, juice and donuts as well as some face painting and more.
