			<content:encoded><![CDATA[<p>Windward continues to be one of the most well known and popular neighborhoods on the east side of Georgia 400 in Alpharetta. Here is a quick market update:</p>

<li>There are currently 61 active listings between $5,000,000 for <a href="http://www.premieratlantarealestate.com/idx/residential/3994962/details.html">1065 Carnoustie Lane</a> and <a href="http://www.premieratlantarealestate.com/idx/residential/4011608/details.html">4320 Harbour Cove Ct </a> listed for $247,500.</li>
<li>There are an additional 12 homes under contract.</li>
<li>In the last 60 days of data there have been 16 sales which means there is an average of 8 sales per month. The most expensive sale was $890,000 for a home originally listed at $1,150,000 in the Northshore section. It had been reduced to$997,500 before receiving an acceptable offer.</li>
<li>The activity index, a measure of pending to active listings is 16% or 4.5 months. We need to double the activity index to compare it to the absorption rate with means sales volume and inventory appears to be quite steady. In this market, that&#8217;s a great thing!</li>
</ul>
<p>The sales rate combined with the active listings means that there is about  a 9 month supply of homes, but, Windward is tricky&#8230;.that may or may not be applicable depending on your home (or home of interest if you are a buyer).</p>
<p>All in all this is a pretty good outlook. Windward is something of a reliable neighborhood and has been even through the difficult times we have experienced recently. 			<content:encoded><![CDATA[<p>It may be a bit early to tell, but there are signs of change in the Alpharetta market and all of Metro Atlanta as a whole. Homes for sale in Alpharetta continue to be more popular than most other areas of Atlanta. That hasn&#8217;t changed and there is really a long way left ot go before we see a balanced market because inventories remain extremely high. Having said that though, <a title="homes for sale in alpharetta" href="http://www.ryanwardrealestate.com/Alpharetta.php">homes for sale in Alpharetta</a> may be reaching what may later be called the beginning of the end. It will probably be summer of 2010 before we can forget about the fact that the advantage will go to the buyer, but, make no mistake &#8211; things are changing.</p>
<p>Take Glen Abbey for example. Glen Abbey is a neighborhood that up until recently was forgotten in favor of new construction homes as buyers flocked to the wes side of 400 and into Milton. A market review of <a title="homes for sale in glen abbey" href="http://www.ryanwardrealestate.com/alpharetta-glen-abbey.php">homes for sale in Glen Abbey</a> shows 13 active listings, 4 under contract and six sold in the last 2 months. This is about a 4 month supply of homes &#8211; a true sellers market number. It&#8217;s hard to say if this will last, but, the same time period one year earlier showed 6 sales as well. Most areas in Atlanta are showing fewer sales this year than last.</p>
<p>Windward is another area we are seeing some definitive pickup in volume. There are 94 active listings right now. In addition to those, there are 25 homes under contract. Again &#8211; this is looking at about 8 months of inventory with the future looking activity index. 20 homes have sold in the last 2 months which means that there is an actual absorption rate of around 9.4 months. Lower than at this time last year, lower than Alpharetta as a whole and lower than Metro Atlanta.</p>
<p>What is begininng to happen is that the more popular areas and more specifically the more popular neighborhoods with the best houses are starting to sell. Fast. Faster than last month. Faster than 3 months ago and faster than last year. This is worth talking about a littl ebit at this point, but, we really do need to see it continue some.</p>

The post directly below this one is an example and if you &#8220;google&#8221; the listing address, you will see that websites that we control, including the single property website, this blog, my personal onsite blog and others are always going to be on the first page of Google.</p>
<p>Sure, there are other sites that aggregate the content, but, the best information will always be on websites that we control so we work diligently to probvide the exposure ourselves because we can provide better content to consumers that way. The best marketing piece will still be the single property website, but these blog posts certainly add another layer to provide more comprehensive marketing of our listings.</p>

The search results displayed in MSN could not possibly be worse for anyone in Atlanta searching for <a href="http://www.ryanwardrealestate.com">Atlanta homes for sale</a> and let&#8217;s explore what they have done to make it so bad.</p>
<p>Typically, and here in in Atlanta, the most searched term by consumers looking to buy real estate is &#8220;city real estate&#8221;. A quick search on MSN for the term &#8220;atlanta real estate&#8221; brings into question the very legitimacy of MSN as an unbiased source for consumers. If they have done this with <a href="http://search.msn.com/results.aspx?q=atlanta+real+estate&amp;form=QBRE">this search result</a>, who knows how skewed they are for other terms. Here&#8217;s a screenshot:</p>

<p>To the casual consumer, this might not be noticed and that is even more unfortunate. Did you see the problem? Every result is the same website! In fact, this is the case for the first 498 search results. As a consumer, MSN has decided that there is only one website you need to know about if you are looking for Atlanta real estate &#8211; that&#8217;s a shame. I&#8217;m not sure why they think this is a good idea, but it certainly is one more reason that Google is better.</p>
<p>The only time I will ever use MSN is to see where I rank &#8211; I no longer consider them a reliable search engine for consumers.</p>

It means that you might have an addtional home or 2 depending on what your search parameters are. If you&#8217;re really adventurous, maybe it means 10 additional homes to view. The current market for <a href="http://www.ryanwardrealestate.com/Alpharetta.php" title="alpharetta real estate">Alpharetta real estate</a> lends itself to perhaps offer you one, maybe 2 additional homes that you might be interested in buying if you are looking to move to Alpharetta.</p>
<p>I just did a test case to see what it all would really mean to a real buyer. Here was my hypothetical:</p>
<ul>
<li>Price to be $375,000-$450,000</li>
<li>4 bedroom</li>
<li>1/2 acre or more</li>
<li>Built after 2000</li>
<li>No stucco</li>
</ul>
<p>This is a typical begining type request for a buyer to begin their search after speaking with an agent and getting them a little more focused on homes that will likely be of interest to them. Well, in this case, the buyer would have less than 10 homes available to view. That&#8217;s not many and it certainly does not give you the grand idea that a buyers marekt is going to provide a buyer with the end all be all of choices for a home. In fact, a belief that it will is likely to set you off on the wrong foot and give you a letdown as your expectations are incorrect.</p>
<p>So a buyers market might be helpful, but, your best bet is to buy a house</p>

<p>The competition is truly fierce and has seen many of the best in real estate internet marketing throw their hat in the ring. I&#8217;m honored to be in the top 10 let alone at #3. This has turned into what is called viral and it&#8217;s about as much so as I have seen for the reale state sector. This contest will illustrate how well we can market homes for sale for our clients and a showing int he top five here would be quite impressive for sure. The competition is stiff and continues to grow daily with more than just real estate agents jumping in. There are a few search engine marketing specialists in the competition and that makes it all that much more fun.</p>

Well, I suppose the contest is about ranking for the term, not actually being the greatest. My goal is to better learn how to market listings for my clients and to better market myself and business online for myself and for my family. 			<content:encoded><![CDATA[<p>The number of homes a buyer has to choose from is on the rise as we�continue in�what is traditionally known as a buyers market. If you currently have your home for sale or are planning to list your home for sale, there are important actions that you, as the seller, must take to elevate your home above what is quickly becoming a crowded market. The number of homes for sale that your home will be competing against is greater than in the past several years and you will have to make an impression on a buyer that your home is the right fit for them. Here are the 12 most important strategies you can implement to rise above the crowd.</p>
<p><strong>Begin With the Outside of Your Home</strong>. Everyone knows that you only get one chance to make a first impression, so what should that impression be? Start with the view from the street to the front door. If your mailbox shows its age, paint it or replace it. If your home is painted, a good rule of thumb is that if it has been more than 5 years since it was painted, it probably needs to be painted again. Pressure wash the curb, driveway and sidewalk. Make sure your lawn is manicured and your plants look fresh and inviting. Finally, consider your front door itself. Make sure the paint is fresh, the locks work easily and the door opens with out any use of force.</p>
<p><strong>Lighting is the First Impression on a Buyer. </strong>Brighter is better here so make sure all lights are operational with the highest wattage bulb allowed for each fixture.</p>
<p><strong>De-clutter and Remove Family Photos. </strong>Remove unnecessary items from tables, mantles, floors and counters. Items in these areas tend to shrink the feel of the house. Personal items should be removed wherever possible. Your goal is to sell your home so keep your buyers focus on the house, not on you.</p>
<p><strong>Clean Everything � Remove Bad Odors. </strong>Baseboards, windows, cabinets, ceiling fans, mantles, sinks, doors handles, shelves, vacuum all carpets and treat stains, thoroughly clean hardwood floors, organize the laundry room and pay special attention to the kitchen and bathrooms.</p>
<p><strong>Garage and Basement. </strong>Remember what the intended uses of these spaces are. Your garage is a place to keep your car out of the weather and offers a second entrance into an out of your home. Place items of storage in organized boxes in your basement and give the impression to the buyer that you are ready to move.</p>
<p><strong>Organize Your Closets. </strong>Buyers like to peek into closets to see if there is adequate storage for there possessions. Maximize the appearance of space through minimizing the number of items in your closets.</p>
<p><strong>Bedrooms Must be Tidy. </strong>The impression your bedroom should have on a buyer needs to be about the room &#8211; not you. To that end, your bed should be made, clothes and shoes should be out of site and this is the one place in the house where softer lighting is appropriate.</p>
<p><strong>Paint Wherever Necessary. </strong>Do not skip this step. With paint, you have a chance to freshen up walls that will add new life to your home. The entrance, heavily trafficked areas, doors, bathrooms and kitchens are the most common areas that will need a fresh coat of paint.</p>
<p><strong>Light Fixtures, Faucets and Door Hardware. </strong>Think of these items as the jewelry inside your home. These items must be in keeping with today�s style and the overall architectural feel of your home. This is another area that you must not overlook. You can be sure that your buyers will notice outdated items as soon as they see them.</p>
<p><strong>Systems in Your Home. </strong>If your hot water heater, air conditioner, furnace and electrical systems are not new, understand that your homes value will be reduced because of it.</p>
<p><strong>Structural Issues � Roofing and Siding. </strong>There is a common term home inspectors will use when referring parts of your home . It is called �useful life�. If you have a roof or siding that is nearing the end of its useful life, replace it.</p>
<p><strong>Stage Your Home. </strong>Create a welcoming environment in your home by showing each room in a clean and organized way that fits with the intended purpose of that room. If you are not comfortable or talented in this area, hire a professional. If there are two homes equal in every other way, the one that is staged will sell first.</p>
<p>Some of the suggestions listed above may be a hard pill to swallow. You can be sure however, that in today�s market, if you do not complete the 12 items on this list, another seller nearby will, and their home will sell before yours, faster and for more money. For every item not completed on this list you will reduce the selling price of your home and it will take longer for your home to sell. As an <a href="http://www.ryanwardrealestate.com" title="atlanta real estate">Atlanta Real Estate</a> professional, I feel that it is in your best interest to tell you the truth up front to eliminate problems before they happen. By following the guidelines above you will have gone a long way to present your home in a way that helps it stand above the competition.</p>

Well, I for one have heard enough. I am so tired of hearing the sob stories, agents complaining and sellers wondering what it will take to sell their home. The truth as i see it is not nearly as bad as you have been led on and I have 3,718 reasons to tell you its not so bad and 3,718 homeowners in the last month might tell you it&#8217;s not so bad either. Buyers are still searching for and buying <a href="http://www.ryanwardrealestate.com" title="atlanta homes">Atlanta homes</a>.</p>
<p>So if you are in the market for a real estate agent who believes that you still have a chance to sell your home, you owe it to yourself to find someone who believes that they can actually get it sold. That&#8217;s where we come in. We are selling homes and working with buyers right now and we do not believe that the sky is falling. Here&#8217;s an example. Home values in Atlanta are up, yes, I said up 3% from last year. Alpharetta does an excellent job on their website of providing information about the city with the latest news and events. I guess the only complaint would be the slow load time of the website. I am very sure that you all know what the water restrictions are for the city of Alpharetta. If not, you can find them on the Alpharetta <a href="http://www.alpharetta.ga.us/index.php?m=articles&amp;id=411">website</a>. However, to save a little time I will post them again here as I have seen about 25 people watering in the last few days. A few while it was raining!</p>

<p>In June, the city council adopted the ordinances for the <a href="http://www.alpharetta.ga.us/files/docs/pdfs/Publications/Proposed_Budget_2008.pdf">2008 fiscal year budget</a>. Of note was an increase of about 11% in funding for parks and recreation and a AAA rating from Sandard &amp; Poors for city bonds &#8211; the highest rating possible. Here is a quote directly from the budget process and overview that stands out to me as one of the underlying qualities that continue to make Alpharetta, in my opinion, the best place to live in Atlanta:</p>

<blockquote><p>Governments across the country have experienced economic downturns, which have resulted in<br />
decreased services and deferred maintenance of assets and infrastructure. Although many of the<br />
circumstances which led to such downturns were not always in the control of the government, Alpharetta<br />
has deployed a philosophy of budgetary evaluation which reviews the needs of the City to the standard<br />
which realizes that services and associated costs should not be appropriated if they are not justified as<br />
long-term goals of the organization. This philosophy is solidified during the budget process, with a multiyear<br />
financial outlook that provides the conduit to evaluate government priorities, realign and diversify<br />
revenue structures, and provide the data for decision making for continued financial success.</p></blockquote>
<p>Admitededly, budgets are not my strength and they don&#8217;t generally get me jumping for joy at thought of reading through them. However, I do think it is responsible for residents of Alpharetta to at least take a cursory view of what really is happening with the tax revenues that <strong>we</strong> provide to the government.</p>
<p>Fortunately, Alpharetta has always handled the budget in an fiscally responsible manner. This has been a major force in continuing to keep Alpharetta ahead of the pack in Atlanta. Growth in new housing starts remains strong and the commercial real estate sector is on fire with Milton Park and the Alpharetta City center. All of these items factor into a strong economy which help to keep appreciation of residential real estate moving in a positive direction.</p>
<p>So, from time to time I think it is important to take note of the fiscal state of our city and having done so, I would like to say thank you to all of the public servants in Alpharetta who help to keep our city great!</p>

<li>446 additional homes are working on an offer.</li>
<li>193 homes sold in Alpharetta during may.</li>
<li>The absorption rate, based on May sales is 8.5 months</li>
</ul>
<p>The absorption rate is based on the number of homes sold during a a given period of time, in this case one month. This number is used as a basis by which you would use to determine how long it would take for all available homes to sell.</p>

			<content:encoded><![CDATA[<p>Here are the market statistics for Windward real estate for the month of April, 2007 as provided bt the Alpharetta MLS, the FMLS. Windward homes continually outperform the surrounding areas in the Alpharetta real estate market for many reasons. Mostly because no other community can offer a complete list of activities in a way that benefits an entire family in a comprehensive way like Windward.</p>
<p>Currently, there are 119 homes for sale in Windward<br />
Additionally, there are 26 that are working on an offer that is either contingent or pending.<br />
Only 5 homes sold in Windward during April.<br />
29 homes sold during the last 3 months<br />
This leaves a 12 month supply of Windward homes for sale.<br />
Now that summer is almost here and children will be finishing there school year, sales of Windward homes should increase considerably. Typically, due to the large percentage of Windward homes with school age children, sales are much stronger when school is out. I will post May sales as soon as they are available and there should be an increase in activity over the next several months. If you are would like to to buy a Windward home, you should understand the market statistics prior to making an offer on a home. Here are the current market conditions for Windward as provided by the Atlata MLS, the FMLS:</p>
<p>Current Windward homes for sale &#8211; 108<br />
Current pending sales &#8211; 22<br />
Sold homes in Windward in the last 30 days &#8211; 10<br />
Windward home sales last 60 days &#8211; 21<br />
Home sales in the last 90 days &#8211; 35<br />
Current supply of Windward homes &#8211; 9.25<br />
Windward homes sold during the same 90 day period during 2006 &#8211; 40<br />
As you can see from the year to year sales comparison, during the same period of time in 2006, the MLS shows 5 more homes sold than during 2007. Because there is some lead time before all current homes that have sold in the last 90 days are entered into the MLS, it is safe to say that there are about the same number of buyers closing on Windward homes now as there were 1 year ago.</p>
<p>The point that I am trying to make is that it is not for a lack of buyers that the real estate market has seen a turn away from the sellers market of the past few years. It is because more sellers are attempting to capitalize on the recent surge in home appreciation which has led more sellers to list their homes for sale. The increase in supply has induced the market to return to more balanced levels.</p>
<p>If you are a seller, you need to focus on preparing your home for sale and price your home accurately compared with the competition to obtain buyers that will consider purchasing your home. If you are a buyer you should leverage the fact that you have more choices to get a better deal on your next home.</p>

This is due in most part to an oversupply of new construction luxury homes brought on by overzealous builders with an expectation of a never ending supply of wealthy buyers. This oversupply presents the potential for buyers to purchase luxury real estate at what might be considered a discount and certainly places buyers in a more advatageous negotiating position, but, caution should be taken before the purchase of anything that costs so much money. The next year appears to be more of the same as the luxury real estate projects that have already begun reach completion and enter the market. A thorough analysis should be sought before you make a purchase of this magnitude and I will be happy to consult and represent you as my client for your real estate purchase. For example If you do a search for homes for sale in Atlanta, you will generate a list of REALTORS all over the Atlanta area. However if you would like to live in Sandy Springs, you should search for soemthing more specific. Atlanta might be a good place to start your search or if you are a seller and you would like to find a strong listing agent that knows how to market on the interent then it might be a good way to search, but as you narrow your search, your search terms should as well&#8230;</p>

This will be a running list and I will attempt to answer these questions farther down in this post. I will add new questions as I think of them or they are asked of me:</p>
<p>What are the best schools?<br />
When is the best time to buy?<br />
When is the best time to sell?<br />
Do you have a list of utilities for me to call?<br />
What is the weather like?<br />
What is the terrain like?<br />
Can you tell me about property taxes?<br />
How far is Alpharetta from Atlanta?<br />
How is traffic?<br />
How is the job market?<br />
What are the surrounding areas like?<br />
O.K. this will be a good place to start. I will answer at least one of these questions/day. If you would like to add to my list, please feel free to leave a comment below.</p>
<p>1. What are the Best Schools? &#8211; The public education system in Alpharetta is operated by Fulton County. At this time all of the public schools in the city of Alpharetta from elementary to middle school to high schools all rate very high for test scores in the state of Georgia. If you have children that will be attending public schools when you relocate to Alpharetta, the best advice that I can give you would be to visit the schools that your children will attend based on the districting for the two or three houses you have narrowed your search down to.</p>
<p>2. When is the Best Time to Buy a House? &#8211; Conventional wisdom, based on the real estate market trends would tell you that because less homes typically sell during the colder months of the year that you might be able to negotiate a better deal during winter. My experience tells me that while there is some validity to this argument, your decision to move should be based on the reasons that you need to move, not solely on when the best time might be to buy a home. An experienced REALTOR will negotiate a good deal on your new home whenever you need to move.</p>
<p>3. When is the Best Time to Sell a House? &#8211; Again, conventional wisdom is important to consider. More people will want to buy their new home during the summer months and in between school years for their children so you will have more buyers. Sellers know this as well so you will have more sellers. Real estate markets are constantly changing and generally follow the basic rules of supply and demand. So the best answer I can give here is that if you prepare your home to sell properly, price it correctly and market your home aggressively, your home will sell &#8211; regardless of when you need to list your home.</p>
<p>4. Do You Have a List of Phone Numbers for Utilities? &#8211; I do. For a full list of all of the utilities and services you will need for your new home in Alpharetta visit my relocate to Alpharetta page on my website.</p>
<p>5. What is the Weather Like in Alpharetta? &#8211; Alpharetta is located in the lower piedmont region of the Appalachian mountains in North Georgia. We enjoy four seasons with winter being mild where as it can be quite heavy. You might expect to see snow flurries or accumulation of an inch or so of snow once a year. Spring and fall are the most enjoyable times of year with warm days and cool evenings that allow you to leave the windows open comfortably for long periods of time. Watch out for pollen in the spring. Summer is warm and August in particular can be on the hot side, but, it is summer, of course &#8211; What do you expect?</p>
<p>6. What is the terrain like? &#8211; The topography is full of gentle, rolling hills and the Chattahoochee River winds down from Lake Lanier and snakes along the northeast side of Alpharetta on its way through the north side of Atlanta.</p>
<p>7. Can You Tell Me About Property Taxes? &#8211; Fulton county has a millage rate of 29.827 and the City of Alpharetta millage rate is 7. Therefore the combine property tax rate while living in Alpharetta is 36.827. This translates to $36.83 for every $1,000 of your homes value. Property taxes are based on 40% of the assessed value so that if your home is valued at $400,000 your tax bill will be: $400,000 X 40% = $160,000 X .036827 or $5,892.32. A homeowners exemption brings the bill down by another 20% which would make your effective tax bill $4,713.86</p>
<p>8. How Far From Atlanta is Alpharetta? &#8211; It depends on how where you are, but, the south side of Alpharetta is about 10 miles to the north of the Atlanta city limits straight down Georgia 400.</p>
<p>9. How is Traffic? &#8211; Much better than it used to be. The recent expansion of Georgia 400 from Holcomb Bridge, north through Alpharetta has reduced travel times for commuters tremendously. Travel up Georgia 400 from the top end perimeter of I-285 used to take 45 minutes to an hour. That time has been significantly reduced and will continue to become shorter as roadwoak finishes.</p>
<p>10. How is the Job Market? &#8211; Excellent. Alpharetta is home to numerous fortune 500 companies and technolgy jobs. The bustling economy of Alpharetta is a great reason to consider relocating to Alpharetta.</p>
<p>11. How are the Surrounding Areas? &#8211; In short all of the surrounding areas are fantastic. Recently all of the unincorporated areas of North Fulton County either incorporated into new cities or annexed into existing municipalities. First, if you are a buyer looking for luxury homes, the inventory is higher than at other price points so you have a real negotiating advantage &#8211; along with plenty styles, amenities and locations to choose from. In my opinion, Alpharetta is a great place to buy luxury real estate because of the continued growth in Metro Atlanta as a whole and more specifically the smart growth that has helped make Alpharetta a great place to buy real estate even in what is nationally a slowing real estate market. Long term home appreciation should be excellent provided you choose the right location to purchase and opt for timeless designs with quality upgrades. Anyone who purchases <a href="http://www.ryanwardrealestate.com/alpharetta-luxury-real-estate.php" title="Luxury Real Estate">luxury real estate in Alpharetta</a> will need to know that they are making a good investment as the consequences of making a bad decision on a very expensive home means that you could loose a significant amount of money. With good advice from a Realtor who knows Alpharetta and understands the market trends, you can find a luxury home that will be a joy to own and a good long term investment for the future.</p>
