&lt;br /&gt;Untuk yang masih awam dan pemula,Berikut mungkin informasi yg bermanfaat&lt;br /&gt;&lt;br /&gt;berikut ini beberapa tips untuk anda yg ingin belajar&lt;br /&gt;&lt;br /&gt;1.&lt;i&gt;&lt;b&gt;Cari tanah dibawah 1000m2 (ga usah luas2 dulu)&lt;/b&gt;.&lt;/i&gt;&lt;br /&gt;Kalo bisa cari lahan yang cukup untuk 1-4 unit rumah. Kenapa luasan kecil?&lt;br /&gt;Ga perlu ijin yang ribet..cukup IMB aja. sama jika anda mau bangun rumah biasa.Jadi ga ada yg namanya IPT (ijin Peruntukan/pengolahan Tanah).&lt;br /&gt;&lt;br /&gt;2.&lt;i&gt;&lt;b&gt;Tawarkan sistem kerja sama (untuk yg modalnya sedikit)&lt;/b&gt;&lt;/i&gt;&lt;br /&gt;ga usah beli tanah&lt;br /&gt;Tawarkan konsep kerjasama dengan pemilik tanah&lt;br /&gt;Dalam konsep ini pembelian tanah dilakukan dengan cara dibagi dalam setiap kavling terbangun, artinya pembayaran dilakukan jika kavling terjual. Lalu dimana keuntungan Pemilik Tanah ?&lt;br /&gt;1.Nilai keuntungan ditetapkan diawal perjanjian.&lt;br /&gt;Besarnya sekitar 20-50% dari nilai total harga jual tanah yang disepakati dengan Developer.&lt;br /&gt;&lt;br /&gt;Contoh : jika harga jual kepada Developer disepakati Rp.100.000,- dan luas tanahnya 1000m2 maka total harga = Rp. 100.000.000,- maka keuntungan yang kita janjikan adalah antara Rp. 20.000.000 sampai Rp.50.000.000,-.&lt;br /&gt;Nilai persentase tergantung kesepakatan bersama.&lt;br /&gt;&lt;br /&gt;2.Pemilik Tanah dapat lebih cepat mendapatkan keuntungan&lt;br /&gt;Karena pembayaran tanah dan keuntungan dibayarkan dari setiap kavling yang terjual, tidak menunggu sampai proyek selesai.&lt;br /&gt;&lt;br /&gt;3.Keuntungan Pemilik tanah telah di kunci diawal sehingga apapun kerugian yang diderita dari proyek. &lt;br /&gt;Developer tetap wajib memberikan keuntungan, karena telah disepakati diawal.&lt;br /&gt;&lt;br /&gt;4.Kerjasama dibatasi oleh waktu, dan ada denda kepada Developer bila dalam jangka waktu tersebut belum terjual seluruh kavling.&lt;br /&gt;Contoh konsep kerjasama ini :&lt;br /&gt;Dalam perjanjian ditetapkan jangka waktu kerjasama selama 2 tahun dan dapat diperpanjang. Ada pinalti untuk Developer (kita sendiri yang mengusulkan adanya pinalti ini) bila dalam 2 tahun masih belum melunasi seluruh kewajiban atas pembayaran tanah &amp;amp; keuntungan, pinaltinya berupa denda yang nilai nya kita sepakati dengan Pemilik tanah. &lt;br /&gt;Denda dapat berupa kenaikan harga tanah, nilainya sekitar 10%. Jadi saat bulan ke 25 (masuk tahun ke-3) harga tanah akan naik 10%, berarti kewajiban Developer naik menjadi 10% dari harga tanah, persentase keuntungan tentu mengikuti harga baru tersebut.&lt;br /&gt;Dengan skema diatas maka kita sebagai Developer mempunyai batas waktu dan akan “habis-habisan” selama 2 tahun untuk menjual habis seluruh unit rumah. Skema ini juga memberikan kepastian waktu dan nilai yang akan didapatkan oleh Pemilik tanah.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;tips negosiasi dengan pemilik tanah&lt;/b&gt;&lt;br /&gt;Bagaimana cara bernegosiasi kepada Pemilik Tanah agar mau bekerjasama dengan Developer ? , berikut hal – hal yang perlu Anda perhatikan :&lt;br /&gt;&lt;br /&gt;1.&lt;b&gt;Kenali latar belakang pemilik tanah&lt;/b&gt;&lt;br /&gt;Cari tahu apa kegiatannya, pekerjaannya, bisnisnya, lingkungan rumah tinggalnya, bagaimana keluarganya. Mungkin terlihat “ribet” namun sesungguhnya hal - hal tersebut menentukan bagaimana kita seharusnya berkomunikasi dengan pemilik tanah, bagaimana bahasa yang kita gunakan. Misal jika status sosial pemilih tanah berada di menengah ke atas tentu berbeda bahasa kita bila dengan status yang berada di menengah ke bawah.&lt;br /&gt;&lt;br /&gt;2.&lt;b&gt;Ungkap kebutuhan pemilik tanah&lt;/b&gt;&lt;br /&gt;Jika anda mendapati pemilik tanah yang akan menjual tanahnya maka coba ungkapkan mengapa ia ingin menjual tanahnya. Sebab kadang alasan untuk menjual tanah sangat sederhana.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3.&lt;b&gt;Lakukan pendekatan dengan “Hati”&lt;/b&gt; &lt;br /&gt;Maksudnya adalah ungkapkan maksud tujuan anda dalam memulai bisnis properti. Mengapa anda menginginkan bermitra dengan pemilik tanah, karena dengan bermitra maka dapat saling menguntungkan. Dengan membangun komunikasi dengan pemilik tanah maka anda ungkapkan bahwa pertemuan dengannya sebagai bagian dari menyambung silaturahmi, menambah teman/saudara baru.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;4.&lt;b&gt;Lebih baik membangun daripada menjual tanah&lt;/b&gt;&lt;br /&gt;Ya, menjual tanah hanya akan mendapatkan uang senilai harga pasar tanah di daerah tersebut, padahal dengan mengelola dahulu dan membangunnya maka akan mendapatkan keuntungan yang berlipat. Kaitannya dengan bernegosiasi dengan pemilik tanah, ungkapkan hal yang tadi, ditambah dengan bahwa jika ia hanya menjual tanah maka akan terkesan butuh uang atau bagi-bagi waris misalnya, dengan hanya menjual tanah maka tidak ada “sisa jejak” bahwa tanah tersebut adalah hasil keringatnya atau hasil kerja keras orang tuanya (jika itu tanah waris).&lt;br /&gt;Dengan bekerjasama dengan developer maka akan mengesankan bahwa itu juga termasuk usaha pemilik tanah, sehingga kesan dengan tetangga/lingkungan sekitar bahwa pemilik tanah punya usaha baru yaitu usaha properti. Dengan membangun &amp;amp; mengembangkan tanahnya maka pemilik tanah akan memiliki kebanggaan sendiri, memiliki kenangan yang akan terus ada. Hal yang tidak akan didapatnya jika ia hanya sekedar menjualkan tanahnya&lt;br /&gt;Jadi pesannya adalah, Jangan Jual Tanah !&lt;br /&gt;&lt;br /&gt;5.&lt;b&gt;Gunakan pengaruh orang lain di dalam keluarganya.&lt;/b&gt;&lt;br /&gt;Cari tahu siapa orang yang paling ia hormati di dalam keluarga (bisa orang tua, kakek atau orang yang berjasa baginya) dan usulkan untuk menamakan perumahan itu dengan nama anggota keluarga tersebut &lt;br /&gt;Katakan bahwa jika nama itu digunakan maka akan abadi selamanya, akan selalu terkenang selama perumahan itu ada. Dan merupakan penghormatan yang sangat istimewa bagi orang yang dihormatinya tersebut. Misal namanya Pak Budi, usulkan nama perumahannya Budi Graha atau Budi Indah atau Budi Residence &lt;br /&gt;&lt;br /&gt;6.&lt;b&gt;Negosiasikan Harga Tanah&lt;/b&gt;&lt;br /&gt;Aspek ini sangat penting pengaruhnya dalam proyek Anda.&lt;br /&gt;Jika harga yang ditawarkan sudah murah tentu tidak masalah, namun jika pemilik tanah mematok harga yang cukup tinggi maka tawarkan bisnisnya. Maksudnya adalah kita tawarkan kepada Pemilik tanah atau anggota keluarganya akan kita ajarkan bagaimana menjadi seorang Developer, caranya tentu dengan ikut mendampingi proses pengembangan yang akan dilakukan dan kita sebagai Developer akan se transparan mungkin untuk membuka semua tips dan trik nya.&lt;br /&gt;&lt;br /&gt;7.&lt;b&gt;Negosiasikan skema pembayaran&lt;/b&gt;&lt;br /&gt;Ada beberapa skema yang dapat anda kepada pemilik tanah tawarkan :&lt;br /&gt;&lt;br /&gt;a.Usahakan anda dapat melakukan pembayaran pembelian tanah 100 % dicicil dengan cara dibayarkan dari setiap penjualan kavling yang terjual.&lt;br /&gt;b.Bila harus mengeluarkan uang muka usahakan minimal hanya 5 % (atau lebih kecil dari 5%) dari harga tanah sisanya (95%) dibayarkan dari setiap kavling yang terjual&lt;br /&gt;c.Pembagian keuntungan langsung dibayarkan dari setiap kavling yang terjual, pembayaran ke pemilik tanah adalah pembayaran tanah ditambah nilai keuntungan &lt;br /&gt;d.Nilai tambahan keuntungan bagi pemilik tanah antara 10%-50% dari harga tanah yang disepakati.&lt;br /&gt;&lt;br /&gt;3. &lt;b&gt;Buat Taman depan &amp;amp; gerbang&lt;/b&gt;. Kalo modal ga banyak, cukup bangun ini dulu dilokasi.&lt;br /&gt;Istilahnya dandanin dulu mukanya biar cantik jadi buat penarik&lt;br /&gt;Banyak orang yang nyoba jadi developer kecil melupakan ini, mereka hanya membuat brosur tapi lahannya ga diapa2in alias masih polos ga diolah. jadi minimal buat taman depan dan gerbang. &lt;br /&gt;Selain taman dan gerbang, buat pengolahan kavling, maksudnya bikin batasan antara setiap kavling dan juga batasan jalan. yang penting orang bisa lihat yang mana buat jalan dan yang mana kavling2nya&lt;br /&gt;&lt;br /&gt;4. &lt;b&gt;Bikin brosur&lt;/b&gt;, buat promosi (iklan di media cetak).&lt;br /&gt;&lt;br /&gt;5. &lt;b&gt;Cari kontraktor yang mau diajak kerjasama&lt;/b&gt;&lt;br /&gt;Maksudnya pembayaran tempo dibagi beberapa termin pekerjaan/waktu. Kalo bisa diawasi sendiri maka tinggal cari penyuplai material yang mau dibayarkan dengan jangka waktu tempo tertentu.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;jika ada yg beli bagaimana??&lt;br /&gt;&lt;br /&gt;&lt;b&gt;KALO TUNAI&lt;/b&gt;&lt;br /&gt;1. Pembayaran tanda jadi/Booking fee (terserah anda berapa uang tanda jadinya), sekitar Rp.100rb-500rb. Dibayarkan pas konsumen berminat untuk memilih kavling.&lt;br /&gt;&lt;br /&gt;2. Pembayaran Uang muka/DP. BIasanya 10-30%, tapi umumnya 20% dari harga total rumah. Booking fee menjadi pengurang dari DP. Dibayarkan 1-2 minggu setelah Booking fee (atau anda punya kebijakan lain, tapi jangan terlalu lama).&lt;br /&gt;&lt;br /&gt;3. Pelunasan 60-70% dari harga rumah. dibayarkan setelah DP. Kalo DP dah 20% trus pelunasan 70% berati cuma 90% dong, yang 10% nya gimana? yang 10% dibayarkan nanti saat rumah udah jadi dan dibayarkan sebelum serah terima (buat jaminan dari konsumen kepada developer).&lt;br /&gt;&lt;br /&gt;&lt;b&gt;KALO CASH BERTAHAP&lt;/b&gt;&lt;br /&gt;Cash bertahap artinya, pembayaran dibagi dengan jangka waktu tertentu. Untuk pemula disarankan jangka waktunya max 12 bulan. jadi maksudnya misalnya harga rumah 120juta, maka konsumen harus membayar setiap bulannya sekitar 10juta selama 12 bulan. ini skemanya&lt;br /&gt;1. Booking fee dan Uang muka/DP(ketentuannya sama kaya yang tunai)&lt;br /&gt;2. Rumah baru dibangun setelah cicilan sudah 30% dari harga rumah.&lt;br /&gt;3. Cicilan perbulan sesuai dengan ketentuan. Sisa pembayaran (setelah dikurangi booking fee+DP) dibagi jangka waktu cicilan (12 bulan misalnya)&lt;br /&gt;&lt;br /&gt;&lt;b&gt;KALO PAKE KPR (KREDIT PEMILIKAN RUMAH)&lt;/b&gt;&lt;br /&gt;Kalo pengembang dengan unit terbatas memang pilihan kerjasama dengan bank agak terbatas. Tapi beberapa bank mau bekerjasama salahsatunya BTN. &lt;br /&gt;1. Booking fee dan DP sama kaya yg sebelumnya.&lt;br /&gt;2. Setelah pembayaran DP maka biasanya pengajuan permohonan konsumen diajukan kepada bank.&lt;br /&gt;3. Butuh waktu sekitar 2minggu-1 bulan untuk akhirnya keluar persetujuan kredit keluar.&lt;br /&gt;4. Setelah persetujuan kredit, maka akan ada AJB yang dilakukan di bank yang memberikan kredit.&lt;br /&gt;5.
