If an injury or death occurs, the victims and families can then only sue the insurance company. If the judgment exceeds the insurance, at most, they can only take the assets of the LLC, not your personal assets.  &lt;br&gt;&lt;br /&gt;You can file LLC paperwork yourself, have your accountant do it, or hire a lawyer.&lt;br&gt;&lt;br /&gt;Make sure you sign the deed conveying the property to the LLC.&lt;br /&gt;&lt;br&gt;Don’t do work on the property yourself. Always hire a qualified professional for potentially harmful situations. Is it because the majority of homes being sold are from investors trying to make an unreasonable quick buck? Or because people have gone crazy in their pricing? Or because there is such a glut on the market up there that they&#39;re having to settle for less just to get it sold?
