Every year, The Gebhardt Group collects everything from toiletries to snack foods, books and DVDs to socks to send overseas to our brave men and women for the holidays. We're collecting those items now through November 6 and we're collecting addresses, too!

It's that time of year again...Georgia's Tax-Free Shopping Weekend.

Just in time for Back to School - July 31 - August 3, 2008! Hey! That means it starts TODAY!

So warm up those credit cards and put on your shopping shoes and get ready to save, save, save!

What qualifies for the tax exemption? According to the Georgia Department of Revenue website:

Articles of Clothing. The exemption applies to articles of clothing and footwear with a sales price at time of purchase of $100 or less per item. There is no monetary limit on a purchase as long as the price of a single item does not exceed $100. Clothing accessories such as handbags, umbrellas, etc. are not exempt. See the lists of exempt and taxable items for more information.
Personal Computers. A single $1,500 or less purchase of a personal computer (PC) and/or related accessories is exempt. The exemption does not require the purchase of a "personal computer base unit" (tower, desktop, laptop) and is extended to peripheral devices such as modems, printers, speakers, non-recreational software, etc. If a single purchase exceeds the $1,500 maximum the entire purchase is taxable. A single purchase is considered the total of all sales made to a customer in one visit to a store. See the lists of exempt and taxable items for more information.
General School Supplies. The exemption applies to the purchase of general school supplies with a sales price at the time of purchase of $20 or less per item. There is no monetary limit on the purchase as long as the price of a single item does not exceed $20. See the lists of exempt and taxable items for more information.

More good news for Atlanta -- and more good news for Atlanta homeowners:

ATLANTA, Georgia has been named one of the Top Ten Best Cities for business and careers by Forbes.com.

"Companies in the U.S. are facing myriad challenges, from the credit crunch to soaring commodity prices to corporate tax rates that are behind only Japan's among developed countries. What is a chief executive to do? Head south."

For the third straight year in a row, the Southeast is home to half of the Top Ten Best Cities for business, including Atlanta. "Common themes for the business-welcoming metros include solid job growth, an educated labor supply and low business costs. Interestingly, six of the 10 metro areas are anchored by capital cities; maybe lobbyist spending boosts an economy."

ATLANTA, Georgia is in another Top Ten list -- the Top Ten Best Cities to buy a home by Forbes.com.

Described in the article as: "A city that constantly tops our lists of best places for just about anything, Atlanta is a great place to buy a home. With median properties in the $170,000 neighborhood, this booming city is affordable and packed with things to do. Ranked No. 6 on the 2008 Best Places For Business list, Atlanta has jobs and a competitive cost of living. This means taking out a mortgage is a safe long-term decision."

Forbes.com "examined the country's 40 largest metropolitan areas and looked at cities where home prices have appreciated over the last two years. They also measured tightening vacancy rates, indicating places where buyers are investing in homes in order to live, not just make a quick buck, and where the housing market is relatively solid." The vacancy and home price information was obtained from the U.S. Census Bureau and the National Association of Realtors.

Atlanta has seen huge amounts of growth and remains reasonably priced for first-time home buyers as well as more established buyers. Coming on the heels of MSN Real Estate's declaration that Atlanta is one of 66 cities where it "makes sense" to buy a home, this is more great news for our great city!

Are you living beyond your means? Now is the time to clean up your act!

All the talk on the news lately focuses on the economic downturn and the soft real estate market. It seems as though these things have become a self-fulfilling prophecy -- the more they're talked about, the more they come true.

Whether or not we are headed for a recession, now is not the time to be living beyond your means. Now is the time to clean up your financial act and tighten your purse strings a bit, if for no other reason than to develop healthy financial discipline!

In an article this morning on Yahoo! Finance, Glenn Curtis discusses "Five Signs That You're Living Beyond Your Means".

Your credit score is below 600
You're saving less than 5%
Your credit card balances are rising
More than 28% of your income goes to your house
Your bills are spiraling out of control

If your any one or more of the above sounds like you, it may be time to reassess your budget to make sure things don't get worse.

Homeowners: if #4 sounds like you, it may be time to really sit up and pay attention. To figure it out, calculate what percentage of your monthly income goes toward your mortgage, property taxes and insurance. If it's more than 28% of your gross income, then you are likely in over your head.

"Why is 28% the magic number? Historically, conservative lenders have used the 28% threshold because their experience has told them that this is the rate at which the average person can get by, make their mortgage payments and still enjoy a reasonable standard of living. Certainly, some homeowners can get by spending a higher percentage on their homes, particularly if they cut back elsewhere, but it's a dangerous line to walk," according to Curtis.

If you're thinking of buying a home in the near furture and you're not sure what you can afford, discuss your financial situation with your REALTOR® and a reputable lender. While divulging this kind of information can be uncomfortable, it's absolutely vital to make sure that you can afford the house you want to buy and that you can afford the mortgage product you are stepping into. With the help of your homebuying team -- your REALTOR® and your lender -- you can make smart decisions that can make homeownership a reality, even in a tough economic and real estate market!

To avoid becoming part of the gloomy bankruptcy and foreclosure statistics, it's important to measure your financial health regularly.
