In 2010, there were 227 homes that sold in Avery Ranch at an average price of $278,884. The average sold price per square foot in Avery Ranch in 2010 was $104.48, and the average days on market was 64 days.

Realtor Review of the Avery Ranch Real Estate Market

In comparing 2010 to 2011, it appears that the real estate market in Avery Ranch is quite stable, as there has been little change in the average selling prices, sold price per square foot, or the average days on market. I agree with this assessment of the sales data based on my personal experience in working wtih buyer and sellers in Avery Ranch during those time periods. Avery Ranch has been holding its value quite well compared to some other communities around the greater Austin area.

I love living in Avery Ranch! Avery Ranch is a “Lifestyle” community that over 400 families a year have chosen since 2004. Avery Ranch is nestled in over 1800 acres of hill country that sits next to the beautiful brushy creek and miles of hike and bike trail.

The community offers 5 pools, tennis courts, award winning public golf course, and two excellent exemplary elementary schools and more!

The Social Commitee here at Avery Ranch is very dedicated to many family activities. These events range from the yearly popular summer Charity Golf tournament sponsored by Dennis Quaid benefiting many local charities to Mardi Gras party in February to the yearly Spring bazaar and the family Easter Egg Hunt in April and don’t miss the Garden tour in May… In addition, the Golf course and clubhouse has a yearly 4th of July firework display that the families look forward to each year as well!!! The Golf course clubhouse has wonderful food and ambience!

Below you will find the Avery Ranch sold stats for December 2010. We seperate the stats into two groups: Avery Ranch West and Avery Ranch East. So let’s take a look and see what’s happening with Avery Ranch home sales.

Here are the stats for Avery Ranch West (MLS Area CLS and located on the west side of Parmer Lane):

If you compare these numbers to the Avery Ranch Homes Sales Report for November 2010, you can try to spot some month-to-month sales trends. Keep in mind that these numbers are just averages and aren’t exact comps being compared. But, it’s enough data to make some generalizations about what’s going on with sales in Avery Ranch.

As you can see, the median price per square foot dropped slightly in Avery Ranch West to $96.11, and increased slightly in Avery Ranch East to $110.21 per square foot.

Here is a quick overview of the homes that sold in Avery Ranch during the month of November, 2010. We separate the homes into Avery Ranch East and Avery Ranch West, because they are split in the Austin MLS and quite frankly, it is two different types of buyers.

If you compare this data to the Avery Ranch Home Sales Report for October 2010, you’ll notice a few important data points to note. You’ll notice that the trend of Avery Ranch East outselling Avery Ranch West has continued, with 5 homes in Avery West selling during November, and 15 homes selling in Avery East. You’ll notice that the median price per square foot has improved in both areas, with Avery Ranch homes west of Parmer Lane selling at a median price per foot of $97.94, up from $90.83 last month. Homes in Avery Ranch east of Parmer Lane sold at a median price per square foot of $107.41, up from $95.73 last month.

Let’s take another look at how the housing market is doing in Avery Ranch, a community in north Austin near Cedar Park. National news has been telling us for a while now that the suburban areas have been affected the most by the most recent housing crisis. So, let’s find out how one of Austin’s most popular suburb communities has been faring. Since Avery Ranch is such a large community, we have decided to split the sold stats into Avery Ranch East and Avery Ranch West.

Here are the sold stats for west Avery Ranch homes (Austin MLS area CLS) from October 1 – October 31, 2010:

To get an idea of how Avery Ranch has been trending, let’s pull up last month’s Avery Ranch Homes Sales Report for September 2010 and see if we can spot any noticeable changes.

Sales still remain relatively slow, with only 12 homes being sold during October (compared to 14 in September). The biggest change is the Median Price Per Square Foot (SP/SqFt) metric. October 2010 sales on the western side of Avery Ranch sold at $90.83 per square foot, compared to $106.35 in September. October sales on the eastern side of Avery Ranch sold at $95.73 per square foot, compared to $101.44 in September.

Based on this information, it appears that home values in Avery Ranch are trending downward. We will keep an eye on this as things develop, and will keep you updated each month. Once again, you can take a look at the Avery Ranch Home Sales Report for August 2010 and see that there are more homes selling in Avery Ranch East. A large portion of homes located in MLS area RRW are in Round Rock schools. We’ve noticed that these homes have been in higher demand by today’s buyers. You can see that prices per square foot for Avery Ranch homes is up for September, when compared to August.

It appears that listing prices are coming back to reality, as you can see the SP (sold price) / OLP (original list price) is 94.88% for Avery Ranch West, and 94.04% for Avery Ranch East. It could also just be due to homes selling for slightly higher per square foot this month.

We will continue to monitor these pricing trends and make them available online for you to make your own determinations as to what’s happening with home prices in the Avery Ranch area.
