<div>In comparing 2010 to 2011, it appears that the real estate market in Avery Ranch is quite stable, as there has been little change in the average selling prices, sold price per square foot, or the average days on market.  I agree with this assessment of the sales data based on my personal experience in working wtih buyer and sellers in Avery Ranch during those time periods.  Avery Ranch has been holding its value quite well compared to some other communities around the greater Austin area.</div>

<p>To get an idea of how Avery Ranch has been trending, let&#8217;s pull up last month&#8217;s <a href="http://www.averyranchhomesforsale.com/avery-ranch-home-sales-report-for-september-2010-238/">Avery Ranch Homes Sales Report for September 2010</a> and see if we can spot any noticeable changes.</p>
<p>Sales still remain relatively slow, with only 12 homes being sold during October (compared to 14 in September).  The biggest change is the Median Price Per Square Foot (SP/SqFt) metric.  October 2010 sales on the western side of Avery Ranch sold at $90.83 per square foot, compared to $106.35 in September.  October sales on the eastern side of Avery Ranch sold at $95.73 per square foot, compared to $101.44 in September.</p>

<p>Once again, you can take a look at the <a href="http://www.averyranchhomesforsale.com/avery-ranch-home-sales-report-for-august-2010-223/">Avery Ranch Home Sales Report for August 2010</a> and see that there are more homes selling in Avery Ranch East.  A large portion of homes located in MLS area RRW are in Round Rock schools.  We&#8217;ve noticed that these homes have been in higher demand by today&#8217;s buyers.  You can see that prices per square foot for Avery Ranch homes is up for September, when compared to August.</p>
<p>It appears that listing prices are coming back to reality, as you can see the SP (sold price) / OLP (original list price) is 94.88% for Avery Ranch West, and 94.04% for Avery Ranch East.  It could also just be due to homes selling for slightly higher per square foot this month.</p>
<p>We will continue to monitor these pricing trends and make them available online for you to make your own determinations as to what&#8217;s happening with home prices in the Avery Ranch area.</p>
