      <description>Not everybody remembers to take their hose oif the exterior faucets before winter sets in.  Did you?

I'd bet the plumber will charge a couple of hundred bucks to come out and fix the cracked up in the crawl space of this home.
Winter and freezing weather require some preparation at your house.

      <title>Halloween in Georgetown, KY - TRICK OR TREAT</title>
      <description>Yup, the wife was at it again.  Weeks decorating for that one grand night.  Seems we must have had about 400 or 500 ghosts, goblins, super heroes, villains, cows and other various and sundry home made costumes come through.  Of course it helped that our rural subdivision held Trick or Treating on Saturday night and the nearby town didn't.  Lot's of additional visitors to the neighborhood.  Fortunately, we had plenty of Treats so we didn't see any Tricks.

      <description>This Lexington, KY homeowner decided he was an electrician and set out to prove he wasn't.  He succeeded.

He needed just a little more juice so he added a sub panel below the original panel.

Here's a view of the sub panel.  Notice the neutral and ground wires on the same bus bar in the sub panel.  Proper bonding and grounding is a problem issue for a lot of people.P

No strain relief clamps or bushings to protect the wires from the sharp edge of the box.

Cover plates on Junction Boxes?  Who needs them.
Homeowners can (and do) perform a lot of work themselves.  But, especially with electrical, they either need to make sure they really understand the whole concept or hire a professional electrician.
Electricity can kill you or burn down your house.
Know what you're doing or hire a real electrician.

      <title>Grow House at work</title>
      <description>Some grow houses need lot's of electricity to work.  This one didn't need any electricity.

Of course this house was just growing mushrooms on the ceiling and wall from a roof leak.  Beautiful 123 year old house not being taken care of very well.  Of course the new buyer hopes to do much better.

Ooops!  Time for a new water heater.  There isn't much of a reason for water to be UNDER a water heater except a leak.

On first look, I thought it was from the condensate drain next to the heater but the drain is lower than the floor and the stains indicate water is running down the control joint and then downhill into the drain.
Fortunately for this home owner, the water heater is still under warranty.

(video below)The radon pipe should slope downhill all the way to the ground so that condensation and rain water will go back to the ground.  The company that put the radon mitigation system in this Lexington, KY home obviously doesn't understand the concept.  (No, I won't name names)  The trapped (lowered) area is now full of water.  The manometer shows NO airflow through the system.  This Kentucky radon Mitigation system, video below, is sucking water in the trapped area, not removing radon laden air from below the slab.&lt;img src="https://activerain.com/image_store/uploads/2/0/2/9/2/ar133035867429202.jpg" style="float: right;margin:10px;"&gt;  The system is NOT removing any air from the ground under this home.

I don't inspect septic systems. Don't want to. Don't have a pumper truck.  Won't. If I'm doing a Kentucky Home Inspection at a home where there is supposed to be a septic system the client get's the below verbally and in the report.
=======================The house is reported to have a septic system. I don't know. Septic systems are excluded from the visual home inspection as the tank and drain field are buried and I don't possess the necessary equipment (pump truck) to properly empty the tank and inspect it. I recommend that you have the septic system fully inspected by a qualified septic system technician, to include emptying the tank. I do. Gave the agent the name and asked why.

The agent said something along the lines of "Remember that property you inspected back in November for X &amp;amp; Y. I missed one little block on the seller's four page disclosure that said there wasn't a septic system. Today the buyer found the straight pipe (i.e., poop going down over the hill onto the ground). There was no septic system. I'll be turning this in to my Errors &amp;amp; Omissions (E &amp;amp; O) provider."I looked at the listing detail from the local realtor association. (I keep a copy.) The listing agent had clearly stated that the sewer was a septic system. Guess the listing agent will be turning it in to their E &amp;amp; O provider also.Talked with the buyer. He said the his agent had told him that because it seemed the septic system was working fine, he didn't really need to spend the $300.00 to follow my advice to get the septic system inspected.
Whose advice did the client follow?  Yup, the one that meant he didn't have to spend any money, right now, anyway!Lot's of blame to go around for this one.A septic system can cost around $10,000, if not  more, to install.Glad to say: I'M NOT RESPONSIBLE FOR ADVICE GIVEN BUT NOT FOLLOWED!A septic system inspection, B 4 U Close, would reveal the lack of a septic system!

Can your heating and cooling breath like it's supposed too?  It will if you change your filters regularly.  Do YOU?
When I'm doing a Frankfort, Kentucky Home Inspection, I can't always get to the coils to see them, but I can almost always get my camera into the blower fan compartment to see what conditions are inside the unit.  The blades should be fairly clean.  When I can see the coils they should also look clean, kind of like the fins on your car's radiator.
Obviously, someone wasn't changing their filters on this unit.
This system isn't breathing very well.  Though a little heat leaked through.

Coils mostly blocked with crud.
The blower fan blades are covered with crud, reducing the energy efficiency.  The coil is mostly blocked with crud, mud, pet hair and whatever other components make up this crud.
It's possible to restore the systems energy efficiency by having an HVAC technician remove the fan and coils, clean them, and replace them.  BUT, it's likely to cost $400.00 to $500.00 to have this done.
My usual diagnosis:
The main blower fan blades are dirty which impedes the operating efficiency of the unit.  This has also usually allowed dust to come in contact with the wet air conditioning coils.  Wet plus dust equals mud on the coils equals coils being partially blocked.  I can't see the coils to verify this though.   I recommend that you have the heating and cooling unit serviced and cleaned (to include removal and cleaning of both the fan and the coils) by a qualified heating and air conditioning contractor.
Changing your filters on a regular basis is much easier and less expensive from both repair cost and energy cost standpoints.

You wonder about chimney guys and roofers?  Whose responsible for ensuring there's a saddle (aka cricket) behind wide chimnmeys to force the water running down the roof to go around the chimney instead of overrunning the chimney flashing and leaking into the house.

I can kind of understand it on old houses where they may not have "done it that way".
But the new technology and ideas for preventing roof leaks call for saddles behind wide chimneys.

Okay, we've all had the odd ball inspection companions.  You know, the cat that darts from room to room but never sticks around long enough to say hello; the dog that follows you way too close; that dog that wants to tear you a new one; even the pet bunny hopping around the house.
Today's companion was WAY different!
I walked around the corner of the detached garage to see:

AND, she wasn't alone.  Her cousin was right behind her.

      <description>The other day, during a Kentucky Home Inspection, I found this painted over water stain on the ceiling of the wall behind the toilet (visible in the ceiling of the closet on the other side of the wall from the toilet).

      <title>13 Years Later!</title>
      <description>The other day, I'm doing a Kentucky Home Inspection in Georgetown, KY on a 13 year old house.  The seller was home.  I asked her if there were any problems she was aware of before I got started.  She said, "the heating bills are a bit high but that's all".
Lot's of tall walls (vaulted ceiling) in the house: living room, entry way, kitchen, master bedroom, second bedroom.

13 years later, as she's looking at spending a couple of thousand dollars to have the tall walls insulated (and wondering how much lower her heating and cooling bills would have been over the last 13 years), she's thinking, "BUT IT WAS NEW, I DIDN"T NEED AN INSPECTION!"
The builder is long gone.
She had a choice.
a.  $300 or so for a new construction inspection.
b.  $2,000 for insulation and unknown extra heating and cooling costs.
I wonder if she still thinks new construction doesn't need an inspection!

      <title>Is the top of the Straw Open on your Kentucky Home?</title>
      <description>Did you ever play with a glass of water and a straw. Put your finger over the end of a straw and raise it. The water comes up with it. Let go of it and the water runs out.
Did you know your house drainage system also has a "top of the straw" that needs to be open for proper drainage. Plumber forgot to take the pressure test cap off the top of this plumbing vent pipe. No wonder everything drains slowly. It has to draw air from elsewhere.

Easy fix: break out the cap or cut off the top inch of pipe removing the test cap.

A lot of what we're  going to be talking about today is just like that seat belt in your car.  You hope you never, ever need it (and so do I), but when you're driving down the road  and say to yourself "Oh, my goodness, I think I'm going to have an  accident (actually most of us use a shorter two word phrase that starts  with OH!), it's way to late to reach for your seat belt. It already  needs to be in place or it won't do you any good.&lt;img src="https://activerain.com/image_store/uploads/3/1/2/9/9/ar130084619399213.JPG" style="float: right;margin:10px;"&gt;
There's  a lot of seat belts in your home: smoke detectors; anti-tip brackets on  kitchen stoves; carbon monoxide detectors; ground fault circuit  interrupters; arc fault circuit interrupters; guard rails; grippable  handrails on stairs; door locks; window sill heights; garage door opener  safeties; etc.
I want to make sure you are aware of all those seat belts and keep them buckled.

      <title>Do you have a home maintenance schedule?</title>

Do you have a Kentucky Home Maintenance Schedule?
You should, to maintain the value and comfort of your home.
Remember to conduct monthly and annual preventive maintenance checks to extend the longevity of the structure and the installed systems and components.
UPON TAKING POSSESSION:
After taking possession of a new home, there are some      maintenance and safety issues that should be addressed immediately. The      following checklist should help you undertake these improvements:
Change the locks on all exterior entrances, for      improved security.
Check that all windows and doors are secure. Improve      window hardware as necessary. Security rods can be added to sliding      windows and doors. Consideration could also be given to a security system.
Install smoke detectors on each level of the home.      Ensure that there is a smoke detector outside (or even inside) all      sleeping areas. Replace batteries on any existing smoke detectors and test      them. Make a note to replace batteries again in one year.
Create a plan of action in the event of a fire in your      home. Ensure that there is an operable window or door in every room of the      house. Consult with your local fire department regarding fire safety      issues and what to do in the event of fire.
Examine driveways and walkways for trip hazards.      Undertake repairs where necessary.
Examine the interior of the home for trip hazards.      Loose or torn carpeting and flooring should be repaired.
Undertake improvements to all stairways, decks, porches      and landings where there is a risk of falling or stumbling.
Review your home inspection report for any items that      require immediate improvement or further investigation. Address these      areas as required.
Install rain caps and vermin screens on all chimney      flues, as necessary.
Investigate the location of the main shut-offs for the      plumbing, heating and electrical systems. If you attended the home inspection,      these items should have been pointed out to you.

REGULAR MAINTENANCE
EVERY MONTH :
Check that fire extinguisher(s) are fully charged.      Re-charge if necessary.
Examine heating/cooling air filters and replace or      clean as necessary.
Inspect and clean humidifiers and electronic air      cleaners.
If the house has hot water heating, bleed radiator      valves.
Clean gutters and downspouts. Ensure that the gutters      &amp;amp; downspouts are secure, and that the discharge of the downspouts      moves the water far enough away from the foundation to prevent foundation      damage. Remove debris from window wells.
Carefully inspect the condition of shower enclosures.      Repair or replace deteriorated grout and caulk. Ensure that water is not      escaping the enclosure during showering. Check below all plumbing fixtures      for evidence of leakage.
Repair or replace leaking faucets or shower heads.
SPRING &amp;amp; FALL:
Examine the roof for evidence of damage to roof      coverings, flashings and chimneys.  Don't climb the roof unless      you're comfortable doing so.  at a minimum, use binoculars to examine      the roof covering.
Look in the attic (if accessible) to ensure that roof      vents are not obstructed. Check for evidence of leakage, condensation or      vermin activity. Level out insulation if needed.
Trim back tree branches and shrubs to ensure that they      are not in contact with the house.
Inspect the exterior walls and foundation for evidence      of damage, cracking or movement. Watch for bird nests or other vermin or      insect activity.
Survey the basement and/or crawl space walls for      evidence of moisture seepage.
Look at overhead wires coming to the house. They should      be secure and clear of trees or other obstructions.
Ensure that the grade of the land around the house encourages      water to flow away from the foundation.
Inspect all driveways, walkways, decks, porches, and      landscape components for evidence of deterioration, movement or safety      hazards that could cause you to trip and fall.
Clean windows and test their operation. Improve      caulking and weather-stripping as necessary. Watch for evidence of rot in      wood window frames. Paint and repair window sills and frames as necessary.
Test all ground fault circuit interrupter (GFCI)      devices.
Shut off isolating valves for exterior hose bibs in the      fall, if below freezing temperatures are anticipated.  NEVER leave a      hose connected to the exterior hose bib, especially frost free hose bibs,      in the wintertime.  It won't let the valve barrel drain &amp;amp; the      freezing water will crack the barrel.  Of course you won't know about      it until you turn the water on next spring!
Test the Temperature and Pressure Relief (TPR) Valve on      water heaters.
Test the toilets to ensure they're tight to the floor      and not leaking.  Check for signs of water around the base of the      toilet.  Straddle the toilet with the lid up.  Grip it with your      calves and try to wiggle it.  It shouldn't move.
Inspect for evidence of wood boring insect activity.      Eliminate any wood/soil contact around the perimeter of the home.
Test the overhead garage door opener, to ensure that      the auto-reverse mechanism is responding properly.  Visit DASMA's Garage      Door &amp;amp; Maintenance Guide if you're not sure what all needs      to be done.  Clean and lubricate hinges, rollers and tracks on      overhead doors.
Replace or clean exhaust hood filters such as the one      over the kitchen stove.
Clean, inspect and/or service all appliances as per the      manufacturer's recommendations. You might want to pull out the washer and      dryer to see what's fallen behind them.  You do have steel braided      water hoses for the washing machine, right?
ANNUALLY:
Replace smoke detector batteries.  The change to      or from Daylight Savings Time is a good time to do this.
Have the heating, cooling and water heating systems      cleaned and serviced.
Have chimneys inspected and cleaned. Ensure that rain      caps and vermin screens are secure.
Examine the electrical panels, wiring and electrical      components for evidence of overheating. Ensure that all components are      secure. Flip the breakers on and off to ensure that they are not sticky.
If the house utilizes a well, check and service the      pump and holding tank. Have the water quality tested. If the property has      a septic system, have the tank inspected (and pumped as needed).

Here's some duct tape on a plumbing vent pipe in the attic.  BUT, just in case it doesn't work, we'll slip the little red bowl under the joint to catch any water.

Here we see a T (serving a sump pump) taped into the main drain line.  I bet there is a least two rolls of tape wrapped around that joint.  No bowl needed.  Hey, any leakage will just fall down to the ground.

The things some people do!
The crawl space was all I had left to do at this morning's Nicholasville Kentucky Home Inspection, but I hadn't found the water heater yet.  The crawl space entrance was kinda small but I've found an occasional water heater in the crawl space.

Figured that's where I might find this one and I was right.

There it was, the bottom covered in dirt, rusting away.

Here's a closer look.  The ground is wet.  Water rusts metal.
How long do you think this 12 year old water heater has left before it's don't work so well anymore.
Yup, the serial number tells me it's 12 years old.  Serial number started with SE which, according to the manufacturer's website, Bradford White Corporation, makes it 12 years old.
Dig er out and start over!
We won't say anything here about the missing inspection sticker from the state plumbing inspector!
Funny thing is, the seller told the agent there shouldn't be any problems with the water heater as they just had it put in  a couple of months ago!
A 12 year old water heater just put in a couple of months ago.
Somebody is doing some wool pulling.
Maybe later I'll hear the tale of who!
