You get $8,000 Just for Buying a House!!

Most people who have not owned a home in the last three years qualify!

Really, there's not much to gripe about when it comes to the tax credit. The government handing you a check for buying a house you needed to buy anyway - that's a pretty cool opportunity….don’t ya think?

Here's the kicker - The Sellers KNOW you are getting up to $8,000 free for buying their house and they DON'T get one for selling it to you and buying their next place. Their loss, right? Wrong! Now more than ever, I am seeing sellers who WILL NOT budge. And the reason is…………….....yes, the BUYER’S tax credit.

Well, if the buyer is getting $8,000 and Sellers are not. They feel the Buyer can use that money to make up the price and closing costs and/or décor or home inspection repairs.

Let’s think about this………….

Sellers:

Just because they're making you an offer on a lower-mid end home does not mean they qualify for the credit. They may have previously owned or be married to someone who previously owned! So don't assume they get $8,000!

Even if they do qualify for it, that does not mean they have to take it. This is not a forced credit, they have to ask for it!

This is a tax credit - not a closing credit! They won't get that before closing to use and they won't get it until they amend their 2008 taxes or file their 2009 taxes, which will be next year!

And NO, the tax credit does not make your house WORTH $8,000 more! Yes, there are Sellers trying to do that!

Buyers:

Realize that you are indeed getting a government gift for buying a house. Maybe not now, but you will get it if you qualify and ask for it. So keep that in mind when eyeballing repairs, updates, and more.

Know that the seller knows about the credit too and they will use this as leverage if your offer "sucks" in their eyes.

Think this isn't common?

So keep in mind that you're getting a great tax credit for purchasing
but the Seller might be wanting to participate in the tax credit during your negotiations!

Children's Festival

Visitors to the Becky Hancock Realty booth at Fort Rucker's Children's Festival on April 4 got to paint their own birdhouses! If you're reading this, you are either making a move to Enterprise, AL or you live here (or around the Fort Rucker area) and you're looking for homes for sale. We know that a real estate search includes more than just the price of a home or the square footage. So we thought you'd be interested in seeing more of what Enterprise has to offer.

So click on over to the Becky Hancock Realty site and check out our new pages.

Like the Enterprise Alabama Parks page. The Enterprise Recreational Complex is a great place to hang out, let the kids play, walk the nature trails, or just enjoy the weather. And the weather sure is nice these days! We love the park and we have homes for sale nearby, so check our Enterprise listings or give us a call if living near the park seems like the ticket for you.

And we've worked hard to give you some good information on Enterprise Alabama Schools. On this page you will find a link to each school in the Enterprise City School district and if you follow the link you'll find a little info about each school. And a picture of the school. We know you're interested in knowing where your child will be attending school.

We've also added a directory of Enterprise Alabama and Fort Rucker area churches. Now, we may not have listed every single one (and there are lots) but we tried to give you a pretty good list.

We've gotten some very good new listings recently and we'd love to show you more about Enterprise Alabama real estate. So check out our site today, or better yet, give us a call. We're always happy to talk about our area! This is an annual event where all the local communities come out to show their appreciation for our military neighbors at Fort Rucker, Alabama. The communities of Enterprise, Andalusia, Daleville, Dothan, Geneva and Ozark join together to honor the contributions Fort Rucker, Alabama makes to the Wiregrass area of South Alabama.

Activities include a 5K run, a Motorcyle Poker Run, a softball tournament, golf, skeet shooting, and a BBQ dinner for Soldiers, their Families and all city citizen participants at Lake Tholocco on Fort Rucker. Is it a Buyer’s Market? All the national news seems depressing………ugh!

I had been telling folks that we were feeling it a little in the Enterprise, Alabama real estate market - new home prices are down some and that there are lots of homes on the market in the $225000 to $325,000 market (about 18 months supply based on the last absorption study I heard) but that homes are still selling and the market is good.

I have gotten some pretty low ball offers lately and I was beginning to questions my market data and found out some interesting facts. The house I had listed was on the market in the high $180’s and the offer was something like $164,900 or something silly like that so I thought I would “dig in” and see what was really going on.

I pulled up everything that has sold in the last 60 days in a price range of around $150,000 to $195,000 and discovered that the list price to sales price ratio was 98%. WOW!

Then I thought, I better pull out all the new construction, guess what, it was still 98%.

So, that means that Sellers aren’t having to take blood baths on the sales price like the national news was saying. Then I decided to look a little deeper.

This is what I found - during the last 12 months the number of homes that sold is down 12% over the same time frame the previous 12 months but the sales prices are up 2% and the time on the market is down 22%. During the last 12 months it took an average of 108 days to sell a house and the previous 12 months’ average was 132 days on the market. Now, the market area I took into consideration was Enterprise,Alabama, Daleville and New Brockton.

So, if the question is: Is it a Buyer’s Market?

I think my answer would be, not yet. Don’t know if it will be either and on the other hand, it isn’t a Seller’s Market either.

If you are looking for real estate in Enterprise, Alabama or the Fort Rucker area, give us a call at 334-347-6610. If you are thinking of moving to Enterprise and looking for homes for sale, we thought you might be interested in what our city looks like. In the next weeks and months, we'll show you around town.

We have to start with the Boll Weevil Monument.

You can probably guess that Enterprise, like much of southern Alabama, started as an agricultural community. (And we still love our farmers!) Cotton was the main crop for farmers in this area in the 19th century. But in 1915, about 60% of the cotton crop was destroyed by the Mexican Boll Weevil that had spread from Texas to Alabama. The farmers in the Enterprise area did not give in to the dire circumstances. Instead they switched to planting peanuts, and a mere two years later the farmers in this Coffee County harvested more peanuts than any other county in the country. That's enterprising thinking, if you ask us.

So in 1919, the people of Enterprise erected a monument in the center of town - yep, right in the middle of main street and a block away from the courthouse so no one could miss it. The inscription on the base of the monument is inscribed: "in profound appreciation of the boll weevil and what it has done as the herald of prosperity this monument was erected by the citizens of Enterprise, Coffee County, Alabama. "

All Enterprise school children are taught that the Boll Weevil Monument is a symbol of man's willingness and ability to adjust to adversity. We think that's a very good lesson to learn. After the March 2006 tornado destroyed school and heavily damaged the stadium, the game was a welcome symbol of the rebuilding process. Generous donations helped rebuild the stadium in time for football season, including a donation from Enterprise Rent-A-Car in the amount of $50,000 back in June.

We think that's a neat gift. The regional vide president of the Atlanta-based company said, "We share more than a name with this city. We've shared our community's pain these past few months, and we're proud to share its hopes for the future. This gift from our Foundation comes with good wishes from my company's more -than 65,000 employees and especially from those of us who call this community home."

An Enterprise High School football game would not be complete without the award winning Big Blue Band. And even though Mother Nature was not cooperating that night, the band, the football team and all of the fans showed a lot of heart by braving the thunderstorm.

Fort Rucker's heart was there too. As the game began, a UH-1 Huey flyover salute by the pilots from the Army Aviation Heritage Foundation brought tears to many people's eyes. Those helicopters were on hand to transport injured storm victims back in March and the citizens of Enterprise will always be grateful for their good neighbors.

Don't let all this storm talk fool you. There are many wonderful homes for sale in Enterprise right now.
