<p>When a homeowner has storm damage, one of the first questions is whether a roofer needs to be present when the insurance adjuster inspects the roof.</p>
<p>Some roofing companies make this sound like a courtroom trial. They knock on doors after a storm and tell homeowners something like, “You would never represent yourself in court, so you should not meet your adjuster without us.”</p>
<p>That is mostly a sales tactic.</p>
<p>A roofing contractor can be helpful during an insurance claim, but a roofer is not your attorney. A roofer is not your public adjuster. A roofer does not “win” your claim by arguing better than someone else.</p>
<p>In most roof insurance claims, the facts matter more than the sales pitch.</p>
<p>If the roof has covered storm damage, the evidence should support that. If the roof does not have covered damage, a roofer standing there during the inspection usually will not change the facts.</p>
<h2>Do I have to have a roofer represent me when an adjuster looks at my roof?</h2>

<p>Because fear sells.</p>
<p>After a hailstorm or windstorm, storm-chasing roofers often move quickly through neighborhoods. Some use high-pressure language to make homeowners believe the claim process is adversarial from the beginning.</p>
<p>The pitch usually sounds like this:</p>
<p>“You need us there.”<br />
“The insurance company will deny you if we are not present.”<br />
“You should never meet with an adjuster alone.”<br />
“We will represent you.”</p>
<p>That language is designed to create dependency.</p>
<p>A good roofer should not need to scare a homeowner into using them. A good roofer should be able to explain the roof condition clearly and honestly.</p>
<h2>Is it helpful to have a roofer at the adjuster meeting?</h2>
<p>Sometimes, yes.</p>
<p>A knowledgeable roofer may be able to point out visible storm damage, identify damaged roof accessories, explain unusual roof conditions, or help make sure the adjuster has access to all affected areas.</p>
<p>That can be useful.</p>
<p>But it is not always the most important part of the claim.</p>
<p>In many cases, a roofer can inspect the roof before the adjuster arrives. Or the roofer can inspect after the adjuster has written the estimate. If something legitimate is missing, it can often be addressed through photos, documentation, estimate review, or a supplement.</p>
<p>The adjuster meeting is not the only opportunity to get the scope right.</p>
<h2>What should a roofer actually do during a roof insurance claim?</h2>
<p>A roofer should help answer practical roofing questions:</p>

<li>Is there actual storm damage?</li>
<li>Is the damage from hail, wind, falling debris, age, wear, or poor installation?</li>
<li>What roof components were damaged?</li>
<li>Does the insurance estimate include the correct roofing materials?</li>
<li>Are flashing, vents, pipe jacks, ridge, starter, felt, drip edge, valleys, or other accessories properly included?</li>
<li>Are code or manufacturer requirements being considered?</li>
<li>Will the proposed repair actually restore the home properly?</li>
</ul>
<p>That is where a roofer adds value.</p>
<p>Not by acting like a courtroom attorney. By knowing roofing.</p>
<h2>What matters most in getting a roof claim approved?</h2>
<p>The facts and circumstances matter most.</p>
<p>A roof claim is usually not approved because someone gave a better speech. It is approved because the roof has covered damage and the scope of repair is supported by the condition of the property.</p>
<p>Important factors include:</p>

										<content:encoded><![CDATA[<h1>Mansard Roof Repair in Merriman Park Estates</h1>
<p>Mansard roofs are different from standard roof slopes. They are steep, highly visible, and much less forgiving when shingles are not installed correctly. A roof can look acceptable from the ground for a while, but if the shingles were not fastened properly, gravity eventually exposes the problem.</p>
<p>This project was in Merriman Park Estates, near Hyde Park Drive in Dallas 75231. I know this neighborhood well. My kids both attended Merriman Park Elementary, and Bert Roofing has worked on homes in this part of <a href="https://bertroofing.com/near-you/lake-highlands-tx/">Lake Highlands</a> for many years. <img loading="lazy" decoding="async" class="size-medium wp-image-29481 alignright" src="https://bertroofing.com/wp-content/uploads/2026/06/Lake_Highlands_Mansard_repairs_roof-300x300.jpg" alt="" width="300" height="300" /></p>
<p>A mansard roof is a steep, four-sided roof style with two slopes on each side, with the lower slope much steeper than the upper slope. For a broader architectural definition, see Wikipedia&#8217;s page on <a class="decorated-link" href="https://en.wikipedia.org/wiki/Mansard_roof?utm_source=chatgpt.com" target="_new" rel="noopener" data-start="342" data-end="401">mansard roofs</a></p>
<p>The home had a mansard section where the main issue was not <a href="https://bertroofing.com/impact-resistant-shingles/">storm damage</a> or simple age. The bigger problem was workmanship from a prior installation. The shingles had been high nailed, and there were not enough fasteners for this type of steep roof.</p>
<h2>What Went Wrong With the Mansard Roof</h2>
<p>On a standard laminated shingle, the nail zone matters. On a mansard roof, it matters even more.</p>
<p>A laminated shingle is made of more than one layer. The nail needs to pass through the correct nail zone so it catches both parts of the shingle properly. When the nail is installed too high, it may only catch part of the shingle. That is called high nailing.</p>
<p>High nailing is a common installation mistake. It can happen because the installer is moving too quickly, does not understand the product, or is simply not paying close attention. It is also a mistake that can be hidden. If a nail is too low, it is usually visible. If a nail is too high, the next course of shingles often covers it.</p>
<p>That is part of what makes this type of workmanship problem frustrating. A homeowner usually cannot inspect every nail on a roof. Even a contractor inspecting from the ground may not see it until the shingles start slipping or lifting. At some point, reputation and workmanship standards matter because the hidden parts of the roof matter just as much as the visible parts.</p>
<h2>Why Mansard Roofs Need More Care</h2>
<p>A mansard is essentially a very steep roof plane. On this project, the affected areas were the large east and west mansard sections. The south mansard was not included in this phase of work.</p>
<p>Because of the steep pitch, the shingles are fighting gravity more than they would on a normal roof slope. That changes the fastening requirements. In general, a mansard roof should have six nails per shingle at minimum. On this job, we used eight nails per shingle for extra holding power.</p>
<p>More nails alone do not solve the problem, though. The fasteners still have to be placed in the correct nail zone. Eight nails in the wrong place would still be wrong. The goal is not just more fastening. The goal is better fastening.</p>
<h2>The Solution</h2>
<p>For this project, we removed the affected mansard roofing and replaced it with a new roof system on the involved sections. The work included:</p>
<p>Tearing off and hauling away the old roofing and felt.</p>
<p>Inspecting the exposed roof decking.</p>
<p>Installing synthetic underlayment.</p>
<p>Installing ice and water shield where needed.</p>
<p>Installing new drip edge.</p>
<p>Installing starter shingles.</p>
<p>Installing Owens Corning Duration shingles in Onyx Black.</p>
<p>Installing matching ridge materials.</p>
<p>Using additional fasteners, with 8 nails per shingle.</p>
<p>Cleaning up the job and sweeping the yard with a magnet.</p>
<p>The shingle selected was Owens Corning Duration in black. Duration is a laminated architectural shingle, and it gives the mansard a clean, dimensional look that matches the style of the rest of the home better than a basic three-tab shingle would.</p>
<p>We did discuss other options. A single-piece shingle, GAF Slateline, can sometimes be better suited for a mansard from a mechanical standpoint, but it may not match the rest of the roof as well. On a visible mansard, appearance matters. The final choice balanced performance, appearance, and consistency with the existing roof.</p>
<h2>Why This Type of Roof Failure Matters</h2>
<p>This kind of repair is a good reminder that the shingle brand is only part of the roof. Installation quality matters just as much.</p>
<p>A good shingle installed incorrectly can fail early. A steep mansard section installed with too few nails or with nails above the proper nail zone is especially vulnerable. The shingles may start to slide, curl, lift, or separate. Once that starts, spot repairs may not be enough because the same fastening problem may exist across the entire affected section.</p>
<p>That is why we replaced the involved mansard sections rather than simply trying to patch a few loose shingles.</p>
<h2>Merriman Park Estates Roofing Work</h2>
<p>Merriman Park Estates has many older homes with details that require more care than a simple remove-and-replace roof. Mansard sections, low-slope transitions, older decking, mature trees, and prior repairs all need to be evaluated before deciding on the right scope.</p>
<p>For this <a href="https://bertroofing.com/gallery/#/showcases/309702">Hyde Park Drive project</a>, the important issue was not just replacing shingles. It was correcting an installation problem that should not have happened in the first place.</p>

<p>Some roof repairs are not about <a href="https://bertroofing.com/roof-repair-service/">replacing</a> an entire roof. They are about solving one specific weak point before it turns into a larger problem.</p>
<p>Bert Roofing recently completed a targeted roof repair on Tarleton Street in <a href="https://bertroofing.com/east-dallas-roofing-company/">East Dallas</a>, not far from St. John&#8217;s Episcopal School and the Burger Schmurger area on North Buckner. This was not a full roof replacement. The main issue was a rear roof section where the roof met a wall.</p>
<h2>The Problem: Wall Flashing That Had Reached Its Limit</h2>
<p>The rear roof section had step flashing along the wall, which is the correct basic method for protecting a roof-to-wall transition. However, the counterflashing had been installed on the outside face of the wall siding, then sealed and painted.</p>
<p>That is not the ideal construction. In a perfect setup, the wall flashing would be integrated behind the siding so water is directed properly onto the roof surface. But that is not always practical on older homes.<img loading="lazy" decoding="async" class="size-medium wp-image-29477 alignright" src="https://bertroofing.com/wp-content/uploads/2026/05/Tarleton_repair_roof_75218-300x300.jpg" alt="before &amp; after wall flashing 75218" width="300" height="300" /></p>
<p>In this case, the <a href="https://bertroofing.com/service/siding/">siding</a> material was brittle and not readily available for replacement. It behaved somewhat like older Masonite or a thin fiber-cement type siding. Removing it would likely have damaged the original wall material and created a larger siding problem.</p>
<h2>Why We Used an Exterior Counterflashing Detail</h2>
<p>Someone before us had used a similar method on this same wall. The concept was not necessarily wrong for the circumstances. The problem was that the old caulk and paint had been left too long. Over time, the sealant failed, the paint broke down, and the roof-to-wall joint became vulnerable.</p>
<p>For this repair, we removed the affected roofing in the rear section, <a href="https://bertroofing.com/blog/what-is-roof-flashing/">reflashed</a> the wall, installed new counterflashing, added a 1&#215;4 trim detail, caulked the exposed joints, and painted the repair area.</p>
<p>This was a practical repair for the conditions on this house. It was not the theoretical perfect wall-flashing detail, but it was the right solution when the siding could not be removed and replaced without causing more damage.</p>
<h2>Extra Protection With Ice and Water Shield</h2>
<p>Because this rear roof section was not especially large, we installed ice and water shield over the entire repaired roof surface instead of using standard felt underlayment. Traditional felt would have met the basic requirement, but full ice and water shield gave the repair area added protection. The roof section was the roofed with CertainTeed Landmark laminated shingles. This is a Class 3 IR Shingle.</p>
<p>The repair also included new drip edge, starter strip,<a href="https://www.certainteed.com/products/residential-roofing-products/landmark"> CertainTeed Landmark shingles,</a> and new ridge where needed. All job-related debris was cleaned up and hauled away. The signed repair scope described the work as a rear laundry room roof repair with full tear-off of the affected section, wall reflashing, ice and water shield, drip edge, starter, shingles, ridge, 1&#215;4 counterflashing, paint, caulk, and cleanup.</p>

										<content:encoded><![CDATA[<h1>Roof Replacement Near Peavy Road in East Dallas</h1>
<p>This recent <a href="https://bertroofing.com/east-dallas-roofing-company/">East Dallas</a> roof replacement was about as close to our office as a job can get. The home is located just off Peavy Road, only about a minute from Bert Roofing. That made the project convenient for scheduling, checking progress, and keeping an eye on the weather, which mattered quite a bit on this one.</p>
<p>The roof had reached the end of its useful life. During our inspection, we found exposed fiberglass in several areas of the shingles. That is usually not a storm-damage issue. It is a sign that the asphalt and granule surface have worn down over time.</p>
<p>That became an important part of the conversation with the homeowner.</p>
<h2>A Straight Answer About the Roof</h2>
<p>The homeowner had also talked with another roofing company. That company suggested the roof had storm damage and that insurance should pay for a replacement.</p>
<p>That is what most homeowners hope to hear. Nobody wants to pay out of pocket for a new roof if insurance might cover it. But age and normal deterioration are not covered perils under a standard homeowner&#8217;s insurance policy.</p>
<p>We told the homeowner what we saw: the roof was old, worn, and ready for replacement, but we did not see storm damage that would justify an insurance claim.</p>
<p>The insurance company later inspected the roof and came to the same conclusion. There was no storm damage to be found. The roof needed to be replaced because it had aged out.</p>
<p>That answer probably was not the most exciting one at the beginning, but it helped build trust. The homeowner appreciated that we were the only contractor who gave them a straight answer instead of telling them what they wanted to hear.</p>
<h2>Watching the Weather</h2>
<p>This project also required some scheduling patience. Dallas had very few dry days around the time we were trying to complete the work. With roof replacement, it is not enough to have a crew ready. We also need a workable weather window.</p>
<p>Once a roof is torn off, the house is temporarily exposed. We always take reasonable precautions, but starting a roof replacement with questionable weather is not worth the risk. On this project, waiting for the right window was part of doing the job correctly.</p>
<h2>Roofing System Installed</h2>
<p>For the new roof, the homeowner selected Owens Corning Duration shingles in Driftwood.</p>
<p>The project included:</p>
<p>Tear off and removal of the old roofing materials.</p>
<p>Inspection of the exposed roof decking.</p>
<p>Synthetic underlayment instead of traditional felt paper.</p>
<p>Ice and water shield in the valleys.</p>

<p>New starter shingles.</p>
<p>New ridge shingles.</p>

<p>Magnetic nail sweep after completion.</p>
<p>The material order also included Owens Corning RIZERidge hip and ridge shingles, <a href="https://www.owenscorning.com/en-us">Owens Corning</a> starter strip, synthetic underlayment, ice and water shield, 2&#215;2 drip edge, plumbing jacks, roof vents, turbine vents, and related roofing accessories.</p>
<h2>Custom Chimney Cap by Thompson Mathis Metal</h2>
<p>One of the better details on this project was the chimney cap.</p>
<p>We had <a href="https://www.owenscorning.com/en-us">Thompson Mathis Metal</a> fabricate a custom chimney cap for the home. The measurements were taken from the existing chimney, and the finished cap looked like it belonged there. It had the clean, custom-made look that is hard to get from a generic off-the-shelf piece of metal.<img loading="lazy" decoding="async" class="size-medium wp-image-29469 alignright" src="https://bertroofing.com/wp-content/uploads/2026/05/down-net_http20260521-150-hikqqa-300x300.jpg" alt="before after chimney cap 75228" width="300" height="300" /></p>
<p>Chimney caps are not always the most noticeable part of a roofing job, but they matter. A properly fabricated cap helps protect the chimney and gives the finished roof a cleaner appearance.</p>
<p>On this house, the new cap was a good example of a small detail making the whole project look more complete.</p>
<h2>Why This Project Stands Out</h2>
<p>This was not a complicated roof in the dramatic sense. It was a normal East Dallas roof that had simply reached the end of its life.</p>
<p>But that is exactly why it is a useful example.</p>
<p>Not every old roof is an insurance claim. Not every worn shingle is hail damage. Sometimes the honest answer is that the roof has done its job for many years and needs to be replaced.</p>
<p>For this homeowner, the straight answer mattered. We were close by, the project was convenient to manage, and once the weather gave us a workable opening, the roof was replaced with a solid Owens Corning system and a custom-fabricated chimney cap.</p>
<p>That is the kind of roof replacement we like to do: clear diagnosis, good materials, careful scheduling, and attention to the details that matter.</p>

<p>This particular home is a rental property owned by a long-time customer. Over the years, we have handled smaller roof repairs and maintenance items for this owner on this property and several other properties in the same general <a href="https://bertroofing.com/east-dallas-roofing-company/">East Dallas</a> area. That kind of relationship is common in our business. Not every roofing job starts as a full replacement. Many start with small repairs, maintenance calls, leak checks, or storm-related inspections. Eventually, when the roof reaches the end of its useful life, the owner already knows who has been maintaining the property.</p>
<h2>The Existing Roof and Old 1x Plank Decking</h2>
<p>The existing roof had reached the point where replacement made more sense than continued repair. Like many homes built in this part of Dallas, the roof had old 1x plank decking underneath the shingles.</p>
<p>Older plank decking is common on homes from this era. It can work fine for many years, especially with older roofing materials. However, it is not always suitable as a direct nailing surface for a modern asphalt shingle roof. The problem is not just age. The issue is consistency.</p>
<p>Modern shingles need a solid, continuous deck. Old 1x planks often have gaps between the boards. Some boards split. Some move. Some no longer hold nails well. Once the old roof is removed, those conditions become much easier to see.</p>
<p>On this project, the old plank decking was not a good enough surface for a new roof system by itself. Rather than trying to install the new roof directly over an inconsistent deck, we overlaid oriented strand board, commonly called OSB, over the existing planking. That gave the new roof system a cleaner, more consistent, and more reliable nailing surface.</p>
<p>This is one of those details that matters more than most homeowners realize. A roof is only as good as what it is fastened to. If the shingles are installed over weak, split, or widely spaced decking, the new roof can have problems even if the shingle itself is a good product.</p>
<h2>Why We Overlaid OSB</h2>
<p>Overlaying OSB over old plank decking is not done just to make the job look better. It serves a practical purpose.</p>
<p>The OSB creates a continuous deck surface. That helps with nail placement, fastening strength, and overall roof performance. It also helps avoid fastening into gaps between old planks. On a rental property, that is especially important because the owner is usually looking for a durable, practical roof system rather than a cosmetic short-term fix.</p>

<p>This approach also avoids unnecessary removal of all the old planking when the structure does not require it. The existing planks remain in place, and the OSB creates the proper surface for the new roofing system. It is a sensible solution when the old plank deck is structurally serviceable but not suitable as the direct substrate for new shingles.</p>
<h2>TAMKO Heritage Shingles in Rustic Hickory</h2>
<p>For the new roof, we installed <a href="https://www.tamko.com/heritage?utm_source=chatgpt.com">TAMKO Heritage shingles</a> in Rustic Hickory.</p>
<p>TAMKO is not the brand we install most often, but it is not a small or obscure manufacturer.<a href="https://bertroofing.com/blog/tamkopro-contractor/"> TAMKO</a> has been in the roofing industry for a long time, and Heritage is one of their established laminated asphalt shingle lines. In the Dallas market, we more commonly install products from GAF, Owens Corning, and CertainTeed, but TAMKO remains a legitimate roofing manufacturer with broad distribution.</p>
<p>Rustic Hickory is a warm brown color with some variation in tone. On this house, that made sense. The home has a traditional East Dallas rental property look, and the color works well with the exterior without making the roof look overly dark or overly busy.</p>
<p>For many rental properties, the best roof is not necessarily the most expensive roof. The better decision is usually a practical system that is installed correctly, uses a solid deck, has proper accessories, and will hold up with normal maintenance. That was the goal here.</p>
<h2>A Practical Roof Replacement in East Dallas</h2>
<p>This was a straightforward project, but not a simple shingle swap. The decking issue was the key part of the job. Installing new shingles over old, unsuitable plank decking would have been the wrong shortcut.</p>
<p>By overlaying OSB and then installing a complete new roof system with TAMKO Heritage shingles, the property now has a better foundation under the roof and a finished product that fits the house and the owner&#8217;s needs.</p>

<p>Recent install in <a href="https://bertroofing.com/near-you/university-park-tx/">University Park</a> Texas of a small TPO Roof. Project was near Bryn Mawr and Preston in 75225.</p>
<p>The project included tearing off the old system, inspecting and repairing the wood deck, mechanically attaching an insulation system of ISO with appropriate slope, fully adhering a <a href="https://bertroofing.com/blog/tpo-roof-in-university-park-tx/">60 Mil GAF Everguard TPO</a>, adding custom metal edge, and covering that metal edge with TPO Seam Tape.</p>
<p>Bert Roofing fills a void for homeowners. TPO is predominately used by large commercial roofers. They have little to no interest in a small residential job. Most Residential Roofers have little knowledge and experience installing these roofs. Bert Roofing serves this market with both knowledge and experience. Bert Roofing is one of the few contractors in Texas Licensed by <a href="https://www.rcat.net/">RCAT</a> for both Commercial and Residential. We are also a GAF Preferred Contractor.</p>
<p>Good To Know &#8211; Homeowner should be careful. Despite lack of knowledge and experience, most Residential Contractors offer to sell anything you want. They shouldn&#8217;t.</p>
<p>TPO is often referred to as a flat roof. It is more appropriately referred to as a low sloped roof system. Shingles are the most common steep sloped roof system. The word &#8220;slopped&#8221; is in both. Really should not be flat.</p>
<h2><strong>Height Limits and Low-Slope Roofs in University Park</strong></h2>
<p>Many homes in University Park, and often in <a href="https://bertroofing.com/near-you/highland-park-tx/">Highland Park</a> as well, have local height limits that affect how the roof is designed. To stay within those limits, builders sometimes reduce the overall height of the structure by flattening the very top section of the roof. From the street, the home may appear to have a steep, traditional sloped roof over most of the structure. However, near the peak, there may be a smaller low-slope or nearly flat roof section that is not very visible from the ground.</p>
<p>This design is usually intentional. It allows the house to keep the look of a steep residential roof while still complying with local building codes and neighborhood height restrictions. On this University Park project, that upper low-slope section required a different roofing approach than the main shingle roof. Shingles are not designed for very low slopes, so a TPO roofing system was the better choice for that area.</p>

										<content:encoded><![CDATA[<h1>Preston Hollow Roof Replacement With CertainTeed ClimateFlex Shingles</h1>
<p>This project was on Eudora Drive in <a href="https://bertroofing.com/roofing-contractor-preston-hollow-dallas/">Preston Hollow</a>, just off St. Michael&#8217;s and near Royal Lane in <a href="https://bertroofing.com/dallas-roofing-contractor/">Dallas.</a> It is a very recognizable part of Dallas, with older homes, mature trees, and a lot of properties where the details matter.</p>
<p>The <a href="https://bertroofing.com/services_products/">roof was replaced</a> as part of the sale of the property. We were hired by the buyers, who contacted us before closing and started by using our online roof estimating tool. That tool is not a substitute for an inspection, and it is not perfect on every house. In this case, though, it was very close to the final project price.</p>
<p>That helped set expectations early. Once we inspected the roof and confirmed the details, the project moved into a full roof and gutter replacement.</p>
<h2>A Sealed Attic Changed the Shingle Choice</h2>
<p>The most important technical detail on this house was not visible from the street.</p>
<p>Most of the home has a sealed attic system, with spray foam insulation applied to the underside of the roof deck. That changes the way the roof assembly should be handled.</p>
<p>A sealed attic is normally an unvented assembly. You do not simply add standard attic ventilation to that portion of the house, because it can work against how the system is designed to perform. The roof deck, the insulation, the shingle system, and the manufacturer&#8217;s warranty all need to be considered together.</p>
<p>There were a few exceptions on this property. The open-air screened porch area and garage were not part of the sealed attic system. Those smaller roof sections used traditional ventilation where appropriate. But the main roof had to be treated as a foam-deck installation.</p>
<p>That is one reason we used <a href="https://www.certainteed.com/products/residential-roofing-products/landmark-climateflex">CertainTeed Landmark ClimateFlex,</a> a Class 4 impact resistant shingle. CertainTeed is one of the better fits for this type of roof because they place relatively few limitations on shingle installations over sealed, foam-insulated roof decks.</p>
<p>This is not just a product preference. On homes like this, the right shingle is the one that fits the structure.</p>
<h2>Deck Repair Over Spray Foam Insulation</h2>
<p>There was also a small area of bad decking that needed to be replaced. Deck replacement is common in roofing. We replace damaged decking regularly when old wood is soft, rotted, or no longer suitable for fastening new shingles.</p>
<p>What was less common on this project was the spray foam insulation attached to the underside of the roof deck.</p>
<p>When we removed the damaged wood, we expected at least some of the foam insulation to come off with it. In some cases, that can turn a small deck repair into a more involved repair because the roof deck and insulation are tied together as part of the sealed attic assembly.</p>
<p>That did not happen here. We were able to remove the rotted decking and install new wood without disturbing the existing foam insulation below it. That was a good result, and frankly a little better than expected.</p>
<p>It is a small detail, but it is the kind of detail that matters on a home like this.</p>
<h2>Roof and Gutter Replacement</h2>
<p>The <a href="https://bertroofing.com/roofing-services-products/">new roof</a> was installed using CertainTeed Landmark ClimateFlex in Weathered Wood. The system included synthetic underlayment, ice and water protection, new starter shingles, hip and ridge shingles, flashing details, and new roof accessories.</p>
<p>We also replaced the gutters. That made a noticeable difference in the final appearance.</p>
<p>On a home with this profile, a new roof with old gutters can look unfinished. Replacing both at the same time gives the exterior a cleaner, more complete look and avoids having to come back later to address the same roofline.</p>
<h2>Why This Project Stands Out</h2>
<p>At first glance, this was a straightforward Preston Hollow roof replacement. But the sealed attic system made product selection more important than usual.</p>
<p>Foam-insulated roof decks are becoming more common, especially on remodeled or upgraded homes. They can work well, but they need to be understood before the roof is replaced. A roofer should not treat every attic the same way.</p>
<p>On this project, the right approach was to use a shingle system compatible with the sealed attic, avoid adding ventilation where it did not belong, replace the small area of bad decking carefully, and finish the exterior with new gutters.</p>
<p>That is the difference between simply replacing shingles and installing a roof system that fits the house.</p>

<p>That is always a good sign. Roofs are not something homeowners replace often. If a customer calls the same roofing company more than two decades later, it usually means the first job held up and the relationship was handled the right way.</p>
<p>This home is in the 75218 area, near Peavy Road, Cayuga, Northcliff, and Lake Highlands Baptist Church. It is also close to our office, which makes this kind of project a good example of the local East Dallas roofing work Bert Roofing has done since 1988.</p>
<h2>Roof Damage From a Tree Fall</h2>
<p>The reason for this roof replacement was not simply age. The roof had storm-related damage after a tree fall and high winds. Tree damage can create several issues at once. There may be obvious impact damage where limbs hit the roof, but there can also be hidden problems around the decking, shingles, flashing, gutters, or roof accessories.</p>
<p>In this case, we worked with the homeowner and the insurance process for the tree fall damage. Insurance claims involving trees can be more complicated than a straightforward hail claim because the damage is often concentrated in certain areas, while the rest of the roof may also have age, wind damage, or collateral issues that need to be evaluated.</p>
<p>A 22-year-old roof has already given the homeowner a long service life. Once a roof reaches that age, shingles are usually more brittle, repairs become less dependable, and matching the existing shingles can be difficult or impossible. Replacing the roof made more sense than trying to patch isolated areas.</p>
<h2>Replacing a Roof We Installed 22 Years Earlier</h2>
<p>One detail that made this project stand out is that Bert Roofing had installed the prior roof 22 years earlier. That previous roof was an Elk shingle roof. Elk was later acquired by GAF, so the roofing market and product lines have changed since that original installation.</p>
<p>Twenty-two years is a solid lifespan for a composition shingle roof in Dallas. North Texas roofs deal with heat, UV exposure, wind, hail, tree coverage, and sudden weather swings. In older East Dallas neighborhoods like Old Lake Highlands, tree coverage can be both a benefit and a problem. Large trees help shade a home, but falling limbs and debris can shorten the life of a roof or create sudden damage.</p>
<p>The fact that the old roof lasted more than two decades gave the homeowner a strong return from the original installation. When it was time to replace it, we were glad to be called back.</p>
<h2>Owens Corning Duration in Onyx Black</h2>
<p>For the new roof, the homeowner selected Owens Corning Duration shingles in Onyx Black. Duration is one of Owens Corning&#8217;s most popular architectural shingle lines. It is a laminated shingle with a heavier, dimensional appearance than a basic 3-tab roof.</p>
<p>One of the main features of Owens Corning Duration is the SureNail nailing strip. This reinforced nailing area helps create a more consistent fastening zone during installation. <p>We completed this roof replacement in <a href="https://bertroofing.com/near-you/roofing-duncanville-tx/">Duncanville</a> near US-67 and the I-20 corridor in the fall of 2025. This was not an insurance job. <p>That is a fairly common pattern for us outside of East Dallas. We are not heavily marketed in Duncanville, but we do take on select projects when there is a connection or proximity to our existing work.</p>
<h2>Project Overview</h2>
<p>This was a full roof replacement on a single-story home with an additional detached structure.</p>
<ul>
<li>Approximately 46–47 squares total</li>
<li>Laminated architectural shingles</li>
<li>Weathered Wood color</li>
<li>Class 3 impact-resistant system</li>
<li>Detached shed included in scope</li>
</ul>
<p>We installed a complete system, not just shingles. That included synthetic underlayment, ice and water shield in the valleys, new drip edge, updated ventilation, and proper flashing details.</p>
<h2>What We Noticed</h2>
<p>Nothing unusual structurally, but a couple of details worth pointing out.</p>
<p>The property had an enhanced ridge detail that was done correctly. That is something we pay attention to. Too often ridge caps are cut from 3-tab shingles, which is not how these systems are designed to be installed.</p>
<p>Gutters were not part of this scope, and there was some typical wear there, but nothing that impacted the roof system itself.</p>
<p>Overall, this was a straightforward replacement done the right way.</p>
<h2>Installation Approach</h2>
<p>Our focus is always on proper installation, not shortcuts.</p>
<p>On this project, that meant:</p>

<p>There has been recent hail activity in the Duncanville area, including along the US-67 and I-20 corridor.</p>
<p>Based on the storm path, this roof will need to be checked again.</p>
<p>Hail damage in North Texas is not always obvious and is often inconsistent from one street to the next. Even a newer roof can be affected depending on hail size and exposure.</p>
