Instead of constantly heating water in a stored tank, tankless units only heat water as you need it. Turning on your hot water triggers an electric or gas-powered heat exchanger that quickly heats the water to your preset temperature. There are point-of-use models that only operate one or two fixtures, or whole-house units that take care of all your water heating needs. Point-of-use models are small and can be mounted under a cabinet or in a closet. Whole-house units are also wall mounted, &lt;STRONG&gt;saving valuable floor space.&lt;BR&gt;&lt;BR&gt;&lt;/STRONG&gt;&lt;/FONT&gt;&lt;/P&gt;
&lt;P&gt;&lt;/FONT&gt;Plus,&amp;nbsp;the goverment&amp;nbsp;has been offering&amp;nbsp;&amp;nbsp;up to &amp;nbsp;a 30% federal tax credit. There are more and more manufactures entering the market with different models. The major manufactures are Noritz, Rinnai, Bosch, Takagi, Navien, Quietside and Eternal Hybrid.&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;As with everything there are pros and cons.&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;&lt;U&gt;PROS-&lt;/U&gt;&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;Endless hot water since there is no tank to run of hot water. &lt;BR&gt;That is important if you want to take a bath and have hot water left over.&lt;/P&gt;
&lt;P&gt;Saves Energy, Very efficient and staying efficient. Some Tankless Water Heaters are now up to amazingly 98% efficient, meaning that only 2% of the energy is wasted and not used for heating the water. &lt;/P&gt;
&lt;P&gt;Clean hot water. That is important if you use hot water for cooking or other uses besides showering. Water in the tank water heater is prone to bacteria growth, rust and sediments that are unhealthy.&lt;/P&gt;
&lt;P&gt;High Capacity. If sized right multiple people can take showers at the same time and not to worry about cold showers, very important if you get to take shower after everyone else, especially if you have teenagers at home.&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;&lt;U&gt;CONS - &lt;/U&gt;&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;- Higher initial Cost is mainly due to higher installation cost although with some newer condensing models the installation is becoming easier and less costly.&lt;/P&gt;
&lt;P&gt;- Need Electricity to run. Electricity is used to control the heating process, not the heating. The computer that controls the valves and the heating can be run on a backup battery system if desired at additional cost. This is usually not a con.&lt;/P&gt;
&lt;P&gt;- Minimum flow rate needed. Tankless Water Heaters need a minimum flow to operate, usually .05 Gallon per minute (GPM). That is you cannot have the faucets just trickling hot water when brushing or shaving, a bad idea anyway, wastes too much water.&lt;BR&gt;&lt;BR&gt;- Some people find with the tankless water heater is that there is no heat transfer to the piping, so you may have to run a faucet for a little longer than you would with a conventional tank.&lt;/P&gt;

&lt;p &gt;&lt;br /&gt;
&lt;strong&gt;The most important rule of thumb&lt;/strong&gt;: Don’t Put Anything In The Garbage Disposal That Is Not Biodegradable Food. A garbage disposal is not a trash can; it’s for food scraps only. Non food items can damage both blades and the motor.  I can't tell you the crazy  things I have found in garbage disposals...cigarette butts, glass, plastic, paper towel.   When in doubt, throw it out!&lt;br /&gt;
&lt;br /&gt;
Here are some common mistakes that people make:&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Overloading:&lt;/strong&gt;  Feed your  garbage disposer a little bit at a time. If you shove a whole bunch of stuff in there at once, it could clog the blades or burn out the motor. &lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Running it dry:&lt;/strong&gt; When you use your garbage disposer, always run some cold water at the same time. This will keep the motor from overheating. Continue to run cold water down the drain for at least a minute after you turn the diposer off. This will clean off the blades. Don’t use hot water when grinding food waste. Hot water will cause grease to liquefy and accumulate, causing drains to clog.&lt;br /&gt;
&lt;br /&gt;
- &lt;strong&gt;Too Much Grease&lt;/strong&gt;: Don’t pour grease, oil or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability as well as clog drains. When it cools, it will congeal and clog the blades and the motor. It's also smelly. &lt;br /&gt;
&lt;br /&gt;
- &lt;strong&gt;Dumping in the wrong stuff&lt;/strong&gt;: Try to avoid putting foods that have a lot of fiber into the garbage disposer. These foods tend to clog up the works. Avoid onion skins, chives, celery, carrot, corn husks, artichokes and potato skins, at least in large doses. &lt;br /&gt;
&lt;br /&gt;
- &lt;strong&gt;Don’t put expandable foods&lt;/strong&gt; into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.&lt;br /&gt;
&lt;br /&gt;
-&lt;strong&gt;Avoid putting coffee grounds&lt;/strong&gt; down the garbage disposal. They won’t harm the garbage disposal and they’ll actually help eliminate odors. However, they can accumulate in drains and pipes, causing clogs. Best to avoid.&lt;br /&gt;
&lt;br /&gt;
- &lt;strong&gt;Don’t use harsh chemicals like bleach or drain cleaners&lt;/strong&gt;. They can damage blades and pipes. Borax is a natural sink cleaner and sanitizer that effectively works on odor-causing mold and mildew that accumulates in garbage disposals.&lt;br /&gt;
&lt;br /&gt;
- &lt;strong&gt;Do grind&lt;/strong&gt; certain hard materials such as small chicken and fish bones, egg shells, small fruit pits, etc. A scouring action is created by these particles inside the grind chamber that cleans the garbage disposal’s walls. Grind peelings from citrus fruits such as lemons or oranges to freshen up drain smells.&lt;br /&gt;

&lt;p&gt;If you’ve ever had basement flooding then you realize what a nightmare it can be. Even if you don't store anything on your basement floors, flooding, water damage or even just a damp wet basement can be seriously damaging to your home and can be a risk to your health if left unattended. So how do you prevent basement flooding?&lt;/p&gt;
&lt;p&gt;A flooded or wet basement can happen in a number of ways, most often it is caused by excessive rain storms that flood the area and the pipes and drains can not handle the flow. During spring thaws we see it when the snow melts too fast. If you have two sewer systems interconnected, they may not be able to handle heavy water flows. &lt;br /&gt;
&lt;br /&gt;
Basically flooding will occur when there is more water than the ground can handle and it finds its way into your basement. It's also possible backups can also be caused by events not related to storms or flooding. Individual service lines can be plugged by grease, waste, tree roots, breaks in the pipe, or saturated ground.&lt;/p&gt;
One of the first things you want to check on your property, is that the &lt;strong&gt;gutters are clean and functioning properly&lt;/strong&gt;. Water must be able to flow freely through the gutters and directed away from the basement. If they aren’t cleared out on a regular basis the water gets backed up and will pool below the gutters, often near your basement which causes flooding. &lt;br /&gt;

&lt;p&gt;&lt;strong&gt;If you don’t already have a sump pump&lt;/strong&gt; installed in your basement you should look in to having one installed. Sump pumps remove water that forms in the basement and drain it in to an area where it won’t cause much damage. When it becomes full, it will pump the water out and away from the building. Also a dehumidifier won't do anything about the flooding but will help keep the air dry and absorb some of the moisture and ordors in a damp basement. We like to use a drain tile system with a sump pump to eliminate seepage water in basements. &lt;/p&gt;

&lt;P&gt;Traditional drain cleaners are typically&amp;nbsp; bad stuff. If we read the directions on most of the labels, it'll no doubt say “&lt;EM&gt;Open carefully. Do not squeeze bottle. Avoid splashing. Clean up spills at once. Keep hands, face, children and pets away from drains while using…” &lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;If this stuff is so nasty,&amp;nbsp; who is warning the fish and the ducks and the beavers who might be living, swimming, and eating in the water somewhere downstream from our newly opened drain?&lt;/P&gt;
&lt;P&gt;They are usually caustic, sometimes can&amp;nbsp; burn&amp;nbsp; through rubber gloves, and can be extremely toxic. There are alternatives that are as effective, cheaper, and safer for humans, pipes, and the environment. &lt;/P&gt;

&lt;P&gt;Many people think the harder they push/plunge down, they can force the clog through and out. Experts say that the plunger works best on the suction (up) cycle as opposed to the pushing (down) cycle. It's easier to pull the clog free from the drain than it is to push it through the drain: once the clog has budged, it's more likely to be broken up, but shoved further into the drain, it may just pick up more detritus and become more firmly lodged in the pipe. &lt;/P&gt;

&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;BR&gt;

Many experts advise not to use boiling water if the pipes are PVC, but a temperature just short of boiling should be OK. Many kitchen slow running drains are often caused by a build up of grease and really hot water will dissolve and move it and any food particles caught in it down and out. 
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Another solution for a minor clog – one where some water is still getting through – is to dissolve &amp;#189; cup of salt in 4 quarts of water and heat to just short of boiling. Pour it slowly down the drain.&lt;/P&gt;
&lt;P&gt;A cup or so of dry baking soda poured down the drain followed by that hot water will also clear some stoppages.&lt;/P&gt;
&lt;P&gt;The KING&amp;nbsp; of homemade drain cleaners is baking soda and vinegar. You pour a cup of baking soda into the drain and then follow it with a cup of white or apple cider vinegar. It will foam up and fizzle like crazy. Let it work for an hour or more then flush it with about a gallon of very hot water. &lt;BR&gt;&lt;BR&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN style="COLOR: #3ce509"&gt;&lt;STRONG&gt;&lt;FONT size=3&gt;GO GREEN&lt;/FONT&gt;&lt;/STRONG&gt;&lt;/SPAN&gt;&amp;nbsp;- - &lt;A href="http://www.ecos.com/earthenzymes.html" target=_blank&gt;ENZYMES are green&lt;/A&gt; and friendly. There are some commercial drain cleaners that use enzymes or bacteria rather than lye or acids and are eco-friendly. The enzyme cleaners (&lt;A href="http://www.ecos.com/" target=_blank&gt;Earth Friendly&lt;/A&gt; is one brand) are supposedly not as effective as bacterial cleaners such as&lt;A href="http://www.drainbo.com/" target=_blank&gt;Drainbo&lt;/A&gt;. Drainbo&amp;#174; offers quality products that are all natural, nontoxic and 100% safe to the environment.&lt;/P&gt;
&lt;P &gt;&lt;BR&gt;Most of these methods must be allowed to work for a long period of time, usually overnight, but the bacterial cleaners supposedly sprout colonies of bacteria within the pipes,&amp;nbsp; trillions of tiny, naturally occurring, living microorganisms that use organic waste as their food and energy source. Used regularly, will continue to eliminate grease and the oily or waxy ingredients in shower gels and shampoos. &lt;BR&gt;&lt;/P&gt;
