Yes, email list marketing is still around and doing well, even though there have been a ton of online marketing developments over the years. There’s no doubt whatsoever that you can make excellent money from your email list, but you need to have done some things right before that happens.

What follows is a discussion of some tips you can use in your email marketing for better responses. So for example if you’re using the word click here in your email, it’s not a problem because it won’t get the spam filters alert.

But still, it always makes sense to double check your email for any dangerous words that might get your email blocked.

Add an Unsubscribe Link

It’s amazing to still see emails from marketers who do not have a link at the bottom for unsubscribing.

Of course it’s impossible to know why, but maybe they’re afraid they will lose subscribers if they do offer an unsubscribe link. One thought is that if your emails are providing good content, then few people will want to unsubscribe.

However, it is mandated by law in the US that an unsubscribe link be offered in each email. What’s more, if anyone does want to leave a list, the unsub link has to allow them to opt-out right away. One approach used by many is the double optin requirement, and the line of thinking is that only those who truly want to be on your list will subscribe.

Offer Something Free

One time-tested approach is to offer an ‘ethical bribe’ or a free ebook or video to subscribe. It’s almost always a good idea, and acceptable, to use the word “free” with list building simply because it still works. There are other methods for building a list, but if you’re new this method will be the best one to start with.

Using the double optin approach also makes people type in a valid email address before the get your offer. No need to be concerned about people refusing the double optin, it is the standard in the email marketing industry and widely accepted by net users. What’s more the double optin will act as a line of defense should you ever be accused of spam email marketing.

Stay in Regular Contact

Of course you never want to stop emailing them after the initial giveaway, so you’ll continue to engage in relationship marketing and continue to contact them. Keeping in a regular contact will help to build trust and a positive relationship.

If you want your emails to get read, then you must give them what they want in the way of content. Most email software has preview panes, so they’ll be able to get a quick glance if they want. You have to make sure you don’t let go of any opportunity to increase the open rate of your emails.

Nothing is unimportant, and the subject line and first few paragraphs are critical.

1. Clarify your primary objective.
Consider your primary business objective, and then ask yourself, “How does my real estate marketing program support this objective?” If you can’t answer the question, you’ve got work to do. If you have a rough idea, you need to refine it.

Without a primary business and marketing objective, you’re shooting arrows at random targets. Your chances of success will improve if you shoot arrows at the same target.

Is your primary objective to double your number of clients over last year? To venture out on your own? To increase the size of your farm area? Whatever the objective, you need to define it … on paper and in your mind. Only then can you develop a real estate marketing program to support it.

2. Set achievable goals.
Incremental goals will give you something to work for (and achieve) along the path to your overall goal. Looking at your main goal from step 1, make a list of smaller individual goals needed to reach the “big one.”

Be realistic and specific when setting your goals. Instead of saying “I want to grow my business during the first part of the year” … say “I want to gain seven new clients by March 20th.”

Be specific, and you’ll know exactly what you need to do. Be realistic, and you’ll have a better chance of accomplishing the goal — and enjoying the boost in morale that comes from it.

3. Learn something new.
Learn something new several times throughout the year. Learn a new technology that can help you work smarter. Learn something new about your farm area and the people in it. Learn a new real estate marketing tactic.

Combine these lessons with the incremental goal-setting from step 2 above. For example, maybe you’ll set a goal to learn about one new technology per quarter — websites in February, digital cameras in May, real estate blogs in August, etc.

4. Take notes (or better notes) on each client.
Perhaps you’ve heard that referrals account for the majority of real estate business. It’s true, but only if you make follow-up part of your real estate marketing program. Nothing produces referrals like great service and proper follow-up.

Taking notes about your clients makes the follow-up process easier and more effective. Keep a file on each client, and refer to it for specific information you can apply to follow-up emails and letters. Nothing makes people feel special like being remembered!

5. Buy a book (and read it).
To improve your real estate marketing, you must become a student for life. Every year, try to read at least one new book about real estate marketing.

6. Get motivated … again.
Repetition can weaken your motivation. So as you move forward with your real estate marketing, revisit your reasons for becoming an agent in the first place. What were your dreams then? What attracted you to the real estate profession?

Remind yourself of those reasons. Keep them in mind always. The dream justifies the routine — sometimes you just have to remind yourself what the dream was in the first place

7. Look backward while planning forward.
You probably won’t have success in real estate marketing until you’ve had one or two failures. It’s part of the learning process. And that’s okay, as long as you learn something from your mistakes. So as you move forward with your marketing, take a moment to look back. What have you learned? What has worked for you, and what hasn’t?

8. Improve one thing about everything.
Make it a point to improve at least one thing about everything. In other words, find a way to improve each part of your real estate marketing. If you have a website, add some helpful new content, or strive for better search engine visibility. If you use direct mail, build a stronger offer for your postcards.

9. Ask for help.
Real estate marketing can be a lot of work. So don’t try to carry it all by yourself. That’s a short road to exhaustion. Ask for help when and where you need it. That might mean hiring a professional for certain parts of your marketing, or seek help from a marketing-minded colleague.

10. Reward yourself.
Got a new client as the result of a direct mail campaign? Treat yourself to a nice dinner. Heck, order an expensive bottle of wine while you’re at it. Don’t be shy about celebrating your success. If you work hard and gain something as a result of that hard work, you deserve a reward.

Achieving goals without being rewarded will reduce your motivation to achieve similar goals in the future. So break out the bubbly once in a while. It’s okay. Really!

Conclusion
Don’t feel like you have to apply all ten of these tactics to your real estate marketing. Just pick the ones you think apply to you the most, or the ones you can best accomplish. The point is to improve the individual parts of your real estate marketing program in order to strengthen the program as a whole.

Marketing for Realtors is a lot more than just placing an ad or mailing out post cards. There are actually countless points you should try to be attentive to and improve on, however, among the list of the largest is monitoring the advertising and marketing campaigns that you’ve ongoing.

If you want to work as a top producing real estate agent, you need to track the data from your promotion campaigns. Don’t worry, it is 2nd grade arithmetic!

Start With Postcard Direct Mail

Let us start with post card mailings for illustration, because this is certainly customary advertising for Realtors. For the most part real estate professionals will select a neighborhood, mail out their post cards for 3 months, and count the quantity of active clients or closings they get from their mailing. Is that enough? Not even close.

The first thing you need to accomplish is plan to send your postcards over a longer period than 3 months. On the whole , buyers really need to see your advertising at least 7 times before they become comfortable enough with you to respond.

Yes, a few prospects will act in response in the first 1 or 2 months, but the lion’s share of this group will take action further down the road. Prepare your advertising funds correspondingly.

Set Up Your Prospect Funnel

The next factor is to confirm you have a “prospect funnel” in place; a method intended for these buyers to respond to your merchandising.

As an example, nearly all advertising and marketing for Realtors means making a prospect phone call and attempting to sell them right then and there. However, that is similar to attempting to induce the girl you just met in the sports center to “tie the knot” with you tomorrow at 7 pm.

I might advise taking it a little slower and having a “prospect funnel” set to extend these relationships. You will catch extra prospective customers and turn more of them into enthusiastic clientele and closed deals.

Let me to explain this style of advertising and marketing like this….

A way to set up your “prospect funnel” is to invest in a website or blog for prospective buyers, encouraging them to join for some sort of “Free Report” or “Free Video Tutorial on Ways to Save $7,000 When Listing.” Get ingenious- offer something beneficial in trade for their name and email address. Now you can begin developing the rapport that’ll bring about an active buyer and subsequently a closed deal.

Use Autoresponders

Once a prospect passes through the earliest portion of the funnel as a result of responding to your postcard and signing up on your website, you now need to set up an “autoresponder” to send these buyers information and periodic updates.

An “autoresponder” is a software system that enables you to send email to these buyers routinely. You can write a series of emails and have them posted to your prospects for the days and times you choose.

In these emails, give them valuable info, advice and pointers, but also direct them to the next stage in the funnel – talking with or a even a business meeting. For buyers, you let them know that they can email you or phone for a free home tour. For sellers, you can ask them to call you for a free market analysis.

Building a Client Relationship

With this type of traffic generation you will need to understand…

Offering a free house tour or market analysis is not anything exceptional. Every Real estate agent in the world provides this. But the reason why you will get a higher response rate is because you’re offering these services after you have started building up a relationship with them. Others are hastily offering it before they meet the prospect, just like trying to influence someone to marry you before you meet them.

You have the advantage by building the relationship through your “prospect funnel.” Getting a client is all about the relationship. Without it, you are just another Realtor in their sight. Be patient; let them get to know you and you will see far better results.

Let Your Character Shine Through

Ok, so when a prospect has called or emailed you with reference to, let’s say, a free home tour, you at that moment start the following action of “selling” them on committing to working with you. This really is your expertise as a Realtor, correct?

When you meet someone, you know how show why you’re the best. You know how to let your character shine through. It will a lot less difficult to acquire this allegiance from a prospect because you’ve been building report all along.

Monitor Your Advertising

Where the monitoring of your marketing and advertising campaigns comes into all of this is the conversion rates of each stage in the “prospect funnel.” It’s important to know the number of prospective buyers that go from one stage in the funnel to the following.

You need to know:

the number of postcards you mailed out and what number of buyers responded by going to your website.

how many of the web site visitors signed up for your free offer.

how many of the prospective buyers who requested a residence tour or marketing analysis turned into closed deals.

The funnel I just described is merely one style of “prospect funnel” you can use. You may create and design your funnel however you would like. It’s important to make each stage a little step and not a leap for the prospect. Make the steps too big and scary and you’ll see your numbers decline. Make each phase small and comfortable and your statistics will shoot through the roof.

Figure Out Your Conversion Rate

Advertising and marketing usually boils down to simply knowing the number of deals you closed from a specific campaign, and from time to time you may not even know which advertising campaign they came from. If you track your marketing and advertising in this way, you are missing out on a ton of info that could perhaps triple your closings.

When you figure out the conversion rates from one phase of your “prospect funnel” to the following, you can make out which methods necessitate adjusting so your end goal is reached; more closed deals and additional cash flow in your pocket or purse.

For instance, if you have more website visitors signing up for your free offer, that’ll portend more residence tours and additional closed deals, true? Every step in the funnel impacts the next actions.

Get the drift how this approach of marketing and advertising for Realtors works? See how critical it’s to trace your marketing and advertising campaigns like this? It is the differentiation between running your real estate venture blindly and running it like a peak producer.

As for the mathematics involved, it’s all straightforward division. For every stage in the “prospect funnel”, you just divide the number of potential customers from the earlier step by the number of buyers who went on to the next stage.

For illustration, if you have a hundred site visitors which went to your website and you had five site visitors who took the next step of signing up for your free offer, that’s a 5% “conversion rate”. that’s the most complicated arithmetic you will be required to complete! Not overly difficult, right?

Increase Your Home Sales

After you have been tracking your marketing for a little while, begin a small rivalry with yourself and always seek to beat your present statistics. If you get a 5% conversion rate at one phase, attempt to increase it to 7%. You might vary some of the sales content you’re utilizing or maybe make use of a another image. When you know how to keep growing your conversion rates, you will keep growing your returns. It is that straightforward.

Play around and test, test, test! Tracking your marketing campaigns is not an option if you want to be one of the top producing Realtors in the business!

More people spend time watching videos online than reading today.

Videos are semi-mindless to watch and absorb. People like videos because they are, extremely impatient online, and they can be absorbed and processed very quickly. Videos are an extension of TV, and we all know that medium is used as a means of transmitting information and content.

A lot of marketers put their videos on Youtube, or other sites, and then simply embed them on their own sites to dcrease bandwidth. Presenting content and marketing messages is how they’re used, and it can be much more effective than other mediums. You can use video marketing with great results, so let’s talk about that.

The truth is that most people don’t like to read so video is the best alternative. Nowadays, many people just can’t slow down and pay attention to a book, written course, or even a text-based sales letter; so, to change with the times you must start using videos along with your text. In order to get targeted traffic from videos, you should create videos that are informative and are useful to the viewer.

It doesn’t cost much to create a high quality online video. Good news, you already have the software that you need already installed on your computer. See, making a video is simple, now go and upload your video to whichever video portals you want to. Once you can afford to buy a high quality video camera I would suggest getting one so you can make more exciting videos. Have you ever came across one of those videos that was blurry or had poor sound quality? – your job is to never make a poor quality video.

Establish Your Credibility as a Successful Realtor

You can establish your credibility as a succesful real estate agent using video. Speaks to their viewers’ needs and wants on a personal level, then give them free information that will actually help them solve their problem. There are many scammerss on the Internet and people are really particular who they trust and where they buy their products from.

With video it is easy to create any image that you would like to create. Once they know you and can vouch for you then you have a lot of room to spread your name even more.

In conclusion, getting recognized as an expert in any field takes time. The use of video marketing will get you there faster than you can imagine.

While it does certainly pay to advertise online, real estate postcards have a long history and there is a very good reason that they have stayed around while other techniques have fallen out of favor: they work, plain and simple.

Real Estate Prospecting Takes Patience

Prospecting for homeowners interested in selling is always a process which requires a lot of patience. Repeated impressions are necessary in order to get the business of these homeowners, and postcards provide real estate agents with an excellent way to do just that.

Unlike sales letters sent via the postal system or email marketing materials, postcards are generally read by the recipients (imagine that!).

Better yet, a postcard is much more likely to be kept around than simply thrown away without being read as is the case with most sales letters. The envelope can be a barrier to making a sale – postcards make it easy to convey your message to prospects.

Postcards are Visual and Personal

Postcards provide real estate agents with a visual medium which can catch the eye of homeowners who may be interested in selling.

A picture, as they say is worth a thousand words – and unlike other sorts of marketing materials, you have an opportunity to get the recipient’s attention quickly with a well-designed, appealing graphic.

Postcards are often read immediately by recipients, often on their way inside from the mailbox! You can’t get this kind of nearly guaranteed impression in any other medium.

Another advantage of prospecting an area for interested homeowners using postcards is that it is a more personal feeling medium. With a limited space, there is no room for the formality of a standard business letter – and no room for a lengthy sales pitch.

It’s all about making a case to the homeowner in as few words as possible about what you have to offer them, all wrapped up in an attractive design intended to be read in a matter of seconds.

Cost Effective Real Estate Marketing

Postcards have the additional benefit of being very cost effective. For the price of a print advertising campaign appearing in a single publication, you can reach every homeowner in a neighborhood, even an entire zip code with your message. This is a much better deal when it comes to gaining exposure – and a postcard also allows you a little more room than you would have for a print advertisement in a newspaper or magazine.

You can send out repeated mailings if necessary – and track their impact using codes printed on the postcards to help you fine tune your postcard marketing campaigns.

Prospecting for homeowners looking to sell takes time; but you can decrease the time between putting out feelers and making sales by reaching as many homeowners as possible in a short time by using real estate postcards.

Postcards give you access to a wider pool of homeowners than nearly any other medium in a cost effective manner – and as any longtime real estate professional knows, postcards get results.

If you’re wondering how effective email marketing is, take a look at these amazing statistics:

Well, we haven’t been doing email marketing for very long, but our average open rate is 27.4%, with an average CTR of 12.7%. Our conversions vary, but we were able to sell 200 video training DVDs within 4 days of announcing the product via an email marketing campaign to our members.

On top of its effectiveness, email marketing is downright cheap compared to nearly any other type of marketing.

Sending out a newsletter provides many benefits in terms of sending traffic to your web site, in addition to increasing your home sales. This is a marketing strategy that is not only relatively inexpensive but doesn’t involve a huge amount of time if you use a newsletter email service.

With a newsletter, you can:

tell existing and potential clients about your experience

keep them current about what’s going on with the real estate market

let them know about featured homes you have listed

Help Them Understand the Real Estate Market

Home buyers and sellers are confused about the current real estate market. They don’t know if they should try to sell a home now, or if it’s wise to buy a home in the current economic crisis. They’re eager to learn more from a trusted Realtor about the wisest steps to take in their real estate business dealings.

Newsletters give you the opportunity to demonstrate your expertise and knowledge about real estate and the current housing market. Readers may develop into potential clients, and if they’re not interested in buying or selling a home right now, may pass your newsletter on to interested friends and family.

5 Newsletter Tips

Make certain that your newsletter content is related to the type of real estate you specialize in. If you sell luxury homes then make the tone of your newsletter reflect that. If you are more into condo sales, target the people who are into that lifestyle. Your newsletter should provide for the needs of the recipient as well as their interests.

Make sure your content is well written and informative. Your articles will be the main part of your newsletter and you want them to engage your readers as well as provide information. Every article must be carefully checked for spelling and grammatical errors so it looks professional and credible.

Fact-check your information. Ensure that you present accurate facts and figures so your status as an expert stands. Otherwise you could lose potential clients and sales.

Use new and original content that offer up-to-the-minute information. If you use standardized articles you’ve picked up off the Internet or someone else’s newsletter, there’s always the possibility that the recipients have already read them.

Do not use copyrighted photos and articles. You can lose your business and get sued over copyright infringement. If you don’t have the time to write your own newsletter content, there are plenty of qualified article writers that write copy for you for a reasonable price.

Your newsletter investment in will be well worth it with the sale of just one house.

Recipe postcards and newsletters containing recipes are great favorites, especially around the holidays.
This is the most beautiful holiday bread and is actually reasonably easy to make. It’s a bit long for a recipe postcard but would work well in a Realtor’s holiday newsletter.
I discovered this lovely sweet bread on deliciousdays.com and have converted the European measurements for American kitchens.

This is the most beautiful holiday bread and is actually reasonably easy to make. It’s a bit long for a recipe postcard but would work well in a Realtor’s holiday newsletter.

Muesli Bread

Recipe source: Petra Holzapfel, adapted
Prep time: about 20 minutes, rising: 1.5 hours, baking: 25-30min.
Ingredients (yield: two small breads):

1/2 cup water
2/3 cup milk
1 1/4 cups 5-grain rolled cereal mix
2 tsp honey
1/3 cup hazelnuts
1/2 cup dried apricots
1/4 cup shelled pistachios
1/4 cup dried cranberries
1/4 cup water
1 pkg dried yeast
3 cups flour (type 1050)
2 tsp salt
1 egg

topping: rolled oats or nuts

Directions:

Add the 5-grain rolled cereal mix, the milk, 1/2 cup water and honey to the bowl of your food processor, stir and let soak for about 30 minutes.

Coarsely chop the dried apricots, then mix with the cranberries, the hazelnuts and the pistachios.

Dissolve the yeast in 1/4 cup water per package directions, then add to the soaked grains, together with the flour. Knead slowly for 2 or 3 minutes, then sprinkle over the salt and knead again until the dough comes off the sides of the bowl cleanly.

Spread the dough on a floured surface, sprinkle over the fruits and nuts, then fold the dough like a letter. Knead until fruits and nuts are evenly worked in. Form a ball and put in a slightly oiled bowl, where the dough should double its volume in about one hour (covered with cloth in a warm and draft free spot).

Divide into two equally sized pieces and form to nice little longish breads, taking care that the surface stays as intact as possible. Brush with the beat egg and sprinkle with either rolled oats or chopped nuts. Cover with foil and let rest one last time for about 30 minutes. Preheat the oven to 425°F with either a baking stone or a baking sheet on the middle shelf.

Cover the hot baking stone or sheet with parchment paper and place the breads on it. Spray some water on the oven walls to create steam (enhances the crust) and quickly close the oven door again. Discard the parchment paper after 20 minutes and bake 5 to 10 more minutes (cover with aluminum foil if the bread or the nuts get too dark too quickly).

Take out of the oven and let cool on a wire rack.

The template for the back of the postcard is in .psd format, which is Photoshop. You can also open it in Paint Shop Pro, which is what I use – it’s much less expensive program ($99) with a much easier learning curve than Photoshop. If you’re interested you can get a free 30 day trial:

Using one of these graphics programs, you can change the text on back, adding your name, real estate business address, etc. as well as your photo. It is also sized properly so you won’t have to make any changes. Make sure you use the same margins I have so you won’t your text won’t get cut off!

Your other option for the back of the card, if you don’t have or want to use a graphics program, is to use Overnight Prints’ Ready-to-Design Start File for Word.

Be sure to indicate you want the free glossy coating added to the the front of the postcard – it looks really nice and adds a lot of polish to your marketing postcard. I suggest a matte coating for the back. You can get the corners rounded for an extra $2 per hundred, which is kind of fun and different from the usual.

You’ve taken care to send your email blast or newsletter to subscribers who opted in to your real estate marketing campaigns. To your dismay you discover a major ISP has blocked your emails because of spam complaints.

You’ve dotted the i’s and crossed the t’s carefully, making sure you’ve sent your emails to opt-in only subscribers in order to avoid the accusation of spamming – now what do you do?

As much as you may not want to, start trimming your list – perhaps you included everyone who ever signed in on your site to look at homes for sale. Try cutting it down to those who have signed in only during the past 6 months to view real estate or get your newsletter.

Limiting your list may make the difference between being blocked and generating a return on investment from your email marketing blast.

In today’s landscape of email marketing, you may have to make the choice between reaching some real estate customers—and reaching no customers at all.
