When purchasing a house, you may choose, or be required, to have an escrow account established by your lender to pay the required real estate taxes, homeowners insurance, and if applicable, mortgage insurance on your behalf. Setting up this escrow account beforehand ensures that those bills are paid in full and on time, without having to save large amounts of money and worry about keeping track of due dates. By taking out a portion of these funds every month with each mortgage payment, the lender collects for deposit into the escrow account to pay these annual fees.
The monthly escrow account will change throughout the life of the loan. This is because real estate taxes and homeowners insurance premiums may increase or decrease annually.Each year, the account is reviewed to make sure the escrow portion of the monthly mortgage payment accurately reflects the projected real estate taxes and homeowners insurance premiums.
A monthly escrow amount is determined by calculating the amount that is to be paid over the course of 12 months for your real estate taxes, homeowners insurance and, if applicable, mortgage insurance premiums. This estimated amount is then divided by 12 and added to the customer's monthly mortgage payment.

      <description>HUD announced a new loan program that will come out this Fall called HAWK (homeowners armed with knowledge).
In summary it goes like this if you have not owned a home for 3 years: * take a 6 hour HUD education class * your upfront MIP goes down from 1.75% to 1.25% * the monthly MIP goes down from 1.35% to 1.25% and * if you take an additional 1 hour POST closing class, the monthly MIP can go down to 1.1%
Good news on the FHA loan front for first time homebuyers and all the short sale, foreclosure, bankruptcy people coming out of their 3 years waiting period to purchase!

      <title>But the Internet Said My House is Worth...</title>
      <description>This morning, once again, I have several articles flooding my email inbox about the status of the housing market.  And as usual, each article conflicts with another.  Well, hello Confusion!   I feel so bad for the home buyer and seller these days with all the various media outlets constantly spewing information which hardly ever seems to agree from one source to another.
Housing is up, no it’s down; building is up, no building is down – up/down, up/down; well, you get the drift.  I even read a recent article calling 2004 through 2014 the “lost decade” stating that prices have remained unchanged.  What!   Not in my market area – we saw a notable difference in home prices&lt;img src="https://activerain.com/image_store/uploads/agents/blueridgemountains/files/confusion1.JPG"&gt;starting in 2007 that still exist today and not only that, but there are still plenty of homeowners under water.  Prices changed, oh, yes they did both locally and nationally.
Even major real estate internet sites estimate home values that can be so far off, it’s embarrassing.  I know it’s not intentional but it just proves that there’s more to determining a list price and/or offer price than finding a stat online.
But, most should know by now, that all markets are not the same and real estate is local – not national!  For example: the Atlanta market seems to be improving very well but does that mean all areas of&lt;img src="https://activerain.com/image_store/uploads/agents/blueridgemountains/files/confused.JPG"&gt;Atlanta?  What about metro counties and outlying areas.  I can tell you, it can all be very different even just one county over.
If you are thinking about buying or selling in the North Georgia market area, contact a local and experienced Realtor located in the market area of interest to you and get the real sales data right down to the neighborhood of interest to you.  Real estate internet sites are great for getting started, but for the real “skinny” you are better served to consult with a local real estate professional.

      <title>It's A Great Time To Buy A Home.  It's A Great Time To Sell A Home.</title>
      <description>Remember that awesome band, Creedence Clearwater Revival?  Well, one of their big hits, Who'll Stop the Rain comes to my mind when I hear all the conflicting news reports from all aspects of media &lt;img src="https://activerain.com/image_store/uploads/agents/blueridgemountains/files/confusion.JPG"&gt;regarding the housing market.  I have to borrow a line from that great song, "Clouds of mystery pouring Confusion on the ground"...

IT'S A GREAT TIME TO BUY,  I MEAN SELL.  I MEAN. . . . . .
"It's a great time to buy a home."
About two minutes later, we hear,  "It's a great time to sell a home."
I have a real disconnect with conflicting claims.
A good time to buy is when prices have been dropping due to verying market conditions, some of which we cannot control, like government policy.
A good time to sell is when prices have been rising due to verying market conditions, primarily a healthy national economy.
I concluded years ago that predicting the real estate market is like shooting a moving target.  It's not easy.  Takes practice, practice and more practice.  It takes the proper tools.  It takes time.  That said, while I'm comfortable with an confident that I understand the real estate market, advising consumers about future prices is very risky.
&lt;img src="http://www.realtown.com/uploads//images/Lenn%20@%20Skeet.jpg"&gt;  I can shoot a moving target.  However, I wouldn't predict the real estate market.
Predicting the real estate market is the job of certain economists, pundits and prognosticators.  When was the last time you heard one that got it right?   I can name one who is good for comic relief.
Have you ever been asked by a buyer, "What will prices in this area be in a year or two?"  Well, if you're smart, you simply give that consumer the present day market stats.  If they're able, they can extrapolate present value to future values if they know the trends.
My response to clients or customers who want me to predict the future value is simply, "That's above my pay grade."
This is not a simple matter.  We agents and loan officers are captives of a market over which we have little control.
All we can do it work hard for each customer and client that engages us and stick to the facts.

      <title>DIRTY LITTLE SECRETS IN REAL ESTATE</title>
      <description>It's a dirty job but someone has to...   I like Paula's title better!  A great post that is beneficial to clients and agents alike and I can tell you from experience, clients in need of these things will truly appreciate that an agent was thoughtful enough to have them on hand.  (Not to mention some bottled water and maybe even some pnut butter crackers in case there's no time for lunch).  I even keep some motion sickness chewable tablets (over the counter - Bonine) on hand because I have had that occassional client get that dreadful sick feeling when riding around our curvy mountain roads.  Great post Paula!

I have experienced the dirty side of the world of real estate!   I can site numerous situations that we as agents, inspectors, appraisers, surveyors and others find ourselves in on a daily basis.  This can be a dirty business for sure!
Some of my dirty little secrets in this business that have been lifesavers over the years have saved me from some of these "adventures".
Here are my tips for those with dirty little secrets:Keep an extra pair of shoes in your car at all times!  I lost a shoe one time when retrieving the lockbox on the side of a house.  I was not prepared for what appeared to be wet grass yet was a yucky, slimy mud pit that sucked that shoe right off of my foot!  An extra pair of shoes would have been handy at that time!Having a pair of mud boots can also be handy.  Many times clients want to venture out on some property with tall weeds, mud and other unquestionable mediums!  My mud boots truly have come in big-time handy for me!A packet of hand wipes!  I can't tell you how many times I have needed these little lifesavers.  They also work really well if you accidentally get your clothes dirty.  Did you know that these wipes are excellent for stains on clothing or upholstery?Gloves are another excellent accessory that have kept me out of a jam!  A sturdy pair of work gloves have helped me to unlock difficult doors, open a stuck gate, lift a nasty garage door and more!  My hands and my manicurist have thanked me!Toilet paper is a mainstay in any car!  Things happen right?  You never know when you or the client that is with you finds themselves in need of this very important staple!
These are my best dirty little secret busters!  Keeping a handy little bin in my trunk to hold these items is also a great idea.  You never know what you are going to run in to in this business!  Better to be prepared when you have one of those dirty days!

Consumer confidence in the housing market has trended upward significantly during the recovery but continues to be less than needed to reutn to "normal" housing levels according to results from Fannie Mae's June 2014 National Housing Survey.
On average, consumers' 12 month home price change expectation remained in positive territory in June at 2.4% but dipped slightly from the previous few months, likely in response to a lackluster housing picture in the first half of the year.
Many consumers believe mortgage rates will go up in the next year. Consumers appear positive overall but market indicators reflect a more subdued housing market, underscroing that the recovery continues but is not yet robust.

      <description>Another Active Rain Blogger, Kathleen Daniels wrote on a topic that is often misunderstood by the prospective home buyer.  Most Realtors are serious about their business, at least they better be, or they more than likely are not going to last in real estate for very long.  But, in reality, many buyers are not necessarily serious about purchasing a home.  So, the points Kathleen makes are very valid.
It's our place to help educate the consumer so that we can ensure a successful transaction and positive experience for everyone.  Of course, we want buyers to see the homes of their dreams but we really must get a few housekeeping chores out of the way first.  If you want to buy a home in North Georgia have your pre-q or proof of funds letter ready to go.  If you are not sure how to get started, a Realtor should be able to connect you with a reputable mortgage specialist who can usually handle it over the phone within 15 minutes.
The value to the buyer in obtaining a pre-q letter or having a proof of funds letter ready to go, gives you peace of mind that your time looking at homes is being spent productively.  And that extra  benefit of being ready to buy and showing proof  to the seller may make the difference in a tight market giving your offer the edge over another.

Dear Prospective Buyers -  It's Really Not Personal - It's Business
Real Estate professionals earn their living by closing real estate transactions.  To net that out, it simply means that when we list a home for sale, procure a buyer, and the buyer closes escrow on the home, we get paid.
If we represent a buyer looking for a home, we get paid when the buyers offer is accepted by the seller, and the buyer closes escrow on the home.
If you are a buyer looking for a San Jose home for sale, and you call me and ask to see one of the homes I have listed for sale, please understand that it is not personal when I ask you the following:
1. Are you working with an agent?
2. Have you met with a lender, submitted a loan application, and received an approval letter to purchase a home?
3.  How do you intend to finance your home purchase - conventional, FHA, size of down payment, etc.?
4.  Is proof of your funds to purchase a home readily available?

I've had many buyers say to me: "If I like the home and I want to make an offer then I will provide you with my lender approval letter and proof of funds."
My response is: In my real estate business, these are the steps we take for showing homes.  If you want me to show you a home, any home, then you will first provide me with sufficient proof that you are qualified to purchase the home you want to see.
It's not negotiable. Neither is is personal - it's business.  I am in the business of working with qualified and motivated  home buyers.  If you are qualified, the seller and I, are motivated. You show me first, then I will show you.

It falls into the category of "it's funny now, but wasn't then"...  Today, if this happened, it would be trending worldwide.  Talk about exposure for your property - sorry, pun intended!

So this might not be the most awkward thing that ever happened to me in the 35 years that I've been in the real estate business but for sure it is the most memorable thing.
There was a house on the market for sale that was rented by three young men that obviously did not want to move. So to discourage agents from showing the house they would remove all of their clothes and dance around the house stark naked while it was being shown.
As soon as the word got out that this was going on agents stopped showing the house.   Remember this was 30 some years ago... today this action might be a big attraction...
At any rate I get a call from a young man who wanted to buy a house on the water and he had heard about this house (not the naked guys) and was very interested in seeing it.  I told him what to expect and he said he didn't care if I didn't care and assured me that he would see to it that other than having to see the naked guys all would be a smooth sale.
So I call for an appointment... no answer of course... so I go and use the LocBox to get the key and open the door... Sure enough there were the guys... Three guys... stark naked and dancing to some crazy music...
Try to ignore that scene... not easy... but we were doing just fine until one of the naked guys grabbed me requesting that I dance with him...
Next thing I know three naked guys and one fully dressed guy were in a full out tumble and I was in the street screaming at the top of my lungs for help...  Shortly the police came... My customer (a merchant marine) and I got out safe... For sure I was traumatized but physically not harmed...  I never found out what happened to the naked guys... but the owner did have them evicted from the property... and believe it or not my customer bought and still lives in  that house on the water in Massapequa...
I am still in touch with him and today when we re-live this experience we always laugh... but in real time it was scary as Hell...
And some folks say we real estate agents are over paid...  Some folks just don't know anything about what they talk about...

#1 Morganton Point Overlooks beautiful clear 3,290-acre Lake Blue Ridge in the north Georgia mountains. It has 44 campsites, 8 picnic sites, fresh water, hot showers, flush toilets, swimming, waterskiing, and a boat ramp. Area has a few campsites that are accessible to people with disabilities, and has one accessible restroom. Each campsite is equipped with a tent pad, grill and picnic table. A large picnic pavilion available for rent. The loop through the recreation area is paved. A paved boat launch has two ramps and is located past the campground on your right. Scenic trail. Campsites are first come, first serve. A fee is required. No alcohol. Campsites (no electricity or water), showers, boat ramps, picnic tables, group picnic area and swimming beach
#2 Lake Blue Ridge is my personal favorite and actually tops the allstar list in my opinion. The Tennessee Valley Authority (TVA) operates this 3,290-acre reservoir on the Toccoa River near Blue Ridge, GA.
&lt;img src="http://www.n-georgia.com/images/bulltetG.gif"&gt;The construction of Blue Ridge Dam was begun in 1925 and completed in 1930. &lt;img src="http://www.n-georgia.com/images/bulltetG.gif"&gt;Blue Ridge Dam is 167 feet high and stretches 1,000 feet across the Toccoa River. &lt;img src="http://www.n-georgia.com/images/bulltetG.gif"&gt;The water level in Blue Ridge Reservoir varies 20 feet in a normal year. &lt;img src="http://www.n-georgia.com/images/bulltetG.gif"&gt;Blue Ridge has a flood-storage capacity of 68,550 acre-feet. &lt;img src="http://www.n-georgia.com/images/bulltetG.gif"&gt;The generating capacity of Blue Ridge Dam is 22,000 kilowatts of electricity. Blue Ridge Reservoir is located in the Chattahoochee National Forest of north Georgia. There’s a scenic overlook above the dam and a shaded picnic area near the powerhouse. #4 Fannin County, Trout Capital of Georgia  If fishing is how you like to play in the water, then come to Fannin.  Over 100 miles of great trout fishing rviers, creeks and streams in the county.  Just to name a few:  Fightingtown Creek, Jack's River, Conasauga River, Rock Creek, Noontootla Creek and Copper Creek (don't forget the Toccoa River already mentioned).
#5 Fall Branch Falls is a double waterfall with mountain laurel and rhododendron growing abundantly along the trail.  Reasonably easy hike, about 30 minutes round trip, except you will want to linger at the falls for much longer.  In Blue Ridge, just follow Aska Road south for eight miles, turn right on a paved road (Toccoa Riverside Restaurant is on the left). The trail is three miles on the right, just past Forest Warden Garfield Stanley’s home.  You won't be disappointed.  I have enjoyed hikes with my grandchildren to Fall Branch Falls.
Water enthusiasts are only limited by their imagination as they play on the clear mountain waters.  My few picks barely scratch the surface of all the outdoor recreation on land and water to explore and enjoy throughout North Georgia's Blue Ridge Mountains.

Poppies represent blood spilled in a notorious World War I battle, an image used in the famous 1915 poem "In Flanders Fields," by a Canadian soldier, Lt. Col. John McCrae.

Inspired by the work, New Yorker Moina Michael began distributing red poppies as a memorial flower in 1918, together with a poem she wrote in response to McCrae's:
We cherish too, the Poppy red
That grows on fields where valor led,
It seems to signal to the skies
That blood of heroes never dies
A few years later, veterans began making artificial red poppies at the "Buddy" Poppy factory in Pittsburgh, Pa. The tradition was embraced by the American Legion Auxiliary and Veterans of Foreign Wars and it eventually migrated to France, England and other Commonwealth nations where the poppy has grown into a powerful motif in honor of those lost in battle.
So this Memorial Day, consider doing something a little different. Along with an American flag, display red poppies – real or not. You'll be commemorating men and women killed fighting for our country – and honoring a very real, if somewhat forgotten, American tradition. source: www.remax.com

This is one of those posts, that I might regret making public when this melancholy mood changes but what the hey, right! I'm no John Boy Walton but once in awhile I am inspired so just consider this as a musing from a baby boomer.
It's been many years, (more years than I am going to own up to in this post) since I've abandoned my shoes and walked in the grass with bare feet.  Yesterday, after spending countless hours from dark thirty in the morning working at my computer for about 5 days straight, I unplugged from our high tech world and went outside to stretch and well, just breathe.
It was a gorgeous sunny day with a gentle breeze.  The birds were singing and I could hear the sound of a boat crossing Lake Blue Ridge in the far distance (just love that sound), and the sweet smell of honeysuckle in the air made me feel like I had stepped into another realm.  I pulled up a rocker and as I rocked back and forth to the free flowing music of nature, I could physically feel the stress and strain of the day leaving my body.
Looking out over the freshly cut green grass, I drifted back to the wonderful days of being a child. I can better appreciate now that I am an adult, the really wonderful childhood I had in a time of innocence and wonder and the only thing on the agenda was a day full of play "outside"!
The strong urge to pull off my shoes and walk barefoot in the grass came over me and sooo, I did just that.  When was the last time, I felt the ground beneath my bare feet?
&lt;img src="https://activerain.com/image_store/uploads/agents/blueridgemountains/files/Little%20girl%20Donna.jpg"&gt;  A long time ago for sure, but what I was really remembering is what it felt like all those many years ago.  Running and playing in our bare feet as children was somewhat common in my childhood days, not because we did not have shoes or could not afford shoes, but because it was just one of those little freedoms taken for granted that came with being a child growing up in the country.
So, off with the shoes and for a moment or two, I was hesitant about putting my bare feet in the grass (result of being an adult instead of a child I s'pose) -  thinking, what if I run across some hideous creature hiding in the grass? &lt;img src="https://activerain.com/image_store/uploads/agents/blueridgemountains/files/happy%20feet.GIF"&gt;Dipping my toes in first, I eased one bare foot onto the ground and then the other, how surprising and soothing it was to touch the cool grass beneath my feet and for a moment, I was that little girl running free. It made my senses come alive. You've heard, "if they could bottle that"?, well that's how it felt.
The simple pleasures of yesteryear are being trampled by our high tech world today and smothering other critical senses that we all have:  sight, sound, touch and smell.  There's not one thing a computer or cell phone can do or ever will do to compare with what nature did for me in just a matter of a few minutes.
Today, I think I just might head to the lake, sit on a dock and dip my feet into the cool water and splash like crazy! which is another simple pleasure that has gotten lost through the years.   Here's hoping you will give yourself permission to unplug and experience a forgotten simple pleasure!

      <title>Confessions of an identity thief.</title>
      <description>This blog contains information that is just too important to not pass on.  Thank you Jeff for writing such a informative blog on identity theft. Exhausting, trying to stay ahead of the theives.  You mentioned several things, that even I never thought about.  The days of trusting others until they give a reason not to trust are over. Must be on guard 24/7 !
Hey, you!  Yeah, I’m talking to you!  The guy sitting there in Starbucks checking his bank balance on his iPad.  Or the nice old lady waiting for her social security check to be delivered to her mailbox.  Or even the family who doesn’t shred their junk mail before tossing it out.  I’m going to let you in on a little secret – I’m going to steal your identity and then steal a lot of your money, and there are so many ways I can do it you’d be amazed.  In fact, me and my fellow identity theft friends steal about a gazillion dollars each year, and it’s getting easier – not harder – thanks to technology.  I’m feeling generous today so I’m going to share my secrets with you (and chances are you still won’t protect yourself.)  Game on!
1. Simple theft.
I can steal your identity the old fashioned way by simply burglarizing your documents.  I see opportunities everywhere  - I can slip an arm through a car window when you leave it down on a hot day, check to see if your doors are unlocked, sneak into your house, or even grab your computer when you go to the bathroom at Starbucks.  Don’t get next to me on a crowded bus or street corner, because I’ll pickpocket your wallet without you feeling a thing!
2. Employer information.
Your employer has so much of your data and is SO careless with it.  I can easily steal files, flash drives, and other records to get your social security number, address, work history, medical information, other valuable data.  I don’t have to break in to do this – I can hack into your employer’s electronic files or even bribe the disgruntled janitor to let me in.
3. Change of address.
One of my favorite tactics is to submit a change of address form with the post office.  I can do this easily and anonymously by filling out a simple card.  After that, all of your mail will be sent to MY new address, usually a P.O. Box under a false name so I won’t get busted if you call the police.
4. Phishing.
For my technically savvy identity theft friends, phishing scams are popular.  They send you spam emails or set up pop up messages to appear as you browse the web, all asking for your personal information or logins and passwords.
5. Social Media.
You may not realize it, but social media sites like Facebook, Instagram, etc. are goldmines for us identity thieves.  By taking bits and pieces of your personal information we can assemble a data profile that includes just about everything but your social security number.  You also aren’t aware that your photos tell so much about your life (car license plate numbers, address on your home, when you’re out of town and where, etc.)  When all else fails, you’d be shocked what public records reveal online!
6. Mail.
Back in the day, we’d just drive around nice neighborhoods after the postman made his rounds and grab your mail right out of your box.  Apartment building mailboxes were the best because we could jimmy them open late at night and get everyone’s mail!  These days, I have identity thief friends who even put out fake mailboxes!
7. Trash.
Dumpster diving for your discarded documents, mail, and financial records is messy but profitable!  By the way, thanks for only ripping up your credit card statement in half and thinking you shredded it! haha
8. Call somebody.
You’d be amazed how much information I can get on you just be calling up your financial institutions, friends, employers, and credit agencies and pretend to be your landlord or employer verifying information.  People are almost always too lazy to ask for verificiation!
9. Over your shoulder.
You know how you enter your password in the ATM machine and don’t really cover it up because you’re not worried about the people in line behind you?  Yeah, I love that.  I can easily see your password and some times even video it on my cell phone to watch it later just to be sure.  Oh, and I do the same thing when you’re on your smart phone, iPad, or computer in public!
10. Phony call centers.
I can call people all day claiming to be their bank, credit card company, or credit reporting agency.  I tell them there’s been some strange activity on their account (am I lying?!) and ask them to confirm personal information like passwords or social security numbers so I could freeze their account.  Then I call their credit card company and have some fun!
11. Cloned cards.
Do you realize how easy it is for me to make my own credit card?  I can press a duplicate in minutes with special foils and laminators, burning your name and card number onto blank cards that I buy online.
12. Order checks.
This is too easy!  Once I have some of your basic information, I call your bank or credit card company and request an order of new checks.  I can either divert the mail or just pluck them out of your box! Let’s spend some of your money!
13. Skimming.
No matter how smart you think your bank is, we’re smarter – always one step ahead.  We install plastic devices to regular ATM machines that allow us to register all of your bank information once you insert your card, called skimmers.  Sometimes we even put up a completely fake ATM machine for a few days before moving it to the next location before the heat is on.
14. Public Wi-Fi connections.
I have to thank you from the bottom of my heart for login in to your bank or credit card’s site to check your balance, or even checking your email with a public Wi-Fi connection.  It’s so easy to hack in and see exactly what you’re doing!
15. My lovely assistant – the cashier.
Even when you use your credit card at legitimate stores, the cashier can be in on the act.  If they turn their back to you or take a little too long fumbling around behind the counter, they might be scanning your card into a handheld skimming terminal to harvest your information.  Or they can simply take a picture of the front and back of your card with their cell phone.

Based on the climate in which they live, the Luna Moths produce differing numbers of generations. In Canada and northern regions, they can live up to 7 days and will produce only one generation per year. These reach adulthood from early June to early July. In the northeastern United States around New Jersey or New York, the moths produce two generations each year. The first of these appear in April and May, and the second group can be seen approximately nine to eleven weeks later. In the southern United States, there can be as many as three generations. These are spaced every eight to ten weeks beginning in March.
I had one of these beauties on my deck the other day and I don't recall ever seeing anything like it before so I was a little cautious around it.  I had no idea what it was until today when I saw a tweet from Everything Georgia @GAFollowers.  They posted the picture below calling it a Lunar Moth, so that started my research.
I now have a much better appreciation of this mysterious creature but instinctively had immediate respect when I first discovered it on my deck a few days ago.  It stayed in the same place for several days, didn't appear that it had moved at all during that time.  I checked on it every morning and then the third or fourth morning, it was gone. It makes me a bit sad that they only live about seven days.  I am glad I had the good sense to let it be when I first discovered it.

This takes a little more effort, but it will make your decision-making virtually foolproof.- Whichever method you use to create your color plan, make sure that your anchor color is the predominant hue, taking up perhaps 40 percent of the total wall space.
