The 'restorative island' will be considered as the greenest island resort in the world once it reached its completion date of 2018. This eco-tourism project is designed with sustainable building techniques where the surrounding ecosystem will be restored and regenerated as it reverses the effects of climate change. Thanks to the biologists, ecologists, scientists, architects and engineers who will be working hand in hand, the eco-project of DiCaprio will be a dream come true.

For Mr. Leonardo DiCaprio who is also an environmental activist. Buying the Blackadore Caye Island with a land mass area of 104 acres which is wild and unpopulated off the coast of Belize, is a great way to promote the future of eco-tourism and green building through ‘restorative island’ development project. He strongly believes that climate change threatens the 'islands and coastal areas all over the world where the rise in sea levels, ocean acidification, and habitat pressures’ happens. However, with this project implemented, it will lead a new way in eco-tourism, green building, and development, as well as human development where the attempts to restore the environment will be truly beneficial.

The resort’s design to heal the island includes mangrove replanting, invasive species replacement of native species, soil and habitat enhancement and creation of additional armature for reef and fish breeding. The other half of the island will remain as a protected and preserved wildlife. And with this restorative island project that will feature 68 villas, 48 estate homes, and private clubhouse with luxurious amenities no doubt that it will create a bigger impact on the Belize real estate market. That is because Blackadore Caye happens to be in the west of Ambergris Caye and is in the east of Belize mainland.

According to Belize Prime Minister Dean Barrow, the plans of Leonardo DiCaprio in developing a neighboring environment will ‘welcome lots of benefits'. That include the commitment to boost local employment, favorable international exposure for Belize, and a boost in economic status and industries”, particularly in the real estate business. Ever Been to The Hamptons?

Having grown up on Long Island, I found this article in the NY Times very interesting. While I grew up in Bellport (which is definitely west of the Canal), The Hamptons were not that far away...and yet they were miles apart.
Bellport is a great little town on the south shore of Long Island with a great deal of Hampton-esque qualities, yet it is not in The Hamptons and this article is about The Hamptons...so we'll save my childhood for another post.

From a real estate perspective, the article in the Times is interesting to read, it explains a different side of The Hamptons very accurately; both in the sense that "west of the canal" is though of as ~not quite the Hamptons~ and in the description that "west of the canal" is just as nice as the "real" Hamptons...for a much smaller price tag.

Panama-Don’t Panic

By now, you have read a myriad of news stories about the change in the Panama tax law that lasted all of 24 hours…and even though the law to tax EVERYONE for EVERYTHING has been repealed…as one colleague puts “the damage is done in Panama.” Actually, one colleague and every single newsletter I subscribe to, and then some, say the same thing. On December 30th, Panamanian President Ricardo Martinelli passed a law (Law 120) which made all (yup…ALL) income, worldwide, taxable! Essentially eliminating Panama from the list of viable and legal tax havens…on Tuesday, December 31st a letter was written requesting that the 2 articles of the Law 120 be revoked; this request was accepted by the president and the letter can be seen here on the Presidential website. Oops! Sorry guys…that was a mistake! And the damage was done…but do not panic! Even if you have money or a business or a trust set up there…it’s all good…for now! This does however, open the door for some serious consideration if you have funds offshore and/or a business established offshore…even if it is NOT in Panama. To quote my buddy Dave in Belize “As the world grows smaller, and the big governments spend beyond their means, their need to raise taxes grows and along with that comes pressure on the tax havens to put them out of business.” Dave goes on to say how important it is to have a backup plan in place REGARDLESS of how safe and secure you feel you are with your current structure. Cayman Islands Trip

Earlier this month I had the pleasure of visiting the Cayman Islands for a week of rest and relaxation...what a great trip, I absolutely love this place! While out walking with my friend Steve, who has been here several times before, he told me that he really loves coming here....I added that it felt very detached without feeling like you were in a third world country...he agreed emphatically.

The resort was great, we stayed at the Grand Caymanian, which is now owned by the Holiday Inn Resorts...great location, great service, great food and great weather! Restaurants on the island are plentiful, but my best recommendation is Casanova by the Sea and for fun...Margaritaville of course! Real estate here is a bit on the expensive side, but if you were to buy for the purpose renting, you'll do just fine. I checked a few places for rent and for sale while I was there and found that the few places I checked out were booked pretty solid for 3 months out and were getting a very good price by the week. Grand Cayman is definitely on my radar. There's plenty do here and you can't beat the business services available...everyone knows that it is great banking haven, and setting up an IBC here is still a great opportunity. We went snorkeling with Captain Marvin's Charters (none of us are scuba divers) and had an extraordinary day...visited the famous Stingray City and snorkeled at a few reef-side stops. Our crew was fantastic and made every effort to make sure everyone enjoyed themselves.

Default Already!

Dear Sovereign Investor,

We should have defaulted.

Regardless of the short-term pain – regardless of the financial destruction on Wall Street, the loss of faith in the dollar, the loss of face for America – a default would have served us well in the long run.

I don’t say that to be contrary or combative. I say it because it would have been the best outcome for our country. We are treading the wrong path financially. I know that. You know that. Every American who pays taxes and is continually disappointed by the spending priorities in Congress and the White House knows that. And, yet, the people who hold political power in Washington, D.C., don’t even attempt to rearrange the deck chairs while the Titanic sinks. All they can think to do is fight over which piece of the boat they want – as though there’s going to be any boat left to fight over.

Simply put: America is not the country we think she is, not anymore. She is a sinking ship … an empire in its death throes … a former supermodel wasted by too many cocaine-and-vodka benders who refuses to acknowledge that she’s no longer super – nor a model. To some, such criticism of America will seem impolitic; some might call me unpatriotic. But facts are facts, and the fact is that America is sick, and the sooner we default, the sooner the healing can begin.

In an era when taxes are on the march upward… the government is allowed to spy and pry to an unprecedented degree… and a devaluing dollar is draining your spending power…

You should know: You don’t have to sit idly by and watch your income, your nest egg, or your freedoms erode.

________________________________________ If there’s a theme song to modern America, I’m convinced it’s Jimmy Buffett’s “A Pirate Looks at Forty,” a melancholy recognition that time passes you by, and that some of the choices you make in life lead you to the destination you find yourself at unexpectedly. "I made enough money to buy Miami, but I pissed it away so fast."
"Never meant to last. Never meant to last."

Sad to think that for half a century we owned the world, but lost it all. We stopped fascism. We stopped communism. We gave the world a global currency. We built up the world’s largest currency reserves, and accumulated the world’s largest gold reserves.

And then, like that down-and-out, middle-aged pirate, we pissed it all away.

Now, we find ourselves one of history’s saddest tragedies, a fallen giant felled by his own recklessness and arrogance. We slough through life, burdened by more than $125 trillion in debt, the largest debtor the world has ever known. Our tax system is broken. Our education system is broken. Our welfare system is broken, and will drag us further into desperate straits in coming years. Our political system is broken. Our monetary system is broken.

We are broken.

We are a cancer patient, our collective corpus shot through with destructive cells. But aside from the occasional dustup in D.C. to remind us that we’re terminal, our politicians just pump more and more morphine into the system to keep the body happy for a while longer, never willing to accept the fact that the cancer is consuming us and that it will kill our country at some point. They haven’t the willpower necessary to confront the pain. Maybe they’re naïve enough to believe that the snake oil they peddle to us is real, that they really can reduce the debt over time, cut back wasteful and efficient spending, and return America to a path of fiscal prudence.

We know in our core that the politicians and presidents who tell us that are lying.

And, yet, we blithely pretend the lie is a truth. We have to believe it. We can’t construct the reality that we want to believe any other way. We can’t accept that the status quo we think we know – that America is the richest country on Earth and the greatest political system ever – might actually be a grand illusion.

It was true at one point. We were the richest country. And we did have the greatest political economy man has ever devised. And we can have it again. But the cancerous cocktail of debt and the politics of self-interest destroyed those strengths long ago. Now we survive, from one fiscal crisis to another, on borrowed money and borrowed time, like a terminally ill patient forever strapped to life support.

Like watching that terminal loved one suffer through the final stages of death, you reach a point where you just pray the oxygen runs out. It’s not for lack of love. It’s not a sense of heartlessness. You just know everyone is better off.

We’ve reached that point.
We Can be Better …
As it stands now, we sidestepped default – again. But, again, it’s only temporary. The Reid-McConnell compromise simply raises the debt ceiling for a few months and pushes the fight into 2014, when, once again, we will stand on the precipice of an abyss as Republicans and Democrats spar over extremist views of how to run and fund a country.

And the cycle will repeat, over and over again, until a financial crisis or, more likely, a currency crisis imperils our country, our dollar and our already-declining standard of living.

So why continue to delay the inevitable?

We should attack the cancer.

We should default already.

That would begin to clear the system. Like a company or a family emerging from bankruptcy, we would have a clean slate again. We could arrange our financial affairs more realistically. We could stop worrying about our role as a global currency and begin to focus on building a better America.

Certainly, that prescription is painful. Some – maybe all – politicians would lose their jobs to a population enraged by such a course of action. Stock and bond markets would heave and convulse, temporarily. Our cost of living would rise, in the short run. And America’s standing in the world would decline, for a while and for the better. But someone has to be an adult. Someone has to tell America that the pixie dust Congress continues to sprinkle on the nation is a placebo. We will never heal as an economy until we take the real and necessary medicine.

The people who honestly appraise our situation know in their guts that a default is the likeliest outcome for America, at some point. We’ve already crossed that Rubicon, though we like to pretend we’re still masters of our destiny. We’re not. We are, instead, slaves to our debt-addled balance sheet and the obligations we’ve piled onto our own backs. Through no action other than default can we begin to manage the financial strain we are under.

The sooner we purposefully choose to default, the sooner we can begin to rebuild what we’ve torn asunder over all these years and decades. We can be a better America. We can return to a position of power and strength. We can regain the respect we’ve lost and the financial security we destroyed with debt. We have the economy, the knowledge base and the entrepreneurial spirit to reclaim what we pissed away.

Yet, without a default to cleanse our fiscal sins, we are but a melancholy pirate, wistfully hoping for better days, but in moments of lucidity painfully aware of the sad truth:
"I have been drunk now for over two weeks."
"I passed out and I rallied and I sprung a few leaks."
"But I've got to stop wishin', got to go fishin'."
"I'm down to rock bottom again."
"Just a few friends. Just a few friends …"

My infatuation with Belize began a few years ago and did not start with Ambergris Caye....it started with Orchid Bay in the Corozal District...but I have since fallen for Ambergris Caye which is now my targeted retirement locale. In this year's TripAdvisor Top 10 Islands ~WORLDWIDE~ my favorite is numero uno! I've met quite a few expats living there, at least part time and they absolutely love it.

Milagro del Mar Resort in Nicaragua Resumes Construction After Waiting Patiently for World Market to Rebound

Milagro del Mar Beach & Golf Resort on Nicaragua’s Pacific Coast restarts construction on luxury condos, launches an eco-community and prepares to announce a major international hotel partner

San Diego Beach, Nicaragua -- After throttling back its activities in 2009 in response to the economic downturn, the team at Milagro del Mar Beach & Golf Resort is now pressing ahead with an aggressive relaunch strategy. Construction of the Ocean Village luxury condominiums is back on track, an innovative eco-community is underway and new custom homes are under construction. An announcement also is coming soon on the addition of an international hotel partner.

As it begins this new evolution, Milagro del Mar in Nicaragua already features existing beachside condominiums and a number of private homes on approximately 500 acres of oceanfront property along the Pacific Coast of Nicaragua. A nine-hole golf course is open for play, with an additional nine-hole layout planned for the next phase of expansion. Eventually, the resort will feature the Country Club of Milagro del Mar, offering golf, tennis, fine dining and other recreational activities.

Other amenities currently include an oceanfront restaurant, a surf shop and ready access to two world-class breaks, a stable offering horseback riding, and La Vida Nica, an on-site concierge group that provides services to property owners and resort visitors. With rentals and packages available, Milagro del Mar has become a favored vacation destination for individuals and families from throughout Central America, the United States and Canada.

“We were able to weather the downturn and actually benefit from it in terms of additional planning and the opportunity to expand our land holdings,” says Roger Keeling, who heads The Keeling Group (TKG), which is developing the new Milagro del Mar. “We were able to put new financing in place and are now pushing forward quickly in what we feel is a rapidly improving market. We also are benefiting from the strong economic expansion here in Nicaragua, which is seeing significant gains in outside investment and tourism, as well as phenomenal growth in its GNP.”

The master plan was substantially revised and expanded after TKG acquired properties and amenities that were previously part of Gran Pacifica, a master development. The revamped plan still centers around the newly named Ocean Village luxury condos, a neighborhood of two- and three-bedroom luxury condominiums and villas situated on land sloping toward the ocean. The first condominiums are set for completion in the first quarter of 2014. The village also will contain a luxury hotel.

Homes also are underway in Milagro Verde, an innovative eco-community designed “to provide green living without sacrificing luxury.” The “right-sized” single-family homes utilize geothermal heating and cooling, and passive solar water heating.

Milagro del Mar also offers homesites adjacent to the ocean in the San Diego Viejo neighborhood and along the golf course. The resort community already contains a number of custom homes and casitas.

“The interest we’re receiving has been very positive, and more and more people are expressing the desire to come for one of our special in-country tours to learn more about Nicaragua and what we’re doing here,” Keeling says.

According to Keeling, both Nicaragua and destinations such as Milagro del Mar are gaining momentum from improving markets. The country has experienced steady upward trends in most sectors of its economy, and its recognition is spreading as a safe and welcoming place to visit, invest and live. Keeling points out the appeal of the low cost of living, available healthcare and favorable tax laws to retirees seeking to maximize their funds, while noting that there also are many “value seekers” who have recognized the lucrative investment opportunities in Nicaragua.

“Needless to say, it’s exciting to crank up our activities again,” Keeling says. “It wasn’t easy to wait, but it certainly was the right thing to do and now ideally positions us to move forward and create new momentum. It’s often said good things come to those who wait. For us, we now believe better things are coming for those who have waited.”

Okay, so...I am going to deviate from my usual rants about the tropics, and discuss something more business like and professional (which is NOT to say that I am going to get all "stuffed-shirt"), heck...I'm not even going to include any pics in this post!
You see, in one of the social media groups I engage in, someone posed the question "What are the qualities of a customer focused (hotel) business?" And the responses he received were all good...but not great...and the reason is that they all miss the core element which is absolutely required...they all used words like exceptional, exceed expectations, consistency, desire and motivation...one individual came very close when she mentioned "teamwork across the organization." And while these are all critical, they miss the mark!
First, customer service needs to be approached like it is it's own entity and must be built on a sound foundation. Identifying the foundation and implementing it are two entirely different things and if not approached properly, all efforts will eventually end up as "lip service" as one response indicated.
So what is this core element? It is so critical that I can compare it to Math 101, which is an absolute prerequisite to Architectural Design....that's right, it is the simplest of principles on which math is learned that are so necessary to one's ability to come even remotely close to understanding architectural design. (Trust me...I suck at both math AND architectural design) but I think you get my meaning here...
Mediocre "external" customer service can only be achieved if the prerequisite of mastering (and I mean mastering) "internal" customer service is accomplished first.
I have implemented this concept in several companies and it truly makes all the difference in the world!

The Mayan Calendar-Is it the end?

There’s absolutely no way that I will claim to be an expert on this subject, but I couldn’t resist the need to weigh in on the subject of 12/21/2012…the date which the Mayan civilization indicates that the world will end via the Mayan Calendar.

First off, I have been aware of this date, and this prediction, since I started paying attention to Belize. This interest was born out of the passionate conversations I had with a good friend who was involved in the founding of a fabulous development in northern Belize, Orchid Bay,Belize. Since then, probably 5 or 6 years ago already, I have fallen deeply in love with the idea of living in Belize and will get there soon. It is a fascinating country, full of adventure…but I digress…

The Mayan’s calendar abruptly ends on December 21, 2012; what don’t know is what exactly is going to happen. If, as some predict, the world comes to an end, I regret that I have not yet actually visited Belize! But the Mayan’s apparently, are not the only ones with a patent on this dilemma…the Cherokee Indians had an ancient calendar which ends in 2012, the Zulu believe that the world will be turned upside down, the Hopi Indians predict a 25 year period of purification followed by the “End of the Fourth World and beginning of the Fifth” and the Hindu calendar matches the Mayan’s almost exactly. They all refer to a time of enlightenment, transformation and/or the beginning of the new Fifth World.

I frequently refer to song lyrics to help me with a variety of scenarios; so with regard to the Mayan calendar, my musings bring me to this question…Is this “The End of the World as We Know It” or is this “The Age of Aquarius?”

It can be easy to forget a few things during the hustle and bustle of packing. In order to prevent you from smacking your forehead in exasperation as you board the plane, we’ve put together a handy-dandy guide to make sure your all-inclusive Caribbean vacation sails as smooth as a catamaran. From packing tips to daily advice, we’ve got you covered.

Pack a Waterproof Camera
Sure, crystal clear water is ideal for swimming, snorkeling and scuba diving in the Caribbean Sea, but not so much when it comes to dropping your camera into the tide and losing your memories due to a case of the butterfingers. Bring a waterproof camera – it’ll put your mind at ease, so you can splash and frolic at the base of a waterfall with nary a worry in sight.

Bring Rechargeable Batteries
You’re going to be snapping pictures in all directions, so regular batteries just won’t do. Save the bank (and luggage space) by purchasing rechargeable batteries to capture every spectacular moment.

Include Hair Clips/Ties

Cover Up
Wardrobe changes throughout the day may seem glamorous, but the novelty quickly wears off. By packing a comfy, cute cover up you can keep swimsuit-ing in style as you sip mimosas by the pool or read a spicy novel on the warm sand.

Water, Water, Everywhere
Drink up! The Caribbean sunshine and flowing adult beverages will leave you thirsting for some good ol’ H2O. The Trouble With IRA Custodians

Since this blog is based on mostly tropical things and my affliction with JBS (or Jimmy Buffett Syndrome), and with the presidential election behind now for another 4 years, I wanted to share this note I received from my friend Thom over at IRAAssets.com; because in my mind, using any way possible to achieve a tropical lifestyle (even if only a few weeks or months out of the year) is worth passing along.

There has been a great deal of interest, and I'm certain there will be more interest now, in utilizing your retirement funds to own property, or other tangible stuff...Thom's web site has a great resource for the ins and outs of how to self-direct your retirement account...so here is the note I received yesterday from Thom...do with it what you will...but if you speak with Thom (and I recommend it) please let him know that SkipJack recommended you contact him...

Self Directed IRA custodians aren't getting a lot of love from their clients lately, based on the calls I've received this week.
That's unfortunate because without them, we'd be stuck with holding nothing but paper assets like mutual funds, CDs or annuities in our retirement plans, instead of real estate, precious metals, mortgages or pre-IPO stock in our retirement accounts.
I consider some of these IRA custodians my friends, so when I get a call asking for our Custodian List because the investor has had it with the high fees or lack of friendly service, I realize that for every investor that's pissed enough to take action & transfer their account elsewhere, there must be 10 more that feel the same way.

No one is ever happy when the occasional mistake occurs that delays our hard earned profits from getting into our retirement plan. It makes you wonder if your custodian really values our business at all.

Today the problem is two-fold. Custodians are being hit with wave after wave of new regulations since they are trustees for your retirement savings, while at the same time they are watching their customer base double every few years.
Most of them tell me their biggest challenge is constantly hiring and training a larger staff.

The alternative for many investors is to switch to what is often called a Check Book IRA or 401(k) plan where the account owner takes over much of the custodians work and manages their own funds. Click here watch the recorded webinar on Check Book Retirement Plans.

Basically, you become the record keeper for your retirement plan as well as hold your IRA-or-401(k) funds at your local bank, so you are the only person having check book access to your retirement funds.

Having grown up sailing on an old 34' sloop on the Great South Bay (the south shore of Long Island, NY), then moving to land-locked Nashua, New Hampshire about 20 years ago, I've been feeling severely land-locked! So, I've taken to reading about sailing and following a few potential opportunities that might help me get my sea legs again. Since one of my mottoes is "If you're going to think...may as well think big" I'm working towards this 50 footer!

But, since I'm not there yet, I thought I would find a way to live vicariously through someone else who is there! Then...like manna from heaven (really from my FB friend RumShop Ryan) Ryan posted this video episode of the Expat series on Youtube! If you have ever even thought about escaping to the tropics...this is a must see! It is about 24 minutes long, and is part of a series hosted by Savannah Jane Buffett (yup! Jimmy's daughter), so take some time out and enjoy this guys story! By the way, he is a fellow New Englander...or was!
