<p>The latest <em>Buyer Traffic Index</em> from the <em>National Association of Realtors </em>(NAR) shows that buyer demand remains strong throughout the vast majority of the country. These buyers are ready, willing, and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other for the same home.</p>

<p>Housing inventory is still under the 6-month supply needed for a normal housing market. This means that, in most of the country, there are not enough homes for sale to satisfy the number of buyers.</p>
<p>Historically, the average number of years a homeowner stayed in his or her home was six, but that number has hovered between nine and ten years since 2011. Many homeowners have a pent-up desire to move, as they were unable to sell over the last few years due to a negative equity situation. As home values continue to appreciate, more and more homeowners are granted the freedom to move.</p>
<p>Many homeowners were reluctant to list their home over the last couple of years for fear that they would not find a home to move in to. That is all changing now as more homes come to market at the higher end. <strong>The choices buyers have will continue to increase. According to <em>Ellie Mae’s </em>latest <em>Origination Insights Report</em>, the time to close a loan has dropped to 47 days.</p>

<p>If your next move will be into a premium or luxury home, now is the time to move up! The inventory of homes for sale at these higher price ranges has created a buyer’s market. <p>According to <em>CoreLogic,</em> prices are projected to appreciate by 4.6% over the next year<em>.</em> If you are moving to a higher-priced home, it will wind up costing you more in raw dollars <em>(both in down payment and mortgage payment)</em> if you wait.</p>

<p>The spring housing market is off to the races! The inventory of homes for sale is increasing, buyers are out in force, and interest rates have remained low, piquing the interest of buyers <em>and</em> sellers previously on the fence about making a move.</p>
<p>New research from <em>realtor.com</em> shows that the first week of April is actually the best time to list your house for sale! The report used <em>“trends in median listing prices, views per property on realtor.com, home price drops, median days on market, and number of listings on the market over the last three years,”</em> to determine a ranking for every week of the year.</p>
<p>Listing your home in the first week of April contributes 14x more property views, 5% less competition from other home sellers, and results in the home being sold 6 days faster!</p>

<p>It should come as no surprise that April and May dominate as the top months to sell. The second quarter of the year (April, May, June) is referred to as the <em>Spring Buyers Season</em>, when competition is fierce to find a dream home, often leading to bidding wars.</p>
<p>However, there is one caveat worth mentioning. When broken down by metro, <em>realtor.com</em> noticed that while warmer climates share an overall trend, they have different top sales months. The best month to get the most exposure in Miami, FL, for instance, is August, while in Phoenix, AZ, June leads the charge.</p>
<p>If you’re thinking of selling your home this year, the time to list is NOW! According to the <em>National Association of Realtors</em>, 41% of homes sold last month were on the market for less than 30 days! If you list now, you’ll have a really good chance to sell in April or May, setting yourself up for the most exposure!</p>

<p>Study after study shows that no matter what generation Americans belong to, the vast majority believe that homeownership is an important part of their American Dream. The benefits of homeownership can be broken into two main categories: financial and non-financial (often referred to as emotional or social reasons.)</p>
<p>For Americans approaching retirement age, one of the greatest benefits to homeownership is the added net worth they have been able to achieve simply by paying their mortgage!</p>
<p>The <em>Joint Center for Housing Studies at Harvard University</em> focused on homeowners and renters over the age of 65. Their study revealed that the difference in net worth between homeowners and renters at this age group was actually 47.5 times greater, with nearly half their net worth coming from home equity!</p>

<p>Homeowners over the age of 65 are much more financially prepared for retirement and often own their homes outright if they were fortunate enough to purchase their homes before the age of 36.</p>
<p>Their 30 years of mortgage payments have paid off as they gained equity through their monthly payments and as home values appreciated.</p>
<p>It is no surprise that lifelong renters have had a hard time accruing net worth as the latest <em>Census</em> report shows that the <em>Median Asking Rent</em> has been climbing consistently over the last 30 years.</p>

<p>The person standing between it being a huge financial mistake or a valuable asset is you, the agent. Still, the agent can only help as much as the buyer allows. As vital as having an experienced agent by their side is, there are things that first-time homebuyers have to do.</p>
<p>Here is a list of tips to help first-time homebuyers help you the agent do the best job that you can do. When you are approached by a first-time homebuyer, share this list with them to help them get off on the right foot.</p>
<ul>
<li><em>Tell Your Agent Everything:</em> You don’t want any surprises; neither does your agent. Let them know upfront about any financial issues on your credit report. Be as detailed as possible about your goals and be flexible.</li>
<li><em>Make Lists:</em> Write out a list of the things that you want and a list of the things that you need in a new home. Share this list with your agent so that they can better help find what you are looking for. Update or add to your list as you think of things and share those changes with your agent.</li>
<li><em>Keep Notes</em>: Your agent is going to keep solid records of the homes that you see. However you should also keep your own notes as you go to open houses. After each home, share what you liked and what you didn’t like with your agent. That will help him or her narrow the search down for you.</li>
<li><em>Organize Your Documents:</em> Keep your documents organized and all in one place. If you have a pre-approval letter, keep that with you on house hunts in case you decide to make an offer. Any documents that you will need like inspection reports or appraisals should be readily available as you search for homes.</li>
<li><em>Stay Positive:</em> Maybe the most important tip for first-time homebuyers is to stay positive. Even after you have found the home that you want, made an offer, and had it accepted, the process of closing the deal can sometimes take longer than you’d like. Stay positive. If you’ve looked at several houses and still haven’t found what you want, stay calm. Trust your agent to get it right for you.</li>
