You may recall in </span><a href="https://www.fire.ca.gov/incidents/2025" target="_blank" rel="noopener"><span style="font-weight: 400;"><strong>January 2025</strong></span></a><span style="font-weight: 400;">, when acres of land was impacted and forced 200,000+ people to be evacuated due to the wildfires in Los Angeles and San Diego areas.</span></p>
<p><span style="font-weight: 400;">As a brokerage that has navigated hundreds of these transactions across North County, we have seen how the landscape has shifted. Fire disclosures are arguably one of the most important paperworks both for sellers and buyers so they can stay protected and keep the deal on track.</span></p>
<p>&nbsp;</p>
<h2><strong>Allot a Defensible Space, 5 Feet to Be Exact</strong></h2>
<p><span style="font-weight: 400;">The biggest change for homeowners is </span><a href="https://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201920200AB3074" target="_blank" rel="noopener"><b>Assembly Bill 3074</b></a><span style="font-weight: 400;">. This law significantly updated Section 51182 of the Government Code. It moved beyond the old 30-foot and 100-foot rules to introduce something called the </span><b>ember-resistant zone</b><span style="font-weight: 400;">.</span></p>
<p><span style="font-weight: 400;">This is known as </span><b>Zone 0</b><span style="font-weight: 400;">, </span><b>the first five feet immediately surrounding your home</b><span style="font-weight: 400;">. The science shows that most houses are lost to wind-blown embers, not a wall of flames. These embers land in mulch, dry leaves, or wood piles right against the house. According to the rulings in </span><a href="https://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201920200AB3074" target="_blank" rel="noopener"><b>AB 3074</b></a><span style="font-weight: 400;">, this zone must be clear of combustible materials. When we list a home in 2026, we walk the property with our sellers specifically to identify these Zone 0 red flags before the inspectors arrive.</span></p>

<p><span style="font-weight: 400;">Another critical piece of legislation is </span><a href="https://leginfo.legislature.ca.gov/faces/billTextClient.xhtml?bill_id=202520260SB911" target="_blank" rel="noopener"><b>Senate Bill 911</b></a><span style="font-weight: 400;">, a law that requires sellers of properties in </span><b>High or Very High Fire Hazard Severity Zones</b><span style="font-weight: 400;"> to provide documentation of compliance with local defensible space ordinances.</span></p>
<p><span style="font-weight: 400;">This is not just a suggestion:</span><b> it is a disclosure requirement</b><span style="font-weight: 400;">. According to the California Legislative Information portal, this bill created a process where the seller must affirmatively state that the home is in compliance. If the home has not been inspected, the buyer and seller must agree on who will obtain the inspection and ensure the work is done.</span></p>
<p><span style="font-weight: 400;">When we represent buyers in North County, we look for the Fire-Hardening and Defensible Space Disclosure (FHDS) on day one. We want to know if the home has:</span></p>

It looks so easy, and the profit margins at the end always seem like a dream. But in the 2026 North San Diego County real estate market, where the median home price has crossed the one-million-dollar mark, the reality of a fixer-upper is a bit more complicated than a reality TV montage.</span></p>
<p><span style="font-weight: 400;">We recently assisted a couple who fell in love with a 1970s ranch home in the hills of San Marcos. It had amazing views and a solid foundation. On paper, it was a steal, priced about $200k below the neighborhood average. They were convinced that with some new paint, some luxury vinyl plank flooring, and a little elbow grease, they would have a $300k appraisal.</span></p>
<p><span style="font-weight: 400;">The &#8220;prank&#8221; the house played on them was not funny. Once our inspectors got in there, we discovered that the cosmetic issues were actually hiding original galvanized steel plumbing that was failing and an electrical panel that was not even close to meeting 2026 safety codes. <h2><b>The &#8220;Poop-ocalypse&#8221; (A Modern Tech Tragedy)</b></h2>
<p><span style="font-weight: 400;">We recently worked with a landlord who had a beautiful, open-concept rental in a quiet Vista neighborhood. The tenant was great, tidy, professional, and a lover of high-tech gadgets. Naturally, they had one of those top-of-the-line robotic vacuums programmed to clean the living room every morning at 3:00 AM.</span></p>
<p><span style="font-weight: 400;">Well, the house had a new addition: a kitten that wasn&#8217;t quite house-trained yet. One night, the kitten had a &#8220;mistake&#8221; right in the middle of the hallway. At 3:00 AM, the robot vacuum set out on its mission. It didn&#8217;t see the obstacle. It didn&#8217;t stop. It just&#8230; </span><i><span style="font-weight: 400;">distributed</span></i><span style="font-weight: 400;">.</span></p>
<p><span style="font-weight: 400;">By the time the tenant woke up at 6:00 AM, the &#8220;smart&#8221; vacuum had meticulously painted every square inch of the high-end laminate flooring with a very thin, very smelly layer of surprise. It took a professional cleaning crew and a full day of &#8220;de-scenting&#8221; to fix the prank. The lesson: if you have a new pet, maybe put the robot vacuum on a sabbatical.</span></p>

<h2><b>The Great Kitchen &#8220;Foam Party&#8221;</b></h2>
<p><span style="font-weight: 400;">This one happened in a charming condo we manage near the Carlsbad village. A well-meaning tenant ran out of dishwasher detergent and thought, &#8220;Hey, it’s all soap, right?&#8221; They filled the dispenser with standard, high-sudsing liquid dish soap.</span></p>
<p><span style="font-weight: 400;">Ten minutes later, it looked like a 1990s music video in their kitchen. Bubbles were pouring out of the vents, creeping across the counters, and eventually reaching the living room carpet. By the time they called us, they were literally wading through six inches of foam.</span></p>
<p><span style="font-weight: 400;">It was a light-hearted mess in the end, but it’s a classic reminder that &#8220;DIY&#8221; solutions for household supplies usually lead to a very bubbly disaster.</span></p>

<p><span style="font-weight: 400;">We had a homeowner in Escondido who called us in a total panic on a Friday afternoon. They were convinced their house was under some kind of electronic attack. Every fifteen minutes, a piercing, high-pitched &#8220;CHIRP&#8221; would echo through the house, but they couldn&#8217;t find the source. They replaced every battery in every smoke detector they could find, and yet, “CHIRP</span><i><span style="font-weight: 400;">”</span></i><span style="font-weight: 400;">.</span></p>
<p><span style="font-weight: 400;">After two hours of hunting, we found the culprit. It wasn&#8217;t a smoke detector at all. It was an old, battery-operated carbon monoxide detector that had fallen behind a heavy bookshelf in the guest room three years prior. The battery was finally dying, and it chose April Fools&#8217; almost weekend to let everyone know.</span></p></div>

<p><span style="font-weight: 400;">While we can laugh about these now, they are great reminders that a little bit of maintenance goes a long way. Here are a few tips for 2026:</span></p>

<li style="font-weight: 400;" aria-level="1"><b>The 3-Month Tech Audit:</b><span style="font-weight: 400;"> If you use smart home gadgets, check their sensors and settings every quarter. Make sure your robot vacuum has obstacle avoidance turned on if you have pets or perhaps call the maker for help.</span></li>
<li style="font-weight: 400;" aria-level="1"><b>The &#8220;Right Tool&#8221; Rule:</b><span style="font-weight: 400;"> Whether it’s dishwasher detergent or a pressure washer, using the wrong product is the fastest way to turn a $10 chore into a $1,000 repair.</span></li>
<li style="font-weight: 400;" aria-level="1"><b>Know Your Ghosts:</b><span style="font-weight: 400;"> If you hear a weird sound or smell a strange scent, don&#8217;t ignore it. Usually, it&#8217;s just the house&#8217;s way of telling you a battery is dying or a pipe needs a strap.</span></li>
