When you work from home it can be very easy to loaf around in your pjs, watch tv or spend hours on the phone. Remember that this is your business treat it like one.&lt;br /&gt;&lt;br /&gt;4) Surround yourself with supportive people. This includes the freelancers that you hire to attend to day to day tasks. It can also include people in the company that you are working with. Do they have a mentoring program? Do you enjoy speaking with their customer service department? These are people that you will be interacting with day to day.&lt;br /&gt;&lt;br /&gt;5) Automate your business as much as possible. Have an effective but boring automated marketing system and stick to it. Yes you can incorporate new techniques but also stick with a fairly stable marketing program and budget. You want to take the emotion out of your budget and marketing program so that you can stick to them.&lt;br /&gt;&lt;br /&gt;Develop a how to work from home plan that you can stick to. You know your habits, strengths and short comings. Use that insight when you develop your business. If you are a big picture person than hire others to do the day to day tasks and to keep you on track. If you love to market stick to that. If you enjoy networking then focus on that and have others do the tasks that make you want to crawl back into bed each morning. Starting and running your business is easy, keeping the momentum up is where most people fail. Then, review the numbers each month and mark down the actual revenue you earned. For Year 2, decide how fast you want to grow your business. If you want to double your business in Year 2, then double your Year 1 projection. Follow the same process for your Year 3 guesstimate.&lt;br /&gt;&lt;br /&gt;VISION DOWN.&lt;br /&gt;&lt;br /&gt;Think of what you want to be earning in 3 years. Let’s say it's $100,000. List all of your streams of income. Determine the percentage of revenue each will generate, with $100,000 equal to 100%. Then for each revenue stream, convert that to the number of units you want to sell. Finally, decide what price you need to charge to generate the percentage of $100,000 that is your target for that stream. In this way, you can see how you can combine all of your streams of income in order to realistically reach your revenue goal of $100,000.&lt;br /&gt;&lt;br /&gt;To be able to see trends in your revenue numbers, use an Excel spreadsheet and graph your projections and actual numbers. It has been on your mind since you were in school, and there are times, especially on Monday mornings, that you daydream about it. But, you’re not really sure what it would look like. You don’t have the first clue how to get started, and of course, you’re afraid that you would put your heart and soul into it, only to fail and look like a fool. You barely even talk about it out loud, because you don’t want family and friends to laugh at you. &lt;br /&gt;&lt;br /&gt;But, anything is possible! The only limitations we have are the ones we put on ourselves! With planning and learning the steps, and doing your homework, if this is something you really want to do, you can do it, AND succeed greatly at it, too! &lt;br /&gt;&lt;br /&gt;I’m not saying it’s easy! Nothing worth having is. I have had to learn a great deal; about myself, about business, about my clients and potential clients. And it never ends, because my interests and passions change with the years. But, how exciting! &lt;br /&gt;&lt;br /&gt;When my daughter started kindergarten, I returned to school. It took me five years to get through school, but I had a vision: I wanted to help people become healthy and fit in the privacy of their own homes. After school, I didn’t have that plan fully in place, even in my mind, but after six years of working in a hospital, I was ready. I opened MEG Fitness in June, 1996. It’s been an incredible ride! I’ll never look back at my life with regrets that I didn’t pursue my dream. I really have learned that the only limits are those I impose on myself, too! So, I continue to dream bigger and allow my vision to become more grand. Why not? What’s the worst that can happen? &lt;br /&gt;&lt;br /&gt;That’s what you have to ask yourself. If you never try, will you be happier? If you never try, how will you know if you could have done it? Consider some of the well-known names in sports, such as Michael Jordan, the basketball player; he has thrown more MISSED shots than those that have made their mark. What if he had not taken the chance to see what was possible for himself? &lt;br /&gt;&lt;br /&gt;Okay, so now you’re ready to take the next step! First, in order to help you focus, I recommend that people start working on their business plan. The Small Business Association has invaluable resources on their website (www.sba.gov). This was the route I took. A year before I quit the hospital, I started working on my business plan. It helped me determine exactly who I was, what I offered, why, who my ideal client was, who my target market was (at that time), who my competition was, where I would offer my services, how I would offer them, and so on. As I coach other health professionals who want this dream, I now use a 3-page business plan for clients who don’t plan to look for outside funding. Regardless of the type of business plan, it will help answer many hard questions for you. &lt;br /&gt;&lt;br /&gt;There are resources specific to most specific fields, too, including other professionals who help others get started. Do your research to see who you can contact for support and to ask questions of as you progress. Once you have your business plan in place, it’s not time to celebrate, yet! How are you going to accomplish the goals you have come up with in that plan? You next need a marketing plan. Now, although the marketing plan is also part of a business plan, it’s really just the intro! The marketing plan will become your template, your schedule, and will spell out the actions you will take to make those goals reality. You must have a guru or mentor: &lt;br /&gt;&lt;br /&gt;If you aren't proficient in Internet marketing, website design and copywiting--and most people aren't, do the smart thing and seek out an Internet marketing expert to help you. &lt;br /&gt;This can be a huge financial advantage for you, because 90 percent of those individuals coming online don't have a clue what their doing. And instead of doing the smart thing and seeking out an expert for help, they'll just struggle along &lt;br /&gt;trying this and that and losing money, until they're finally forced out of business. &lt;br /&gt;&lt;br /&gt;2. You must have a back-up plan: &lt;br /&gt;&lt;br /&gt;Not having a back-up plan for your home business is like being stuck out in the desert with a flat tire and no spare. You just aren't going anywhere. Sometimes, try as hard as we might, our ideas just don't work and we have to scrap them. &lt;br /&gt;That's why you should always have a back-up plan. You must have relentless desire and determination: &lt;br /&gt;&lt;br /&gt;This is the number one reason why most people don't succeeed. They don't have relentless desire and determination. I want you to commit the following words to &lt;br /&gt;memory: &lt;br /&gt;&lt;br /&gt;"Any success you achieve will be in direct proportion to your desire and determination. The more desire and determination you have, the greater will be your success!" &lt;br /&gt;&lt;br /&gt;Here's another example to illustrate my point: &lt;br /&gt;&lt;br /&gt;Most people think it's Kobe Bryant's amazing talent that sets him apart from the other players in the NBA. And make no mistake, his talent does play a significant role in his success. But what really makes Kobe Bryant special is his "relentless desire and determination." He just wants to win more than everybody else. &lt;br /&gt;&lt;br /&gt;That's the mindset you have to have. But the process begins with selecting your best prospect. The objective is to spend more time with your best prospects and less time with suspects. &lt;br /&gt;&lt;br /&gt;In order to do that, there are three ‘secrets’ or keys to getting in front of your best prospects: &lt;br /&gt;&lt;br /&gt;• Define or identify who your best prospect is. &lt;br /&gt;• Be active. The primary reason sales people fail is lack of activity and/or focus. &lt;br /&gt;• Be persistant. Follow up with clients. Be there when they need you. &lt;br /&gt;&lt;br /&gt;Who, then, is your best or ideal prospect? The obvious answer is anyone who has a need, can write a check or make a decision. If you were to pursue that avenue, however, you would be reaching out to nearly everyone. Remember, you’re not interested in any prospect, you need to identify your best prospect. &lt;br /&gt;&lt;br /&gt;For example, if you asked a successful realty agent who their best clients are, they would say someone who is renting but looking to buy, or a homeowner who wants to sell. That makes sense, but it’s too ambiguous. The next logical question would be “What is your primary source of income?” The answer: Listings – a realty agent’s best prospect is someone who wants to sell their home, because that’s where the money is. &lt;br /&gt;&lt;br /&gt;You have narrowed the field, but need to take it a step further. Your next question, then, is “Who is most likely to sell their home?” We posed this question to Paradigm Associate real estate clients. &lt;br /&gt;&lt;br /&gt;After careful thought, consideration and research, they identified three target groups who would be most likely to sell their home in the Metro New York area. They include households that no longer have children in the school system, therefore, they do not want to pay exorbitant property taxes associated with large single family homes; households impacted by consolidations and layoffs in banking, finance and advertising – many have decided they no longer can afford or need the proximity to New York City; and homeowners employed by international companies where employees are likely to be transferred every few years, because often, they are responsible for buying/selling their own homes. &lt;br /&gt;&lt;br /&gt;Based on that information, it would make sense to devise a selling strategy that focuses on reaching out to these three specific market segments as opposed to reaching out to everyone who may or may not move in the next two years. &lt;br /&gt;&lt;br /&gt;Therefore, when defining who your best prospect is: &lt;br /&gt;&lt;br /&gt;• Review your prior sales records and activity logs and compile a list of why your customers purchased from you in the past. &lt;br /&gt;• Next, confirm that these are, in fact, the reasons they selected your firm. The most effective way to do this is to call your customers. &lt;br /&gt;• Ask your clients the following questions – What was the major benefit you received by working with our organization? Why did you select us and not our competition? What advice do you have for us? That is, what should we be doing more/less of? What should we be doing differently? &lt;br /&gt;&lt;br /&gt;The first two questions remind both you and your clients about your strengths, your capabilities and they reaffirm the things you do well. It’s much easier to reach your best prospects when you are clear about what distinguishes you from your competition. The third question allows you to develop a close relationship with your customer. Not only will you discover future needs, but it presents an opportunity to become a trusted advisor. More often than not, the best prospects in your market will buy from those they trust. &lt;br /&gt;&lt;br /&gt;Once you have identified your best prospect, remain active. Ask yourself the following questions: &lt;br /&gt;&lt;br /&gt;• Do I have a list of 25 decision makers I can contact each day? &lt;br /&gt;• Do I see at least one key decision maker each day and have an agenda prepared for them? &lt;br /&gt;• Do I have a clear picture of how my product or service can benefit my future client? &lt;br /&gt;• Do I have goals in place for each of my customers? &lt;br /&gt;• Do I have a follow-up system in place? &lt;br /&gt;&lt;br /&gt;That last question leads to my final point – You need to be persistant. In my more than 18 years of sales training, what I have found in tracking results is that our clients work with us not because of our good looks, best jokes or tee times, but because we follow up. &lt;br /&gt;&lt;br /&gt;The best and most successful firms are those whose sales people are persistant. I recently had a discussion with Lew Hoff, Founder and CEO of Bartizan Data Systems. He told me about his firm’s first client which he signed on in 1970 and who remains with him today. Through the years, this client has provided Bartizan with more than $1.5 million in revenue. After all these years, Lew asked his customer why they chose Bartizan over the four more experienced providers. His client’s response was, “Because you were the only one who followed up.” &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;About the author:&lt;br /&gt;Michael W. They represent broad varieties of personalities and styles and characteristics. You find them in all kinds of organizations and in most levels of an organization. They may lead large organizations or gangs of one. There’s one thing they all have in common – leaders get results. &lt;br /&gt;&lt;br /&gt;We’ve all seen instances where someone has risen to the occasion and accomplished something extraordinary. People we recognize as leaders tend to do that consistently over time. So why do only some people emerge as leaders? &lt;br /&gt;&lt;br /&gt;Is it true some people were born to lead? Or does it just let us off the hook of responsibility for developing ourselves? What are the characteristics of great leaders? Visonary? Trustworthiness? Integrity? Good communicator? Good listener? Caring? Risk-taker? Ability to get things done? Persistance? Continue the list. Then ask how many of these characteristics are we born with? How many are directly related to our attitudes? &lt;br /&gt;&lt;br /&gt;According to research, the average person uses only 3 to 25% of their potential on a day-to-day basis. Imagine what would happen if you tapped into that other 75 to 97%! &lt;br /&gt;&lt;br /&gt;Perhaps the “leaders are born” argument is so pervasive because the characteristics, attitudes, personality that contribute to or constrict leadership are formed at an early age. Wasn’t much of what we were exposed to early intended to keep us safe and contain our behavior rather than encourage us on to bigger and better things? Sheds new light on the question of how much of our potential we use as adults, doesn’t it? &lt;br /&gt;&lt;br /&gt;We see success as the continual achievement of our own predetermined goals. So if we are not as successful as we want to be, then we have to ask, “What parts of my personality are taking me closer to success and what parts are taking me further away? &lt;br /&gt;&lt;br /&gt;The good news is that our attitudes are developable. Begin by defining who you are compared to who you believe you have the potential to become. Be brutally honest with yourself. And give yourself permission to change. &lt;br /&gt;&lt;br /&gt;Leaders know what they want and go for it, rather than accept whatever comes along. If they don’t like the circumstances they are in, they create new ones. So get clear about what you want. And then look at which of your attitudes, your habits of thought, are taking you closer to your goals and which ones are taking you further away. &lt;br /&gt;&lt;br /&gt;Think of leading others in terms of needing others to help you achieve your goals or those of your organization. Consider these skills as essential: &lt;br /&gt;&lt;br /&gt;• Bring out the best in others &lt;br /&gt;• Include people in what’s going on &lt;br /&gt;• Create an environment in which people can excel &lt;br /&gt;• Give people a mission to accomplish &lt;br /&gt;&lt;br /&gt;In First, Break All the Rules: What the World’s Greatest Managers do Differently, authors Buckingham and Coffman describe their research to determine what makes managers great. They found that managers in organizations with high productivity, profit, retention and customer satisfaction had created workplaces where employees: &lt;br /&gt;&lt;br /&gt;• know what’s expected of them and that their opinions count ; &lt;br /&gt;• feel their work is important and have the right equipment to do it; &lt;br /&gt;• know their supervisor cares about them as a person; &lt;br /&gt;• often receive recognition for good work and feedback on their progress; &lt;br /&gt;• have co-workers who are committed to doing quality work; &lt;br /&gt;• have opportunities to learn, grow, and do what they do best everyday. &lt;br /&gt;&lt;br /&gt;They found that the employee’s immediate manager was the critical player in building a strong workplace. On retention in particular, they found that turnover is a manager issue. &lt;br /&gt;&lt;br /&gt;Lastly, successful leaders recognize the difference between external and internal change. External change involves things outside of ourselves or our organization. The economy tanked. Interest rates are going up. The labor market has dried up. Fuel prices are skyrocketing. Wal-Mart is moving in. Timeshare resales cost much less than buying directly from a resort developer, but you should still keep your best interests at heart. Being informed about your timeshare will lead to a positive experience. &lt;br /&gt;&lt;br /&gt;1. It is a very good idea to actually see the timeshare you are buying. Some timeshare resellers may “talk up” their timeshare. If the reseller says that the timeshare is in a beautiful place, be sure to check it out. A timeshare, even a resold timeshare, is a great investment. It is important to make sure that you are buying what you want. &lt;br /&gt;&lt;br /&gt;2. Timeshare resales often have very appealing prices. Sometimes, these prices can cause the buyer to overlook crucial questions. Be sure to ask about maintenance fees and property taxes. If these have not been paid up-to-date, then the timeshare will cost significantly more than the base price. It is very important to know the whole cost before you decide to buy a timeshare. &lt;br /&gt;&lt;br /&gt;3. Some timeshares are affiliated with an exchange company. If the timeshare you are purchasing is affiliated with an exchange company, make sure to find out if this membership can be transferred. Doing this can help you to avoid unnecessary hassles in the future. If the timeshare you are purchasing is a point-system timeshare, find out if the points are transferable. Finally, if there are any additional bonuses with the timeshare, find out if they can be transferred. &lt;br /&gt;&lt;br /&gt;4. The seller often pays to advertise the timeshare, while the buyer is stuck with the closing costs. Be informed and find out all of the charges that you will be responsible for upon the closing of the sale. This is important because some buyers do not know how much they are paying when they decide to buy the timeshare. &lt;br /&gt;&lt;br /&gt;5. Visiting the timeshare can solve this problem, but it is important to be aware of it. Timeshares can sometimes be located in a facility that has only been partially remodeled. Other timeshares have not been touched at all. Paying an extremely high price for an old, worn-out timeshare is never a good idea. &lt;br /&gt;&lt;br /&gt;6. Timeshares have different times that they can be used. Knowing when you can use your timeshare is very important. Some timeshares are odd-or even-year-use timeshares. If you buy one of these timeshares, it may be another year or two before you can actually use the timeshare you purchased. If there is a lease on the property, make sure to find out how much time is left on the lease. &lt;br /&gt;&lt;br /&gt;7. Last, but certainly not least, find out why the timeshare is being sold. Too many buyers simply overlook this crucial information. Some resellers don’t want it anymore, but other resellers may have discovered a problem with the timeshare, or an inconvenience. It is important to know these issues so you can decide whether or not you yourself want to deal with them. If the reseller tells you the negative aspects concerning the timeshare, and you are still fully confident in its success, then it will be a good investment. &lt;br /&gt;&lt;br /&gt;Timeshare resales can be complicated business. It is important to be as informed as possible when purchasing a timeshare because it is often a very large investment. The more investigating you do, the more informed you will be. If you are approaching retirement or soon will be, chances are you’ve considered putting your business on the market for one of the following reasons: &lt;br /&gt;&lt;br /&gt;• You feel burned out; &lt;br /&gt;&lt;br /&gt;• Industry conditions have changed; &lt;br /&gt;&lt;br /&gt;• You are facing health issues; &lt;br /&gt;&lt;br /&gt;• Your business has matured and plateaued; &lt;br /&gt;&lt;br /&gt;• Your business is doing well; &lt;br /&gt;&lt;br /&gt;• It’s a good market for the sale of a business. &lt;br /&gt;&lt;br /&gt;In the end, no matter what your scenario or reason for selling, your objective is to get the most money for your blood, sweat, and tears. Here are ten mistakes not to make when selling your privately owned small business: &lt;br /&gt;&lt;br /&gt;1. Not Knowing Your Business’s True Market Value: &lt;br /&gt;Different buyers will have different perceptions of value and some will pay far more than others. Unless you know your business’s range of value you are handicapped in the process. Knowing value is always the best starting point when you plan to sell your business. &lt;br /&gt;&lt;br /&gt;2. Having Customers, Employees and Others Know that you are Planning on Selling: &lt;br /&gt;Keeping the entire process completely confidential is essential, otherwise you create the risk of losing employees, customers, and vendors. Not Understanding Essential Tax Issues: &lt;br /&gt;After tax dollars in the sale of a corporation can vary between 45% and 85% of the sales price based solely upon tax structuring issues. This means that you need to understand the process before you start the process. &lt;br /&gt;&lt;br /&gt;8. Neglecting Your Business While Trying to Sell the Business: &lt;br /&gt;Psychologically, once you decide to sell your business there is an inclination to slow down or spend time on the selling process to the detriment of the business. The basic equation that you want to demonstrate in a budget is as follows:&lt;br /&gt;&lt;br /&gt;(estimated )Sales minus (estimated) Expenses = Profit (or loss)&lt;br /&gt;&lt;br /&gt;How to create a Budget&lt;br /&gt;&lt;br /&gt;If this is your first time to work on a budget for your small business, you might work from the perspective of having to list cost of goods or services plus all of your operating expenses to start the process.&lt;br /&gt;&lt;br /&gt;How much does it take to operate your phone line? What is the cost of other utilities? How about the cost of a company vehicle, or what is the cost of transportation if you're using your personal vehicle to also serve as a company vehicle. Do you need any supplies or inventory to operate your business? How about any employee payroll, payroll taxes or independent product or service providers? Remember to include everything you spend money on to operate your business even if you allocate some of the expenses to "petty cash" expenses, such as parking or bridge tolls while traveling to see clients.&lt;br /&gt;&lt;br /&gt;I recommend that you create annual budget, as opposed to a monthly budget, so you can identify any expenses that you may have that come up only once or twice a year such as insurance and include them in your list of expenses. This allows you to amortize or spread the cost of this out over several months so that you can plan ahead for the expense.&lt;br /&gt;&lt;br /&gt;As you work on your list of expenses keep in mind that these are the expenses that are necessary to operate your business. These should not be your "wish list" unless you want to budget in some expansion or growth. You may want to create a budget with just the necessities and another version of your budget with expansion expenses listed so that you can see the cost of both separately.&lt;br /&gt;&lt;br /&gt;With a dollar figure to work with of your total expenses you are able to set the standard for or evaluate your sales figures. If you are new to your business you may need to use the dollar amount of your expenses to help you determine what your sales need to be in order to cover all costs and show a profit. If you have been in business for a while you can evaluate whether or not you are producing a profit by looking at historical sales figures.&lt;br /&gt;&lt;br /&gt;As you conduct business during your budget year you should compare your actual income and spending with what you estimated. This will allow you to manage your spending so that you don't over spend and cut into or eliminate your profits. You will also be able to see if sales have met expectations in order to cover expenses and still remain profitable.&lt;br /&gt;&lt;br /&gt;Who should Budget?&lt;br /&gt;&lt;br /&gt;Every small business owner should budget, no matter the size of business. I have heard some small business owners say their business is too small to budget, but that is not true. If you don't have a written plan for what your financial obligations are and how your revenue will cover those obligations and leave some money unspent, then your business will never grow. In fact, you may out-spend your revenue and put yourself out of business.&lt;br /&gt;&lt;br /&gt;Why Budget?&lt;br /&gt;&lt;br /&gt;Budgeting for your small business gives you control over your finances. By looking ahead to what you know or can reasonably estimate what your expenses will be, you can then make financial decisions that will keep you from over-spending, or give you the freedom to invest in the growth of your business.&lt;br /&gt;&lt;br /&gt;When Budget?&lt;br /&gt;&lt;br /&gt;Every small business owner should have a budget to start their business and then review it annually. I recommend that small business owners review their budget several months before the end of their fiscal year. When I say review the budget I'm talking about comparing projected budget with actual. In the comparison you can see if your estimates were realistic. You and your CPA can also plan for last minute tax strategies, or plan to implement strategies in the up coming year's budget.&lt;br /&gt;&lt;br /&gt;The Goal in Budgeting&lt;br /&gt;&lt;br /&gt;Remember, the goal of having a budget is to stay in control of your finances in advance. Setting the standard for your spending and revenue and having a tool to compare with actual will give you the control that you need to stay profitable. At the very least it will give you an indication of whether or not your business is actually profitable and not just busy.&lt;br /&gt;&lt;br /&gt;Resource&lt;br /&gt;&lt;br /&gt;Throw away all your receipts!&lt;br /&gt;Yes, you can throw them all away after you've scanned them into NeatReceipts.
