Real Estate Song of the Day - HOUSE OF THE RISING SUN

The Animals – House of the Rising Sun

There is a house in New Orleans
They call the Rising Sun
And it's been the ruin of many a poor boy
And God I know I'm one

My mother was a tailor
She sewed my new bluejeans
My father was a gamblin' man
Down in New Orleans

Now the only thing a gambler needs
Is a suitcase and trunk
And the only time he's satisfied
Is when he's on a drunk

Oh mother tell your children
Not to do what I have done
Spend your lives in sin and misery
In the House of the Rising Sun

Well, I got one foot on the platform
The other foot on the train
I'm goin' back to New Orleans
To wear that ball and chain

Well, there is a house in New Orleans
They call the Rising Sun
And it's been the ruin of many a poor boy
And God I know I'm one

You live on WHAT street?

Do you ever STOP to think of your prospects reaction when you email them a new listing? I try not to interject my own thoughts about particular street names to prejudice a buyers decision but often wonder - What were they thinking when the named this street?

One street I tend to point out while driving couples through town is .

Don't know why but it just strikes me as a silly place to live and raise a family.

I may say something like "How about living at 101 Lovers Lane"? The wife may snuggle up to her husband with a suggestive little whisper, a witty husband once said "I'm well beyond lover 101, got anything on the 200 block?"

Lovers Lane may be cute but others just seem odd. Would you like to see the house on North Roast Meat Hill Road? Sounds like a great place to be fat, dumb and happy. Certainly get your share of exercise every time you write the return address. Fortunately North Roast Meat is in a neighboring town where I generally do not travel. I have enough difficulty with some of the names in my area.

Can I interest you in Martleshamheath Lane? Yea, you heard right, north of the circle off Dorset Lane out Rockland way.

I like simple names, short and sweet, but there are exceptions. I ain't never gone down Gay Street and I especially wouldn't get there via Ben-Dover Way hitting the stiff right on Dipstick Drive.. ( not that there is anything wrong with that )

So... I'm curious to know, What are some of the strange, silly or stupid names in your part of the country?

Dan Cummings, Connecticut's Running Real Estate Agent

Connecticut's Dead City

Hartford Connecticut showed up at number three on the list of America's Ten Dead Cities.

     3. Hartford

The city was once the “insurance capital of the world.” In 1950, the city’s population peaked at more than 177,000 and has dropped to 124,000 recently. Hartford was, beyond being an insurance center, also home to a number of manufacturing and publishing businesses. Hartford lost some of its insurance firms as they moved to new locations, primarily because of consolidation in this sector. Five large financial firms have downsized their workforces. These include Met Life, Cigna, Lincoln Financial, Mass Mutual, and, perhaps most depressing of all, The Hartford.

Real Estate Song of the Day - BAKER STREET

Real Estate Song of the Day

Gerry Rafferty – BAKER STREET

Windin' your way down on Baker Street
Light in your head and dead on your feet
Well another crazy day
You'll drink the night away
And forget about everything
This city desert makes you feel so cold.
It's got so many people but it's got no soul
And it's taking you so long
To find out you were wrong
When you thought it had everything

You used to think that it was so easy
You used to say that it was so easy
But you're tryin'
You're tryin' now
Another year and then you'll be happy
Just one more year and then you'll be happy
But you're cryin'
You're cryin' now

Way down the street there's a lad in his place
He opens the door he's got that look on his face
And he asks you where you've been
You tell him who you've seen
And you talk about anything

He's got this dream about buyin' some land
He's gonna give up the booze and the one night stands
And then he'll settle down there's a quiet little town
And forget about everything

But you know he'll always keep movin'
You know he's never gonna stop movin
Cus he's rollin'
He's the rollin' stone

And when you wake up it's a new mornin'
The sun is shinin' it's a new morning
You're goin'
You're goin' home.

The Great Falls Balloon Festival comes around this time every year and I recall my title line from the series F-Troop that aired in the mid 60's. The character Chief Wild Eagle would yell "It is Balloon" quite often when he saw a hot air balloon.

We travel to Maine quite often during the summer months but I have only managed to get to the Great Falls Balloon Festival once to see them successfully launch a sky full of balloons. This weekend the forecast is looking good so if you're in Maine swing into the Lewiston / Auburn area at 6am or 6pm to catch the launch or spend a few hours wandering around the Great Falls Balloon Festival.

Hope all the smart asses that wanted change for the sake of change have realized they need to bounce Barack. Although I'm not a close follower of the political machine I understand enough to realize Obama was talking shit to get himself elected and then back peddled on all his "promises". The Troops that would be home but Christmas see no end to the conflict. The economy has done nothing except head towards the double dip and spending on foolishness is out of control. Jobs are what Americans need but I see nothing leading to job creation from this administration.

Where U Hangin?

The other day I ran into a neat site while skimming the comment stream on Twitter. If you are a FourSquare User you can go to WeePlaces and generate a map based on all the locations where you have "Checked-In"

caught my attention earlier this year with all the hype at Inman in NYC but I had the Disney Marathon on my mind so I back-burnered the toy until after my trip. When I finally got around to loading it on my phone I recall some initial difficulty and failed on my first few Checkins but have been using it with some regularity since late January but the graphical features provided by WeePlaces.Com give you a nice overview of your travels.

The first day I sucessfully used FourSquare happens to be while attending WordCamp in Boston and within minutes of my checkin that was streamed to Twitter I was being asked questions for which I had no answers. Come to find out FourSquare awards "Badges" as an incentive to use the application and when I checked in at the NERD Center there was a "Swarm" of others also using FourSquare so I was awarded a badge.

Enjoy your Travels and log onto WeePlaces to see where you hang.

Tweet This

Where's the Juice? Every day Real Estate Agents work hard to compete in this sluggish housing market and when it comes to selling homes you need to keep yourself in the top position on Google. Today I noticed the competition has secured the top spot with a listing belonging to Sandra Cummings of William Raveis Real Estate.

Thimble Islands - Branford, CT 06405

Thimble Islands are scattered throughout the Harbor in Branford Connecticut. In the heyday after the turn of the century and leading into the Roaring 20's this series of rock formations known as the Thimble Islands in Branford was considered the Newport of Connecticut. This summertime playground for the wealthy has now been transformed into a private sanctuary for the well-to-do.

At the end low end the Rock known as Cocktail Island closed for a mere $150,000. Since the stone is to small to allow major improvement with today's building code the main function is bragging rights.

Back in the spring of 2007 a Rock with a Gazebo & Dock was for sale by owner for just under 400k. If you are in the market to purchase a piece of the prestigious Thimble Islands you will be happy to know that Cedar Island with the Gazebo is now listed with a real estate agent with a reduced price of $285,000.

There is another property currently availabile off the coast of Branford offering a bit of savings compared to the original asking price of a few years back.

The six room Victorian with a deep water mooring & dingy dock is no longer on the market but the 3 bedroom Cape that was $2.5 is still being marketed with a price adjustment.

Contact Dan Cummings - The Running Real Estate Agent for information about any homes for sale in the Connecticut Shoreline towns of Branford, Guilford or Madison. In addition to waterfront properties we have an abundance of year-round homes or condominiums at all price levels.

A Simple Guide To Home Ownership

A Simple Guide To Home Ownership

The first step to Home Ownership is to meet with a local Real Estate Agent. A good agent will listen to your needs and concerns, will put you in contact with local lenders, will help you seek out the properties that will suit your needs and your budget and will guide you through the entire process from searching for your dream home to making it yours at closing. Your agent will protect your interests along the way. Find an agent that you’re comfortable with, someone who will listen and someone who will communicate with you in a fashion that works for you. Remember this…the seller has their own agent working for them make sure you have your own agent working for you! Don’t worry about compensating your agent, in most cases your agent is paid from the seller’s proceeds of the sale.

The second step to Home Ownership would be to get together with a local lender. I stress the word local here because the local lenders have a really good idea of what your local real estate market looks like and they can often times point you in the direction of local first time homebuyer programs and mortgage loan products specific to your area. Meeting with your local mortgage lender early in the process to home ownership allows you to shop within your means and positions you to be ready to make an offer the minute you’ve found your dream home.

Once you’ve chosen your REALTOR® and you’ve secured your mortgage pre-approval, it’s time to begin the search that will end in home ownership. You’ll need a list and your list needs to be broken down into “wants” and “needs”. Be honest with yourself and your agent about what these wants and needs are and together you’ll work towards your goal of home ownership.

Don’t get discouraged if you don’t find your dream home in the first week or even in the first month. Every home buyer is different and so is every house. It may take some time to find the right combination of your wants and needs. Home ownership is a huge investment and responsibility and it’s important that you don’t settle for just anything. There may be times when you are convinced that the house you’re looking for doesn’t exist when the truth is it just might not be on the market yet.

Don’t be afraid to look “outside the box”. Sometimes the path to home ownership can take you in a direction you might never have considered. I’ve worked with buyers who insisted they only wanted to look at capes but then discovered they really liked the raised ranch. Also, when you’re looking at properties, it’s sometimes hard to see past the obvious. Maybe you find a house that meets all your wants and needs, but it’s painted in a garish combination of colors. Try to see past that and imagine what it would look like painted in your color choices.

Once you’ve found your dream home, the next step in the process to home ownership is to make an offer. At this point in time, you’ve got a pretty good idea of what your local housing market looks like and with the help of your agent you should be able to nail down a reasonable market value for the house you’re ready to buy. Take into consideration if it is a foreclosure property or a short sale listing but keep this in mind…under no circumstances can you assume that you are the only buyer for the property and that the seller will accept any offer you make. If this is truly your dream home and home ownership is your goal then your offer needs to be within a close range of current market value for the property.

If your offer is accepted, the next stages of the home ownership process can get pretty tedious. Negotiating the contract, conducting inspections, requesting repairs, obtaining repairs and securing your mortgage financing will all be done in a matter of weeks to months depending on the condition of the property you’ve decided to purchase. Try not to worry, the path to home ownership is a path that many have traveled before you and your REALTOR® is well equipped to hold your hand and help you along the way.

Your path to home ownership can be a daunting journey. But, remember this most important tip. During your journey, communication is the key to success! The better your communications with your agent the more successful and rewarding your journey to home ownership will be! Be certain that you choose an agent that you can work well with and who is working for YOU! Decide early on how you and your agent will communicate and your path to home ownership will be successful and rewarding!
PodCamp comes to Connecticut

PodCamp comes to Connecticut in October this year! Since stumbling into ActiveRain a few years ago I have had the opportunity to travel to many great events. It was only fitting that my first experiences included a great AR Party in NYC and a follow-up function a few months later that got a bit wilder in a Princeton Bar.

Since that time many from my crowd including me ventured out of the Rain to experience the world of REBarCamp,Twitter and Facebook where some honed their social networking skills and others spent hours playing games.

After trips to Philadelphia and several outings in Massachusetts, New Hampshire and Maine to meet on-line friends and learn the cutting edge techniques of this fast changing world PodCamp comes to Connecticut.

Mark your calender for October 16, 2010 for what I believe will be the first major social networking function to come to the New Haven Area.

You can find updates as the event get closer on the Connecticut PodCamp Web Site

Camping on the Boston Waterfront

Rainy Days and Mondays tend to be gloomy but the sunshine was bright in Boston as RainCamp descended on Seaport World Trade Center. My day started shortly after 3am in Maine as we packed up the cabin and cut our weekend getaway short to spend the day at RainCamp. The first obstacle appeared shortly after 5am when I was dead-ended by a train stopped on the tracks in the backwoods of Maine. After sitting for several minutes I u-turned and it took me a half hour to get to the southbound highway. 3-1/2 hours later after sitting in Boston traffic for miles I arrived at RainCamp.

During the past few years I have attended several Real Estate related conferences including REBarCamp's, PodCamp and WordCamp but I think the more structured format of RainCamp made for a much better presentation of information. The day was time well spent listening to Bellingham Real Estate Wizard Ben Kinney discuss several methods of how he utilizes social networking sites in his business.

Beyond the knowledge obtained at a conference the social interaction is what seems to draw people. RainCamp did not publish a list of registered attendees but through the various networks I frequent I knew several friends would be there. During the ride my wife, Sandra was busy Twittering with Ann so when we arrived we had primo seats at center stage with longtime RainMakers Jim Lee and Ann Cummings.

Before even getting to my seat I ran into Julianne and once I sat down the TwitterQueen Diane "HeyAmaretto" Guercio caught my attention from the end of my row. The only Internet access I have in Maine is via my cell phone so once situated I grabbed the laptop to get connected. After catching up in the on-line world my focus turned to finding Kim Brown. We chit-chatted a little on Facebook but RainCamp was our first face to face meeting and Kim emits an upbeat energy that is fun to be around, wish I had the time to hang longer for the after-party.

Since many of us old timers didn't have VIP access tickets we did lunch at the No Name Restaurant and upon returning I ran into a few more people that are well aware of the importance of shifting on-line acquaintances to real live meetings. At my last real estate conference in Boston I met Deb on the Web and I'm always bumping into Connecticut's Mortgage Man, George Souto. Since I've been away from ActiveRain for awhile there weren't many new on-line connections to meet but I did see a few long time members that I'd never met in person including Valerie, Bill and Joan.

The Bottom Line... RainCamp is worth a day of your time.

Dan Cummings, Connecticut's Running Real Estate Agent

Monday July 26, 2010

ActiveRain is the site I credit most with getting me involved in all aspects of Social Networking. Back in the early days I'd wake before dawn and anxiously head for my computer to review comments and stop by to visit new posts from friends. Not sure when I actually became aware of the now household names like Facebook & Twitter but I'm pretty sure it would have been via a blog posted on ActiveRain.

When I heard RainCamp was coming to Boston I was instantly interested though logistically juggling priorities to attend Camp was not my highest priority. I received a couple of courtesy calls telling me the conference was coming to New England but I remained undecided as to whether I would take a day out of my busy schedule to attend the event.

Today after receiving another message I took a look at the site and notice the fluctuating ticket prices hit an amazingly new low. Curiosity got the best of me and when I clicked on the link I became a ticket holder. It was kind of surprising to get a ticket without any further questions or confirmation of acceptance on my part but it certainly eliminates any procrastination.

Looks like I'll be cutting my weekend short and heading to Boston on Monday. Get your Ticket...

Even though ActiveRain is primaryily a social networking site for Real Estate Agents I suspect the information at the conference can easily be applied to many professions. If you can spare a day swing by the Seaport on Monday.

Is it really summer fun?

I started running about 4-1/2 years ago and the 5k race was my area of concentration for the first few years and continues to be a fun race to test fitness. Most events take place on weekend mornings but Middletown is home of the Citizen's Bank Not your Typical 5k that takes place on a weeknight.

This year would be my 5th year of participation in the event which has certainly lived up to it's name of not being a Typical 5k. Most mature races seem to stick with their certified course year after year allowing particpants to judge there results against past perfomanances, in Middletown however they seem to change the course quite often and even went as far as changing the name for 2010.

As I set out to write this post I expected I would definitely be running the race on Wednesday but as I reflect back on the history my mind is being swayed to stay away. Back in 2007 I was soaked just getting my bib although George Souto and my wife Sandra came out to watch.

In July of 2008 I was in primo shape after finishing my first Marathon and was anticipating a record breaking run in Middletown but instead the stink of diesel did me in.

The other consideration pushing me away from this event is the entry fee. Tossing down a twenty to run a few miles is pretty standard and although the economic conditions have not improved during the past few years the Citizens Bank 5k has been pushing the limit and now demands a $30 race day entry fee. At that price I think I'll just run around my neighborhood and then go out to dinner.

Dan Cummings, Connecticut's Running Real Estate Agent

The recent termoil created during the past few weeks due to the RainMaker policy revisions got me back into visiting ActiveRain and although times have changed many familiar faces still remain.

The top two positions in Connecticut are the same although George Souto has landed at Number One and Nima has been stripped of his title. I on the other hand have been slip sliding away from my location at number three and the idea of gaming the system to regain my former location is not very appealing.

Nostalgia is fun so after discovering my slide down from third I wondered how far I fell on the big point board. Back in the day I was the 100th person to hit 100k. Today I noticed the million point barrier has been broken.

Some time ago I did stumble upon a section that listed new members by the date they joined so if you are curious about the historical days of ActiveRain take a look back to the First Day of ActiveRain.

Click on the calender at the right to see my smiling face and begin your journey into the archives...

Another one bites the dust...

Depending on who you talk to you may get the impression all is rosey in the Real Estate world but I tend to call it as I see it. Some people prefer to be shielded from reality and if you are one of those you may want to move along quickly.

Truth is... The Real Estate market is FANTASTIC or SUCKS depending on your needs. The bad news first... many sellers that purchased within the last 5 years are having a difficult time.

Tonight I just returned from one of those listings. About 6 years ago when the market was hopping I listed this starter ranch and received three offers within the first week and my seller happily accepted the highest and best. Fast forwarding a little over 4 years the buyer / new owner was transferred and called me to look at the home since they were impressed with how I orignally handled the listing at the time of their purchase. Unfortunately since I'm a realistic business man my price didn't match their expectation so the selected another agent that I won't say bought the listing but played into the dream. Needless to say after lingering on the market for 6-9 months it expired unsold and they rented the home out.

This spring they called me again, market conditions have changed and my price was lower but they went with me. On the up side I can walk away knowing I brought in a decent offer unfortuantely for a few thousand dollars they let it slip away and the listing is now expiring.

The fantasic new is mortgage rates are very low, housing prices are down and anyone looking to purchase for the long haul can get a decent deal.

If you are thinking of selling and curious about the value of your home click the house on the right to request a Free No Obligation Market Analysis of the property. With today's on-line databases I can give you a fairly good idea of the market price without even touring the house.

Ronald Reagan on Health Insurance

It just took a few decades to Beat Down the American People so there would not be massive resistance to the Obama Administration ram-rodding of the Health Care Bill into law. We all know most people opposed socialized medicine but the wise-ass liberals in Washington decided our opinion does not matter. Many off them will not seek re-election in November because they are bright enough to know their tender egos can not take the ousting from office they expected to receive. Hopefully we can minimize the damage from Obama after the mid-term election and replace him after his first term.

Been awhile since I visited my old stomping ground. Still see quite a few familiar faces on my subscribed list so I can only assume everyone has been weathering the storm that hit he Real Estate and Mortgage industry during the past few years.

Thought I'd have an easy spring after completing the "Goofy Challenge" in January but I'm off again running the inaugural 13.1 Series in New York this Saturday then heading off to Nashville for the Country Music Marathon on April 24th and rounding out the spring season in San Diego for the Rock-n-Roll Marathon in June.
