Have you received error messages when downloading or installing applications?  You may be running out of space on your hard drive.  Before you go out and buy a new hard drive or a new computer all-together, there are a few things you can do to fix the problem in the meantime.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;a bitly="BITLY_PROCESSED" class="lightbox" href="http://www.edesignations.com/blog/uploaded_images/DiskSpace1_Large.jpg" linkindex="33" rel="DiskSpace" title="Running out of Disk Space?"&gt;&lt;img align="left" alt="&amp;lt;strong&amp;gt;Running out of Disk Space?&amp;lt;/strong&amp;gt;" height="307" img="" src="http://www.edesignations.com/blog/uploaded_images/DiskSpace1.jpg" style="margin-right: 20px;" vspace="4" width="234" /&gt;&lt;/a&gt;&lt;/b&gt;   First, take a look at the disk space. Double click on the &lt;b&gt;My Computer &lt;/b&gt; Icon on the &lt;b&gt;Desktop&lt;/b&gt;, or click on the &lt;b&gt;My Computer &lt;/b&gt; icon located in the &lt;b&gt;Start Menu&lt;/b&gt;. &lt;i&gt;(In Windows 7 and Vista, this has been changed to &lt;b&gt;Computer&lt;/b&gt;.) &lt;/i&gt;Locate the hard disk drive. It will most likely be called &lt;b&gt;Local Disk (C:)&lt;/b&gt;. Right click on the drive and click on &lt;b&gt;Properties&lt;/b&gt;. If the free space on the computer is less than 15% of the total space, you will need to clean out the computer. &lt;i&gt;(For example, if you have a 100GB hard drive, you will need a minimum of 15GB free in order for the computer to function properly.) &lt;/i&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If you need to free up space on your computer, then here are just few things that you can do.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size: 130%; font-weight: bold;"&gt;CCleaner  &lt;/span&gt;&lt;br /&gt;Download and run &lt;b&gt;&lt;a bitly="BITLY_PROCESSED" href="http://www.piriform.com/ccleaner" linkindex="34" target="_blank"&gt;CCleaner&lt;/a&gt;&lt;/b&gt;. This is the &lt;a bitly="BITLY_PROCESSED" href="http://www.edesignations.com/blog/2009/05/tech-speed-up-your-pc-with-click-of.asp" linkindex="35" target="_blank"&gt;easiest and fastest way to free up the hard drive&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;a bitly="BITLY_PROCESSED" class="lightbox" href="http://www.edesignations.com/blog/uploaded_images/CCleaner_Large.jpg" linkindex="36" rel="DiskSpace" title="Running out of Disk Space?"&gt;&lt;img alt="&amp;lt;strong&amp;gt;Running out of Disk Space?&amp;lt;/strong&amp;gt;" height="298" src="http://www.edesignations.com/blog/uploaded_images/CCleaner.jpg" width="468" /&gt;&lt;/a&gt;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size: 130%;"&gt;&lt;span style="font-weight: bold;"&gt;Disk Cleanup &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;From the &lt;b&gt;Local Disk (C:) Properties &lt;/b&gt; dialog box, click on &lt;b&gt;Disk Cleanup &lt;/b&gt; or go to the &lt;b&gt;Start Menu &lt;/b&gt;--&lt;span style="font-weight: bold;"&gt;&amp;gt;&lt;/span&gt;&lt;b&gt;All Programs &lt;/b&gt;--&lt;span style="font-weight: bold;"&gt;&amp;gt;&lt;/span&gt;&lt;b&gt;Accessories &lt;/b&gt;--&lt;span style="font-weight: bold;"&gt;&amp;gt;&lt;/span&gt;&lt;b&gt;System &lt;/b&gt;&lt;b&gt;Tools &lt;/b&gt; and choose &lt;b&gt;Disk &lt;/b&gt;&lt;b&gt;Cleanup &lt;/b&gt; from the menu. Run &lt;b&gt;Disk &lt;/b&gt;&lt;b&gt;Cleanup&lt;/b&gt;.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;a bitly="BITLY_PROCESSED" class="lightbox" href="http://www.edesignations.com/blog/uploaded_images/DiskSpace3_Large.jpg" linkindex="37" rel="DiskSpace" title="Running out of Disk Space?"&gt;&lt;img align="left" alt="&amp;lt;strong&amp;gt;Running out of Disk Space?&amp;lt;/strong&amp;gt;" height="278" img="" src="http://www.edesignations.com/blog/uploaded_images/DiskSpace3.jpg" style="margin-right: 20px;" vspace="4" width="234" /&gt;&lt;/a&gt;&lt;/b&gt;  After it has finished calculating how much space will be freed, you will be prompted to choose the types of files you would like to delete.&lt;br /&gt;&lt;br /&gt;Check all the files in the list. &lt;i&gt;(Downloaded Program Files, Temporary Internet Files, Offline WebPages, etc.) &lt;/i&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Note: &lt;/b&gt;I will often leave “Office Setup Files” unchecked. This can be useful if you do not want to always look for the Microsoft Office Installation Disks every time you need to run a repair or make changes to the Microsoft Office Installation.&lt;br /&gt;&lt;br /&gt;Click &lt;b&gt;Yes &lt;/b&gt; when asked if you want to perform these actions.&lt;br /&gt;&lt;br /&gt;This may take anywhere from a few minutes to several hours depending on the speed of the computer and how much needs to be cleaned up. (If you have already run CCleaner, it will not take as long.)&lt;br /&gt;&lt;span style="font-size: 130%;"&gt;&lt;span style="font-weight: bold;"&gt;&lt;br /&gt;Delete Unnecessary and Temporary Files &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;Go through the folders on the hard drive one by one and delete unnecessary files.&lt;br /&gt;&lt;ul&gt;&lt;li&gt;  &lt;b&gt;Do not &lt;/b&gt; delete anything in the Windows directory.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;  &lt;b&gt;Do not &lt;/b&gt; delete anything in the Program files directory (yet).&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;  &lt;b&gt;Do not &lt;/b&gt; delete anything that you do not recognize, just in case it is a necessary file.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;  What you can delete are temporary folders &lt;i&gt;(for example, c:\TEMP), &lt;/i&gt;document files and downloaded files that are no longer needed.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;  You can also download a hard drive visualization program, such as &lt;a bitly="BITLY_PROCESSED" href="http://windirstat.info/" linkindex="38" target="_blank"&gt;WinDirStat&lt;/a&gt;, to help you determine which files and folders take up the most space on the hard drive.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;/ul&gt;&lt;b&gt;&lt;a bitly="BITLY_PROCESSED" class="lightbox" href="http://www.edesignations.com/blog/uploaded_images/DiskSpace2_Large.jpg" linkindex="39" rel="DiskSpace" title="Running out of Disk Space?"&gt;&lt;img alt="&amp;lt;strong&amp;gt;Running out of Disk Space?&amp;lt;/strong&amp;gt;" height="333" src="http://www.edesignations.com/blog/uploaded_images/DiskSpace2.jpg" width="468" /&gt;&lt;/a&gt;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size: 130%;"&gt;&lt;span style="font-weight: bold;"&gt;Add/Remove Programs &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;Open &lt;b&gt;&lt;a bitly="BITLY_PROCESSED" href="http://www.piriform.com/ccleaner" linkindex="40" target="_blank"&gt;CCleaner&lt;/a&gt; &lt;/b&gt; and click on the &lt;b&gt;Tools &lt;/b&gt; tab on the left hand side. Click on &lt;b&gt;Uninstall&lt;/b&gt;. If you do not want to download and install CCleaner, you can use &lt;b&gt;Add/Remove Programs &lt;/b&gt;located in the &lt;b&gt; Control Panel&lt;/b&gt;. Uninstall any unnecessary programs.&lt;br /&gt;&lt;br /&gt;Once you have uninstalled those unnecessary programs and restarted the computer, you can go into the &lt;b&gt;Program Files &lt;/b&gt; folder and search for the folders that contained these programs. If they are still in the &lt;b&gt;Program Files &lt;/b&gt; folder, you can delete them.&lt;br /&gt;&lt;span style="font-size: 130%;"&gt;&lt;span style="font-weight: bold;"&gt;&lt;br /&gt;Move Files to a New Drive &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;If you have purchased a new hard drive, then you can begin moving over some of the files.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;a bitly="BITLY_PROCESSED" class="lightbox" href="http://www.edesignations.com/blog/uploaded_images/DiskSpace4_Large.jpg" linkindex="41" rel="DiskSpace" title="Running out of Disk Space?"&gt;&lt;img align="left" alt="&amp;lt;strong&amp;gt;Running out of Disk Space?&amp;lt;/strong&amp;gt;" height="307" img="" src="http://www.edesignations.com/blog/uploaded_images/DiskSpace4.jpg" style="margin-right: 20px;" vspace="4" width="234" /&gt;&lt;/a&gt;&lt;/b&gt; One of the easiest things to move over is the &lt;b&gt;My Documents &lt;/b&gt; folder. From the &lt;b&gt;Desktop,&lt;/b&gt; right click &lt;b&gt;My Documents&lt;/b&gt;. You can also access the &lt;b&gt;My Documents &lt;/b&gt; folder from the &lt;b&gt;Start Menu&lt;/b&gt;. From the right-click menu, choose &lt;b&gt;Properties&lt;/b&gt;. In the &lt;b&gt;Target &lt;/b&gt; tab, click on the &lt;b&gt;Move… &lt;/b&gt; button and choose a new location for the &lt;b&gt;My Documents &lt;/b&gt; folder on the new hard drive.&lt;br /&gt;&lt;br /&gt;You can also move over documents, downloads, and other files that are located in folders other than the &lt;b&gt;My Documents &lt;/b&gt; folder.&lt;br /&gt;&lt;br /&gt;If you have to move over programs, you will need to uninstall them from the old hard drive and reinstall them on the new hard drive. Sometimes, you will have to choose custom or advanced settings for the installation in order to install the program on a drive other than the C: Drive.&lt;br /&gt;&lt;span style="font-size: 130%;"&gt;&lt;span style="font-weight: bold;"&gt;&lt;br /&gt;Compress Drive to Save Disk Space &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;If you still need to free up some room on the hard drive, you may want to consider allowing Windows to compress the drive. If you go back to &lt;b&gt;Local Disk (C:) Properties,&lt;/b&gt; you will see an option to &lt;b&gt;Compress drive to save disk space&lt;/b&gt;. Once you check this box and click &lt;b&gt;OK, &lt;/b&gt; the drive compression will start. This process may take hours, but will free up room on the hard drive. The drawback is that files that have been compressed may take longer to open.&lt;br /&gt;&lt;br /&gt;If you don't want to compress the whole drive, you also have the option to only compress files and folders of your choosing. For example, if you want to compress the files located in the &lt;b&gt;My Documents &lt;/b&gt; folder, you would right-click on &lt;b&gt;My Documents &lt;/b&gt; and click on &lt;b&gt;Properties&lt;/b&gt;. In the &lt;b&gt;General &lt;/b&gt; tab, click on the &lt;b&gt;Advanced &lt;/b&gt; button. The GRI  designation provides real estate agents, real estate brokers, and the general  public an opportunity to learn about every area pertaining to real estate in  depth.&lt;br /&gt;&lt;br /&gt;Attending the Environmental Concerns, Construction overview and Land Use  Course 112 on Wednesday, January 27, 2010 in Pleasanton, CA provided me with an  in depth understanding about how the environment affects property values and  insurance claims.  How construction styles and levels of quality impact home  buyers and sellers. And how land use can effect the level of use and value.&lt;br /&gt;&lt;br /&gt;Our instructor, Mr. Ignacio Gonzalez, had over twenty (20) years of experience  in various fields directly effected by environmental concerns, construction, and  land use.  Mr. Gonzalez provided us with real life experiences, stories, and  examples so that we could understand how each of these areas can impact us as  real estate agents and also home sellers or home buyers.  The practical  information Mr. Gonzalez provided also included why vacant homes often have a  "sewer" type smell in them during a showing.  This is caused by the tubing  connecting the sinks, toilets, and showers to the sewer line. While in use, a  small amount of water catches in the pipe and blocks the “sewer” smell from  entering. However, when the sinks, toilets, and showers are not used for a  certain length of time, that water evaporates and the "sewer" smell is able to  get through.&lt;br /&gt;&lt;br /&gt;While this class was a day long event, it was needed in order to pass on the  amount of information and practical knowledge this specific instructor had to  share.&lt;br /&gt;&lt;br /&gt;The class concluded with an exam that was being graded later with the scores  and/or certificates being sent to the attendees at a later date.  The entire  course consists of fourteen (14) classes. Here are just a few of the reasons why:&lt;br /&gt;&lt;br /&gt;1. Not specific. Many of us set goals like, "Make a lot of money" or "Sell a lot of houses". How do you know when you've reached these goals? Set specific goals like "Gross $180,000 in commissions" or "Sell 30 homes" which enables you to track your progress both monthly and quarterly.&lt;br /&gt;&lt;br /&gt;2. Unrealistic. Most of us in the real estate profession are optimists otherwise we'd have a regular 9-5 job with a guaranteed paycheck. While it's fine to be optimistic when setting goals you must also be realistic. If your goal is to gross $180,000 in a year but the most you've ever grossed is $80,000 is there some major change you are going to make in your business that will enable you to make such a drastic shift? Otherwise you may want to scale back your goal to perhaps $100,000.&lt;br /&gt;&lt;br /&gt;3. No deadline. Many people have the goal of having $1 million in assets but don't have a deadline. If you earn $50,000 a year for 20 years you would have earned $1 million but you probably have much less than that in net worth. Setting a deadline is crucial in reaching your goals and it also enables you to track your progress.&lt;br /&gt;&lt;br /&gt;4. No accountability. Probably the biggest dream-killer is not having someone else hold you accountable for making steady progress towards the achievement of your goals. Leave your fate   up to the whims of the market and you're more likely than not to miss your   goal.&lt;br /&gt;&lt;br /&gt;In a   nutshell, here are the steps to planning for a successful new   year:&lt;br /&gt;&lt;br /&gt;1. Decide   how much income you want to make in 2010. Don't forget to include taxes in your   earnings projection. As a self-employed worker your income tax bracket is likely   to be 50% or higher so check with your tax accountant. In a 50% tax bracket you   must gross $180,000 to have $90,000 to spend after taxes.&lt;br /&gt;&lt;br /&gt;2. Look at   your goal and decide if it's realistic. While it's perfectly fine to be   optimistic, if you set $180,000 as your target and you've never made half that   it might not be realistic.&lt;br /&gt;&lt;br /&gt;3.   Calculate the average net commission you are paid from a real estate transaction   after deducting your broker's fee and other expenses.&lt;br /&gt;&lt;br /&gt;4. Divide   your earnings goal by your average net commission which determines how many   transactions you must do in 2010. For example, if you want to earn $180,000 and   net $6,000 per transaction you must do 30 transactions next year. At this point   you may want to reevaluate how realistic you goal is because if you've never   even closed 20 deals in a year you may need to scale back your   target.&lt;br /&gt;&lt;br /&gt;5. Divide   the number of transactions for 2010 by 12 to get the number of transactions you   must close per month. In the above example you must close 2.5 transactions a   month to reach your goal.&lt;br /&gt;&lt;br /&gt;6. Put   together a marketing plan with your office manager that brings you enough buyers   and listings to reach your per-month transaction target. So if half of the   clients you work with actually end-up buying or selling a home through you it   will take 5 clients a month to hit your target income.&lt;br /&gt;&lt;br /&gt;7. In fact, our  current interest rate is in the 3.8% range, so I am not complaining.  That is because I know what I am doing and  was fully informed about how the Neg-Am loan works.  Several borrowers took neg am loans who did  not understand, and in several cases, these loans were done on a stated income  basis.  As a reminder, stated income  loans are where the borrower or their lender "Lie" about their income.  Lets restate the facts.  If a borrower really makes the income, then  they should be able to document it.&lt;div&gt;&lt;br /&gt;As we have become accustomed to, here is more evidence of an  overreaction by a government bureaucracy.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;Comptroller of the Currency John Dugan said regulators  worldwide should prohibit lenders from making payment-option adjustable-rate  loans and other negative amortizing products. "We should generally  prohibit the decreasing of payments through so-called negative amortization  loans, which have performed terribly," Mr. Dugan told an international  banking conference in Tokyo. The U.S. national bank supervisor urged regulators  to adopt minimum standards that require verification of borrowers' income and  assets, meaningful down payments and underwriting that takes into account the  fully indexed rate. The comptroller noted that real estate markets around the  world are heating up due to low rates and they should be careful. "We in  America fundamentally lost our way" and the consequences have been  "disastrous," Mr. Dugan said.   He went further, "It's simply hard to believe how far and how fast  originators strayed from basic, fundamental, common-sense principles of sound  underwriting. And perhaps it's even more astounding that lenders, investors and  yes, regulators, allowed this to happen," he added. In the U.S., few, if  any, are still originating these types of loans. Source: National Mortgage News&lt;br /&gt;&lt;br /&gt;In summary, it is throwing out the baby with the  bathwater.  The Neg-Am loan can be a  great cash flow tool if used correctly. However, Fannie Mae's new appraisal guidelines that require lenders to select appraisers impartially can result in low property valuations.&lt;br /&gt;&lt;br /&gt;There are a number of actions you can take to prevent this problem from occurring. First make sure that the buyer requests an appraiser from the local area. It's not uncommon that one would be selected from several counties away. Next, provide a list of comparable sales that the appraiser may not be aware of. A failed class does not prevent you from taking your next GRI class. If you do not pass a course exam with a score of 70% or higher, the GRI program offers a one-time re-exam option. &lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;If you fail your exam, you will be notified by the PRI office and will have the following two options:  You can choose to retake the exam at your local Association under the supervision of a monitor, or, if you would prefer, you may retake the class, including the exam, at a different location. To the joy of the real estate industry, in early November, President Obama extended the credit. The new law is not exactly the same as the old one. We will look at what changed and what stayed the same.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What Changed?&lt;/strong&gt;&lt;br /&gt;1. The maximum price of a qualifying home is $800,000. No credit is given for homes costing more.&lt;br /&gt;2. The contract must be in place before May 1, 2010 and the transaction must close by July 1, 2010.&lt;br /&gt;3. Repeat home-buyers now qualify for a 10% credit as well with a maximum credit of $6,500.&lt;br /&gt;4. Income limits have been increased. The income limit has been raised from $75,000 to $125,000 for single taxpayers and $150,000 to $225,000 for married taxpayers.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What Stayed the Same?&lt;/strong&gt;&lt;br /&gt;1. The taxpayer must use the home as principal residence for the next three years.&lt;br /&gt;2. Must not buy the home from a relative including parents, grandparents, children and grandchildren.&lt;br /&gt;3. First-time still means anyone who has not owned a residence for the previous three years.&lt;br /&gt;4.
