• When compared to the same period in 2010, the median home sales price has decreased by about 2 percent.
• And the number of home sales decreased by about 44.1 percent between 2010 and 2011.
• During the week ending on January 25, the average listing price for a Canton home for sale was $199,982, down 3 percent when compared to the week before.
• During that previous week, the average listing price was $206,185.

Moving can be stressful enough for us humans, but our furry family members can be especially prone to stress during a move. Pets get used to routines just like their human relatives do.

But, unlike us, they are not independent. They look to us to provide them with their most basic needs. By following a few simple steps you can make your move “pet friendly”.

1. Plan ahead!  If possible, arrange for a “sitter”. Besides the stress of the unusual chaos in their home, moving day can present other safety issues for your pets. With open doors, more traffic, and the overall commotion of moving day, it is much easier for Fido to make a getaway. If a sitter is not possible, try finding an area where they will feel comfortable being contained for several hours.
2. Try your hardest to keep routines consistent.
3. Stock up on your pet’s medication.  While you are at the vet’s, consider getting your pet microchipped in case he or she wanders away from the new home.
4. Stop for walks and potty breaks at least every three hours.

The New Digs

Once you arrive at your new home together, set up your pet’s area first. It might be a good idea to isolate pets in a bedroom or bathroom where they will be contained while you unload and unpack. Set up water, food, a bed, and a litter box if needed. Spend a few moments with them to reassure them everything is okay and check on them often.

To get yourself in the mindset, view your property as a house, not a home – something that you’re marketing to sell like any other product.

• De-Clutterize: Too many things in your home only distracts potential home buyers from the home’s floor plan and design – which is that part they’re actually be investing in. Plus, a cluttered room can make the room seem smaller than it actually is – which may not leave a good impression on potential home buyers.  So clean up your home, get rid of anything you haven’t used in over a year and put your superfluous knick-knacks away.

• Organize Your Closets and Cabinets:  Disorganized storage areas in your home raise a subtle red flag to buyers about how well you took care of the rest of the house.  But just think of the message you’d send to buyers if everything was organized and neatly arranged!  Thus, get started by making such simple adjustments as hanging all your shirts in the same fashion or making sure all your cup handles to face the same direction.

• Put Away Your Irreplaceable Items:  Oftentimes in home sales, buyers and sellers will negotiate what appliances come with the home sale.  Thus, if there’s something precious that is irreplaceable to you, put it away so the buyer never knows about it and it’s never at risk of going on the negotiation table.  Otherwise, you risk having a feud over the item during negotiations, which could cause you to lose a deal.

• Address Minor Repairs: You want your home to be in the best shape possible when you’re showing to potential home buyers.  SO give your home a mini-makeover by addressing those dated repair projects.  IS there a crack in a bathroom tile? Repair it!  Leaky faucet? Fix it! Light bulb out in the hall closet? Replace it!  These subtle improvements could make a big difference to a home buyer’s overall impression of your house.

• Buyers Do Judge a Book by Its Cover.  So make sure your home has curb appeal by trimming back bushes, cleaning the shutters, mowing the lawn and keeping the sidewalk clear.  You might even consider planting some bright colored flowers so your home gives off a warm and inviting vibe.

• The average price per square foot for a Canton home is $84 right now.
• When compared to last year, that price has decreased by 3.4 percent.
• Between August and October, the median sales price for a Canton home was $203,151, which represents a 27.2 percent increase when compared to the previous quarter.
• When compared to the year before, the median sales price has increased by 17.7 percent, from  $172,570 to $203,151.
• Meanwhile, the number of home sales dropped by 30.9 percent.
• During the week ending on Nov. 23, the average listing price for Canton homes was $198,018, down about 0.2 percent when compared to the week before.
• During that same week, the median sales price for a 2-bedroom home was $76,986.
• And the median sales price for a 3-bedroom Canton home was $130,000.
