      <title>Don't "Move" to Cape Coral, FL</title>

It's a beautiful city, with over 400 miles of canals (more than Venice, Italy!), local festivals and parks, sporting and recreation around every corner, and amazing diversity in housing options. But this isn't enough to "move" to Cape Coral. Why Not?Because if you're going to buy a home in Cape Coral, FL, you'll want to become a Florida resident! And living in Florida changes your life! Leisure is the name of the game; golf, swimming, fishing, unique local restaurants, and boating are no longer amenities-- they're a lifestyle! But I Want a Vacation Home!I find that nearly 50% of my business comes from vacationers looking for a permanent house during the winter months, and to visit on a regular (or irregular) schedule. And Cape Coral is a wonderful destination, outside the larger, busier cities, but still close to the beaches and popular waterfront destinations.It's our job to get to know you, and learn about your likes and dislikes, reasons for vacationing in Florida (there are so many!), and what sort of home you're looking for. Each person is different, and each has their own tastes, completely unique to their own. Yet, we give everyone the same advice:Don't just "move" to Cape Coral. Become a part of the Cape Coral life. We did and we couldn't be happier!

      <title>What's Hot in Cape Coral real estate?</title>

At the present time we have an all time low inventory of homes for sale. Values are inching back up in Cape Coral.
We also have new construction homes popping up all over town. The new homes are mostly found in SW Cape Coral. SW Cape Coral is an area of beautiful on, and off water homes. Homes in SW Cape Coral start as low as the low $100s and go up into the multi-millions.
I work with both buyers and sellers. I recently developed a new division here at Florida Future Realty, Inc. to showcase unique homes. I assist Cape Coral sellers with the listing, marketing &amp;amp; sale of their unique home and assist buyers in Cape Coral find that unique home to call their own. We also work with the local builders in town to help our customers find the best house for their needs. So if we can't find you what you want currently on the market in Cape Coral, we can also have it built for you. While construction loans are tougher to qualify for these days they can be found for many home buyers.
There are still many vacant build-able lots available for purchase in Cape Coral. They start under $10,000 and go up from there significantly depending upon location and water access.
Canals in SW Cape Coral can be either freshwater, salt water or brackish water. These canals can lead you out into the Gulf of Mexico or just to other canals and area lakes. We can help you determine what type of access the lots have before you put in an offer. Just being on a canal does not guarantee access to the Gulf of Mexico but there are plenty available for sale in Cape Coral that do provide gulf access.

We have helped over 100 families with a successful short sale over the past couple of years in Cape Coral and Fort Myers. Every seller’s situation has been unique to another but in nearly every short sale case the seller has not had to come with much, if any, money out of pocket; quite a few actually got paid to complete the short sale. A few investors that owned investments here in Cape Coral and Fort Myers had to contribute money towards the deficiency and/or sign a promissory note. They were happy to do so though to relieve themselves from their mortgage they could no longer afford.Often I hear people think that they qualify for a short sale in Cape Coral just because they are upside down on their mortgage. This does not qualify as a hardship. We, however, are not here to judge nor are we here to make a decision for your lender. What we do is help you sell your house short. This means that we list, market &amp;amp; negotiate a contract on your house and take that, along with all of the information that YOU provide to us on your hardship, financials, etc and submit it to your lender. Your lender (and/or the investor(s) that hold your mortgage) is/are the one(s) that makes the final decision on your short sale. Be very leery of a real estate agent who claims to be able to help you go through your financials and/or tell you upfront if you qualify or not. We are not licensed to help you with that. An attorney can probably give you that legal advice, but again they may not know either until said package is submitted to your lender. Some lenders require a substantial hardship while other lenders are more lenient in their criteria to approve a short sale.That being said, this year the The Mortgage Forgiveness Debt Relief Act and Debt Cancellation is set to expire. If you are not familiar it was the tax law that allowed for those who complete a short sale (on their primary residence) to avoid paying taxes on the forgiven debt. If this expires you may end up in with a huge tax liability when short selling your house. But so long as you meet the requirements we still have plenty of time to work with you to successfully negotiate a short sale for you this year.       <title>Lee County Rocket Docket</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/6/3/9/1/1/ar130703711511936.jpg" style="float: right;margin:2px;"&gt;Is The Lee County Rocket Docket Over?The previous ‘rocket docket’ is said to be over in Lee County, Florida. What is this Rocket Docket?Over the past couple of years the civil courts of Lee County have been handling foreclosure files quickly or also known as the ‘rocket docket’. The idea was to process files quickly as to not clog up the judicial system. The state supplemented the local court system with funds to allow them to hire additional staff for case management and to hear foreclosure cases. One possible problem that came along with this was cases being foreclosed on unjustly or without due process. Even lenders (plaintiffs) complained as well stating that they could not stop foreclosure cases being pushed through via the court systems. Many defendants and organizations have complained about these actions and additional suits have been filed because of this. One such complaint was made by the ACLU (American Civil Liberties Union) stating that the Lee County Rocket Docket does not allow for defendants to be granted the due process they deserve. To top that, the money that had been provided by the state is said to have run out.What is happening to the Lee County Foreclosure Cases now?Foreclosure cases that are ‘sitting’ at the courts have been placed back into ‘case management’ for the most part. Cases that are considered ‘sitting’ are cases where neither the defendant (the home owner) or the plaintiff (the lender) have filed anything recently. Some options* that a defendant has are: Motions to Dismiss, compel, produce or mediate. Some options* that the plaintiff has are: Motion to set for hearing, trial and/or summary judgement. If neither party has taken action the court is now discontinuing with their docket soundings and moving everything out into what is called ‘case management’. Once back in case management nothing really happens with the case until one or the other party files something new. Can this help you in your situation?

Cape Coral Florida offers wonderful gulf access homes and communities.
In the first quarter alone we noticed an upswing in the amount of higher end homes sellling in Cape Coral, Florida.
Comparing the figues to our first quarter of 2010 we see that properties over $500,000 in Cape Coral went from making up only 2% of the entire market (2010) to this year (2011) making up 12% of the total market.
We also saw an increase in our higher end, yet still affordable houses as well. Those houses selling between $200-500,000 went up from 16% in 2010 to 36% of all home sales in the first quarter of 2011.
This tells me that the higher end buyers are making decisions to buy in Cape Coral again.  Yes, we still have many properties for sale under $200,000 but that market share is diminishing.

      <title>How do you look ONLINE?</title>

However in life we judge books by their cover ALL of the time. And if you don’t believe that your customers are judging you by your cover you are WRONG.I say this because I see many real estate agents (and many other business owners and companies) handle business online poorly.Whether they are showing partying pictures on facebook, talking about a competitor or just straight complaining in their blogs/status updates/tweets these things are looked poorly upon by consumers.We are all consumers. You judge companies all of the time by their FRONT. This could be the hostess at a restaurant, the check out clerk at the grocery store, the customer service rep on the phone, etc. It is all similar. I remember on our last vacation we went to a very cute waterfront restaurant and the hostess looked at us as if we were bothering her by coming into the restaurant, was not friendly and was slamming things around after she seated us. Now who knows what her deal was that day but honestly, who cares? No one wants to hear about your drama. We were on vacation and looking for a pleasant meal. Our meal turned out just ‘ok’ but I have a very strong feeling that had our welcoming been friendlier that we would have had a GREAT overall experience. Here is something to think about when you are blogging, creating your website or updating your social networking sites. Think about the subject line, content and pictorials you are using. If someone doesn’t feel like or have the time to read the entire article what impression are they going to get?I wrote an article previously about ‘dealing with idiots’. The article was actually reminding everyone that we ALL appear to be ‘idiots’ from time to time but someone just quickly looking at my heading could think, “what a jerk” I must be. What about your posts?
Do you talk about the ‘stupid’ agent who can’t figure anything out?
Do you complain about the customer who thinks they can buy a mansion on the ocean for $100,000?
Are you remaining respectful to others?
I know I would be VERY hesitant to call upon a real estate agent that came across as harsh or as a whiny complainer. So next time you write an article think about the impact this will have on others. Aren’t we out here blogging and on social networks to GAIN business not lose it? I’ll be the first to admit that I have had frustrating moments and done it ‘wrong’ but I am also willing to FIX any mistakes I make and learn from them.

      <title>Cape Coral Short Sale Help</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/3/0/0/4/6/ar12942419864003.jpg" style="float: right;margin:1px 4px;"&gt;Cape Coral short sales are still abundant in and around Cape Coral, Florida. I've been personally handling short sales in SW Florida since the end of 2006. Anyone in our area who claims to have been handling them prior to that timeframe is full of it. Why? Well because in the early 2000s everything was appreciating at such a fast rate that no one needed a short sale. We did however experience a similar bust in both the early 80s and early 90s ~ see a pattern?
So back to my point of this article. I get at least one call or email a day from someone who is considering selling their house 'short'. Most have already being doing quite a bit of research on the subject. Whether they have just been reading various articles online or if they've checked with friends or maybe even spoke with a professional like their accountant and attorney they've done something. But I all too often find them with mis-information. That really tends to bother me. Some common misconceptions I hear often are 1) The bank won't approve a short sale because I am not behind on my mortgage 2) The bank won't do a short sale because the loss is too great (ex. I owe $800,000 and the house is only worth $400,000) 3) The bank won't do a short sale because this was/is now an investment property 4) The bank won't do a short sale because.....fill in the blanks to 5) It is better to do a deed in lieu or just let it foreclose, etc.
While everyone's specific situation IS different and unique to THEM, in *most* cases it makes more sense for someone to do a short sale vs a deed in lieu or foreclosing. Florida is a recourse state. This means that a lender can, and most likely will, come after the borrower for the difference. If you just bury your head in the sand while your house goes into foreclosure you will have to worry about that judgment sneaking up on you. According to attorneys I've communicated with, these banks have up to 5 years to decide to file against you. From there they can keep renewing the judgement for up to 20 years! AH! Do you really want to worry about that for the next 20 years of your life?
When we negotiate a short sale we always attempt to obtain a FULL Release and FULL Satisfaction of mortgage which means the bank is waiving their right to seek a deficiency judgment against the borrower/seller. Most of the times we are able to get this but sometimes we are not. At some times the banks will agree to a short sale but are unwilling to provide a satisfaction of mortgage. This means that they still have the right to come after the seller/borrower for the difference. In these cases we make sure the sellers/borrower gets in touch with an attorney and discusses this with them. Usually they go ahead with it at least knowing now what the property is selling for and selling it sooner than later (it can take much more time for a foreclosure to go through and the bank will tack on many more expenses too) to avoid owing even more to their lender later. Sometimes these individuals have other liabilities too (like credit cards, other loans, etc) and are planning a bankruptcy in the future. Their attorney may be able to add that pending judgment into the bankruptcy for them. Again, everyone’s situation is unique and there is not a ‘one size fits all’ solution.
If you qualify for a HAFA Short Sale you will not be held responsible for the forgiven amount. Many lenders are now on board with HAFA’s program but there are certain criteria that you must meet to qualify.
We've completed MANY short sales in the past few years. Some the sellers have not been late on their mortgage, many of the sellers have owed 2-3 times the value of the property, most have received full release and satisfactions at closing and a few have had to sign promissory notes and/or came up with some cash at closing (typically only requested of someone who actually has assets of some sort).
While we cannot know what your lender will say (every file is different - even with the same seller and same lender on different properties we’ve gotten different responses) but we can give you a great shot at a positive outcome.
Being organized and having experience with major lenders like Bank of America (Countrywide), Chase Home Mortgage (JP Morgan), Fifth Third Bank, GMAC, CitiMortgage, National City, SunTrust Bank, Wells Fargo (Wachovia), EMC Mortgage, Flagstar, Green Tree Servicing, LLC, SLS (Specialized Loan Servicing), HomeEq Servicing,  Saxon Mortgage Services, RoundPoint Mortgage Service Corp, and several smaller banks as well such as BB &amp;amp; T,  Riverside (TIB Bank), Suncoast Federal Credit Union just to name a few.

In fact on Friday, I assisted a purchaser settle on a gorgeous five year old townhouse with a two car garage, granite counters in the Belmont Bay Community in Woodbridge Virginia. The townhouse was totally remodeled and in perfect move-in condition.

So now you are asking "How?"
Simple...compromise According to the Lender, there are guidelines set up to help homeowners purchase again when using FHA Financing.
This purchaser fit those guidelines.
Maintained good credit throughout the short sale process
The purchase must be inferior in size ( you cannot go buy same size house at lower price)
The purchaser needed to relocate to a different area ( different zip code is fine)
The purchaser must qualify for a loan
The purchaser must be able to come up with FHA Down payment requirements to purchase.
Talk with a lender to see what your options are. Then call a local Realtor you trust to help you find  another place to call home.

The moral of the story.  If you can see that you are not going to be able to make ends meet, act quickly. Call a local Realtor®, to assist you. Learn your options before it is too late. This example shows you that if you can maintain your credit, and act quickly your credit does not have to suffer. This customer had excellent credit to begin with. Their credit did take a hit after short sale, however the good news is, they still fit within the FHA Guidelines to buy another home! I love happy endings.

      <title>How do I Buy a HUD Home in Cape Coral?</title>
      <description>Are you looking to purchase a HUD home in Cape Coral or Ft Myers Florida? We can help! Here are some quick tips to assist you with the bidding and purchasing procedures for HUD homes.
HUD home bids must be submitted online by a HUD registered broker or one of their licensed real estate agents. Our office is registered which means any of our agents can assist you with submitting an offer.
There are currently 3 different type of bids. One is lottery and is only for certain goverment agencies or not-for-profit groups. The next is for owner occupant only and the final stage allows investors as well. You can see what bids are acceptable right online.
HUD Homes have changed to a new service provider for bids. To search for available HUD homes you now go to: www.HUDHomeStore.com click on the state and city you would like to search in and find the home(s) you are interested in.
Once your offer is accepted they require a full earnest deposit, contract signed in blue ink along with any addtiional addendums to be to their offices within 48 hours. Your agent will handle this for you.
Our agents are familiar with the process and can assist buyers in their search. We also work with REOS, Foreclosures, Bank owned listings and short sales as well.

What will a second home in SW Florida cost?As the prices of homes in SW Florida are, can we say, more than affordable, many people across the U.S. and abroad (especially Europe and Canada) are entertaining the possibility of a second home. The biggest question on everyone’s mind is “What will it cost me?” Obviously it is pretty easy to find the listing prices of Cape Coral homes online but to truly understand what the ‘cost’ will be can take doing some research. In this article I will go over the basic costs you can expect to pay when investing in a second home here in beautiful Cape Coral or Ft. Myers, Florida.First to consider: Cost of MoneyAre you planning to pay cash or do you plan to get a mortgage for some of the purchase price? If you plan to pay cash make sure that you are comfortable with the rate of return on your investment. You may wish to consider getting a loan for some of the purchase to keep more capital for other investments (more houses, or?). If you are going to obtain financing make sure you determine which loan is best for you and your needs. Most investment properties will require 20-25% down. If you are Foreign National you must be prepared to put down at least 30% in most cases. You can also attempt to receive a loan from your country as well. The rates will be lower but you may have to put up your current home as collateral (borrow against your equity). Some second homes may be purchased with less money down. But your payments will be much lower with the more money you put down on your purchase.For comparison purposes here let’s look at a sample waterfront listing.  The current asking price is $375,000. Let’s assume that you plan to put down 25%. This means that you will be putting a down payment of $93,750. Here is an estimate of closing costs:Taxes: $ 6,422.24*Loan fees: $3,846Prepaid taxes &amp;amp; insurance: $5,778Total costs to close: $103,374.
from current 2009 tax bill – properties are reassessed every year here so this could change. Currently this home is assessed at $374,230. Please also note that taxes are NOT higher for non-residents. But full time residents are eligible for exemptions.
To find insurance companies who are still readily writing homeowners insurance in the state of Florida visit www.ShopandCompareRates.com You can verify tax information online at www.LeePA.orgNext we need to figure maintenance. You will have an electric charge and probably a water bill as well. Let’s assume that you are not here full time and so we’ll estimate these charges on the ‘low’ side. Monthly BillsElectricity         $200-400Water            $  50-150Lawn            $  75-100Pool            $  75-100Alarm            $    20-50You may also wish to hire a maintenance company to handle all of this. They will have their own crews to handle lawn, pool, cleaning, repairs, etc. They charge anywhere from $50-500 per month above the charges listed above.You can also have the property rented out during the months you will not be visiting if you’d like to offset the costs. Rental rates very depending upon location and whether we are talking about in or out of ‘season’. You can pay anywhere from 5-15% for property management assistance. This fee is generally deducted directly from your monthly rental income.Keep in mind that these are estimates and that the real charges could be higher or lower.       <title>I hate dealing with idiots!</title>

Do you constantly end up dealing with ‘Idiots’ in your real estate business? They don’t know what they are doing. They clearly haven’t read the new laws! They don’t even write up a contract correctly! Sheesh, we should all ‘Raise the Bar’!It is funny that I am writing this. I have definitely had my moments dealing with ‘idiots’. Yep, I said it. But you know what? Looking back I clearly could have handled the situation differently, better even. Instead of allowing the initial frustrating thought to take over I should have stepped back and realized that EVERYONE makes mistakes. We all have our moments of saying or writing something ‘stupid’. We have all messed up some document before. We have all misspelled something in our day! We have all done something completely incorrect. But you say, “I take responsibility for my actions”. Or even “No, I don’t make mistakes”. You are crazy if you think you haven’t made mistakes. We all do! Great, you take responsibility for your negative actions but you don’t think others do? Well maybe you could respond with kindness and actually HELP them out instead of ranting about what they do.For instance, in this current market we are dealing with a LOT of bank owned properties, short sales and investors. Some of the real estate professionals around here have been handling short sales and/or bank owneds for years. Others are just now starting to take these kind of listings. It appears that the ones who have been handling it for longer are (from the newbies mindset): Rude, non-responsive, even unprofessionalWhile they are: so much more professional. They would of course answer their phone and most certainly return all phone calls promptly, take more photos of the house, be nicer to agents who ‘are trying to sell this house for the listing agent’!Funny thing is though on the flip side of the coin these listing agents are “tired of all the stupid questions”, “exhausted with the low ball offers”, “too busy to explain to every buyer’s agent how to write up an offer properly”, “knowing the property is priced so low it will sell fast &amp;amp; don’t need to take 10 photos of it - it is a foreclosure after all’. Sound familiar? See the problem? Everyone is too worried about everyone else and not worried enough about themselves. We all need to focus more on our own professionalism, our own friendliness, kindness and ethics. We will never force someone else to be something they are not but being rude to them will not help - in fact that will make it worse! (i.e. viscous cycle)Next time you are thinking about ‘ranting’ about some ‘idiot’ agent/any other person rethink it. Think about being kind and doing something way more productive with your time! Like maybe ‘helping’ someone out! And please, don’t convey your opinion to the public or your customers. It will only make you look like the loser. People want to be around happy, kind people - not jerks.So leave your negative attitude, huge ego and BS at home and come out and be positive, have fun, be professional and be more successful!No one is perfect but we can all make a better effort to be ‘better’. And ‘better’ is not telling someone else how to do their job. It is being better at your own!My 2 cent rant for the day ;)Make it a GREAT one!!!!! And wouldn’t you rather be HAPPY than RIGHT?

      <title>Hey, real estate agent did you write that post or pay a Ghostwriter?</title>
      <description>Ok so I read Greg Nino’s blogpost about ghostwriters earlier today and just went through the comments and such. It is member’s only so I cannot link to it here.Here are my thoughts. First of all, I do not use a ghostwriter but I have had my staff write information on my website. I see nothing wrong with this at all. I have not had anyone ‘pretend to be me’. But I do not see the problem in those who do. I am busy selling real estate and running my real estate brokerage and cannot possible write awesome blog posts all of the time.Let me explain it this way...If I’m a consumer looking for, let’s just say, a real estate agent, to help me sell my house. I may read blog posts to see who seems knowledgeable or even fun but I’m not going to hire a real estate agent to help me sell my house simply because they are a great writer. That is absurd. I would much rather hire a real estate agent who knows how to market themselves and their properties; whether they write the content/ad or hire someone (presumable better at writing than they). In fact, I would say that a very small percentage of real estate agents that are good at selling real estate are that good at writing. Most of the successful real estate agents I know in our area don’t even have a blog or have a very poorly written one if they do. If an agent is spending all of their time writing great content (let alone content that ranks high in serps) it seems that it would be a challenge for them to successfully sell a lot of real estate. Again, don’t take this wrong. I know many great real estate agents who happen to have BOTH down to a tee but that is NOT the norm. Maybe Greg is upset that another agent has better content or is getting more business from their blog and are not in fact, writing it themselves. Maybe you should hire someone to write your blog posts so you can spend more time selling real estate? That may not be something you’d ever consider but it might make sense for some.Leverage is good.Final point is this: Our job is to follow the COE (bringing this up since it was hammered in in that post) and legally help buyers &amp;amp; sellers with their real estate needs. As long as we do not mislead anyone HOW we market ourselves should be up to us. Disclose a ghostwriter? If you want. But I do not believe it should be required. But I still do agree with the comment that I left there that you should be responsible for the content you pay for. Simple.Now I will get mad if someone steals my content or photos (and this has happened numerous times) but I have no problem with someone paying for photos or content for their blog, websites or other marketing or advertising! If you are not a good writer then I would actually encourage you to hire someone else to write content for you versus writing unprofessional content.Thoughts? Maybe some consumers might chime in?

NOAA is clear to state that they DO NOT make landfall predictions. They are unable to predict landfall until a few days out.
It is always best to be prepared as you never know exactly what may happen in your neighborhood/area. The good news with Hurricanes is that they give us plenty of warning. We are notified of their formation SEVERAL days before they are even close to United States in most cases. This gives you plenty of time to prepare. Whether you plan to board up and stay at your house or board up and leave is up to you. Depending upon the strength of a Hurricane you can make the best choice for you and your family.
I remember when Hurricane Charley hit our area in 2004. Most people didn’t even make the necessary preparations because they had never experienced a storm this large. They were used to small storms that caused minimal damage. We knew it was headed our way as at least a category 2 storm well in advance. However, as it approached it reached a category 4 Hurricane status. Many older homes sustained minor to major damage and many other homes sustained minor roof, pool cage and tree damage. We lost power through most of the area for several days. Charley was definitely a wake up call for our area.
The following years were mild for us including last year which was also pretty mild in and around Cape Coral.
I wrote the article below in the past to remind people of other natural disasters around the US and World to put Hurricanes ‘in perspective’.
Being in SW Florida, I hear concerns from people about Hurricanes from time to time. We usually end up discussing historical data, newest hurricane codes &amp;amp; then I typically go into ‘natural disasters elsewhere’.
Honestly, I cannot think of a single place to live that there won’t be something weatherwise to concern yourself with. Basically it comes down to picking the ones that least annoy you, or maybe are least likely to kill you.
Here are some I can think of:
Hurricanes
Tornadoes
Mudslides
Blizzards
Avalanches
Fires
Floods
Draught
Extreme Heat
Wind
Earthquakes
Tsunamis
Sink Holes
Volcanic Eruptions
Solar flares, meteors, etc…
So, what natural disasters do you have to explain in your area? Oh, I almost forget Florida is also the lightning Capital of the World &lt;img src="http://susanmilner.com/wp-includes/images/smilies/icon_smile.gif"&gt; But I can’t see myself living anywhere else!
