&lt;p&gt;&lt;strong&gt;The total number of sales was the same in October as in the previous month but with more sold detached homes and fewer attached. &lt;/strong&gt;&lt;strong&gt;Average sales prices dropped modestly for detached home and but rose for attached.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There were 109 properties &lt;/strong&gt;&lt;strong&gt;&lt;em&gt;(22% of the total)&lt;/em&gt; in Carlsbad at the end of October with the CONTINGENT status&lt;/strong&gt; (&lt;em&gt;i.e., homes with offers being reviewed for approval by short sale and REO lenders&lt;/em&gt;), about the same as in September.&lt;/p&gt;
&lt;p&gt;The overall inventory in the &lt;strong&gt;Carlsbad&lt;/strong&gt;&lt;strong&gt; real estate market&lt;/strong&gt; for the end of October (&lt;em&gt;500 homes&lt;/em&gt;) dropped again, by 3%, from September, following a 4% decline from August. &lt;strong&gt;This represents an inventory of 3.9 months for attached homes&lt;/strong&gt; (&lt;em&gt;no change from September) &lt;/em&gt;&lt;strong&gt;with a decrease from 4.3 months to 3.9 months for detached homes &lt;/strong&gt;based on the current rate of sales over the last 6 months.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;In October the number of new homes coming on the market rose from the prior month; &lt;/strong&gt;&lt;strong&gt;135 new homes hit the market, up 13% over September. &lt;/strong&gt;&amp;nbsp;But in contrast &lt;strong&gt;during the same time 29% fewer homes went pending than in September.&lt;/strong&gt;&lt;/p&gt;

      <title>Blogging Withdrawal, A Vacation, and a Hurricane</title>
      <description>&lt;p&gt;I just returned from a week in Cancun.&lt;/p&gt;
&lt;p&gt;Yes, it was vacation, and there was NO blogging withdrawal (&lt;em&gt;OK so I did activate a couple of draft posts that were done before leaving but it took 30 seconds&lt;/em&gt; &lt;em&gt;to do that&lt;/em&gt;).&lt;/p&gt;
&lt;p&gt;And there WAS a hurricane - IDA was her name. She flipped from tropical storm to hurricane, to tropical storm and back to hurricane while we were there, AND decided to hide the sun, and provide plenty of rain and wind for 5 of the 7 days of our trip. Despite that there was plenty of great food, it was in the 80s (&lt;em&gt;and very humid&lt;/em&gt;) with lots of time to relax and be lazy. How rare is that?!!&lt;/p&gt;
&lt;p&gt;This was taken at the beach where we stayed in the Zona Hotelera area of Cancun the morning of the day we left (&lt;em&gt;Sunday Nov. 8&lt;/em&gt;), where thankfully the storm was far off the coast to the NE so flights were coming and going. THAT would have really been a bummer to be stuck at the airport.&lt;/p&gt;
&lt;p&gt;Anyhow, it is an interesting contrast to the ocean video I took in Carlsbad before leaving. And there will be a couple of posts as I promised two restaurants an article. :)&lt;/p&gt;

      <title>What More Needs to be Said? The Ocean on Video</title>

&lt;p&gt;There's not much that I like better than spending time at the beach. While it's only a short distance from my house, it seems I just don't get there often enough.&lt;/p&gt;
&lt;p&gt;I was out on a long bike ride recently with my camera and stopped along the beach where the Aqua Hedionda Lagoon joins the ocean in Carlsbad California. The jetties there provide some interesting photo ops, but a video seemed even better, since the tide was coming in and the waves were a decent size. So, for those of who who cannot get to the ocean very often, or who just enjoy the sound of waves crashing against the rocks, enjoy! And while you're watching these waves, I'm watching the waves in Cancun. :)&lt;/p&gt;</description>

There will be numerous altars created, a parade, lots of music and food, dancers, and a chalk cemetery where folks (of Mexican heritage, or not) can participate and remember a loved one.&lt;/p&gt;

While the news is not always good, it's news they appreciate. And of course current buyers need this information as well so they understand the market they are searching in.&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: center;"&gt;&lt;strong&gt;COMMUNITY PROFILES...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;...&lt;/strong&gt;are an excellent way to enhance a developing relationship with clients who are relocating, or just moving locally. While that is often how they find their way to me, continuing to share information on the communities of interest, including local events and things to do, shopping, restaurants and much more further solidify the relationship, provide information they need to made an informed decision about where they want to live.&amp;nbsp;&lt;/p&gt;

Well, there are several ways.&amp;nbsp;&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;&lt;strong&gt;Emailing folks individually&lt;/strong&gt; and sharing the links, which allows me to be more personal.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Group emails&lt;/strong&gt; depending on the topics of interest and who I am writing to&lt;/li&gt;
&lt;li&gt;Links to different articles in my &lt;strong&gt;email drip campaigns&lt;/strong&gt; through my IDX&lt;/li&gt;
&lt;li&gt;Reference certain articles in the &lt;strong&gt;snail mail (&lt;em&gt;and email&lt;/em&gt;) newsletters&lt;/strong&gt; that I do&lt;/li&gt;
&lt;li&gt;Share blog posts on &lt;strong&gt;postcards&lt;/strong&gt; although those tend to be to a farm area and not necessarily to folks with whom I have an existing relationship&lt;/li&gt;
&lt;li&gt;Blogs are part of my &lt;strong&gt;email signatures&lt;/strong&gt; on everything I send out, including custom email responses to inquiries, requests for mortgage information and so on&lt;/li&gt;
&lt;li&gt;Some marketing pieces I include in my &lt;strong&gt;Buyer Packet&lt;/strong&gt; and &lt;strong&gt;Sellers'&lt;/strong&gt; &lt;strong&gt;Pre-listing Kits&lt;/strong&gt; are actual hard copies of blog posts&lt;/li&gt;
&lt;li&gt;Include some posts in my &lt;strong&gt;Buyer Handbook &lt;/strong&gt;and my &lt;strong&gt;First Time Seller's Handbook&lt;/strong&gt; (&lt;em&gt;available in PDF form by email or on Google Docs&lt;/em&gt;)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;And naturally we cannot discuss using blog posts to enhance relationships without mentioning &lt;strong&gt;tweeting about them&lt;/strong&gt;, or &lt;strong&gt;including links to them in our Facebook updates&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;

      <title>I Don't Mean to Question Your Lifestyle...But I Must!!</title>
      <description>&lt;p style="text-align: center;"&gt;I'm sorry, but&lt;strong&gt; I don't mean to question your lifestyle, but I must&lt;/strong&gt;.&lt;/p&gt;

It's not that I disapprove of your lifestyle and how you want to live your life - &lt;em&gt;you certainly have the right to live the way you want&lt;/em&gt; - but since you are moving here to the Carlsbad area (&lt;em&gt;or elsewhere in North San Diego County on or near the coast where I work)&lt;/em&gt; it's important that I know certain things about how you live.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Hopefully you will understand my nosiness and be comfortable sharing the way you like to live, and perhaps more importantly the lifestyle you desire once you relocate here to Southern California.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;In case you are concerned about where this may be leading, don't be.&lt;/em&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Southern California offers a different lifestyle for many because of the great weather we have&lt;/strong&gt;, and much of what folks in SoCal really like about being here is the fact that they can enjoy the outdoors most if not all the year - sports, recreation, dining and much more. So that's a big piece of what folks are looking for when they move here. And perhaps many of you are not even aware how different your lifestyle might be after leaving the upper Midwest or New England, for example.&lt;/p&gt;

So finding out not only how you live but what you are seeking when you move here is essential so I can guide you in the right direction. Here are a few examples.&amp;nbsp;&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;Some neighborhoods will not work for you if you want to be within walking distance to the beach, or directly on the beach&lt;/li&gt;
&lt;li&gt;If you want to live along a golf course, that eliminates many neighborhoods and narrows the search to certain areas and price ranges&lt;/li&gt;
&lt;li&gt;Do you want to be able to walk to the beach and amenities or is a car drive OK&lt;/li&gt;
&lt;li&gt;Pools and spas are more prevalent here (&lt;em&gt;it's a weather thing!&lt;/em&gt;) so if that's important your search criteria should include that, or perhaps a willingness to install a pool or spa.&amp;nbsp;&lt;/li&gt;

      <description>&lt;p&gt;&lt;strong&gt;The City of Carlsbad California has a new website&lt;/strong&gt;. And it's pretty impressive.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As part of their modernization program in information technology, in order to save money (&lt;em&gt;by reducing the amount of mail, for one thing&lt;/em&gt;), to reduce the amount of paper used, and increase efficiency for the City, the &lt;strong&gt;&lt;a href="http://www.carlsbadca.gov/Pages/default.aspx"&gt;City of Carlsbad's new website&lt;/a&gt; holds a wealth of information for residents and visitors&lt;/strong&gt;, and allows folks to performs a number of on-line functions that previously were handled via mail.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The City of Carlsbad's new website provides access to all &lt;strong&gt;City of Carlsbad departments&lt;/strong&gt; and a wealth of subcategories with more information that you probably want or need. I'm still discovering all that the &lt;strong&gt;City of Carlsbad new web site&lt;/strong&gt; offers me and other residents.&amp;nbsp;&lt;/p&gt;

      <title>Beware of Dog and No Soliciting!!</title>
      <description>&lt;p&gt;Out on a long bike ride over the weekend, I was riding on one of Carlsbad side streets a block from the ocean and saw a sign that immediately conjured up thoughts of some recent homes for sale&amp;nbsp;I had seen.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;em&gt;BEWARE OF DOG&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;em&gt;NO SOLICITING&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These were plastered on the mail box, obviously in hopes of keep away folks trying to sell stuff, and letting them know, honestly or perhaps it was a lie, that there was a dog in residence who perhaps did not take kindly to visitors, especially of the sales ilk. The message was loud and clear - &lt;strong&gt;you are not welcome&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are, unfortunately, sellers who seem to put up these same roadblocks&lt;/strong&gt; to selling their homes, discouraging agents and their buyers who might wish to make a purchase by:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; lousy curb appeal&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; unreasonable showing schedules&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; lots of obvious deferred maintenance&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; mounds of clutter&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; front door keys that don't work&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; other signs that say, loudly, "Stay Away."&lt;/p&gt;
&lt;p&gt;Pets, especially dogs, provide another source of disruption and make it difficult to show homes to interested buyers, the worst situation being a lack of forewarning that one or more canine sentries is lying in wait for unsuspecting agents and their clients to trespass. The dog, of course doesn't know, or care, that you may want to buy the home. They are simply taking their job seriously - keeping interlopers away by whatever means possible.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Or maybe, like some sellers, they do not want to sell and are simply using every means at their disposal to discourage a sale&lt;/em&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Fortunately, &lt;strong&gt;some sellers are pretty good about putting their canine guards elsewhere&lt;/strong&gt;, but using the garage, a bedroom, or the backyard still makes showings difficult. Knowing in advance that Fido is there, from the MLS listing warning, is always appreciated, but some descriptions (&lt;em&gt;cute but not friendly; barks a lot and may bite; do NOT go into backyard&lt;/em&gt;) do not inspire excitement about seeing the home and set up yet another barrier to those of us soliciting a sale. &lt;strong&gt;Perhaps a BEWARE OF DOG sign at the door as well is not so ill-advised.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I have yet to have my legs connect with Fido's teeth, nor have any clients, but I know folks who have had the misfortune to incur the wrath of the homeowners's pooch who was more than just a bit cranky about their entry into the home.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;Some sellers don't want to sell but have no choice, I understand that.&lt;/em&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The ones that I don't get are those homeowner's who, presumably, DO wish to sell, but have figurative "Beware of dog" and "No Soliciting" signs everywhere&lt;/strong&gt;. &lt;p&gt;I always encourage buyers to try and look beyond all this stuff, if they can, and they like the home and the area. The maintenance issues, of course, are NOT to be ignored, but cosmetics and clutter are, well, fixable. Not being able to see a room, the yard, or the garage because of Fido IS a problem.&amp;nbsp; Some just say forget it. Bad news for sellers.&lt;/p&gt;

      <description>&lt;p&gt;It's that time again, for &lt;strong&gt;the town of Carlsbad to host one of the largest outdoor one-day street fairs in the country&lt;/strong&gt;, on Grand Avenue from Carlsbad Blvd. (&lt;em&gt;the Coast Road&lt;/em&gt;) to Jefferson in the heart of downtown just a few blocks from the beach.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Carlsbad Street Faire&lt;/strong&gt; (&lt;em&gt;there is also one held annually in May&lt;/em&gt;) generally attracts about 90,000+ visitors, practically the entire Carlsbad population, to 850+ vendors that are expected, many of whom return year after year.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;IT'S LIKE A MEGA SIDEWALK SALE or GARAGE SALE!!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This year's Carlsbad Village Street Faire, &lt;/strong&gt;in the 35&lt;sup&gt;th &lt;/sup&gt;season,&lt;strong&gt; &lt;/strong&gt;is once again hosted by the &lt;strong&gt;&lt;a href="http://www.carlsbad.org/"&gt;Carlsbad Chamber of Commerce&lt;/a&gt; on Sunday November 1, from 8 am until 4 pm&lt;/strong&gt;.       <title>What IS A Blog??</title>
      <description>&lt;p&gt;The definition of a blog is pretty simple.&lt;/p&gt;
&lt;p&gt;From a pure mechanical or descriptive standpoint, &lt;strong&gt;a blog is a website&lt;/strong&gt;, with articles (&lt;em&gt;text&lt;/em&gt;) arranged in chronological order from newest to oldest written typically by one person (&lt;em&gt;the blogger&lt;/em&gt;) but not always. There may be guests, or it might be a community blog written by a group of bloggers.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;It seems my posts are getting ugly&lt;/strong&gt;. Or perhaps, more correctly, the comments are.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Ugg spammers are very active once again&lt;/strong&gt;. At least they like &lt;strong&gt;my&lt;/strong&gt; posts. I had 6 Ugg spam comments today.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;img title="I hate spam - all kinds" src="http://activerain.com/image_store/uploads/5/7/0/6/8/ar125618509386075.jpg" height="188" alt="I hate spam - all kinds" width="250" /&gt;&lt;/p&gt;
&lt;p&gt;Don't get me wrong, I rather like Uggs, and they are very popular here in California. In the chilly weather folks wear them with shorts. I'm no style critic, but that's kinda odd - my opinion - but popular nonetheless. I have a pair of Ugg slippers that are wonderful so I can't criticize too much.&amp;nbsp;Especially since I wear them to the grocery store sometimes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;But the Ugg spammers. Take a hike please.You're annoying.&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One good thing. They tend to pop up on old posts, which, after deleting their spam, reminds me to update the post. But that's the ONLY good thing.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The number of homes sold in Rancho Santa Fe in September is the same as August.&lt;/strong&gt; As is somewhat common in expensive communities, the marketing time remains fairly high, although lower than in many other areas in the US. Two of the detached home sales were REOs; of the attached properties both were distress sales - 1 REO and 1 short sale, both selling for under $650K.&lt;/p&gt;
&lt;p&gt;As of the end of September there were 8 homes in the &lt;strong&gt;Rancho Santa Fe real estate market&lt;/strong&gt; with a Contingent status (&lt;em&gt;i.e., short sale and REO homes that had offers being reviewed by the lenders&lt;/em&gt;), with no change from August. Until approved these homes are considered active and, thus, are included in the Active statistics below.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As of September 2009 there were 354 Ranch Santa Fe homes for sale&lt;/strong&gt; (&lt;em&gt;94% of these are detached&lt;/em&gt;), a 5% decline from August. This represents an inventory of 11 months for attached homes (&lt;em&gt;minor change&lt;/em&gt;), but 36 months for detached homes at the current rate of sales (&lt;em&gt;based on a 6-month period&lt;/em&gt;), down 7months from August.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;36 Rancho Santa Fe homes came on the market in September&lt;/strong&gt;, 33% fewer than in August, with 8 homes going pending during the same period, almost half the number going pending in August.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While higher end homes are selling in RSF (&lt;em&gt;relative to their average price&lt;/em&gt;), all the sales thus far this year are under $8 million. There are currently 15 homes on the market in the $10 to $35 million range, some of which have been on the market more than 1 year and several over 2 years.&lt;/p&gt;

      <title>A Day Trip to Julian California - Apple Country in the Mountains</title>
      <description>&lt;p&gt;&lt;img title="Julian California" src="http://activerain.com/image_store/uploads/1/3/2/8/0/ar125610128908231.jpg" height="263" alt="Julian California" style="float: left; margin-left: 40px; margin-right: 40px;" width="350" /&gt;We took part of the day on Friday (&lt;em&gt;on one of the most beautiful afternoons we have seen in a while, with temps in the low 90s due to the Santa Ana winds&lt;/em&gt;) to visit &lt;strong&gt;&lt;a href="http://www.julianca.com/" title="Julian California Chamber of Commerce" target="_blank"&gt;Julian California&lt;/a&gt;&lt;/strong&gt;, about 50+ miles from Carlsbad in the mountains just outside the Cleveland National Forest.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Julian is an old gold rush mining town&lt;/strong&gt; (&lt;em&gt;there are still mines you can visit&lt;/em&gt;) and it retains much of the charm, the old homes and buildings, and the atmosphere of those times (&lt;em&gt;there's even a couple of horse drawn buggies to enjoy&lt;/em&gt;).&lt;/p&gt;
&lt;p&gt;At the same time, however, it has also become quite the tourist attraction for folks from all over Southern California.&lt;/p&gt;
&lt;p&gt;At 5000 feet above sea level, Julian feels dramatically different from coastal Southern California, with lots of pine trees, and the town is known for its apples and the famed Julian Apple Pie Company, with multiple orchards and a popular winery.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;img title="Julian California" src="http://activerain.com/image_store/uploads/6/1/9/1/2/ar125610142121916.jpg" height="300" alt="Julian California" width="400" /&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img title="Julian California" src="http://activerain.com/image_store/uploads/3/0/6/2/0/ar125610156802603.jpg" height="263" alt="Julian California" style="float: right; margin-left: 35px; margin-right: 35px;" width="350" /&gt;There is the Main Street,&lt;/strong&gt; and a number of side streets which offer an array of shops (e.g., &lt;strong&gt;&lt;a href="http://activerain.com/blogsview/1290079/what-s-in-a-name-" title="Mustang Sally's in Julian" target="_blank"&gt;Mustang Sally's&lt;/a&gt;&lt;/strong&gt;), eateries (&lt;em&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/1289629/julian-restaurants-the-julian-grille-in-julian-california" title="The Julian Grille in Julian California" target="_blank"&gt;The Julian Grille&lt;/a&gt;&lt;/strong&gt; is a favorite&lt;/em&gt;) and services, along with the famous pie company outlet, and the town is small enough to easily walk in its entirety in 1 day.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are several charming and popular hotels and B and Bs&lt;/strong&gt; which make a stay in Julian overnight well worth the trip through the mountains. Know that it can get quite warm in the summer but during the winter temps can get cool enough for snow and frost.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;October is the busiest time&lt;/strong&gt;, especially on weekends because of the Apple Days Festival and other events (&lt;em&gt;the high school homecoming and parade was happening when we were there)&lt;/em&gt;, and it can take time to get into the heart of town and park at peak tourist times.&lt;/p&gt;
&lt;p&gt;Being a REALTOR, I couldn't help but stop by the windows of some of the &lt;strong&gt;local brokerages&lt;/strong&gt; to check out the real estate - prices are better than at the coast, but not actually inexpensive, depending on what you want. There is quite an array of property for sale in the area, from cabins to luxury homes with dramatic mountain views, ranging in price from about $45,000 up to almost $3 million.&lt;/p&gt;
&lt;p&gt;If you are looking for a fun place to visit and explore in the mountains, or have a hankerin' to buy (or picl) apples, head for Julian California.&lt;/p&gt;

      <title>A Lonely, Stupid REALTOR is Transformed - BEFORE ActiveRain and NOW</title>
      <description>&lt;p style="text-align: center;"&gt;&lt;strong&gt;My first thought was that this BEFORE ActiveRain and NOW contest would be a snap. Ha!!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="ActiveRain logo" src="http://activerain.com/image_store/uploads/5/3/8/6/7/ar125596342076835.gif" height="30" alt="ActiveRain logo" width="198" style="float: left; margin-left: 30px; margin-right: 30px;" /&gt;Once I started actually thinking about it I realized my memory was going to be significantly challenged (&lt;em&gt;that happens often&lt;/em&gt;). Of course I joined AR in August 2006 so I'm old in blog years - those who are newer may easily recollect their before-AR personas. But let's give it a shot with the few neurons I still have.&lt;/p&gt;

&lt;p&gt;Well, not quite - make that no real on-line friends. The shift from Internetless-friends to where I now have more than I would ever dare to try and list (&lt;em&gt;not just the many casual connections but folks I call true friends&lt;/em&gt;) has been an amazing transformation, and one which I never would have anticipated.&lt;/p&gt;
&lt;p&gt;And now I have personally met well over 100 AR folks from all over the country, many of them more than one time, and THAT, for me, is remarkable. Hmmm, I wonder if anyone is dating or even got married from having met via AR? Any spicy stories to share?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Before ActiveRain I knew nothing...&lt;/strong&gt;&lt;strong&gt;and Now I know everything&lt;/strong&gt;.&lt;/p&gt;

I knew a fair amount about real estate and marketing before AR, but that knowledge has grown exponentially, with AR being the 24/7 on-line seminar that it is. In some ways I was a child embarking on an amazing journey of learning that continues today. I have learned more about on-line marketing, dealing with short sales and REOs, dressing up my website, social media, listing presentations, dealing with buyers and sellers, different types of technology and various gadgets, and endless other topics than in any series of classes, webinars or reading I have done. &lt;strong&gt;Truly AR is a remarkable brain trust&lt;/strong&gt;. If you can't get an answer to a question from at least one of the 160,000+ members, well, then, perhaps there IS no answer. Imagine the power and influence we have with all that knowledge!!&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&amp;nbsp;&lt;strong&gt;BEFORE ACTIVERAIN BLOG WAS A FOUR-LETTER WORD&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;OK, blog is still a four letter word. But instead of being clueless, and fearful, about this four-letter word, thanks to AR I can actually write articles on a blog, talk with others about blogging, and even teach. &lt;strong&gt;AR has helped me know myself better&lt;/strong&gt;- my likes and dislikes, my passions and interests, my values, my ethics, my emotions, my humor and sarcasm. I have a pretty good sense of my voice and what I like writing about, and discovered my creativity. Plus I think I have become more tolerant of other's perspectives, and, indeed, truly value the diversity that is ActiveRain. Nope, still don't like the bad behavior I see, which I ignore as best I can.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img title="Carlsbad real estate market reports" src="http://activerain.com/image_store/uploads/1/1/2/5/8/ar125596428485211.jpg" height="189" alt="Carlsbad real estate market reports" width="300" style="float: left; margin-left: 20px; margin-right: 20px;" /&gt;ActiveRain, and blogging in general, has helped me become a much better agent&lt;/strong&gt;. I had barely lived in CA for a year when I started blogging and it has enabled me to become an area expert in many ways - &lt;em&gt;housing, things to do, communities, restaurants, local happenings, to name a few&lt;/em&gt; - and to understand my market conditions by writing monthly market reports.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Being a source of information IS essential&lt;/strong&gt; and I am now this in spades (&lt;em&gt;so I'm told&lt;/em&gt;). Buyers and sellers find me on Google because of what I know and write about. How cool is that?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img title="Relocating to CA was a challenge in many ways" src="http://activerain.com/image_store/uploads/5/7/3/8/0/ar125596479608375.gif" height="142" alt="Relocating to CA was a challenge in many ways" width="150" style="float: right; margin-left: 30px; margin-right: 30px;" /&gt;Before ActiveRain my business was coming from some print advertising, a few referrals (several through my broker) and luck&lt;/strong&gt;. Having only been in CA for a year in a rapidly declining market with a zillion agents and no network when I moved here was challenging. AR has changed all that. Apart from my CRS referrals and some past clients back East, my business now comes predominantly from my blogging, including referrals in and outbound (&lt;em&gt;do you know a better referral network than ActiveRain?!&lt;/em&gt;).&lt;/p&gt;
&lt;p&gt;There has been a growing awareness on my part of what consumers are looking for and need in their real estate transactions in a market that is unlike any other - this has come not only from my own personal growth in my blogging, but perhaps more so from the many others who form the greatest social media network in the world that I have learned so much from and who so freely and generously share their knowledge and expertise. &lt;strong&gt;ActiveRain is an unbelievable gift.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;ActiveRain has led to teaching at several local real estate boards, talks at several RE Bar Camps and the Women's Council of REALTORS, a panel at the recent C.A.R. convention, a Los Angeles Times article, an Agent Interview in "Thrive: How REALTORS Can Succeed in a Down Market (2009)," and interviews for several REALTOR magazines including the The Residential Specialist (CRS) for January/February 2010.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What lies ahead?&lt;/strong&gt; A time of tremendous growth and change, an opportunity to learn from the greatest collection of brain power in real estate I can imagine, and the knowledge that &lt;strong&gt;where I am now is nothing like where I will be in the future.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;And I look forward to more friendships around the country and beyond.&lt;/p&gt;
