The data are believed reliable when this report was written but are not guaranteed.There were 20 single family homes sold in April, almost double the number of sales from last month (11). 1 townhome and 1 condo were sold compared to 3 townhome sales last month.
Sales prices ranged from $1,746,855 to $7,850,000.The average sales price of single family homes was $4,389,300, up 6% from the average sales price in February. The average price for the condo and townhome sales was $2,120,297.
The single family detached homes were on the market for an average of 42 days. The condo sold in 3 days, the townhome took 85 days to go pending.
The median sales price for single family homes was $4,525,000, up 24% from last month.
On average, single family homes sold for 95% of the original list price, with 4 selling for list price or higher. The average sale price for the condo and townhome was 96% of list price.
At the end of April there were 3 homes in the Rancho Santa Fe housing market with an Active Under Contract status, compared to 1 for last month.
At the end of April there were 95 Rancho Santa Fe homes for sale (90 are single family detached homes), ranging in price from $1,584,900 to $84,950,000, a 20% increase in listings. This is a supply of 6.1 months for detached single family homes at the current rate of sales (based on a 3-month period), down from 6.6 months last month. At the time this report was written there were 5 condo and townhome listings, a supply of 2.5 months at the current rate of sales, up from 1.7 months last month based on the rate of sales for the last 3 months and the current supply. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Cielo+in+Rancho+Santa+Fe+CA.jpg"&gt; The high end market continues to change in Rancho Santa Fe and is a balanced market for single family homes, luxury properties and estates, and is a strong seller’s market for condos, townhomes and duplexes. 37 Rancho Santa Fe homes came on the market in April, up from 27 last month. Here’s an overview of the activity (the MLS data do not include private sales and are believed accurate at the time this report was compiled but are not guaranteed). Single Family Homes Sold35 (up by 6); 54 Average Days on Market; The Average Sales Price was $3,895,022 (down 13%); The Average Sales Price was 95% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold28 (up by 3); 63 Average Days on Market; The Average Sales Price was $1,280,107 (down 23%); The Average Sales Price was 96% of the original asking price. The overall volume of sales in the La Jolla real estate market rose from last month. Condo, townhome and duplex sales rose by 3, and there were also more single family homes sales than last month. Sales prices ranged from $490,000 to $7,400,000. The average time on the market was significantly longer for condos, townhomes and duplexes, as it also was for single family homes. 11 (17%) of the buyers made prompt decisions, going pending in 1 week or less, fewer than last month. Keep in mind that it’s wise to be prepared for making quick decisions about touring homes and submitting offers since some properties sell quickly. The average sales price for single family homes dropped 13% from March. The same was true for condos, townhomes and duplexes that saw an even bigger average price decline (down 23%). The majority of the home buyers negotiated the prices of their new homes, with 17% paying list price or higher, which was fewer than last month. The median sales price of single family homes, $3,835,655, was up by 11% from the median in March. The median price of $1,061,250 for condos, townhomes and duplexes was down 42% from last month. There was 1 La Jolla home with an Active Under Contract status at the end of April, compared to 2 in March (when they occur these homes are considered active but might accept backup offers or be available to tour). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/La+Jolla+home.jpg"&gt; There were 155 homes on the market at the end of April, the same as last month. List prices ranged from $460,000 to $30,000,000.                                                                                    The current supply of single family homes is 3.6 months (down from 4 months last month), and 2.5 months for condos, townhomes and duplexes (down from 3.5 months last month). These statistics (absorption rate) are based on the rate of sales over the last 3 months and the current supply of homes. La Jolla is a seller’s market for single family homes, and a strong seller’s market for condos, townhomes and duplexes. There were 72 new listings in April, down from 92 in March. 40 homes went pending (excluding those homes that closed escrow) compared to 53 last month. If you would like more specifics about the housing market in La Jolla, please reach out to me. According to the MLS the highest priced San Diego County property sold publicly was an oceanfront estate in Del Mar (sold October 2025 for $49,999,999). It’s essential that buyers and sellers have current information about the local housing market conditions in Del Mar in order to make informed decisions about Del Mar homes for sale. The information in this report was taken from the MLS (the data are believed to be accurate at the time this report was written, but are not guaranteed, and do not include private/non-MLS sales).  READ MORE: Del Mar – Affluent Seaside Town (A Community Profile) 16 homes sold in Del Mar in April, compared to 17 sales last month. Here's a summary of the housing activity:Single Family Homes Sold15 (up by 3); 30 Average Days on Market; The Average Sales Price was $4,312,515 (down 10%); Average Sales Price was 99% of the original asking price.Condos, Townhomes and Duplexes Sold1 (down by 4); 0 Days on Market; The Sales Price was $2,050,000; the Sales Price was 98% of the original asking price. The overall volume of sales for April decreased just slightly from March. Single family detached home sales rose by 3, while condo, townhome and duplex sales dropped to only 1! The average sales price decreased for single family homes from last month. Sales prices for April ranged from $2,050,000 to $11,050,000. Average marketing time was shorter for single family homes than last month. 6 homes went pending in 1 week or less. The one condo sale sold the day it came on the market. The median price of $3,000,000 for single family detached homes was 30% lower than last month. There was no median price for condos, townhomes and duplexes with just 1 sale. Half of the buyers negotiated their purchase prices down from list price, and half paid asking price or higher for their new homes. There were 3 Del Mar homes on the market in April with an Active under Contract status, compared to none as last month. 33 new listings came on the market in April, up from 23 in March. 13 homes went pending (excluding the homes that sold in April), compared to 9 last month. List prices ranged from $625,000 to $49,900,000. The inventory rose again, by 18%, to 59 for April which is more good news for buyers. At the rate of sales over the last 3 months this represents a supply of 4.2 months for single family homes (down from 5.4 months last month), and 3.8 months for condos, townhomes and duplexes (up from 3.6 months last month). The Del Mar housing market is trending toward a balanced market for single family homes, and is still a seller’s market for condos, townhomes and duplexes. Keep in mind that with any statistic one month of data does not reveal a trend. A more accurate picture emerges when you look at the Del Mar real estate market data over time, especially given that market conditions generally shift some every month. Condo, townhome and duplex sales increased by 1, while single family home sales did not change. The average sales price for condos, townhomes and duplexes decreased from last month. In contrast, the average sales price for single family homes rose substantially compared to March. The average marketing time for condos, townhomes and duplexes was shorter compared to last month. The average time on the market for single family homes was also shorter than in March. Sales prices ranged from $725,000 to $4,900,000. The median sales price of condos, townhomes and duplexes in April was $2,412,500, up 42% from last month. The median price for the single family homes was $2,895,000, up 1% from last month. 4 of the 11 home buyers negotiated their sales prices, but 7 homes sold for asking price or higher. At the end of April there were 39 homes for sale in Solana Beach, compared to 36 last month. These statistics are believed reliable when this report was written but are not guaranteed. READ MORE: Encinitas – An Eclectic Seaside CommunityLeucadia- Surfers' Beach Community in Encinitas CA 62 homes sold in Encinitas in April, versus 49 last month (up by 27%). Here’s the breakdown of the housing activity. Single Family Homes Sold51 (up 55%); 19 Average Days on Market; Average Sales Price was $3,073,021 (up 13%); Average Sales Price was 99% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold11 (down by 5); 19 Days on Market; Average Sales Price was $1,432.240 (up 26%); Average Sales Price was 97% of original asking price. Overall volume of Encinitas home sales rose from last month. Single family home sales increased substantially by 55%, while condo, townhome and duplex sales dropped by 5 from last month’s sales. Looking back 1 year, 70% more single family homes sold in April 2026 than in 2025 (30). In contrast, condo, townhome and duplex sales dropped by 1 in April 2026 (11) compared to 1 year ago. The average sales price for condos, townhomes and duplexes was substantially higher than last month, and was also higher for single family homes. April sales prices ranged from $617,000 to $11,150,000. Compared to April 2025, the average sales price was up 14% for single family homes sold in 2026 (while the median was up 18%). In contrast, the average sales price for the condos, townhomes and duplexes sold in April 2026 was down 15% from 1 year ago, while the 2026 median price was 16% lower than in April of 2025. The average time on the market was 5 days shorter for single family homes at 19 days. Similarly, the days on market (DOM) was shorter by 5 days for condos, townhomes and duplexes compared to last month. 47% of the homes went pending in 7 days or less, more than last month. Thus, it’s important for buyers to be ready to make quick decisions about touring homes that interest them and submitting strong offers! The median sales price for detached single family homes was $2,730,000 (up 13% from last month). The median price for condos, townhomes and duplexes was $1,141,700, also 13% higher than last month’s median sales price. While the majority of buyers negotiated their purchase prices down from list price, 45% paid asking price or higher, about the same as in March. It’s important to keep this in mind when planning an offer strategy. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Hampton+Cove+Condos+in+Encinitas.jpg"&gt; There were 7 homes with an Active Under Contract status at the end of April, versus 4 last month. The inventory shifted up again in April, with 11% more listings available at the end of the month (105).  List prices range from $539,000 to $14,900,000.  This is a 2.4 month supply for condos, townhomes and duplexes (down from 2.7 months last month), and 1.9 months for single family homes (down from 2.5 months last month). This is based on the current supply of homes and the rate of sales over the last 3 months. Encinitas is a strong sellers’ market for buyers of single family homes, and a seller’s market for condos, townhomes and duplexes. 52 Encinitas homes came on the market in April, down from 72 last month. 34 homes went pending in April (excluding homes that closed), down from 41 pendings last month. I am happy to share more specific information about the Encinitas housing market for Encinitas Ranch, Leucadia, and Olivenhain, and other neighborhoods that may be of interest. I can also share additional area market information, answer questions about local market conditions, and help you sell your Encinitas home and/or buy a new property. Current information, and analysis, about local market conditions will benefit you when you need to make informed buying and/or selling decisions about Carlsbad homes for sale. READ MORE ABOUT CARLSBADCarlsbad Village by the Sea 116 homes sold in Carlsbad in April (92008, 92009, 92010 and 92011), an increase of 6 from last month. Here are the specifics: Single Family Homes Sold68 (down by 8); 26 Average Days on Market; The Average Sales Price was $2,066,279 (up 3%); Average Sales Price was 100% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold48 (up 41%); 38 Average Days on Market; The Average Sales Price was $1,069,797 (up 5%); Average Sales Price was 96% of the original asking price. Overall home sales in April increased modestly by 5% from March. The number of single family home sales decreased while there were 41% more condo, townhome and duplex sales compared to last month. The average sales price rose for single family homes as it also did for condos, townhomes and duplexes. Sales prices in April ranged from $390,000 to $9,750,000.  The average time on the market was 8 days longer than last month for single family homes, and 2 weeks longer for condos, townhomes, and duplexes. 68 single family homes sold in April 2026, 4 more than 1 year ago. 48 condos, townhomes and duplexes sold in April 2026 compared to 44 in 2025. The average sales price year over year was up 8% for single family homes in April 2026 (the median price was up by 3%). The average sales price was 7% higher for condos, townhomes and duplexes sold in April 2026 compared to 1 year ago; the median price was 6% higher in 2026. Many buyers decided promptly to tour listings and submit successful offers. 40% of the homes went pending in 7 days or less, a little more than last month. As a result it’s important for homebuyers to be prepared to make quick decisions in the Carlsbad housing market. While many buyers negotiated their home purchase prices down from list price, nearly half (49%) paid listing price or higher for their homes (down from last month’s 51%). We continue to see buyer competition, and it’s wise to keep this in mind when searching for your new home and planning your offer strategy. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Homes+at+Terrmar+in+Carlsbad.JPG"&gt; The median sales price for single family detached homes was $1,855,750 compared to $1,860,000 in March. The median price was $933,000 for condos, townhomes and duplexes, compared to $922,500 last month. There were 11 homes in Carlsbad at the end of April with an Active Under Contract status, compared to 9 last month. These homes are considered active but may not allow further showings or accept back-up offers. They are included in the statistics below. Inventory at the end of April (246) increased by 11% from last month (220), which was good news for buyers. April list prices ranged from $449,000 to $16,200,000. There is a 3 month supply of condos, townhomes and duplexes (down from 3.7 months last month), and a supply of 2.1 months for single family homes (up from 2 months last month), based on the rate of sales over the last 3 months. Carlsbad remains a very strong sellers’ housing market for single family homes and is a seller’s market for condos, townhomes and duplexes. 160 new listings came on the market in April, more than last month (148). 85 homes went pending (excluding homes that closed in April), 5 more than in March.  This overview of the Carlsbad housing market is based on date from the MLS. Sales prices ranged from $950,000 to $3,030,000. There was 1 home in the Cardiff housing market with an Active Under Contract status at the end of April, compared to none in March. At the end of April there were 15 homes for sale in Cardiff, more than last month. 13 are single family detached homes, and 2 are condo and townhome listings. There is 1 condo and 1 townhome for sale as of this writing which is only 23 days of inventory based on the rate of sales. As of April Cardiff by the Sea is a strong seller’s market based on the current supply and buyer demand, and a very strong seller’s market for condos and townhomes. 4 single family homes sold for asking price or better (1 at 103%), and the townhome sold for 104% of list price. 16 listings came on the market in April, up 3 from last month. 6 homes went pending in April (excluding the homes that closed escrow), the same as in March. This information in this report was found in the MLS.       <title>Carlsbad Village Street Faire 2026 is May 3</title>
      <description>Carlsbad Village Street Faire ~ May 3, 2026 ~ One of Carlsbad’s more popular arts and craft fairs returns to the Village this Sunday May 3, 2026. The Carlsbad Village Street Faire is supposedly the largest outdoor 1-day fair in the US, other than its counter-part, the Carlsbad Village Street Faire that takes place in November. The event is organized by the Carlsbad Chamber of Commerce The Carlsbad Village Street Faire runs from 8 am until 5 pm, so there is plenty of time to enjoy the over 800 vendor booths. (photo is from an earlier art fair in Carlsbad Village.) &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Art+Fair+in+Carlsbad+Village.jpg"&gt; The Carlsbad Village Street Faire happens in the heart of the Village, along Grand Avenue from Carlsbad Boulevard to Jefferson. The Street Faire spills over onto side streets as well. Given the size of the Faire and the number of vendor booths much of the public parking will not be available so plan accordingly. The Carlsbad Village Street Faire is an impressive event, attracting around 100,000 attendees. I’ve been several times, and it’s not a cliché to say there is something for everyone, given the number of vendors and the variety of offerings. And if you get tired of exploring and shopping at the Faire there are plentiful local retailers in the downtown area to visit. So what will you find at the Carlsbad Village Street Faire? You can expect unique clothing, arts and crafts, gift items, home furnishings and accessories, a wide range of collectibles, garden items and plants, products from around the world, antiques, and so much more. There will be the traditional pancake breakfast from 8 am until 12 pm, plus an international food court. The Faire also offers a children’s area with rides and games and live music. What a fun time to explore Carlsbad Village? And the beaches are just a couple of blocks away to enjoy a walk before or after you shop at the Faire. I would expect parking to be very limited due to the crowds, and spaces taken up by vendors, so arrive early if you can. The good news is parking is free in Carlsbad, however you might need to walk a distance. Another good option is to take advantage of the free shuttles offered throughout the day. The shuttles run at roughly 15-minute intervals. Shuttles are located at The Shoppes at Carlsbad (at the 78 freeway and El Camino Real/Marron Road), and the Poinsettia Coaster Station on Avenida Encinas. A Free Bike Valet Service will be provided by the City of Carlsbad. Monitored bike parking will be at 2965 Roosevelt Street (Lily Field Realty). Another travel option is to take the Coaster train (Commuter Rail) – check the Coaster Schedule. This information is believed reliable when this report was written but is not guaranteed. 115 homes sold in March, 44% more sales than last month. Here’s an overview of the activity. Single Family Homes Sold95 (up 48%); 32 Average Days on Market; Average Sales Price $978,111 (down 4%); the Average Sales Price was 98% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold20 (up by 4); 35 Average Days on Market; Average Sales Price $572,524 (up by 11%); the Average sales price was 98% of the original asking price. Overall home sales in March rose significantly from last month. There were substantially more single family home sales, while condo, townhome and duplex sales went up by 4. The average sales price was lower for single family homes, but was higher for condos, townhomes and duplexes, compared to March. The marketing time was 33 days shorter for single family homes compared to March, and was 4 days shorter for condos, townhomes and duplexes. Sales prices ranged from $295,000 to $1,800,000. While many of the buyers negotiated their purchase prices, over half (57%) paid list price or higher for their new homes, more than last month. Buyer competition continues to impact sales prices. Plenty of the buyers made prompt decisions to tour homes and make offers, with 37% of the homes going pending in 7 days or less, fewer than last month. The median sales price of $915,000 for the detached single family homes was 1% higher than last month ($905,000). The median price for condos, townhomes and duplexes rose 15% from last month to $630,000. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Rimrock+Estates+Homes+in+Escondido.JPG"&gt; There were 16 Escondido homes on the market with an Active Under Contract Status, compared to 15 last month. These are included in the following statistics. At the end of March there were 255 homes for sale in Escondido, up by 9% from last month and good news for buyers. List prices for March range from $275,000 to $17,000,000. This translates to an inventory of 4.9 months for condos, townhomes and duplexes (up from 4.2 months last month). There is a 2.2 month supply of single family detached homes (the same as last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and is a seller’s market for condos, townhomes and duplexes but is becoming more balanced. 173 homes came on the market in March, a significant increase from last month’s 143.       <title>Fiesta del Sol in Solana Beach 2026</title>
      <description>2026 Fiesta del Sol~ Solana Beach ~ The 45th annual Fiesta del Sol will take place soon in Solana Beach, on May 30th and 31st.  This popular Festival is sponsored by the Solana Beach Chamber of Commerce in collaboration with the Belly Up, Loft 100 Studios, and the City of Solana Beach. Fiesta del Sol hours are from 9 am to 10 pm on Saturday, and 9 am to 8 pm on Sunday. Fiesta del Sol happens at Fletcher Cove Park at 111 S. Sierra Avenue, located west of the downtown area and the Coast Road/Route 101. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Fletcher+Cove+sign+Solana+Beach.jpg"&gt; The Fiesta del Sol is one of San Diego’s more popular outdoor festivals. Coupled with a beautiful location by the beach, Fiesta del Sol offers a terrific time with music, lots of food, and plenty of fun for all ages.  And of course expect a large and lively crowd – 50,000 are anticipated. Here's a video recap from 2024 from the Solana Beach Chamber of Commerce. &lt;iframe src="https://www.youtube.com/embed/l_3946LF8AY?si=tWXZo2FMVCRbmlsa" allowfullscreen="allowfullscreen"&gt;&lt;/iframe&gt; So what can you expect at Fiesta del Sol?  This is a 2-day festival of fun, food, and music. Attendees will enjoy a broad range of food with plentiful vendors, live musical entertainment, shopping, arts and crafts exhibits, and a kids’ zone (with rides, arts and crafts activities, a bounce house with slide, face painting, and special food). You can also enjoy the annual Pancake Breakfast from 7:30 – 10:00 on Sunday at Fletcher Cove to help support the Solana Beach Firefighters. There will be a fire engine to explore, assuming it’s not otherwise needed in town. While El Sol is expected to make an appearance, it’s that May Gray and June Gloom time of year so who knows along the Solana Beach coast. But given the fun this festival provides, who really cares if the sun shines or not?! In terms of music, there will be some excellent performers on the main stage (free) over the 2 days (10 on Saturday and 8 on Sunday). Fiesta del Sol is free! So there is no good excuse to stay away unless you have something better to do. Given the expected crowds you may want to consider taking the Coaster commuter train to avoid parking challenges. Vista provides a variety of housing opportunities, including tract home neighborhoods (both gated and ungated), custom-built homes, condos and townhomes, rental complexes, and multiple 55+ senior communities. There are also homes on large lots in rural areas, and in the hills, some of which offer dramatic views of the countryside and or even the distant ocean. Vista also has mixed use and agricultural areas. The downtown area continues to grow and change, with plentiful dining and shopping opportunities and multiple services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible. The Vista Farmers Market was established in 1981 and is the longest running farmers market in San Diego. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose Drive, about ½ mile south of the 78 freeway. You’ll find abundant fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s easy to take time to visit and shop! Buyers and sellers in the Vista housing market should have current information about local market conditions to enable them to make educated decisions about buying and selling Vista homes for sale. This information in this report was taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed reliable when this report was written but are not guaranteed. 55 homes sold in Vista in March, 20% more sales than last month. Here are the details: Single Family Homes Sold44 (up by 3); 31 Average Days on Market; The Average Sales Price was $991,914 (up 1%); Average sales price was 99% of the original price.Condos, Townhomes &amp;amp; Duplexes Sold11 (up by 6); 26 Average Days on Market; The Average Sales Price was $573,545 (up 3%); Average sales price was 99% of the original asking price. The overall volume of sales in March increased from last month. Detached single family home sales went up by 3, while condo, townhome and duplex sales more than doubled. The average sales price was slightly higher for single family homes, and was modestly higher for condos, townhomes and duplexes. The average marketing time was 5 days shorter for single family homes than last month, but was the same for the condo, townhome and duplex sales. Sales prices in March ranged from $375,000 to $2,025,000. Buyers may be curious if Vista homes are selling quickly. The answer is that some do. In March 13 of the homes (24%) went pending in 1 week or less, slightly fewer than last month. However, it’s still important for buyers to be prepared to make prompt decisions about seeing homes they like and making offers so as to not miss opportunities. Slightly more than half of the buyers negotiated their home prices down from asking price, while at the same time 49% paid list price or higher, more than last month. It’s important to keep this in mind when planning your offer strategy. The median sales price of single family homes was slightly less than in February at $936,500. The median for condos, townhomes and duplexes increased from $535,000 last month to $579,000 (up 8%). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Homes+at+Heritage+and+Legends.jpg"&gt; The housing inventory improved in March, with 137 homes for sale at the end of the month compared to 124 at the end of February. Home prices range from $424,500 to $3,599,000. There is a supply of 2.9 months for single family homes (up from 2.2 months last month). There is a 3.8 month supply of condos, townhomes and duplexes (down from 4.4 months last month). This is based on the rate of sales over the last 3 months and the current supply. Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, and a seller’s market for condos, townhomes and duplexes. 85 new listings came on the market in March, compared to 68 last month. Here are the details: Single Family Homes Sold90 (down 12%); 28 Average Days on Market; Average Sales Price was $966,509 (down 9%); the Average Sales Price was 98% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold59 (up 64%); 41 Average Days on Market; Average Sales Price was $847,324 (up 21%); the Average Sales Price was 97% of the original asking price. Overall sales volume for March increased from last month. While there were fewer single family detached home sales, the condo, townhome and duplex sales increased substantially. The average sales price was lower for single family homes, but was higher for condos, townhomes, and duplexes. Sales prices ranged from $305,000 to $2,240,000. The average time on the market was a few days shorter for family homes, and was also several days shorter for condos, townhomes and duplexes. 28% of the homes went pending in 7 days or less, more than last month. While more than half of the home buyers were able to negotiate their home purchase prices, 42% paid asking price or higher, down from last month. The median sales price of single family homes was slightly more than last month ($902,500), at $905,000. The median price for condos, townhomes and duplexes was 13% higher at $746,000. There were 21 homes with an Active Under Contract status, versus 31 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or accept back-up offers. At the end of March there were 289 Oceanside homes for sale, compared to 274 last month. March home prices ranged from $299,000 to $5,950,000. As a result, there is a 1.8 month supply of single family homes (down from 2 months last month) and a 3.8 month supply for condos, townhomes and duplexes (up from 3.5 months last month). The average sales price of single family homes was $4,124,772, down 29% from the average sales price in February. The average price for the 3 townhome sales was $1,908,333.
The single family detached homes were on the market for an average of 58 days. The townhomes sold on average in 18 days.
The median sales price for single family homes was $3,650,000, down 29% from last month.On average, single family homes sold for 94% of the original list price, with one sale at 100% and 1 at 101%. The average sale price for the townhomes was 97% of list price.
At the end of March there was 1 home in the Rancho Santa Fe housing market with an Active Under Contract status, compared to 2 for last month.
At the end of March there were 79 Rancho Santa Fe homes for sale (75 are single family detached homes), ranging in price from $1,624,900 to $84,950,000, a modest increase in listings. This is a supply of 6.6 months for detached single family homes at the current rate of sales (based on a 3-month period), up from 5.1 months last month. Condo, townhome and duplex sales rose by 39% while there were almost twice as many single family homes sales as last month. Sales prices ranged from $500,000 to $14,500,000. The average time on the market was shorter for condos, townhomes and duplexes, as it also was for single family homes. 46% of the buyers made prompt decisions, going pending in 7 days or less. As a result, it’s still a good idea to be ready for making quick decisions about touring homes and submitting offers since some properties sell quickly. The average sales price for single family homes was higher than in February. The same was true for condos, townhomes and duplexes. While the majority of the home buyers were able to negotiate the prices of their new homes, nearly half (46%) paid list price or more, more than last month. The median sales price of single family homes, $3,455,000, was down by 2% from the median in February. List prices ranged from $496,000 to $92,500,000.                                                                                    The current supply of single family homes is 4 months (down from 5 months last month), and 3.5 months for condos, townhomes and duplexes (down from 5.2 months last month). Single family detached home sales more than doubled, while condo, townhome and duplex sales remained the same at 5. The average sales price increased slightly for single family homes from last month. The average price for condos, townhomes and duplexes declined modestly. Sales prices for March ranged from $600,000 to $12,800,000. Average marketing time was shorter for single family homes than last month despite 2 homes taking more than 200 days to go pending. 5 listings went pending in 1 week or less. The median price of $4,314,300 for single family detached homes was 9% lower than last month. At the rate of sales over the last 3 months this represents a supply of 5.4 months for single family homes (up from 5.3 months last month), and 3.6 months for condos, townhomes and duplexes (down from 4.3 months last month). The Del Mar housing market is balanced for single family homes, and is a seller’s market for condos, townhomes and duplexes. Keep in mind that with any statistic a single month of data does not reveal a trend. A more accurate picture will emerge when you look at the Del Mar real estate market data over time, especially given that market conditions generally shift each month. There were far more single family homes sold, while condo, townhome and duplex sales increased by 2. The average sales price was up for single family homes, but dropped modestly for condos, townhomes, and duplexes. Sales prices in March ranged from $237,500 to $2,050,000. 46 single family homes sold in March 2026 compared to 37 in 2025, while there were 7 more condo, townhome and duplex sales in March of 2026 than in 2025. The average sales price for single family homes in 2026 was 2% lower than 1 year ago (while the median was just higher by 10% than in 2025). In contrast, the average sales price was 8% higher in March 2026 for condos, townhomes and duplexes while the median price was 8% higher than in 2025. The average time on the market in March was 6 days shorter for single family homes, and 1 day shorter for condos, townhomes and duplexes compared to February. 41% of the homes went pending within 1 week or less, fewer than last month. While almost half of the home buyers negotiated their sales prices, 51% paid asking price or more, more than last month. The median sales price of the single family homes was $1,252,500 (up 9% from February), but was 1% lower for condos, townhomes and duplexes at $714,900. There were 7 San Marcos homes for sale at the end of March with an Active Under Contract status, compared to 12 last month. Here are the details: Single Family Homes Sold6 (up by 1); 9 Days on Market; Average Sales Price was $3,168,019 (down 12%); the Average Sales Price was 98% of the original asking price.Condos, Townhomes and Duplexes Sold4 (up by 1); 3 Average Days on Market; Average Sales Price $2,612,500 (up 74%); the Average Sales Price was 97% of the original asking price. Overall sales volume for the Solana Beach housing market rose modestly from February. Condo, townhome and duplex sales increased by 1, while single family home sales did the same. The average sales price for condos, townhomes and duplexes increased significantly from last month. In contrast, the average sales price for single family homes dropped compared to February. The average marketing time for condos, townhomes and duplexes was shorter compared to last month. The average time on the market for single family homes was also shorter than in February. Sales prices ranged from $725,000 to $4,900,000. The median sales price of condos, townhomes and duplexes in March was $2,412,500, up 42% from last month. The median price for the single family homes was $2,895,000, up 1% from last month. While 5 of the 10 home buyers were able to negotiate their sales prices, 5 homes sold for asking price or higher. At the end of March there were 36 homes for sale in Solana Beach, compared to 22 last month, which was good news for buyers. Home prices range from $830,000 to $10,999,888. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Solana+Beach+condos.JPG"&gt; Solana Beach has a supply of 5.2 months for condos, townhomes and duplexes (up from 2.3 months last month), and 3.4 months for single family homes (down from 3.6 months last month). This is based on the rate of sales over the last 3 months and the supply. Solana Beach is becoming a balanced market for condos, townhomes and duplexes, and is a seller’s market for single family homes in March. 25 new listings entered the Solana Beach real estate market in March compared to 14 last month. Here’s the breakdown of the housing activity. Single Family Homes Sold33 (up by 6); 24 Average Days on Market; Average Sales Price was $2,708,794 (up 7%); Average Sales Price was 100% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold16 (up by 3); 24 Days on Market; Average Sales Price was $1,135,359 (down 10%); Average Sales Price was 99% of original asking price. Overall sales volume of Encinitas home sales rose from last month. Single family home sales increased by 6, while condo, townhome and duplex sales rose by 3 from last month’s sales. Looking back 1 year, 3 fewer single family homes sold in March 2026 than in 2025 (36). In contrast, there were 8 more condos, townhomes and duplexes sold in March 2026 (16) than 1 year ago (8). The average sales price for condos, townhomes and duplexes was lower than last month but was higher for single family homes. March sales prices ranged from $533,000 to $5,325,000. Compared to March 2025, the average sales price was up 8% for single family homes sold in 2026 (while the median was up 19%). The average sales price for the condos, townhomes and duplexes sold in March 2026 was down 19% from 1 year ago, while the 2026 median price was 28% lower than in March of 2025. The average time on the market was 2 days longer for single family homes at 24 days. In contrast, the days on market (DOM) was significantly shorter for condos, townhomes and duplexes than last month. 37% of the homes went pending in 7 days or less, about the same as last month. As a result, it’s still important for buyers to be ready to make prompt decisions about touring homes that interest them and submitting strong offers! The median sales price for detached single family homes was $2,420,000 (compared to last month at $2,400,000). The median price for condos, townhomes and duplexes was $1,007,500, 8% lower than last month’s median sales price. While the majority of buyers negotiated their purchase prices down from list price, 47% paid asking price or higher, more than in February. It’s important to remember this when planning an offer strategy. There were 4 homes with an Active Under Contract status at the end of March, the same as last month. The inventory shifted up in March, with 10% more listings available at the end of the month (95).  List prices range from $575,000 to $14,900,000.  This is a 2.7 month supply for condos, townhomes and duplexes (up from 1.8 months last month), and 2.5 for single family homes (down from 2.8 months last month). This is based on the current supply of homes and the rate of sales over the last 3 months. Encinitas is a sellers’ market for buyers of single family homes, and is also a seller’s market for condos, townhomes and duplexes. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Encinitas+golf+course+luxury+home.jpg"&gt; 72 Encinitas homes came on the market in March, up from 57 last month. 41 homes went pending in March (excluding homes that closed), up from 37 pendings last month. I am happy to share more details about the Encinitas housing market for Encinitas Ranch, Leucadia, and Olivenhain, and other neighborhoods that may be of interest to you. I can also share additional area market information, answer questions about local market conditions, and help you sell your Encinitas home and/or buy a new property. The number of single family home sales increased significantly, while there were 4 more condo, townhome and duplex sales compared to last month. The average sales price dropped for single family homes, but was higher for condos, townhomes and duplexes. Sales prices in March ranged from $625,000 to $6,100,000. The average time on the market was 5 days shorter than last month for single family homes, and was substantially shorter for condos, townhomes, and duplexes. 76 single family homes sold in March 2026, up by 41% from 1 year ago. 34 condos, townhomes and duplexes sold in March 2026 compared to 28 in 2025. The average sales price year over year was up just slightly for single family homes in March 2026 (the median price was about the same). The average sales price was 1% lower for condos, townhomes and duplexes sold in March 2026 compared to 1 year ago; the median price was 2% lower in 2026. Many buyers decided quickly to tour listings and submit successful offers. 37% of the homes went pending in 7 days or less, a little less than last month. It’s still important for homebuyers to be prepared to make prompt decisions in the Carlsbad housing market. While many buyers negotiated their home purchase prices down from list price, 51% paid asking price or higher for their homes (up from last month’s 47%). Buyer competition continues, and it’s wise to keep this in mind when searching for a new home and planning an offer strategy. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Mount+Calavera+in+Carlsbad.jpg"&gt; The median sales price for single family detached homes was $1,860,000 compared to $1,767,499 in February. The median price was $922,500 for condos, townhomes and duplexes, compared to $910,000 last month. There were 9 homes in Carlsbad at the end of March with an Active Under Contract status, compared to 13 last month. These homes are still considered active but may not allow further showings or accept back-up offers. They are included in the statistics below. Inventory at the end of March (220) increased by 17% from last month (188), which was good news for buyers. March list prices ranged from $439,000 to $16,200,000. There is a 3.7 month supply of condos, townhomes and duplexes (up from 3.2 months last month), and a supply of 2 months for single family homes (the same as last month), based on the rate of sales over the last 3 months. Carlsbad is a very strong sellers’ housing market for single family homes and is a seller’s market for condos, townhomes and duplexes. 148 new listings came on the market in March, more than last month (122).       <title>Remembering Laurie Manny - A Dear Blogging Friend</title>
      <description>Today I read the post by Patricia Feager about the 2 challenges she is hosting with Lew Corcoran for March. It was a good reminder about a post I wanted to write, but had not yet done so, about a powerhouse AR Member who left us years ago. I’ll never forget the night I received the call from long-time Activerain and blogging friend, Mary Pope-Handy, letting me know that Laurie Manny had left us. I was at the airport to pick up my wife when I got the call. It was such a shock but I so appreciated getting a phone call from a friend letting me know the news rather than reading something on Facebook. I wrote a tribute to Laurie and shared it on AR the next morning, August 26, 2010, but wanted to reflect a little more on her passing over 15 years ago, and all that she contributed to the blogging world during its infancy, and to the ActiveRain community during her 4 years as a member, having joined AR in 2006. It’s hard to believe that it’s been 15+ years since her death. Laurie left us far too soon, and I can’t help but wonder what all she might have accomplished, and what we in the blogging community could have learned from her if she was still around. I suspect some who might read this may not even know who she was in the AR Community and the influence that she had. Indeed, she was referred to by Inman and others as the Blogging Queen! Laurie was a pioneer in the early years of the blogosphere, and a staunch proponent of the power of blogging and driving online traffic to our websites. Indeed, Laurie had strong opinions and did not shy away from expressing them publicly in her writings. But she was right about so many things in the early years of social media and SEO, and it’s hard to argue about the results she achieved. Laurie practiced what she preached in her writing and had the results to prove her beliefs, and while she listened to opposing viewpoints, she did not hesitate to point out when she felt others were wrong in their thinking and practices and why. Laurie loved sharing her knowledge and helping others learn about the value of blogging, and how to be effective in the on-line world in her writing and public speaking. I still remember meeting her in person and so many other Rainers at the 1st blogging conference in Long Beach CA in 2007, and the ActiveRain 1-year Birthday Party in Long Beach also in 2007. There were other meet-ups as well. Here's a photo from another meet-up with Laurie and another past AR member, Irina Netchaev . That's a glimpse of Jeff Turner on the left! &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/AR+LA+Gathering+June+2007_filmloop.jpg"&gt; She was a friend and mentor to many of the early members, and I miss her deeply, but feel blessed for having known her for 4 years and for all that I learned from her.       <description>Taste of Carlsbad Village Brunch Edition 2026 The Taste of Carlsbad Village Brunch Edition returns for the 2nd year after its very popular debut in 2025.  The Taste of Carlsbad Village has been very successful year after year after year, and it was only a matter of time before the Brunch Edition was added to the mix. The Taste of Carlsbad Brunch Edition is sponsored by the Carlsbad Village Association. Tickets are $50 each (there are only 800) and may only be purchased through the Carlsbad Village Association website. Tickets go on sale April 17 at 9 am! You’ll want to mark that on your calendar and set an alarm so you don’t forget and miss out. Remember, tickets historically go fast. What Can You Expect at the Taste of Carlsbad Village Brunch Edition? Carlsbad food lovers will spend 3 hours on a self-guided tour with a map and Passport (your ticket), tasting their way around our charming Village. The appeal is the opportunity to enjoy bite-sized samples from multiple popular local restaurants with a focus on breakfast, brunch and lunch. This is a terrific opportunity to check out restaurants you don’t know or haven’t tried yet. And you can enjoy your favorites, too! You can view the current list of participating restaurants on the website. Some of the participants announced thus far include Froglanders, Senor Grubby’s, Le Papagayo, Lola’s Deli, and Dini’s Bistro as of March 5. Participating beverage brands as of March 20 include Lofty Coffee Company and Baba Coffeehouse and others. Parking is free in Carlsbad Village, which is a plus. But you can expect a big crowd, and weekends are busy in the Village anyhow, so arrive early to find the best parking.       <description>2026 Hot Rods and Cool Treats in Carlsbad is May 9 The Hot Rods and Cool Treats Carnival and Classic Car Show returns to Carlsbad Village on Saturday May 9th. This fun event will be held at the Pine Avenue Community Park at 3333 Harding Street from 11 am until 2 pm. Hot Rods and Cool Treats offers a number of fun activities for all, in addition to the classic car show. In order to participate classic cars must be 25 years or older and there will be multiple awards. The contest is limited to 30 cars. Entries are due by May 7th and are taken in the order received so don’t delay if you want to show off your classic car! Escondido is bordered by San Marcos, Fallbrook and Valley Center. Buyers and sellers in the Escondido housing market need to have up-to-date information about local market conditions (Read More: Real Estate Is Local…But HOW Local?) to help them make informed buying and selling decisions about Escondido homes for sale. READ MORE:A Tour of Escondido – A Diverse Inland San Diego Community The following statistics are found in the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but is not guaranteed. 80 homes sold in February, 3 fewer sales than last month. Here’s an overview of the activity. Single Family Homes Sold64 (down 2); 35 Average Days on Market; Average Sales Price $1,023,557 (up 7%); the Average Sales Price was 98% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold16 (down by 1); 39 Average Days on Market; Average Sales Price $513,781 (up by 15%); the Average Sales Price was 95% of the original asking price. Overall home sales in February dropped slightly from last month. There were 2 fewer single family home sales, while condo, townhome and duplex sales went down by 1. The average sales price was higher for single family homes, as it also was for condos, townhomes and duplexes, compared to January. The marketing time was shorter for single family homes compared to January, as it was for condos, townhomes and duplexes. Sales prices ranged from $325,000 to $1,845,000. The majority of the buyers were able to negotiate their purchase prices, however, 39% paid list price or higher for their new homes, up from last month. Buyer competition continues to impact sales prices. Plenty of the buyers made prompt decisions to tour homes and make offers, with 39% of the homes going pending in 7 days or less, more than last month. The median sales price of $905,000 for the detached single family homes was 4% higher than last month ($872,500). The median price for condos, townhomes and duplexes rose 33% from last month to $550,000. There were 15 Escondido homes on the market with an Active Under Contract Status, compared to 12 last month. These are included in the following statistics. At the end of February there were 233 homes for sale in Escondido, up by 14% from last month. List prices for February range from $275,000 to $17,000,000 (there was also 1 time share condo priced at $1500). This translates to an inventory of 4.2 months for condos, townhomes and duplexes (up from 3.5 months last month). There is a 2.2 month supply of single family detached homes (up from 2 months last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and is a seller’s market for condos, townhomes and duplexes but trending toward being balanced. 143 homes came on the market in February, a significant increase from last month’s 122. The number of homes going pending increased by 22% from last month to 88, excluding homes that closed escrow in February. I’m happy to share more detailed information about the housing activity in Escondido, in individual zip codes, and for neighborhoods that may be of interest to you.
