Try the Composer District in Cardiff, CA Here’s a summary of the Cardiff real estate market for June 2026 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 10 homes sold in June, compared to 7 last month. Single Family Homes Sold8 (up by 2); 12 Average Days on Market; Average Sales Price was $3,136,687 (up 8%); the Average Sales Price was 101% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold2 (up by 1); 8 Days on Market; Average Sales Price was $1,434,500; the Average Sales Price was 101% of the original asking price. The overall volume of Cardiff sales was up slightly from last month. Single family detached home sales rose by 2, while condo, townhome and duplex sales increased by 1. Sales prices ranged from $919,000 to $6,400,000. There were no homes in the Cardiff housing market with an Active Under Contract status at the end of June, compared to 1 in May. At the end of June there were 15 homes for sale in Cardiff, 2 fewer than last month. 11 are single family detached homes, and 4 are condo and townhome listings. Listings range in price from $1,095,000 to $9,950,000.  There are 1.6 months of inventory for single family homes (down from 2 months last month), based on the rate of sales over the last 3 months. There are 4 condo and townhome listings for sale as of this writing which is 2.4 months of inventory based on the rate of sales over the last 3 months. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Park+Place+condos+in+Cardiff.jpg"&gt; As of June Cardiff by the Sea is a very strong seller’s market based on the current supply and buyer demand, and a strong seller’s market for condos and townhomes. 6 single family homes sold for asking price or higher, the condo sold for 102% and the townhome closed at list price. 6 listings came on the market in June, down 10 from last month. 4 homes went pending in June (excluding the homes that closed escrow), compared to 8 in May. This information in this report was found in the MLS.       <title>The 2026 Aloha Plunge is July 18 in Carlsbad</title>
      <description>2026 Aloha Plunge in Carlsbad is July 18th  Don’t miss a great opportunity to celebrate the 2026 summer season with the Aloha Plunge on Saturday July 18th, from 5 to 8 PM. It’s a fun event for all ages! The Aloha Plunge takes place as always at the Alga Norte Community Park Aquatics Center. Alga Norte Community Park is at 6565 Alicante Road, at the corner of Poinsettia Lane, in the La Costa area of Carlsbad. The Aloha Plunge is limited to 500 attendees and registrations typically fill up quickly. The cost is $15 per person, with children ages 3 and under FREE (but must be identified at check-out online). Register online, and get your wrist bands now so you don't miss out. Tickets are on sale now - as of today almost 200 have reserved their spots. Ticket sales end July 17 at 5 pm. Tickets are nonfundable. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Aquatic+Center+at+Alga+Norte+Community+Park.jpg"&gt; You can pick up wrist bands only at the Aquatics Center during normal business hours during the week preceding the event. Tickets will be available at the event if it’s not sold out. But I wouldn’t plan on it as they have sold out in the past. Bring your swimming suit and enjoy some island-themed fun, in the pool as well as on land!  You can challenge your aquatic talents with several water obstacles in the pool. And enjoy the pool-themed games and activities. On land kids will have fun with the tropical bounce house and there will be plenty of photo opportunities. There will also be lawn games to enjoy, too. The Splash Pad will be open for the younger children. Are you interested in learning how to do the hula? The Aloha Plunge concludes with a 45-minute Polynesian show with dancers. You’ll also have the opportunity to learn how to hula if you wish! Food and beverages will be available for purchase during the Aloha Plunge. Alga Norte Community Park is a beautiful park in South Carlsbad and a favorite.       <description>Red, White and BOOM 4th of July Fireworks and More in Carlsbad in 2026 The July 4th holiday is coming soon. Of course there will be celebrations and fireworks in and around Carlsbad, along with private festivities, cookouts, and picnics. And there’s some beach time too! Let’s hope our warm, sunny weather happens and the June Gloom doesn’t hang around! Feature Photo is from a drone show at the La Costa Resort for the 4th in 2025. The summer crowds have increased, restaurants are busy, and public parking at the beaches, and in the Village, has been harder to find. This will be true all week and especially for the holiday weekend beginning this coming Friday. Red, White and BOOM at Legoland This popular annual celebration with fireworks takes place at Legoland California in Carlsbad on Saturday, July 4th. There is fun for all ages, with rides, live DJ performances, lawn activities, a scavenger hunt and so much more! No doubt many will be dressed for the holiday in red, white and blue &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Drone+American+Flag.jpg"&gt; The popular Legoland fireworks can be seen for miles (we’ve watched them multiple times from the hill up the street from our home). So they are popular with area residents with lots of viewing points, along with everyone at Legoland on the 4th. The Red, White and BOOM celebration starts at 10 am and runs until 9 pm. Pre-fireworks entertainment begins at 8:00 with the fireworks at 8:45 lasting approximately 10 minutes. Grab the special 3D viewing glasses and watch an amazing show in the sky. All festivities for Red, White and BOOM are included in the admission price! 4th of July BBQ and Fireworks at the Park Hyatt Aviara Resort Another popular celebratory event for the July 4th holiday takes place the Park Hyatt Aviara Resort in Carlsbad. Festivities include live entertainment, hotel offerings (e.g., movies, music, activities), and dining on a special BBQ dinner at The Gardens followed by fireworks at 9 pm. This information is believed reliable when this report was written but is not guaranteed. 110 homes sold in May, 1 more sale than last month. Here’s an overview of the activity. Single Family Homes Sold86 (down by 5); 24 Average Days on Market; Average Sales Price $1,071,732 (down 2%); the Average Sales Price was 99% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold24 (up by 6); 38 Average Days on Market; Average Sales Price $621,957 (up 37%); the Average sales price was 99% of the original asking price. Overall home sales in May were about the same as last month. There were 5 fewer single family home sales, while condo, townhome and duplex sales increased by 6. The average sales price was slightly lower for single family homes, but was significantly higher for condos, townhomes and duplexes, compared to May. The marketing time was shorter by 2 days for single family homes compared to May, but was significantly longer for condos, townhomes and duplexes. Sales prices ranged from $360,000 to $2,050,000. Nearly half the buyers were able to negotiate their purchase prices, while 52% paid asking price or higher for their new homes, fewer than last month. Buyer competition continues to impact sales prices. Many buyers made prompt decisions to tour homes and make offers, with 35% of the homes going pending in 1 week or less, just slightly less than last month. The median sales price of $957,500 for the detached single family homes was 2% higher than last month ($935,000). Similarly, the median price for condos, townhomes and duplexes rose substantially by 46% last month to $639,995. There were 18 Escondido homes on the market with an Active Under Contract Status, versus 13 last month. These are included in the following statistics. At the end of May there were 311 homes for sale in Escondido, up 10% from last month and more good news for buyers. List prices for May range from $249,950 to $17,000,000 with 1 time share  listed for $2000. This translates to an inventory of 4 months for condos, townhomes and duplexes (down from 4.7 months last month). There is a 2.5 month supply of single family detached homes (up from 2.4 months last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and is a seller’s market for condos, townhomes and duplexes. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Home+at+Rimrock+Estates+in+Escondido.JPG"&gt; 173 homes came on the market in May, a decrease from last month’s 183. The number of homes going pending increased from 104 last month to 114, excluding homes that closed escrow in May. I’m happy to share more specific information about housing activity in Escondido, in individual zip codes, and for neighborhoods that are of interest.       <description>Carlsbad Village Flicks at the Fountain 2026 Summer has arrived, and that means several popular events in Carlsbad are coming soon. One long-time annual favorite is the Flicks at the Fountain series. This popular outdoor movie series is hosted by the Carlsbad Village Association.  The Flicks at the Fountain take place on 5 consecutive Thursday nights. The series starts July 9th and ends August 6th. Movies are rated G, PG, and PG-13 and were decided by popular vote from residents. Here’s the 2026 list of movies: July 9 – Zootopia 2 (2025) (PG)July 16 – Beethoven (1992) (PG)July 23 – Aladdin (1992) (G)July 30 – How to Train Your Dragon (2025) (PG)August 6 – Superman (2025) (PG-13) Flicks at the Fountain are held on a big screen in the parking lot by the Fountain at the corner of State Street and Grand Avenue. Seating begins at 6 pm and movies start at dusk, about 8 pm, and end around 10 pm. Be sure to bring blankets for chilly Summer evenings by the beach, along with comfortable low-back chairs. Plan to bring some food/snacks and drinks, too. Or you can make life easier and buy take-out food at one of the nearby restaurants in the Village. You can also have pizza delivered right to the parking lot! MORE SUMMER FUN IN AND AROUND CARLSBAD Don’t forget the San Diego County Fair in Del Mar at the Fairgrounds. Vista has a variety of housing opportunities, including tract home neighborhoods (both gated and ungated), custom-built homes, condos and townhomes, rental complexes, and multiple 55+ senior communities.You will also find homes on large lots in rural areas, and in the hills, some of which offer dramatic views of the countryside and or even the distant ocean. Vista offers mixed use and agricultural areas as well. The downtown area continues to grow and change, and there are abundant dining and shopping opportunities and multiple services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible to residents. The Vista Farmers Market, established in 1981, is the longest running farmers market in San Diego! The Vista Farmers Market happens on Saturdays at the Vista Courthouse Complex on Melrose Drive, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s a pleasure to take time to visit and shop! Serious buyers and sellers in the Vista housing market need to have current information about local market conditions to enable them to make informed decisions about buying and selling Vista homes for sale. This information in this report was found in the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable when this report was written but are not guaranteed. 67 homes sold in Vista in May, 29% more sales than last month. Here are the details: Single Family Homes Sold533 (up by 8); 29 Average Days on Market; The Average Sales Price was $1,006,922 (down 4%); Average sales price was 98% of the original price. Condos, Townhomes &amp;amp; Duplexes Sold14 (up 100%); 24 Average Days on Market; The Average Sales Price was $542,892 (up 2%); Average sales price was 98% of the original asking price. The overall volume of sales in May increased substantially from last month. Detached single family home sales rose by 8, while condo, townhome and duplex sales doubled. The average sales price was lower for single family homes, and was modestly higher for condos, townhomes and duplexes. The average marketing time was 3 days shorter for single family homes than last month, but was 4 days longer for the condo, townhome and duplex sales. Sales prices in May ranged from $397,000 to $2,145,000. Buyers may be curious if Vista homes are selling quickly. The answer is that some do. In May 19 of the homes (28%) went pending in 1 week or less, slightly less than last month. Thus, it’s still important for buyers to be prepared to make prompt decisions about seeing the homes they like and making offers so as to not miss opportunities. More than half of the buyers were able to negotiate their home prices down from asking price, while 42% paid list price or higher, fewer than last month. It’s important to remember this when planning an offer strategy. The median sales price of single family homes was down by 4% from April at $940,000. In contrast, the median for condos, townhomes and duplexes increased from $485,900 last month to $564,000 (up 16%). The housing inventory increased 7% in May, with 144 homes for sale at the end of the month compared to 135 at the end of April. Home prices range from $380,000 to $3,499,000. There is a supply of 2.5 for single family homes (down from 2.6 months last month). There is a 2.5 month supply of condos, townhomes and duplexes (down from 2.9 months last month). This is based on the rate of sales over the last 3 months and current supply. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Homes+at+Heritage+and+Legends.jpg"&gt; Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, as well as a strong seller’s market for condos, townhomes and duplexes. 74 new listings came on the market in May, compared to 73 last month. The information in this report was taken from the MLS (the data are believed to be accurate at the time this report was written, but are not guaranteed, and do not include private/non-MLS sales).  READ MORE: Del Mar – Affluent Seaside Town (A Community Profile) 14 homes sold in Del Mar in May, compared to 16 sales last month. Here's a summary of the housing activity:Single Family Homes Sold9 (down by 6); 17 Average Days on Market; The Average Sales Price was $3,778,339 (down 12%); Average Sales Price was 99% of the original asking price.Condos, Townhomes and Duplexes Sold5 (up by 4); 40 Days on Market; The Average Sales Price was $1,348,000; the Average Sales Price was 97% of the original asking price. The overall volume of sales for May decreased slightly from April. Single family detached home sales dropped by 6, while condo, townhome and duplex sales went up by 4. The average sales price decreased for single family homes from last month. Sales prices for May ranged from $640,000 to $4,650,000. Average marketing time was shorter for single family homes than last month. 4 homes went pending in 7 days or less. The median price of $4,050,000 for single family detached homes was 35% higher than last month. The median price for condos, townhomes and duplexes was $1,395,000. Half of the buyers were able to negotiate their purchase prices down from list price, while half paid asking price or higher for their new homes. There were no Del Mar homes on the market in May with an Active under Contract status, compared to 3 last month. 18 new listings came on the market in May, down from 33 in April. 13 homes went pending (excluding the homes that sold in May), the same as last month. List prices ranged from $625,000 to $49,900,000. The inventory dropped modestly by 5 to 54 for May. At the rate of sales over the last 3 months this represents a supply of 3.3 months for single family homes (down from 4.2 months last month), and 4.1 months for condos, townhomes and duplexes (up from 3.8 months last month). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Del+Mar+house+2.jpg"&gt; The Del Mar housing market is seller’s market for single family homes, and is still a seller’s market for condos, townhomes and duplexes. It’s important to remember that with any statistic one month of data does not reveal a trend.       <title>Carlsbad Art in the Village 2026</title>
      <description>2026 Carlsbad Art in the Village  No doubt Carlsbad art lovers will be thrilled that the 28th Annual Art in the Village Fair will be here soon. Art in the Village will take place on June 28th a week after the first day of summer (a week from tomorrow). This popular and well-attended fine art event will feature 160 local and regional artists. The fair runs from 10 am until 6 pm and is free to attend. You will find the Art in the Village vendors along State Street and Grand Avenue in the heart of Carlsbad Village. Art in the Village is sponsored by the Carlsbad Village Association, and there will be both new and returning artists. The website lists the 2026 roster of vendors. Selection of the artists is by jury so you will certainly find high quality works of art. All artwork is handcrafted and unique. Part of the fun is being able to talk with the artists at their booths about their creations and learn more about what inspired them. You will also find the popular Chalk Zone featuring beautiful chalk creations being created before your eyes. The City of Carlsbad will also be hosting a Pop-Up Art Booth area for art enthusiasts of all ages to create their own masterpieces. If past Art in the Village Fairs are any indication you are sure to find an impressive array of art works. You can expect contemporary and classical sculpture, ceramics and pottery, digital art, photography, jewelry, paintings (watercolors, oils, acrylics, and mixed media), wood creations, metalworks, printmaking, fiber art, glass, and much more. Don’t forget to bring your credit cards and/or cash in case something grabs your attention! Our late June weather is usually pretty nice and a great time to enjoy the outdoors and the beach. Carlsbad Village art fairs typically are crowded, so you can expect some parking challenges. The good news is Carlsbad Village parking is still free. But consider your travel time accordingly and plan that you may need to walk a distance. The Coaster commuter rail station is 1 block away if you prefer public transportation to avoid parking issues or are coming from a distance. If you get tired of exploring the art, there are plenty of retailers in the downtown area to visit. There are multiple dining options, wine bars and coffee shops in Carlsbad Village, too. The single family detached homes were on the market for an average of 24 days, down from last month. The 2 condos took 23 and 56 days to go pending.
The median sales price for single family homes was $4,360,500, down 4% from last month.
On average, single family homes sold for 95% of the original list price, with 3 selling for list price or higher. The average sale price for the 2 condos was 95% of list price.
At the end of May there were 2 homes in the Rancho Santa Fe housing market with an Active Under Contract status, compared to 3 for last month.
At the end of May there were 110 Rancho Santa Fe homes for sale (102 are single family detached homes), ranging in price from $1,564,900 to $84,950,000, a 16% increase in listings. This is a supply of 7 months for detached single family homes at the current rate of sales (based on a 3-month period), up from 6.1 months last month. This market report does not include private sales, mobile, or multifamily housing (information was taken from the MLS and is believed accurate when this report was written but is not guaranteed). Serious buyers and sellers need to have up-to-date information about local market conditions from a knowledgeable REALTOR so they can make informed buying and selling decisions about Oceanside homes for sale. READ MORE: Oceanside California – A Growing and Changing Coastal San Diego Community There were 149 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 9% fewer sales than in April. Here are the details: Single Family Homes Sold102 (down by 4); 20 Average Days on Market; Average Sales Price was $1,009,371 (down 9%); the Average Sales Price was 100% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold47 (down 19%); 34 Average Days on Market; Average Sales Price was $757,555 (up 4%); the Average Sales Price was 100% of the original asking price. Overall sales volume for May declined from last month. While there were 4 fewer single family detached home sales, the condo, townhome and duplex sales decreased more substantially. The average sales price was lower for single family homes, but was higher for condos, townhomes, and duplexes. Sales prices ranged from $350,000 to $3,800,000. The average time on the market was more than a week shorter for single family homes, and was 4 days shorter for condos, townhomes and duplexes. 34% of the homes went pending in 1 week or less, slightly more than last month. While nearly half of the home buyers negotiated their home purchase prices, 58% paid asking price or higher, up from last month. The median sales price of single family homes was 9% lower than last month ($1,015,350), at $927,500. Similarly, the median price for condos, townhomes and duplexes was 2% lower at $665,000. There were 12 homes with an Active Under Contract status, versus 24 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or be willing to accept back-up offers. At the end of May there were 206 Oceanside homes for sale, compared to 324 last month, a substantial decline. May home prices ranged from $299,000 to $5,950,000. As a result, there is only a 1 month supply of single family homes (down from 1.8 months last month) and a 1.9 month supply for condos, townhomes and duplexes (down from 2.8 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes. The Oceanside market is a strong seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a very strong seller’s market for single family homes. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Condos+in+Oceanside+at+Pelican+Cove.JPG"&gt; 227 Oceanside homes were listed for sale in May, up from 212 new listings last month. Here’s an overview of the activity (the MLS data do not include private sales and are believed accurate at the time this report was compiled but are not guaranteed). Single Family Homes Sold21 (down 40%); 51 Average Days on Market; The Average Sales Price was $4,868,715 (up 25%); The Average Sales Price was 95% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold31 (up by 3); 45 Average Days on Market; The Average Sales Price was $1,494,080 (up 17%); The Average Sales Price was 95% of the original asking price. The overall volume of sales in the La Jolla real estate market declined from last month. Condo, townhome and duplex sales rose by 3, while there were substantially fewer single family homes sales than last month. Sales prices ranged from $450,000 to $17,000,000. The average time on the market was shorter for condos, townhomes and duplexes, as it also was for single family homes. 11 (21%) of the buyers made prompt decisions, going pending in 7 days or less, more than last month. It’s important to be prepared for making quick decisions about touring homes and submitting offers since some properties sell quickly. The average sales price for single family homes rose 25% from April, no doubt due in part to the sale of 1 home for $17M that raised the average. The average sales price for condos, townhomes and duplexes also increased from last month. The majority of the home buyers negotiated the prices of their new homes, while 27% paid asking price or higher, which was the same as last month. The median sales price of single family homes, $3,200,000, was down 16% from the median in April. In contrast, the median price of $1,300,000 for condos, townhomes and duplexes was up 22% from last month. There were 2 La Jolla homes with an Active Under Contract status at the end of May, compared to 1 in April (when they occur these homes are considered active but might not accept backup offers or be available to tour). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/La+Jolla+coastline.jpg"&gt; There were 164 homes on the market at the end of May, up by 6% from last month. List prices ranged from $489,999 to $87,500,000.                                                                                    The current supply of single family homes is 3.2 months (down from 3.6 months last month), and 2.5 months for condos, townhomes and duplexes (the same as last month). These statistics (absorption rate) are based on the rate of sales over the last 3 months and the current supply of homes. La Jolla is a seller’s market for single family homes, and a strong seller’s market for condos, townhomes and duplexes. There were 70 new listings in May, down slightly from 72 in April. 37 homes went pending (excluding those homes that closed escrow) compared to 40 last month. If you would like more specifics about the housing market in La Jolla, please reach out to me. There were 2 fewer single family homes sold, while condo, townhome and duplex sales decreased by 5. The average sales price decreased for single family homes, but increased for condos, townhomes, and duplexes. Sales prices in May ranged from $305,000 to $2,440,000. 41 single family homes sold in May 2026 compared to 49 in 2025. There were 24 condo, townhome and duplex sales in May of 2026 versus 25 in 2025. The average sales price for single family homes in 2026 was 6% higher than 1 year ago (while the median was 3% higher than in 2025). The average sales price was 15% higher in May 2026 for condos, townhomes and duplexes while the median price was 18% higher than in 2025. The average time on the market in May was shorter for single family homes, but 1 week longer for condos, townhomes and duplexes compared to April. 32% of the homes went pending within 7 days or less, more than last month. Nearly half of the home buyers negotiated their sales prices, while  51% paid asking price or more, the same as last month. The median sales price of the single family homes was $1,163,900 (down 13% from April), but was higher for condos, townhomes and duplexes at $759,273 ($719,000 last month). There were 12 San Marcos homes for sale at the end of May with an Active Under Contract status, compared to 16 last month. These homes are included in the overall Active statistics below.                                                                                                                                                                                        The San Marcos housing inventory improved by 12% from April, with 152 homes for sale at the end of the month. List prices range from $239,000 to $6,995,000. There is a supply of 2.7 months for condos, townhomes and duplexes (up from 2.4 months last month), and 1.8 months for single family homes (up from 1.7 months last month), based on the rate of sales over the last 3 months. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Home+in+San+Elijo+Hills+in+San+Marcos.jpg"&gt; San Marcos continues to be a very strong seller’s market based on supply and demand for single family homes, and is a strong seller’s market for buyers of condos, townhomes and duplexes. 90 new listings came on the market in May, compared to 96 last month. The number of homes going pending declined to 48 from 56 last month excluding homes that closed escrow in May. This overview of the San Marcos housing market is based on information from the MLS.       <description>Make Music Day is June 21, 2026 All are welcome to celebrate Make Music Day on June 21st at the Museum of Making Music in Carlsbad from 10 am until 5 pm. What a special way to celebrate the first day of summer in 2026 with live performances and much more. The Fête de la Musique originated in France in 1982 and is now celebrated on June 21 in more than 2000 cities in over 120 countries. The original vision of the founders was a day of music for everyone to enjoy, whether they made the music themselves or just listened, all over each city. The dream has become a very visible reality and Make Music Day has spread throughout the world, arriving in New York around 16 years ago. On June 21, 2023 there were 4791 free concerts in 117 US cities (per Wikipedia). Who knows what music you’ll find in parks, on sidewalks, and other public spaces in your community. Or you can be creative and make your own! &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Museum+of+Making+Music+collection.JPG"&gt; Make Music Day is also known as World Music Day and Music Day. No doubt there are other names for this special day in other countries that celebrate it. The festivities at the Museum of Making Music in Carlsbad on Make Music Day will include special guests, multiple live performances, and hands-on make-and-play crafts to make music throughout the day. If you have not visited the Museum of Making Music it’s a real treat to experience in person. I would plan on a good crowd on this special day at this unique Carlsbad museum for those who love music. Here’s more information about the Make Music Day event at the Museum this year.       <title>2026 Carlsbad TGIF Concerts in the Parks Series</title>
      <description>Carlsbad TGIF Concerts in the Parks Series 2026 The first day of summer is June 21, and the annual TGIF Concerts in the Parks series begins on Friday 2 days before that. Many will agree the free TGIF Concerts in the Parks are the highlight of summertime in Carlsbad for residents. This free outdoor concert series might be the best entertainment option around North San Diego County! Indeed, the series was voted the 4th best outdoor concert series in the US in the 10Best Readers’ Choice Awards by USA Today for 2023 and was a runner-up in    2024. You can’t go wrong with a combination of great live music, in a beautiful Carlsbad park, on a Friday summer evening. What more can you ask for in free summer entertainment!? 2026 is the 39th season of Carlsbad’s popular TGIF Concerts in the Parks series, presented by the City of Carlsbad’s Cultural Arts Office. The TGIF concerts take place on 9 consecutive Friday nights in 3 of Carlsbad’s largest community parks. You can read about the security enhancements here – these were put in place for the first time in 2024 for Carlsbad events. They include perimeter fencing at the venues and security screening at the entrance gates. The TGIF Concerts in the Parks are popular with visitors and residents and have been for several decades. So what can you expect at the Concerts? You’ll find hundreds of people dining al fresco on a sea of blankets and low-back chairs, with dancing, kids, and 2 hours of terrific live music. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/TGIF+Concerts+in+the+Parks.JPG"&gt; The TGIF concerts start at 6 and run until approximately 8 pm, with intermission typically around 6:45 or 7 pm when they raffle off great prizes. Funds raised from the raffles support a number of Carlsbad arts programs. Here’s the 2026 schedule. Note - there will be no concert on Friday July 3 Independence Day so one week was added to the schedule. The venues open at 4 pm. You can plan on walking a distance if you arrive near concert time because of parking on the side streets! There are free shuttles at the Calavera Hills and Alga Norte venues and you’ll find signage about where to park. 2 to 3 shuttles will operate continuously from 4:15 until 9:15 pm. At Stagecoach Park there is parking across the street at La Costa Canyon High School. A complimentary bike valet service is also available at each venue as well. Each concert will also offer a pop-up art booth, and dance lessons before the concerts start.&lt;table style="border-collapse: collapse;width: 636px;height: 449px;" border="0"&gt;

Here are the details: Single Family Homes Sold6 (no change); 54 Days on Market; Average Sales Price was $4,365,666 (down 9%); the Average Sales Price was 98% of the original asking price.Condos, Townhomes and Duplexes Sold9 (up by 4);14 Average Days on Market; Average Sales Price $1,829,912 (down 22%); the Average Sales Price was 98% of the original asking price. Overall sales volume for the Solana Beach housing market rose modestly from April. Condo, townhome and duplex sales increased by 1, while single family home sales did not shift. The average sales price for condos, townhomes and duplexes decreased from last month. Similarly, the average sales price for single family homes decreased compared to April. The average marketing time for condos, townhomes and duplexes was longer than last month. The average time on the market for single family homes was twice as long as in April. Sales prices ranged from $699,000 to $7,595,000. The median sales price of condos, townhomes and duplexes in May was $1,635,000, down 32% from last month. This is based on the rate of sales over the last 3 months and the current inventory. Solana Beach is a seller’s market for condos, townhomes and duplexes, and is also a seller’s market for single family homes. 18 new listings came on the Solana Beach real estate market in May compared to 24 last month. These statistics are believed reliable when this report was written but are not guaranteed. READ MORE: Encinitas – An Eclectic Seaside CommunityLeucadia- Surfers' Beach Community in Encinitas CA 43 homes sold in Encinitas in May, versus 62 last month (down 31%). Here’s the breakdown of the housing activity. Single Family Homes Sold51 (down 41%); 40 Average Days on Market; Average Sales Price was $2,991,675 (down 3%); Average Sales Price was 97% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold13 (up by 2); 47 Days on Market; Average Sales Price was $1,299,230 (down 9%); Average Sales Price was 96% of original asking price. Overall sales volume of Encinitas home sales declined from last month. Single family home sales decreased substantially by 41%, while condo, townhome and duplex sales went up 2 from last month’s sales. Looking back 1 year, 2 more single family homes sold in May 2026 than in 2025 (28). In contrast, condo, townhome and duplex sales were the same as 1 year ago. The average sales price for condos, townhomes and duplexes was lower than last month and was also lower for single family homes. May sales prices ranged from $592,000 to $5,750,000. Compared to May 2025, the average sales price was up 14% for single family homes sold in 2026 (while the median was up 18%). In contrast, the average sales price for the condos, townhomes and duplexes sold in May 2026 was down 15% from 1 year ago, while the 2026 median price was 16% lower than in May of 2025. The average time on the market was twice as long for single family homes at 40 days. Similarly, the days on market (DOM) was substantially longer for condos, townhomes and duplexes compared to last month. 35% of the homes went pending in 7 days or less, fewer than last month. As a result, it’s still important for buyers to be prepared to make quick decisions about touring homes that interest them and submitting strong offers! The median sales price for detached single family homes was $2,679,500 (down 2% from last month). The median price for condos, townhomes and duplexes, $1,175,000, was 3% higher than last month’s median sales price. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Encinitas+Ranch+House+for+Sale.jpg"&gt; While many buyers were able to negotiate their purchase prices down from list price, 40% paid asking price or higher, fewer than in April. It’s important to remember this when planning your offer strategy. There were 4 homes with an Active Under Contract status at the end of May, versus 7 last month. The inventory shifted down in May, with 6% fewer listings available at the end of the month (99).  List prices range from $529,000 to $16,000,000.  This is a 2.4 month supply for condos, townhomes and duplexes (the same as last month), and 1.8 months for single family homes (down from 1.9 months last month). This is based on the current supply of homes and the rate of sales for the last 3 months. Encinitas is a strong sellers’ market for buyers of single family homes, and a seller’s market for condos, townhomes and duplexes. 51 Encinitas homes came on the market in May, compared to 52 last month. 27 homes went pending in May (excluding homes that closed), down from 34 pendings last month. I am happy to share more specific information about the Encinitas housing market for Encinitas Ranch, Leucadia, and Olivenhain, and other neighborhoods that may be of interest to you. I can also share additional area market information, answer questions about local market conditions, and help you sell your Encinitas home and/or buy a new property.       <title>Opening Day at the 2026 San Diego County Fair</title>
      <description>Opening Day at the San Diego County Fair~ June 10, 2026 ~ The San Diego County Fair, reported to be one of the nation’s largest fairs, opens Wednesday June 10, 2026. The fair has been hosted at the Del Mar Fairgrounds since 1936! The San Diego County Fair runs through July 5th. Gate hours are 11 am to 10 pm daily Wednesdays through Sundays. Some activities remain open after the gates close for the day. The Fair is closed on Mondays and Tuesdays. The San Diego County Fair has a theme each year, and in 2026 it’s “Once Upon a Fair!” (“celebrating the stories, books and the magic found between the lines” – quote from their website). Why not get out and enjoy the outdoors and all the fun the San Diego County Fair offers? The Del Mar Fairgrounds are well known for a wide range of events during the year, including trade expos and concerts. In addition to the County Fair, the fairgrounds may be most famous for Thoroughbred Racing Season. Stay tuned for an update on the 2026 horse racing season.  The Del Mar Fairgrounds are just off the I-5 Freeway (at the Via de la Valle exit), at 2260 Jimmy Durante Boulevard. Call (858) 755-1161 for more information. So what can you expect at the 2026 San Diego County Fair?  You can plan on plenty of food and beverage concessions, shopping opportunities, games and rides, competitive exhibits, lots of animals, and so much more. There is no lack of things to do and see each and every day. And of course there will be plenty of people, too, enjoying the sights. Interested in music? You’ll find a great line-up of performers for the Toyota Summer Concert Series at the grandstand center stage. And of course there are fireworks on July 4th! Since they can be seen from a distance you don’t even need to be at the fair to enjoy them. Keep in mind ticket sales are by the day and may sell out, so don’t delay. A limited number of tickets will be available at the gate (no cash) but why not save time and buy in advance. Plus you will save money buying your tickets online beforehand. Parking at the fairgrounds is limited; general parking is priced at $25 per vehicle, and $60 for preferred parking ($20 and $55 if bought in advance online). There are off-site parking options, too, with shuttles. Learn more about parking and buy parking passes. The average sales price was 4% higher for condos, townhomes and duplexes sold in May 2026 compared to 1 year ago; the median price was 3% lower in 2025. A number of buyers decided quickly to tour listings and submit successful offers. 36% of the homes went pending in 7 days or less, fewer than last month. Thus it’s still important for homebuyers to be ready to make prompt decisions in the Carlsbad housing market. While more than half of the buyers negotiated their home purchase prices down from list price, 45% paid listing price or higher for their homes (down from last month’s 49%). We continue to see plenty of buyer competition, and it’s smart to remember this when searching for your new home and planning your offer strategy. The median sales price for single family detached homes was $1,755,000 compared to $1,855,750 in April. The median price was $850,000 for condos, townhomes and duplexes, compared to $933,000 last month. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Homes+at+Terrmar+in+Carlsbad.JPG"&gt; There were 14 homes in Carlsbad at the end of May with an Active Under Contract status, compared to 11 last month. These homes are considered active but might not allow further showings or be accepting back-up offers. They are included in the statistics below. Inventory at the end of May (274) increased again by 11% from last month (246), which was more good news for buyers. May list prices ranged from $455,000 to $12,000,000. There is a 3.4 month supply of condos, townhomes and duplexes (up from 3 months last month), and a supply of 1.9 months for single family homes (down from 2.1 months last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ housing market for single family homes and is a seller’s market for condos, townhomes and duplexes. 142 new listings came on the market in May, fewer than last month (160). 79 homes went pending (excluding homes that closed in May), 6 fewer than in April.  This overview of the Carlsbad housing market is based on data found in the MLS. Here’s an overview of the activity. Single Family Homes Sold91 (down by 4); 22 Average Days on Market; Average Sales Price $1,036,008 (up 6%); the Average Sales Price was 99% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold18 (down by 2); 61 Average Days on Market; Average Sales Price $453,821 (down 21%); the Average sales price was 98% of the original asking price. Overall home sales in April dropped modestly from last month. There were 4 fewer single family home sales, while condo, townhome and duplex sales declined by 2. The average sales price was higher for single family homes, but was significantly lower for condos, townhomes and duplexes, compared to April. The marketing time was shorter for single family homes compared to April, but was significantly longer for condos, townhomes and duplexes. Sales prices ranged from $313,000 to $2,795,000. While many buyers were able to negotiate their purchase prices, over half (57%) paid list price or higher for their new homes, the same as last month. Buyer competition continues to have an impact on sales prices. Many buyers made prompt decisions to tour homes and make offers, with 36% of the homes going pending in 7 days or less, slightly less than last month. The median sales price of $935,000 for the detached single family homes was 2% higher than last month ($915,000). However, the median price for condos, townhomes and duplexes dropped 31% last month to $437,500. There were 13 Escondido homes on the market with an Active Under Contract Status, compared to 16 last month. These are included in the following statistics. At the end of April there were 283 homes for sale in Escondido, up 11% from last month and more good news for buyers. List prices for April range from $175,000 to $17,000,000. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Escondido+condos.jpg"&gt; This translates to an inventory of 4.7 months for condos, townhomes and duplexes (down from 4.9 months last month). There is a 2.4 month supply of single family detached homes (up from 2.2 months last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and is a seller’s market for condos, townhomes and duplexes but is trending more balanced. 183 homes came on the market in April, an increase from last month’s 173. The downtown area continues to grow and change, and there are plentiful dining and shopping opportunities and multiple services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible. The Vista Farmers Market was established in 1981. It’s the longest running farmers market in San Diego! The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose Drive, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s easy to take time to visit and shop! It’s important that buyers and sellers in the Vista housing market have up-to-date information about the local market conditions to help them make educated decisions about buying and selling Vista homes for sale. This information in this report was found in the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable when this report was written but are not guaranteed. 52 homes sold in Vista in April, 3 fewer sales than last month. Here are the details: Single Family Homes Sold45 (up by 1); 32 Average Days on Market; The Average Sales Price was $1,043,800 (up 5%); Average sales price was 98% of the original price. Condos, Townhomes &amp;amp; Duplexes Sold7 (down by 4); 20 Average Days on Market; The Average Sales Price was $534,542 (down 9%); Average sales price was 99% of the original asking price. The overall volume of sales in April decreased slightly from last month. Detached single family home sales rose by 1, while condo, townhome and duplex sales declined by 4. The average sales price was higher for single family homes, and was lower for condos, townhomes and duplexes. The average marketing time was 1 day longer for single family homes than last month, but was 6 days shorter for the condo, townhome and duplex sales. Sales prices in April ranged from $429,000 to $2,435,000. Buyers may wonder if Vista homes are selling quickly. The answer is that some do. In April 15 of the homes (29%) went pending in 1 week or less, more than last month. As a result, it’s important for buyers to be ready to make prompt decisions about seeing the homes they like and making offers so as to not miss good opportunities. More than half of the buyers negotiated their home prices down from asking price, while 46% paid list price or higher, slightly fewer than last month. It’s important to keep this in mind when planning your offer strategy. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Homes+at+Heritage+and+Legends.jpg"&gt; The median sales price of single family homes was up by 4% from March at $975,000. In contrast, the median for condos, townhomes and duplexes decreased from $579,000 last month to $485,900 (down 16%). The housing inventory was about the same in April, with 135 homes for sale at the end of the month compared to 137 at the end of March. Home prices range from $404,000 to $3,599,000. There is a supply of 2.6 for single family homes (down from 2.9 months last month). There is a 2.9 month supply of condos, townhomes and duplexes (down from 3.8 months last month). This is based on the rate of sales over the last 3 months and the current supply. Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, as well as a strong seller’s market for condos, townhomes and duplexes. 73 new listings came on the market in April, compared to 85 last month. There were fewer single family homes sold, while condo, townhome and duplex sales increased by 2. The average sales price decreased for single family homes, and dropped slightly for condos, townhomes, and duplexes. Sales prices in April ranged from $215,000 to $3,013,928. 43 single family homes sold in April 2026 compared to 49 in 2025. On the other hand there were 8 more condo, townhome and duplex sales in April of 2026 than in 2025. The average sales price for single family homes in 2026 was 14% lower than 1 year ago (while the median was lower by 25% than in 2025). In contrast, the average sales price was 1% higher in April 2026 for condos, townhomes and duplexes while the median price was 2% lower than in 2025. The average time on the market in April was longer for single family homes, but 1 day shorter for condos, townhomes and duplexes compared to March. 24% of the homes went pending within 1 week or less, fewer than last month. While nearly half of the home buyers negotiated their sales prices, 51% paid asking price or more, the same as last month. The median sales price of the single family homes was $1,333,500 (up 7% from March), but was slightly higher for condos, townhomes and duplexes at $719,000 ($714,900 last month). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Home+in+San+Elijo+Hills+in+San+Marcos.jpg"&gt; There were 16 San Marcos homes for sale at the end of April with an Active Under Contract status, compared to 7 last month. List prices range from $239,000 to $3,150,000. There is a supply of 2.4 months for condos, townhomes and duplexes (down from 2.8 months last month), and 1.7 months for single family homes (down from 1.9 months last month), based on the rate of sales over the last 3 months. San Marcos is a very strong seller’s market based on supply and demand for single family homes, and is a strong seller’s market for buyers of condos, townhomes and duplexes. 96 new listings came on the market in April, compared to 78 last month. This market report does not include private sales, mobile, or multifamily housing (information was taken from the MLS and is believed accurate when this report was written but is not guaranteed). It’s very important that buyers and sellers have current information about local market conditions from a knowledgeable REALTOR so they can make informed buying and selling decisions about Oceanside homes for sale. READ MORE: Oceanside California – A Growing and Changing Coastal San Diego Community There were 164 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 10% more sales than in March. Here are the details: Single Family Homes Sold106 (up 18%); 29 Average Days on Market; Average Sales Price was $1,107,661(up 15%); the Average Sales Price was 99% of the original asking price.Condos, Townhomes &amp;amp; Duplexes Sold58 (down by 1); 38 Average Days on Market; Average Sales Price was $730,541 (down 14%); the Average Sales Price was 98% of the original asking price. Overall sales volume for April improved over last month. While there were more single family detached home sales, the condo, townhome and duplex sales decreased but only by 1 sale. The average sales price was higher for single family homes, but was lower for condos, townhomes, and duplexes. Sales prices ranged from $274,500 to $7,300,000. The average time on the market was 1 day shorter for single family homes, and was 3 days shorter for condos, townhomes and duplexes. 32% of the homes went pending in 1 week or less, slightly more than last month. While almost half of the home buyers negotiated their home purchase prices, 51% paid asking price or higher, more than last month. The median sales price of single family homes was 12% more than last month ($905,000), at $1,015,350. In contrast, the median price for condos, townhomes and duplexes was 9% lower at $677,500. There were 24 homes with an Active Under Contract status, versus 21 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or accept back-up offers. At the end of April there were 324 Oceanside homes for sale, compared to 289 last month, a 12% increase. April home prices ranged from $304,000 to $5,950,000. As a result, there is a 1.8 month supply of single family homes (the same as last month) and a 2.8 month supply for condos, townhomes and duplexes (down from 3.8 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes. The Oceanside market continues to be a seller’s market based on the supply and demand for condos, townhomes and duplexes, and remains a very strong seller’s market for single family homes. 212 Oceanside homes were listed for sale in April, up from 206 new listings last month. Sales prices ranged from $1,746,855 to $7,850,000.The average sales price of single family homes was $4,389,300, up 6% from the average sales price in February. The average price for the condo and townhome sales was $2,120,297.
The single family detached homes were on the market for an average of 42 days. The condo sold in 3 days, the townhome took 85 days to go pending.
The median sales price for single family homes was $4,525,000, up 24% from last month.
On average, single family homes sold for 95% of the original list price, with 4 selling for list price or higher. The average sale price for the condo and townhome was 96% of list price.
At the end of April there were 3 homes in the Rancho Santa Fe housing market with an Active Under Contract status, compared to 1 for last month.
At the end of April there were 95 Rancho Santa Fe homes for sale (90 are single family detached homes), ranging in price from $1,584,900 to $84,950,000, a 20% increase in listings. This is a supply of 6.1 months for detached single family homes at the current rate of sales (based on a 3-month period), down from 6.6 months last month. At the time this report was written there were 5 condo and townhome listings, a supply of 2.5 months at the current rate of sales, up from 1.7 months last month based on the rate of sales for the last 3 months and the current supply. &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/Cielo+in+Rancho+Santa+Fe+CA.jpg"&gt; The high end market continues to change in Rancho Santa Fe and is a balanced market for single family homes, luxury properties and estates, and is a strong seller’s market for condos, townhomes and duplexes. 37 Rancho Santa Fe homes came on the market in April, up from 27 last month. Condo, townhome and duplex sales rose by 3, and there were also more single family homes sales than last month. Sales prices ranged from $490,000 to $7,400,000. The average time on the market was significantly longer for condos, townhomes and duplexes, as it also was for single family homes. 11 (17%) of the buyers made prompt decisions, going pending in 1 week or less, fewer than last month. Keep in mind that it’s wise to be prepared for making quick decisions about touring homes and submitting offers since some properties sell quickly. The average sales price for single family homes dropped 13% from March. The same was true for condos, townhomes and duplexes that saw an even bigger average price decline (down 23%). The majority of the home buyers negotiated the prices of their new homes, with 17% paying list price or higher, which was fewer than last month. The median sales price of single family homes, $3,835,655, was up by 11% from the median in March. The median price of $1,061,250 for condos, townhomes and duplexes was down 42% from last month. There was 1 La Jolla home with an Active Under Contract status at the end of April, compared to 2 in March (when they occur these homes are considered active but might accept backup offers or be available to tour). &lt;img src="https://activerain.com/image_store/uploads/agents/jdowler/files/La+Jolla+home.jpg"&gt; There were 155 homes on the market at the end of April, the same as last month.
