2026 Leo Carrillo Film Festival in Carlsbad

Leo Carrillo Film Festival in Carlsbad 2026 Summer evenings are a great opportunity to enjoy being outdoors in Carlsbad. And if you happen to be a fan of historic movies, the annual Leo Carrillo Film Festival at the former ranch of this popular Hollywood actor may be right up your alley. The 20th Annual Leo Carrillo Film Festival will take place on 3 consecutive Friday nights - August 21, August 28 and September 4. Leo Carrillo Ranch Historic Park is a beautiful preservation of the land, hacienda, and other buildings that were owned by the popular Hollywood film and TV star Leo Carrillo. Carrillo is probably best known for playing Pancho in the 1950s TV series “The Cisco Kid”. A visit to this historic park in the heart of the Rancho Carrillo master planned community, and its peacocks, is well worth it. Even better, it’s free to attend! Read more about this historic park:A Visit to the Leo Carrillo Historic Ranch Park in Carlsbad CA The Leo Carrillo Film Festival features 2 historic films featuring Hollywood actor, Leo Carrillo. “Manhattan Merry Go Round” (1937) is on August 21, and “Under Western Skies” (1945) is on August 28. “Casablanca” (1942) on September 4 is being shown as a movie Leo Carrillo would presumably like but did not star in. The Leo Carrillo Ranch Historic Park opens at 6:00 PM and the movies begin at dusk. Tours of the Hacienda are available until approximately 7:30 before the movies. I’ve been on the Hacienda tour in the past and highly recommend it. It’s lots of fun and interesting to experience the history of this special historic place in the heart of Carlsbad. Gourmet snacks and beverages will be available to purchase from the snack bar. Be sure to bring a low-back chair, a flashlight, a blanket, and warm clothes. Evenings along the coast can get chilly, even in the summer, with those ocean breezes so be prepared! Before the start of the 1st 2 film nights you can enjoy an episode of “The Cisco Kid,” Carrillo’s TV claim to fame. NOTE – Movies are subject to change without notice. While the movies are free, you must register online for tickets – tickets are limited to 2 per person. Tickets are currently available online but spots (up to 250) are filling up so don’t delay if you want to attend 1 or more of these popular movie nights. The Leo Carrillo Ranch Historic Park is located at 6200 Flying LC Lane off Melrose Drive, about 1 mile south of Palomar Airport Road. For more information call (442) 339-5042.

What’s my Escondido Home Worth? Escondido Market Report for June 2026

What’s the Value of my Escondido Home? Escondido Home Sales for June 2026 Escondido is an inland community in North San Diego County, about 20 miles east of the beaches, and is bordered by San Marcos, Fallbrook and Valley Center. Those buyers and sellers in the Escondido housing market who are serious need up-to-date information about local market conditions (Read More: Real Estate Is Local…But HOW Local?) to help them make educated buying and selling decisions about Escondido homes for sale. READ MORE:A Tour of Escondido – A Diverse Inland San Diego Community The following information was taken from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but is not guaranteed. 151 homes sold in June, 37% more sales than last month. Here’s an overview of the activity. Single Family Homes Sold124 (up 44%); 31 Average Days on Market; Average Sales Price $1,045,090 (down 2%); the Average Sales Price was 100% of the original asking price.Condos, Townhomes & Duplexes Sold27 (up by 3); 48 Average Days on Market; Average Sales Price $506,513 (down 19%); the Average sales price was 96% of the original asking price. Overall home sales in June rose substantially from last month. There were significantly more single family home sales, while condo, townhome and duplex sales increased by 3. The average sales price was slightly lower for single family homes, but was significantly lower for condos, townhomes and duplexes, compared to June. The marketing time was 1 week longer for single family homes compared to June, and was significantly longer for condos, townhomes and duplexes. Sales prices ranged from $278,000 to $2,137,938. Slightly over half the buyers negotiated their purchase prices, while 49% paid asking price or higher for their new homes, fewer than last month. Buyer competition continues to impact sales prices. Many buyers made prompt decisions to tour homes and make offers, with 23% of the homes going pending in 1 week or less, fewer than last month. The median sales price of $960,000 for the detached single family homes was slightly higher than last month ($957,500). In contrast, the median price for condos, townhomes and duplexes dropped by 23% last month to $490,000. There were 13 Escondido homes on the market with an Active Under Contract Status, versus 18 last month. These are included in the following statistics. At the end of June there were 303 homes for sale in Escondido, down modestly from 311 from last month. List prices for June range from $249,999 to $17,000,000 with 1 time share for $2000. This translates to an inventory of 3.3 months for condos, townhomes and duplexes (down from 4 months last month). There is a 2.3 month supply of single family detached homes (down from 2.5 months last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and remains a seller’s market for condos, townhomes and duplexes. 148 homes came on the market in June, a decrease from last month’s 173. The number of homes going pending decreased from 114 last month to 101, excluding homes that closed escrow in June. I’m happy to share more detailed information about housing activity in Escondido, in individual zip codes, and for neighborhoods that are of interest. Please feel free to let me know of any questions that you have about the local market conditions. Please contact me directly or by text at (760) 840-1360 to talk about your particular housing needs, lifestyle, and budget. Then we can work together to create a strategy to buy your new Escondido home if that is your goal. If you are interested in selling your home in Escondido, I will provide a current market value and equity analysis for your property. We can also discuss a marketing strategy, as well as your specific goals and timing. Together we can create a plan to get your home sold quickly for the best price, terms, and conditions. SEARCH FOR ESCONDIDO HOMES FOR SALE READ MORE:What’s my Escondido Home Worth?
What’s My Vista Home Worth? Vista Market Report for June 2026

What’s My Vista Home Worth? Vista Home Sales for June 2026 Vista is located inland in North San Diego County, bordered by Oceanside, Carlsbad and San Marcos. Vista has a range of housing opportunities, including tract home neighborhoods (gated and ungated), custom-built homes, condos and townhomes, rental complexes, and multiple 55+ senior communities. You will also find homes on large lots in rural areas, and in the hills, some offering dramatic views of the countryside and or even the distant ocean. Vista offers mixed use and agricultural areas as well. The downtown area continues to grow and change, and there are plentiful dining and shopping opportunities and multiple services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible to residents. The Vista Farmers Market was established in 1981 and is the longest running farmers market in San Diego! The Vista Farmers Market happens takes place on Saturdays at the Vista Courthouse Complex on Melrose Drive, approximately ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. You’ll find it a pleasure if you take time to visit! Buyers and sellers who are serious participants in the Vista housing market need to have current information about local market conditions to enable them to make educated decisions about buying and selling Vista homes for sale. This information in this report was taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable when this report was written but are not guaranteed. 57 homes sold in Vista in June, 15% fewer sales than last month. Here are the details: Single Family Homes Sold47 (down by 6); 22 Average Days on Market; The Average Sales Price was $999,412 (down 1%); Average sales price was 99% of the original price. Condos, Townhomes & Duplexes Sold10 (down by 4); 54 Average Days on Market; The Average Sales Price was $573,940 (up 6%); Average sales price was 98% of the original asking price. The overall volume of sales in June decreased from last month. Detached single family home sales were down by 6, while condo, townhome and duplex sales declined by 4. The average sales price was slightly lower for single family homes, but was modestly higher for condos, townhomes and duplexes. The average marketing time was 1 week shorter for single family homes than last month, but was substantially longer for the condo, townhome and duplex sales. Sales prices in June ranged from $397,000 to $2,145,000. Buyers may wonder if Vista homes are selling quickly. The answer is that some do. In June 21 of the homes (37%) went pending in 1 week or less, more than last month. As a result, it’s still important for buyers to be ready to make quick decisions about seeing the homes they like and making offers so as to not miss opportunities. While more than half of the buyers negotiated their home prices down from asking price, 47% paid list price or higher, fewer than last month. It’s important to remember this when planning an offer strategy. The median sales price of single family homes was down by 3% from May at $910,000. In contrast, the median for condos, townhomes and duplexes increased slightly from $564,000 last month to $567,500. The housing inventory increased 19% in June, with 171 homes for sale at the end of the month compared to 144 at the end of May which was good news for homebuyers. Home prices range from $399,000 to $4,200,000. There is a supply of 2.7 months for single family homes (up from 2.5 months last month). There is a 3.8 month supply of condos, townhomes and duplexes (up from 2.5 months last month). This is based on the rate of sales over the last 3 months and the current inventory. Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, as well as a seller’s market for condos, townhomes and duplexes. 104 new listings came on the market in June, compared to 74 last month. The number of homes going pending increased from 43 to 51, excluding homes that closed in June. I’m happy to provide more specific information about the housing market in Vista, including neighborhoods that interest you (e.g., Shadowridge; Buena Creek). I’ll also answer all of your questions about local market conditions, and can assist you with the purchase, and/or sale, of your Vista home if that’s your goal. Please reach out to me directly or via text at (760) 840-1360 so we can discuss your particular housing needs, lifestyle, budget and timing. Then we can work together to develop a plan to help buy your new Vista home if that is your goal. Are you curious about the value of your Vista home in today’s market? If so, please visit my home valuation site. Are you thinking about selling your Vista home? If so, let’s discuss the market value and an equity analysis for your home and talk about your goals and timing. Then we can create a strategy to get your Vista home sold for the best price, terms and conditions when the time is right for you. SEARCH FOR VISTA HOMES FOR SALE Read More: What’s my Vista Home Worth?
What's My La Jolla Home Worth? La Jolla Market Report for June 2026

What's the Value of My La Jolla Home? La Jolla Home Sales for June 2026 La Jolla has a reputation as one of the more expensive housing markets in San Diego County. If you visit this upscale coastal community online (see Read More link below), or in real life, it’s easy to see why this is so. It’s essential that serious buyers and sellers in La Jolla have up-to-date information about local market conditions for La Jolla homes for sale to help them make educated decisions about buying and/or selling a La Jolla home. La Jolla is a coastal community with many homes offering gorgeous views of the ocean from the hills and along the coast. La Jolla has an upscale Village, which offers top-notch shopping, dining, galleries, and multiple services. La Jolla has often been compared to the French and Italian Rivieras due to its appealing ocean and coastline vistas, spectacular homes, and a comfortable climate year-round that attracts visitors from around the world. READ MORE:La Jolla Real Estate – A Jewel on the San Diego Coastline 46 homes sold in La Jolla in June, 12% fewer sales than in May. Here’s an overview of the activity (the MLS data do not include private sales and are believed accurate at the time this report was compiled but are not guaranteed). Single Family Homes Sold25 (up by 4); 33 Average Days on Market; The Average Sales Price was $4,325,788 (down 11%); The Average Sales Price was 96% of the original asking price.Condos, Townhomes & Duplexes Sold21 (down 32%); 27 Average Days on Market; The Average Sales Price was $1,326,595 (down 11%); The Average Sales Price was 96% of the original asking price. The overall volume of sales in the La Jolla real estate market declined from last month. Condo, townhome and duplex sales dropped substantially, while there were 4 more single family homes sales than last month. Sales prices ranged from $510,000 to $12,202,000. The average time on the market was shorter for condos, townhomes and duplexes, as it also was for single family homes. 30% of the buyers made prompt decisions, going pending in 1 week or less, more than last month. The message is that it’s important to be prepared for making quick decisions about touring homes and submitting offers since some properties go pending quickly. The average sales price for single family homes dropped 11% from May, no doubt due in part to the sale of 1 home for $17M last month that raised that average. The average sales price for condos, townhomes and duplexes also decreased from last month. While the majority of the home buyers were able to negotiate the prices of their new homes, at the same time 30% paid asking price or higher, which was a little more than last month. The median sales price of single family homes, $3,249,000, was up 2% from the median in May. In contrast, the median price of $1,230,000 for condos, townhomes and duplexes was down 5% from last month. There were no La Jolla homes with an Active Under Contract status at the end of June, compared to 2 in May (when they occur these homes are considered active but might not accept backup offers or be available to tour). There were 170 homes on the market at the end of June, up 4% from last month. List prices ranged from $485,000 to $87,500,000. The current supply of single family homes is 3.5 months (up from 3.2 months last month), and 2.8 months for condos, townhomes and duplexes (up from 2.5 months last month). These statistics (absorption rate) are based on the rate of sales over the last 3 months and the current supply of homes. La Jolla is a seller’s market for single family homes, and a strong seller’s market for condos, townhomes and duplexes. There were 84 new listings in June, up from 70 in May which was good news for buyers. 42 homes went pending in June (excluding those homes that closed escrow) compared to 37 last month. If you would like more specifics about the housing market in La Jolla, please reach out to me. I can also provide details about residential areas that might be of interest (e.g., the Village, La Jolla Shores, La Jolla Farms). Please contact me directly or by text at (760) 840-1360. We can discuss your specific housing needs, budget, home buying goals and any questions that you have. Then we can develop a strategy to sell your current home if that’s your plan. SEARCH FOR HOMES FOR SALE IN LA JOLLA CA READ MORE:What’s my La Jolla Home Worth?
What’s My Del Mar Home Worth? Del Mar Market Report for June 2026

What’s the Value of My Del Mar Home? Del Mar Home Sales for June 2026 Del Mar is a small beach town. It’s also one of the more expensive communities in North San Diego County. According to the MLS the highest priced San Diego County property sold publicly was an oceanfront estate in Del Mar (sold October 2025 for $49,999,999). Serious buyers and sellers need to have current information about local housing market conditions in Del Mar in order to make educated decisions about Del Mar homes for sale. The information in this report was taken from the MLS (the data are believed to be accurate at the time this report was written, but are not guaranteed, and do not include private/non-MLS sales). READ MORE: Del Mar – Affluent Seaside Town (A Community Profile) 21 homes sold in Del Mar in June, compared to 14 sales last month (up 50%). Here's a summary of the housing activity:Single Family Homes Sold17 (up by 8); 34 Average Days on Market; The Average Sales Price was $4,788,813 (up 27%); Average Sales Price was 98% of the original asking price.Condos, Townhomes and Duplexes Sold4 (down by 1); 111 Days on Market; The Average Sales Price was $2,427,500 (up 80%); the Average Sales Price was 97% of the original asking price. The overall volume of sales for June increased substantially from May. Single family detached home sales rose by 8, while condo, townhome and duplex sales dropped by 1. The average sales price increased for single family homes from last month, as it also did for condos, townhomes and duplex sales. Sales prices for June ranged from $1,300,000 to $13,325,000. Average marketing time was twice as long for single family homes as last month, and at 111 days more than doubled for condos, townhomes and duplexes (1 home took 366 days to go pending which raised the overall average). 6 homes went pending in 1 week or less. The median price of $3,950,000 for single family detached homes was 2% lower than last month. The median price for condos, townhomes and duplexes was $2,655,000, up 10% from last month. Slightly over half of the buyers negotiated their purchase prices down from list price, while 48% paid asking price or more for their new homes. There was 1 Del Mar home on the market in June with an Active under Contract status, compared to none last month. 25 new listings came on the market in June, up from 18 in May. 11 homes went pending (excluding the homes that sold in June), versus 13 for last month. List prices ranged from $625,000 to $49,900,000. The inventory dropped modestly by 4 to 50 for June. At the rate of sales over the last 3 months this represents a supply of 2.6 months for single family homes (down from 3.3 months last month), and 4.5 months for condos, townhomes and duplexes (up from 4.1 months last month). The Del Mar housing market is a seller’s market for single family homes, and is still a seller’s market for condos, townhomes and duplexes but is trending toward a balanced market for now. It’s important to remember that with any statistic one month of data does not reveal a trend. A more accurate picture will result when you look at the Del Mar real estate market data over time, especially given that market conditions generally shift some every month. One cannot draw firm conclusions regarding pricing because of the price extremes of Del Mar properties, especially at the higher price points, in addition to the limited number of sales. Please reach out to me directly or via text at (760) 840-1360 with your questions. I’m happy to discuss your particular housing needs, lifestyle, timing and budget. With that information we can develop a plan to buy your new Del Mar home. I can also provide helpful market and equity information for your home, plus market preparation guidance, to help sell your Del Mar property if that is your goal. Search for Del Mar Homes for Sale READ MORE:What’s my Del Mar Home Worth?
What’s my Encinitas Home Worth? Encinitas Homes for Sale in June 2026

What’s the Value of my Encinitas Home?Encinitas Market Report for June 2026 It’s essential that Encinitas sellers and buyers have current information about local market conditions, and understand the affect they have on buying and selling, in order to make informed decisions about Encinitas homes for sale. Here’s what happened in the June 2026 housing market in Encinitas, based on data from the MLS (private sales are not included nor are manufactured, mobile, or multi-family homes). These statistics are believed reliable when this report was written but are not guaranteed. READ MORE: Encinitas – An Eclectic Seaside CommunityLeucadia- Surfers' Beach Community in Encinitas CA 46 homes sold in Encinitas in June, versus 43 last month. Here’s the breakdown of the housing activity. Single Family Homes Sold32 (up by 2); 28 Average Days on Market; Average Sales Price was $2,730,852 (down 9%); Average Sales Price was 99% of the original asking price.Condos, Townhomes & Duplexes Sold14 (up by 1); 21 Days on Market; Average Sales Price was $1,491,964 (up 15%); Average Sales Price was 98% of original asking price. Overall sales volume of Encinitas home sales rose modestly from last month. Single family home sales went up by 2 while condo, townhome and duplex sales were up by 1 from last month’s sales. Looking back 1 year, 7 more single family homes sold in June 2026 than in 2025 (25). Similarly, condo, townhome and duplex sales were up by 2 from 1 year ago. The average sales price for condos, townhomes and duplexes was higher than last month but was lower for single family homes. June sales prices ranged from $560,000 to $5,600,000. Compared to June 2025, the average sales price was down 10% for single family homes sold in 2026 (while the median was down 16%). In contrast, the average sales price for the condos, townhomes and duplexes sold in June 2026 was up 23% from 1 year ago, while the 2026 median price was 27% higher than in June of 2025. The average time on the market was shorter for single family homes at 28 days. Similarly, the days on market (DOM) was substantially shorter for condos, townhomes and duplexes compared to last month. 46% of the homes went pending in 7 days or less, more than last month. Thus, it’s still important for buyers to be ready to make quick decisions about touring homes of interest to them and submitting strong offers! The median sales price for detached single family homes was $2,237,500 (down 16% from last month). The median price for condos, townhomes and duplexes, $1,408,750, was 20% higher than last month’s median sales price. While plenty of buyers negotiated their purchase prices down from list price, 54% paid asking price or higher, more than in May. It’s important to keep this in mind when planning your offer strategy. There was 1 home with an Active Under Contract status at the end of June, versus 4 last month. The inventory shifted up in June, with 5 more listings available at the end of the month (104). List prices range from $529,000 to $16,000,000. This is a 3.2 month supply for condos, townhomes and duplexes (up from 2.4 months last month,) and 1.7 months for single family homes (down from 1.8 months last month). This is based on the current supply of homes and the rate of sales over the last 3 months. Encinitas is a very strong sellers’ market for buyers of single family homes, and a seller’s market for condos, townhomes and duplexes. 62 Encinitas homes came on the market in June, compared to 51 last month. 41 homes went pending in June (excluding homes that closed), up from 27 pendings last month. I am happy to share more specific information about the Encinitas housing market for Encinitas Ranch, Leucadia, and Olivenhain, and other neighborhoods that may be of interest to you. I can also share additional area market information, answer questions about local market conditions, and help you sell your Encinitas home and/or buy a new property.
Opening Day at the Del Mar Horse Races July 17, 2026

2026 Opening Day at the Del Mar Horse Races Horse racing enthusiasts are no doubt eagerly anticipating the 2026 thoroughbred racing season coming soon to the Del Mar Racetrack. Opening Day is this Friday July 17th. Thoroughbred racing at the Del Mar Racetrack at the Del Mar Fairgrounds will run through Monday September 7th. Races take place Thursdays, Fridays, Saturdays and Sundays, with the exception that there are races on Monday (Labor Day) September 1st. Here’s the full calendar of events and races. Horse racing at Del Mar is a favorite summer event for many area residents and visitors. There are plenty of fans from around Southern California and way beyond. Thoroughbred racing has been popular at the Del Mar racetrack for decades, with large crowds and plenty of famous, and not so famous, people. Del Mar thoroughbred racing has been a favorite scene to see Hollywood celebrities and other glitterati for years. The 2026 Del Mar Races will certainly be the same, especially on Opening Day, the height of the summer social season for many! Don’t delay getting your Tickets for Opening Day – it’s very popular and some prime seating options are already sold out. Opening Day at the Del Mar Racetrack includes the popular “Opening Day Hats Contest.” Show off your hat in the Plaza de Mexico between 11:30 am and 3 pm. There is no entry fee to participate, and all you need is a great hat, and terrific clothes to show it off! The prizes for the Hats Contest total over $5000 and are awarded in 4 categories: Most Glamorous, Best Fascinator, Best Flowers and Best Racing Theme and All Others. Race time is generally 2 pm and gates open 2 hours earlier. However, it’s smart to check the Calendar to see other race times as they may vary. Admission tickets must be purchased in advance (they include general parking). Remember that only vehicles with all passengers holding tickets for that day will be allowed to park. You must purchase tickets online in advance. A second and shorter horse racing season was added a few years ago. For 2026 this racing season runs from November 6th through the 29th. You can expect heavy traffic on the I-5 freeway, on the Coast Road, as well as major side streets like Via de la Valle. This is true on race days but especially on opening day, in addition to the normal summer crowds in the Del Mar area. 2026 Del Mar Races2260 Jimmy Durante Boulevard(Via de la Valle exit off the I-5 freeway)Del Mar, CA 92014

What’s My Carlsbad Home Worth? Carlsbad Home Sales for June 2026

What’s the Value of My Carlsbad Home? Carlsbad Market Report for June 2026 The Carlsbad real estate market continues to evolve, with shifts from May and 1 year ago. Private sales, mobile homes and multi-family housing are not included in this report (the numbers are taken from the MLS and believed to be accurate as reported but are not guaranteed). Media market reports commonly tend to be generalized. As a result, they do not reflect the local housing market conditions (read more - How Local IS Local?). Up-to-date information, and analysis, about local market conditions will enable you to make informed buying and/or selling decisions about Carlsbad homes for sale. READ MORE ABOUT CARLSBADCarlsbad Village by the Sea 122 homes sold in Carlsbad in June (92008, 92009, 92010 and 92011), an increase of 15% from last month. Here are the specifics: Single Family Homes Sold89 (up 33%); 26 Average Days on Market; The Average Sales Price was $1,998,949 (up 3%); Average Sales Price was 98% of the original asking price.Condos, Townhomes & Duplexes Sold33 (down 15%); 47 Average Days on Market; The Average Sales Price was $1,118,105 (up 12%); Average Sales Price was 96% of the original asking price. Overall home sales in June increased by 15% from May. The number of single family home sales increased substantially, while there were 15% fewer condo, townhome and duplex sales compared to last month. The average sales price rose for single family homes as it also did for condos, townhomes and duplexes. Sales prices in June ranged from $475,000 to $5,025,000. The average time on the market was 2 days shorter than last month for single family homes, but more than 2 weeks longer for condos, townhomes, and duplexes. 89 single family homes sold in June 2026, 23 more than 1 year ago. 33 condos, townhomes and duplexes sold in June 2026 compared to 48 in 2025. The average sales price year over year was down 3% for single family homes in June 2026 (the median price was down by 1%). The average sales price was about the same for condos, townhomes and duplexes sold in June 2026 compared to 1 year ago; the median price was 2% lower in 2025. A number of buyers decided promptly to tour listings and submit successful offers. 31% of the homes went pending in 1 week or less, fewer than last month. However, it’s still important for homebuyers to be prepared to make prompt decisions in the Carlsbad housing market. While more than half of the buyers were able to negotiate their home purchase prices down from list price, 40% paid listing price or higher for their homes (down from last month’s 45%). We continue to see plenty of buyer competition, and it’s wise to keep this in mind when searching for your new home and planning an offer strategy. The median sales price for single family detached homes was $1,835,000 compared to $1,755,000 in May. The median price was $860,000 for condos, townhomes and duplexes, compared to $850,000 last month. There were 15 homes in Carlsbad at the end of June with an Active Under Contract status, compared to 14 last month. These homes are considered active but might not allow further showings or be accepting back-up offers. They are included in the statistics below. Inventory at the end of June (248) decreased by 9% from last month (274). June list prices ranged from $455,000 to $12,000,000. There is a 3.1 month supply of condos, townhomes and duplexes (down from 3.4 months last month), and a supply of 1.6 months for single family homes (down from 1.9 months last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ market for single family homes and is a seller’s market for condos, townhomes and duplexes. 145 new listings came on the market in June, 3 more than last month. 99 homes went pending (excluding homes that closed in June), 25% more than in May. This summary of the Carlsbad housing market is based on data found in the MLS. I’m happy to share other details about housing activity, including neighborhoods that June be of interest to you, such as La Costa, Aviara, Bressi Ranch, and Calavera Hills. Please reach out to me directly or by text at (760) 840-1360 to discuss your personal housing needs, timing, lifestyle, budget, and questions. Then we can work together to create a strategy to buy your new Carlsbad home, and/or sell your current home, depending on your goals. SEARCH FOR CARLSBAD HOMES FOR SALE Read MoreWhat’s My Carlsbad Home Worth? If you would like more details about the Cardiff housing market, or information about a particular areas of interest, including the Walking District and the Composer District, please let me know. I can also help you with the sale or purchase of your Cardiff by the Sea home if that is your goal, now or in the future. Because of the limited sales in Cardiff by the Sea one should not draw any firm conclusions about pricing or other trends. Limited inventory plus buyer demand continue to create a competitive housing market for Cardiff home buyers. Keep in mind that average sales prices for the month are affected by sales of higher and/or lower-priced homes, especially when the number of sales is limited as it was for June. Please reach out to me directly or via text at (760) 840-1360 to discuss your particular housing needs, lifestyle preferences, budget, and any questions. Then we can create a strategy to help you buy and/or sell your Cardiff by the Sea home if that is the goal. SEARCH HOMES FOR SALE IN CARDIFF BY THE SEA READ MORE:What’s My Cardiff-by-the-Sea Home Worth?
The 2026 Aloha Plunge is July 18 in Carlsbad

2026 Aloha Plunge in Carlsbad is July 18th Don’t miss a great opportunity to celebrate the 2026 summer season with the Aloha Plunge on Saturday July 18th, from 5 to 8 PM. It’s a fun event for all ages! The Aloha Plunge takes place as always at the Alga Norte Community Park Aquatics Center. Alga Norte Community Park is at 6565 Alicante Road, at the corner of Poinsettia Lane, in the La Costa area of Carlsbad. The Aloha Plunge is limited to 500 attendees and registrations typically fill up quickly. The cost is $15 per person, with children ages 3 and under FREE (but must be identified at check-out online). Register online, and get your wrist bands now so you don't miss out. Tickets are on sale now - as of today almost 200 have reserved their spots. Ticket sales end July 17 at 5 pm. Tickets are nonfundable. You can pick up wrist bands only at the Aquatics Center during normal business hours during the week preceding the event. Tickets will be available at the event if it’s not sold out. But I wouldn’t plan on it as they have sold out in the past. Bring your swimming suit and enjoy some island-themed fun, in the pool as well as on land! You can challenge your aquatic talents with several water obstacles in the pool. And enjoy the pool-themed games and activities. On land kids will have fun with the tropical bounce house and there will be plenty of photo opportunities. There will also be lawn games to enjoy, too. The Splash Pad will be open for the younger children. Are you interested in learning how to do the hula? The Aloha Plunge concludes with a 45-minute Polynesian show with dancers. You’ll also have the opportunity to learn how to hula if you wish! Food and beverages will be available for purchase during the Aloha Plunge. Alga Norte Community Park is a beautiful park in South Carlsbad and a favorite. There are a number of amenities in addition to the aquatics center, including a dog park, skate park, basketball court, and more. For more information and questions please call (442) 339-2510. OTHER SUMMER FUN TO ENJOY IN CARLSBADJuly 9 to August 6 – Flicks at the FountainJune 19 to August 21 – TGIF Concerts in the Parks

Red, White and BOOM 4th of July Fireworks and More in Carlsbad in 2026

Red, White and BOOM 4th of July Fireworks and More in Carlsbad in 2026 The July 4th holiday is coming soon. Of course there will be celebrations and fireworks in and around Carlsbad, along with private festivities, cookouts, and picnics. And there’s some beach time too! Let’s hope our warm, sunny weather happens and the June Gloom doesn’t hang around! Feature Photo is from a drone show at the La Costa Resort for the 4th in 2025. The summer crowds have increased, restaurants are busy, and public parking at the beaches, and in the Village, has been harder to find. This will be true all week and especially for the holiday weekend beginning this coming Friday. Red, White and BOOM at Legoland This popular annual celebration with fireworks takes place at Legoland California in Carlsbad on Saturday, July 4th. There is fun for all ages, with rides, live DJ performances, lawn activities, a scavenger hunt and so much more! No doubt many will be dressed for the holiday in red, white and blue The popular Legoland fireworks can be seen for miles (we’ve watched them multiple times from the hill up the street from our home). So they are popular with area residents with lots of viewing points, along with everyone at Legoland on the 4th. The Red, White and BOOM celebration starts at 10 am and runs until 9 pm. Pre-fireworks entertainment begins at 8:00 with the fireworks at 8:45 lasting approximately 10 minutes. Grab the special 3D viewing glasses and watch an amazing show in the sky. All festivities for Red, White and BOOM are included in the admission price! 4th of July BBQ and Fireworks at the Park Hyatt Aviara Resort Another popular celebratory event for the July 4th holiday takes place the Park Hyatt Aviara Resort in Carlsbad. Festivities include live entertainment, hotel offerings (e.g., movies, music, activities), and dining on a special BBQ dinner at The Gardens followed by fireworks at 9 pm. Learn more about this special event and get tickets here. There are things to see and do the entire holiday weekend at the Park Hyatt Aviara Resort, too, whether you are a local resident or visiting. Here’s a list of other July 4th events in the San Diego area for 2026. And here is a comprehensive list of fireworks and celebrations throughout California from San Diego north to the San Francisco area. Be aware that while many holiday events take place on the actual July 4th holiday on Friday, including some fireworks, other celebrations are on Friday July 3rd. There’s plenty to see and do for this popular summer holiday weekend in Carlsbad, and around San Diego County. Be safe and have a great time! What’s happening in YOUR area? Happy Independence Day 2026!

What’s my Escondido Home Worth? Escondido Market Report for May 2026

What’s the Value of my Escondido Home? Escondido Home Sales for May 2026 Escondido is inland in North San Diego County, about 20 miles east of the beaches, and is bordered by San Marcos, Fallbrook and Valley Center. Serious buyers and sellers in the Escondido housing market need current information about local market conditions (Read More: Real Estate Is Local…But HOW Local?) to help them make educated buying and selling decisions about Escondido homes for sale. READ MORE:A Tour of Escondido – A Diverse Inland San Diego Community The following information was found in the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but is not guaranteed. 110 homes sold in May, 1 more sale than last month. Here’s an overview of the activity. Single Family Homes Sold86 (down by 5); 24 Average Days on Market; Average Sales Price $1,071,732 (down 2%); the Average Sales Price was 99% of the original asking price.Condos, Townhomes & Duplexes Sold24 (up by 6); 38 Average Days on Market; Average Sales Price $621,957 (up 37%); the Average sales price was 99% of the original asking price. Overall home sales in May were about the same as last month. There were 5 fewer single family home sales, while condo, townhome and duplex sales increased by 6. The average sales price was slightly lower for single family homes, but was significantly higher for condos, townhomes and duplexes, compared to May. The marketing time was shorter by 2 days for single family homes compared to May, but was significantly longer for condos, townhomes and duplexes. Sales prices ranged from $360,000 to $2,050,000. Nearly half the buyers were able to negotiate their purchase prices, while 52% paid asking price or higher for their new homes, fewer than last month. Buyer competition continues to impact sales prices. Many buyers made prompt decisions to tour homes and make offers, with 35% of the homes going pending in 1 week or less, just slightly less than last month. The median sales price of $957,500 for the detached single family homes was 2% higher than last month ($935,000). Similarly, the median price for condos, townhomes and duplexes rose substantially by 46% last month to $639,995. There were 18 Escondido homes on the market with an Active Under Contract Status, versus 13 last month. These are included in the following statistics. At the end of May there were 311 homes for sale in Escondido, up 10% from last month and more good news for buyers. List prices for May range from $249,950 to $17,000,000 with 1 time share listed for $2000. This translates to an inventory of 4 months for condos, townhomes and duplexes (down from 4.7 months last month). There is a 2.5 month supply of single family detached homes (up from 2.4 months last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and is a seller’s market for condos, townhomes and duplexes. 173 homes came on the market in May, a decrease from last month’s 183. The number of homes going pending increased from 104 last month to 114, excluding homes that closed escrow in May. I’m happy to share more specific information about housing activity in Escondido, in individual zip codes, and for neighborhoods that are of interest. Please feel free to let me know of any questions that you have about the local market conditions. Please contact me directly or via text at (760) 840-1360 to talk about your particular housing needs, lifestyle, and budget. Then we can work together to create a strategy to buy your new Escondido home if that is your plan!
Carlsbad Village Flicks at the Fountain 2026 Summer has arrived, and that means several popular events in Carlsbad are coming soon. One long-time annual favorite is the Flicks at the Fountain series. This popular outdoor movie series is hosted by the Carlsbad Village Association. The Flicks at the Fountain take place on 5 consecutive Thursday nights. The series starts July 9th and ends August 6th. Movies are rated G, PG, and PG-13 and were decided by popular vote from residents. Here’s the 2026 list of movies: July 9 – Zootopia 2 (2025) (PG)July 16 – Beethoven (1992) (PG)July 23 – Aladdin (1992) (G)July 30 – How to Train Your Dragon (2025) (PG)August 6 – Superman (2025) (PG-13) Flicks at the Fountain are held on a big screen in the parking lot by the Fountain at the corner of State Street and Grand Avenue. Seating begins at 6 pm and movies start at dusk, about 8 pm, and end around 10 pm. Be sure to bring blankets for chilly Summer evenings by the beach, along with comfortable low-back chairs. Plan to bring some food/snacks and drinks, too.
What’s My Vista Home Worth? Vista Market Report May 2026

What’s the Value of My Vista Home? Vista Home Sales Report May 2026 Vista is located in inland North San Diego County, and is bordered by Oceanside, Carlsbad and San Marcos. Vista has a variety of housing opportunities, including tract home neighborhoods (both gated and ungated), custom-built homes, condos and townhomes, rental complexes, and multiple 55+ senior communities. You will also find homes on large lots in rural areas, and in the hills, some of which offer dramatic views of the countryside and or even the distant ocean. Vista offers mixed use and agricultural areas as well. The downtown area continues to grow and change, and there are abundant dining and shopping opportunities and multiple services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible to residents. The Vista Farmers Market, established in 1981, is the longest running farmers market in San Diego! The Vista Farmers Market happens on Saturdays at the Vista Courthouse Complex on Melrose Drive, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s a pleasure to take time to visit and shop! Serious buyers and sellers in the Vista housing market need to have current information about local market conditions to enable them to make informed decisions about buying and selling Vista homes for sale. This information in this report was found in the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable when this report was written but are not guaranteed. 67 homes sold in Vista in May, 29% more sales than last month. Here are the details: Single Family Homes Sold53 (up by 8); 29 Average Days on Market; The Average Sales Price was $1,006,922 (down 4%); Average sales price was 98% of the original price. Condos, Townhomes & Duplexes Sold14 (up 100%); 24 Average Days on Market; The Average Sales Price was $542,892 (up 2%); Average sales price was 98% of the original asking price. The overall volume of sales in May increased substantially from last month. Detached single family home sales rose by 8, while condo, townhome and duplex sales doubled. The average sales price was lower for single family homes, and was modestly higher for condos, townhomes and duplexes. The average marketing time was 3 days shorter for single family homes than last month, but was 4 days longer for the condo, townhome and duplex sales. Sales prices in May ranged from $397,000 to $2,145,000. Buyers may be curious if Vista homes are selling quickly. The answer is that some do. In May 19 of the homes (28%) went pending in 1 week or less, slightly less than last month. Thus, it’s still important for buyers to be prepared to make prompt decisions about seeing the homes they like and making offers so as to not miss opportunities. More than half of the buyers were able to negotiate their home prices down from asking price, while 42% paid list price or higher, fewer than last month. It’s important to remember this when planning an offer strategy. The median sales price of single family homes was down by 4% from April at $940,000. In contrast, the median for condos, townhomes and duplexes increased from $485,900 last month to $564,000 (up 16%). The housing inventory increased 7% in May, with 144 homes for sale at the end of the month compared to 135 at the end of April. Home prices range from $380,000 to $3,499,000. There is a supply of 2.5 for single family homes (down from 2.6 months last month). There is a 2.5 month supply of condos, townhomes and duplexes (down from 2.9 months last month). This is based on the rate of sales over the last 3 months and current supply. Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, as well as a strong seller’s market for condos, townhomes and duplexes. 74 new listings came on the market in May, compared to 73 last month. On the other hand the number of homes going pending decreased from 57 to 43, excluding homes that closed escrow in May. Please reach out to me directly or by text at (760) 840-1360 so we can discuss your particular housing needs, lifestyle, budget and timing.
What’s My Del Mar Home Worth? Del Mar Market Report for May 2026

What’s the Value of My Del Mar Home? Del Mar Home Sales for May 2026 Del Mar is a small coastal town and one of the more expensive communities in North San Diego County. According to the MLS the highest priced San Diego County property sold publicly was an oceanfront estate in Del Mar (sold October 2025 for $49,999,999). It’s important that buyers and sellers have up-to-date information about local housing market conditions in Del Mar in order to make educated decisions about Del Mar homes for sale. The information in this report was taken from the MLS (the data are believed to be accurate at the time this report was written, but are not guaranteed, and do not include private/non-MLS sales). READ MORE: Del Mar – Affluent Seaside Town (A Community Profile) 14 homes sold in Del Mar in May, compared to 16 sales last month. Here's a summary of the housing activity:Single Family Homes Sold9 (down by 6); 17 Average Days on Market; The Average Sales Price was $3,778,339 (down 12%); Average Sales Price was 99% of the original asking price.Condos, Townhomes and Duplexes Sold5 (up by 4); 40 Days on Market; The Average Sales Price was $1,134,800; the Average Sales Price was 97% of the original asking price. The overall volume of sales for May decreased slightly from April. Single family detached home sales dropped by 6, while condo, townhome and duplex sales went up by 4. The average sales price decreased for single family homes from last month. Sales prices for May ranged from $640,000 to $4,650,000. Average marketing time was shorter for single family homes than last month. 4 homes went pending in 7 days or less. The median price of $4,050,000 for single family detached homes was 35% higher than last month. The median price for condos, townhomes and duplexes was $1,395,000. Half of the buyers were able to negotiate their purchase prices down from list price, while half paid asking price or higher for their new homes. There were no Del Mar homes on the market in May with an Active under Contract status, compared to 3 last month. 18 new listings came on the market in May, down from 33 in April. 13 homes went pending (excluding the homes that sold in May), the same as last month. List prices ranged from $625,000 to $49,900,000. The inventory dropped modestly by 5 to 54 for May. At the rate of sales over the last 3 months this represents a supply of 3.3 months for single family homes (down from 4.2 months last month), and 4.1 months for condos, townhomes and duplexes (up from 3.8 months last month). The Del Mar housing market is seller’s market for single family homes, and is still a seller’s market for condos, townhomes and duplexes. It’s important to remember that with any statistic one month of data does not reveal a trend. A more accurate picture emerges when you look at the Del Mar real estate market data over time, especially given that market conditions generally shift some every month. One cannot draw firm conclusions regarding pricing because of the price extremes of Del Mar properties, especially at the higher price points, in addition to the limited number of sales. Please reach out to me directly or by text at (760) 840-1360 with any questions. I’m happy to discuss your personal housing needs, lifestyle, timing and budget. With that information we can create a plan to buy your new Del Mar home. I can also provide helpful market and equity information for your home, plus market preparation guidance, to help sell your Del Mar property if that is your goal. Search for Del Mar Homes for Sale READ MORE:What’s my Del Mar Home Worth?
Carlsbad Art in the Village 2026

2026 Carlsbad Art in the Village No doubt Carlsbad art lovers will be thrilled that the 28th Annual Art in the Village Fair will be here soon. Art in the Village will take place on June 28th a week after the first day of summer (a week from tomorrow). This popular and well-attended fine art event will feature 160 local and regional artists. The fair runs from 10 am until 6 pm and is free to attend. You will find the Art in the Village vendors along State Street and Grand Avenue in the heart of Carlsbad Village. Art in the Village is sponsored by the Carlsbad Village Association, and there will be both new and returning artists. The website lists the 2026 roster of vendors. Selection of the artists is by jury so you will certainly find high quality works of art. All artwork is handcrafted and unique. Part of the fun is being able to talk with the artists at their booths about their creations and learn more about what inspired them. (photo is from a prior art fair in Carlsbad). Carlsbad has a positive reputation for its 1-day art fairs (there are 4 major ones each year). Whether you are an art lover and collector or not, strolling the Carlsbad Village streets to enjoy beautiful art and live music on a summer Sunday can certainly be an enjoyable thing to do. It’s fun to browse even if nothing strikes your fancy or calls out “buy me!” WHAT TO EXPECT AT ART IN THE VILLAGE The 2026 Art in the Village will feature beautiful artwork, and in addition you can enjoy interactive demonstrations (e.g., sculpting, pottery making), performance art, and live music on the Main Stage (with more music and performers than in the past). You will also find the popular Chalk Zone featuring beautiful chalk creations being created before your eyes. The City of Carlsbad will also be hosting a Pop-Up Art Booth area for art enthusiasts of all ages to create their own masterpieces. If past Art in the Village Fairs are any indication you are sure to find an impressive array of art works. You can expect contemporary and classical sculpture, ceramics and pottery, digital art, photography, jewelry, paintings (watercolors, oils, acrylics, and mixed media), wood creations, metalworks, printmaking, fiber art, glass, and much more. Don’t forget to bring your credit cards and/or cash in case something grabs your attention! Our late June weather is usually pretty nice and a great time to enjoy the outdoors and the beach. Carlsbad Village art fairs typically are crowded, so you can expect some parking challenges. The good news is Carlsbad Village parking is still free. But consider your travel time accordingly and plan that you may need to walk a distance. The Coaster commuter rail station is 1 block away if you prefer public transportation to avoid parking issues or are coming from a distance. If you get tired of exploring the art, there are plenty of retailers in the downtown area to visit. There are multiple dining options, wine bars and coffee shops in Carlsbad Village, too. Plus beautiful Carlsbad beaches are 2 blocks away for a stroll before or after spending time at the fair. 28th Annual Art in the VillageSunday June 28, 2026Carlsbad Village ~ 10 am to 6 pm

What’s My Oceanside Home Worth? Oceanside Market Report for May 2026

What’s the Value of My Oceanside Home? Oceanside Home Sales for May 2026 The Oceanside housing market continues to change each month. This market report does not include private sales, mobile, or multifamily housing (information was taken from the MLS and is believed accurate when this report was written but is not guaranteed). Serious buyers and sellers need to have up-to-date information about local market conditions from a knowledgeable REALTOR so they can make informed buying and selling decisions about Oceanside homes for sale. READ MORE: Oceanside California – A Growing and Changing Coastal San Diego Community There were 149 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 9% fewer sales than in April. Here are the details: Single Family Homes Sold102 (down by 4); 20 Average Days on Market; Average Sales Price was $1,009,371 (down 9%); the Average Sales Price was 100% of the original asking price.Condos, Townhomes & Duplexes Sold47 (down 19%); 34 Average Days on Market; Average Sales Price was $757,555 (up 4%); the Average Sales Price was 100% of the original asking price. Overall sales volume for May declined from last month. While there were 4 fewer single family detached home sales, the condo, townhome and duplex sales decreased more substantially. The average sales price was lower for single family homes, but was higher for condos, townhomes, and duplexes. Sales prices ranged from $350,000 to $3,800,000. The average time on the market was more than a week shorter for single family homes, and was 4 days shorter for condos, townhomes and duplexes. 34% of the homes went pending in 1 week or less, slightly more than last month. While nearly half of the home buyers negotiated their home purchase prices, 58% paid asking price or higher, up from last month. The median sales price of single family homes was 9% lower than last month ($1,015,350), at $927,500. Similarly, the median price for condos, townhomes and duplexes was 2% lower at $665,000. There were 12 homes with an Active Under Contract status, versus 24 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or be willing to accept back-up offers. At the end of May there were 206 Oceanside homes for sale, compared to 324 last month, a substantial decline. May home prices ranged from $299,000 to $5,950,000. As a result, there is only a 1 month supply of single family homes (down from 1.8 months last month) and a 1.9 month supply for condos, townhomes and duplexes (down from 2.8 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes. The Oceanside market is a strong seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a very strong seller’s market for single family homes. 227 Oceanside homes were listed for sale in May, up from 212 new listings last month. Fewer Oceanside homes went pending in May than last month (excluding the homes that closed in May). I’m happy to provide more details about the Oceanside real estate market for specific zip codes, neighborhoods, or price ranges. This will help you make informed decisions about your home purchase or sale. Please reach out to me directly or by text at (760) 840-1360 to discuss your particular housing needs, lifestyle, budget and questions. Based on that information we can create a plan to help buy your new home, and/or sell your current Oceanside home, if that’s your goal. SEARCH FOR OCEANSIDE HOMES FOR SALE READ MORE:What’s My Oceanside Home Worth?
What's My La Jolla Home Worth? La Jolla Market Report for May 2026

What's the Value of My La Jolla Home? La Jolla Home Sales for May 2026 La Jolla is one of the more expensive housing markets in San Diego County. If you visit this upscale coastal community online (see Read More link below), or in real life, you will see why this is so. It’s important that serious buyers and sellers in La Jolla have current information about local market conditions for La Jolla homes for sale to help them make informed decisions about buying and/or selling a La Jolla home. La Jolla is a coastal community with numerous homes offering gorgeous views of the ocean from the hills and along the coast. La Jolla has an upscale Village, which offers top-notch shopping, dining, galleries, and multiple services. La Jolla has been compared to the French and Italian Rivieras due to its appealing ocean and coastline vistas, spectacular homes, and a comfortable climate year-round that attracts visitors from around the world. READ MORE:La Jolla Real Estate – A Jewel on the San Diego Coastline 52 homes sold in La Jolla in May, 17% fewer sales than in April. Here’s an overview of the activity (the MLS data do not include private sales and are believed accurate at the time this report was compiled but are not guaranteed). Single Family Homes Sold21 (down 40%); 51 Average Days on Market; The Average Sales Price was $4,868,715 (up 25%); The Average Sales Price was 95% of the original asking price.Condos, Townhomes & Duplexes Sold31 (up by 3); 45 Average Days on Market; The Average Sales Price was $1,494,080 (up 17%); The Average Sales Price was 95% of the original asking price. The overall volume of sales in the La Jolla real estate market declined from last month. Condo, townhome and duplex sales rose by 3, while there were substantially fewer single family homes sales than last month. Sales prices ranged from $450,000 to $17,000,000. The average time on the market was shorter for condos, townhomes and duplexes, as it also was for single family homes. 11 (21%) of the buyers made prompt decisions, going pending in 7 days or less, more than last month. It’s important to be prepared for making quick decisions about touring homes and submitting offers since some properties sell quickly. The average sales price for single family homes rose 25% from April, no doubt due in part to the sale of 1 home for $17M that raised the average. The average sales price for condos, townhomes and duplexes also increased from last month. The majority of the home buyers negotiated the prices of their new homes, while 27% paid asking price or higher, which was the same as last month. The median sales price of single family homes, $3,200,000, was down 16% from the median in April. In contrast, the median price of $1,300,000 for condos, townhomes and duplexes was up 22% from last month. There were 2 La Jolla homes with an Active Under Contract status at the end of May, compared to 1 in April (when they occur these homes are considered active but might not accept backup offers or be available to tour). There were 164 homes on the market at the end of May, up by 6% from last month. List prices ranged from $489,999 to $87,500,000. The current supply of single family homes is 3.2 months (down from 3.6 months last month), and 2.5 months for condos, townhomes and duplexes (the same as last month). These statistics (absorption rate) are based on the rate of sales over the last 3 months and the current supply of homes. La Jolla is a seller’s market for single family homes, and a strong seller’s market for condos, townhomes and duplexes. There were 70 new listings in May, down slightly from 72 in April. 37 homes went pending (excluding those homes that closed escrow) compared to 40 last month. If you would like more specifics about the housing market in La Jolla, please reach out to me. I can also provide details about residential areas that may be of interest (e.g., the Village, La Jolla Shores, La Jolla Farms). Please contact me directly or via text at (760) 840-1360. We can discuss your personal housing needs, budget, home buying goals and any questions. Then we can create a strategy to sell your current home if that’s your plan. SEARCH FOR HOMES FOR SALE IN LA JOLLA CA READ MORE:What’s my La Jolla Home Worth?
Make Music Day is June 21, 2026

Make Music Day is June 21, 2026 All are welcome to celebrate Make Music Day on June 21st at the Museum of Making Music in Carlsbad from 10 am until 5 pm. What a special way to celebrate the first day of summer in 2026 with live performances and much more. The Fête de la Musique originated in France in 1982 and is now celebrated on June 21 in more than 2000 cities in over 120 countries. The original vision of the founders was a day of music for everyone to enjoy, whether they made the music themselves or just listened, all over each city. The dream has become a very visible reality and Make Music Day has spread throughout the world, arriving in New York around 16 years ago. On June 21, 2023 there were 4791 free concerts in 117 US cities (per Wikipedia). Who knows what music you’ll find in parks, on sidewalks, and other public spaces in your community. Or you can be creative and make your own! Make Music Day is also known as World Music Day and Music Day. No doubt there are other names for this special day in other countries that celebrate it. The festivities at the Museum of Making Music in Carlsbad on Make Music Day will include special guests, multiple live performances, and hands-on make-and-play crafts to make music throughout the day. If you have not visited the Museum of Making Music it’s a real treat to experience in person. I would plan on a good crowd on this special day at this unique Carlsbad museum for those who love music. Here’s more information about the Make Music Day event at the Museum this year. It should be lots of fun for all ages! Admission to the Make Music Day festivities at the Museum is FREE but you must RSVP online. Take a quick tour of the Museum of Making Music in this video from my visit a number of years ago. So how is YOUR community celebrating this world-wide day of music? Will you be participating, and, if so, how? You can attend an event, or simply make your own music if you are so inclined. Or simply find some music you enjoy to listen to.
