Carlsbad Real Estate - Carlsbad Real Estate Market Report for October 2009

The Carlsbad real estate market continues to shift, and the statistics for October show a number of changes from September 2009. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, so their information may not represent the reality of our local Carlsbad real estate market. Having data, and knowledge, about the local market conditions benefits you as the buyer or seller so you can make informed purchase and sale decisions.

In October 2009 there were 121 homes sold in Carlsbad's 4 zipcodes, the same as in September and August. Here's the breakdown of overall activity.

The total number of sales was the same in October as in the previous month but with more sold detached homes and fewer attached. Average sales prices dropped modestly for detached home and but rose for attached.

There were 109 properties (22% of the total) in Carlsbad at the end of October with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), about the same as in September.

The overall inventory in the Carlsbad real estate market for the end of October (500 homes) dropped again, by 3%, from September, following a 4% decline from August. This represents an inventory of 3.9 months for attached homes (no change from September) with a decrease from 4.3 months to 3.9 months for detached homes based on the current rate of sales over the last 6 months.

In October the number of new homes coming on the market rose from the prior month; 135 new homes hit the market, up 13% over September. But in contrast during the same time 29% fewer homes went pending than in September.

Blogging Withdrawal, A Vacation, and a Hurricane

I just returned from a week in Cancun.

Yes, it was vacation, and there was NO blogging withdrawal (OK so I did activate a couple of draft posts that were done before leaving but it took 30 seconds to do that).

And there WAS a hurricane - IDA was her name. She flipped from tropical storm to hurricane, to tropical storm and back to hurricane while we were there, AND decided to hide the sun, and provide plenty of rain and wind for 5 of the 7 days of our trip. Despite that there was plenty of great food, it was in the 80s (and very humid) with lots of time to relax and be lazy. How rare is that?!!

This was taken at the beach where we stayed in the Zona Hotelera area of Cancun the morning of the day we left (Sunday Nov. 8), where thankfully the storm was far off the coast to the NE so flights were coming and going. THAT would have really been a bummer to be stuck at the airport.

Anyhow, it is an interesting contrast to the ocean video I took in Carlsbad before leaving. And there will be a couple of posts as I promised two restaurants an article. :)

What More Needs to be Said? The Ocean on Video

There's not much that I like better than spending time at the beach. While it's only a short distance from my house, it seems I just don't get there often enough.

I was out on a long bike ride recently with my camera and stopped along the beach where the Aqua Hedionda Lagoon joins the ocean in Carlsbad California. The jetties there provide some interesting photo ops, but a video seemed even better, since the tide was coming in and the waves were a decent size. So, for those of who who cannot get to the ocean very often, or who just enjoy the sound of waves crashing against the rocks, enjoy! And while you're watching these waves, I'm watching the waves in Cancun. :)

Carlsbad Real Estate - Awesome Ocean View New Beach Home in Carlsbad California

Every now and then I like to share what I think is a great opportunity. It may be a terrific condo, a fixer with tremendous potential, or in this case in the Carlsbad real estate market an awesome ocean view new beach home directly across the coast road (Carlsbad Boulevard) from the beach and ocean in Carlsbad California by Carlsbad State Beach (north end).

This newly built home that is nearing completion is priced just under $4 million, which for 3 floors (1 below grade) with 6200 SF of living and entertaining space, a 1700 SF roof deck, a 1300 SF garage, 5 bedrooms, 5 full baths and 2 half baths, and some pretty incredible views, makes for a pretty sweet deal.

No it is not direct ocean front, but the land in front across the street belongs to the state and cannot be built on. You simply walk across the street and down the stairs to the sand. Perhaps 2 - 3 minutes if you have to wait at the light for traffic.

Dia de Los Muertos - Day of the Dead Celebration at Mission San Luis Rey in Oceanside California November 1, 2009

Dia de los Muertos, or Day of the Dead, is an interesting topic, no doubt, and rather a famous holiday for many, especially in Mexico where it is an ancient tradition (and I will get to celebrate and check out the festivities in person - yikes) to celebrate the lives of deceased loved ones - altars, music, favorite foods of the deceased, visits to the cemeter with flowers, and celebration are the hallmarks of this long tradition.

Dia de los Muertos is celebrated on November 1 and 2 and beyond, depending on where the festivities take place. November 1 is the Catholic holiday of All Saint's Day; November 2 is All Soul's Day.

There is a huge Dia de los Muertos celebration at the Mission San Luis Rey tomorrow, Sunday November 1, from 10 - 4. There will be numerous altars created, a parade, lots of music and food, dancers, and a chalk cemetery where folks (of Mexican heritage, or not) can participate and remember a loved one.

The Carlsbad real estate market has shifted quite a bit in the last several years, and buyers interested in homes at The Bay Collection near the beach in Carlsbad will find some favorable opportunities compared to when the community was first built, including an occasional short sale and REO..

The homes at The Bay Collection are next to the popular, upscale area of Aviara and within about 1 mile of the beach. A number of homes here have ocean views, as the community is built on the gradual hill overlooking the ocean and close to the 5 freeway which provides easy commuting north and south. Most homes are 2-story and. a few single story homes also available.

Currently there are 8 homes at The Bay Collection for sale, ranging in size from 2964 SF up to 3352 SF, with 4 to 6 bedrooms and 4 or 5 baths. Home prices start at $875,000 for a wonderful ocean view home)(former model) with a large back yard and casita that is now a short sale (this home was priced at around a million when it came on the market early last year) and go up to $1.649 million (average price of the current listings is $1,216,624 at $332/SF; average time on market is 95 days). The price range of homes now is quite a bit less than we saw back in 2007 at the time when many homes were brand new.

13 homes at The Bay Collection have sold in 2009 to date at an average price of $1,099,011 ($314/SF), which compares favorably to the $1.055 million average back in 2007 (resales, not builder homes). These homes were on the market for 104 days on average and ranged in price from $880K up to $1.75 million.

Using My Blog to Enhance Existing Relationships - Tips and Strategies

The value of a blog is, of course, information. Whether you share that information directly, or guide readers to others sources of information that you have found and feel worthy, the gift to the reader is adding to their knowledge about a community, buying or selling real estate, or whatever the topic might be.

A blog enables you to establish relationships with your readers through regular postings, valuable information that they want and need, and through sharing who you are in your voice and your writings.

Another value of blogging, however, is to enhance existing relationships by sharing information needed by readers and answering their questions. Here are some things that I do.

MARKET REPORTS...

...are useful for providing potential buyers and sellers with updates on what is happening in particular markets. They help me stay in touch as well as provide feedback to clients about what has been happening in their market since they bought their homes. While the news is not always good, it's news they appreciate. And of course current buyers need this information as well so they understand the market they are searching in.

REAL ESTATE AND COMMUNITY UPDATES...

...provide an excellent means for staying in touch with past clients, and enhancing relationships with current buyers and sellers (and prospects) is easy because the information is of value. These can cover a diverse set of issues, for example:

Sharing information about changes in the utility rates (water and sewer rates have gone up recently in a number of towns)
details on the drought and the mandatory water conservation requirements that were implemented
how to apply for a temporary property tax reassessment
products and services in the community

These are just a few of the types of posts I have shared that show I am aware of the issues that impact homeowners, and that I have local knowledge about community resources. Not only do these posts show I care, it's also important stuff for folks to know.

COMMUNITY PROFILES...

...are an excellent way to enhance a developing relationship with clients who are relocating, or just moving locally. While that is often how they find their way to me, continuing to share information on the communities of interest, including local events and things to do, shopping, restaurants and much more further solidify the relationship, provide information they need to made an informed decision about where they want to live.

HOW DO I SHARE THIS INFORMATION? Well, there are several ways.

Emailing folks individually and sharing the links, which allows me to be more personal.
Group emails depending on the topics of interest and who I am writing to
Links to different articles in my email drip campaigns through my IDX
Reference certain articles in the snail mail (and email) newsletters that I do
Share blog posts on postcards although those tend to be to a farm area and not necessarily to folks with whom I have an existing relationship
Blogs are part of my email signatures on everything I send out, including custom email responses to inquiries, requests for mortgage information and so on
Some marketing pieces I include in my Buyer Packet and Sellers' Pre-listing Kits are actual hard copies of blog posts
Include some posts in my Buyer Handbook and my First Time Seller's Handbook (available in PDF form by email or on Google Docs)

And naturally we cannot discuss using blog posts to enhance relationships without mentioning tweeting about them, or including links to them in our Facebook updates.

I Don't Mean to Question Your Lifestyle...But I Must!!

I'm sorry, but I don't mean to question your lifestyle, but I must.

Really, I have to in order to be helpful. It's not that I disapprove of your lifestyle and how you want to live your life - you certainly have the right to live the way you want - but since you are moving here to the Carlsbad area (or elsewhere in North San Diego County on or near the coast where I work) it's important that I know certain things about how you live.

Hopefully you will understand my nosiness and be comfortable sharing the way you like to live, and perhaps more importantly the lifestyle you desire once you relocate here to Southern California.

In case you are concerned about where this may be leading, don't be.

Southern California offers a different lifestyle for many because of the great weather we have, and much of what folks in SoCal really like about being here is the fact that they can enjoy the outdoors most if not all the year - sports, recreation, dining and much more. So that's a big piece of what folks are looking for when they move here. And perhaps many of you are not even aware how different your lifestyle might be after leaving the upper Midwest or New England, for example.

Carlsbad - Outdoor Living at Its Best in Southern California

I work with a lot of folks who are relocating a significant distance, and in many cases from areas where the weather and other components of how they live are rather different than in SoCal. So finding out not only how you live but what you are seeking when you move here is essential so I can guide you in the right direction. Here are a few examples.

Some neighborhoods will not work for you if you want to be within walking distance to the beach, or directly on the beach
If you want to live along a golf course, that eliminates many neighborhoods and narrows the search to certain areas and price ranges
Do you want to be able to walk to the beach and amenities or is a car drive OK
Pools and spas are more prevalent here (it's a weather thing!) so if that's important your search criteria should include that, or perhaps a willingness to install a pool or spa.

I created a questionnaire to target buyer's home search criteria they are seeking and ask buyers to complete this, or at least to look at it to help sort through what's really important. You can download this questionnaire on the Savvy Buyers page of my real estate website.

My new questionnaire focuses on Buyer's Lifestyles, since I have found many buyers have fairly specific expectations of what they are seeking in their move to Southern California and they vary quite a bit from person to person.

These expectations can impact the type of home, location, neighborhood, access to amenities and many other factors that we need to sort through to find the right property.

Even if you don't complete the questionnaire, it will help you sort through the issues that matter to you most, and we can talk further about your desired lifestyle as part of the home searching process.

The City of Carlsbad Has a New Website

The City of Carlsbad California has a new website. And it's pretty impressive.

As part of their modernization program in information technology, in order to save money (by reducing the amount of mail, for one thing), to reduce the amount of paper used, and increase efficiency for the City, the City of Carlsbad's new website holds a wealth of information for residents and visitors, and allows folks to performs a number of on-line functions that previously were handled via mail.

The City of Carlsbad's new website provides access to all City of Carlsbad departments and a wealth of subcategories with more information that you probably want or need. I'm still discovering all that the City of Carlsbad new web site offers me and other residents.

In the Building Department, for example, you can research permits, access building codes, search for applications, and learn more about the process for getting a building permit for either residential or commercial construction

Under Street and Traffic Services if you want information about street lights, the street sweeping schedule in your neighborhood, or storm drain maintenance, among other traffic and street related issues, you got it.

Do you need information about utilities, such as setting up service, the water, sewer, recycling or trash service rates? It's there too. Plus you can set up an automated billing system for your water, sewer, and trash services. You can access ytour account here.

The Parks and Recreation Department has a wealth of information on events and activities, trails, parking, recreation, classes and camps, youth sports league, activities for adult and seniors, and much more

In the event of a disaster, or potential, and perhaps more importantly just to know, the City of Carlsbad's Emergency Preparedness Office provides details about the procedures they can implement when needed, as well as a wealth of resources for area residents in the event of a disaster such as fires

Need maps or directions? You can research the locations of the police, fire, the two library, admin offices and more, with printable directions. And the ezoning mapping provides details about zoning and other information on parcels in Carlsbad

I could go on and on, but why not check out the City of Carlsbad's new website for yourself. With so many folks on-line, having a new website for Carlsbad is an efficient way to disseminate information to residents and visitors.

This is a terrific resource for residents, but I find it useful for sharing with folks who are considering a relocation to Carlsbad as part of my relocation services. You can even read about Carlsbad's history and obtain updates on Carlsbad demographics.

Beware of Dog and No Soliciting!!

Out on a long bike ride over the weekend, I was riding on one of Carlsbad side streets a block from the ocean and saw a sign that immediately conjured up thoughts of some recent homes for sale I had seen.

BEWARE OF DOG

NO SOLICITING

These were plastered on the mail box, obviously in hopes of keep away folks trying to sell stuff, and letting them know, honestly or perhaps it was a lie, that there was a dog in residence who perhaps did not take kindly to visitors, especially of the sales ilk. The message was loud and clear - you are not welcome.

There are, unfortunately, sellers who seem to put up these same roadblocks to selling their homes, discouraging agents and their buyers who might wish to make a purchase by:

•· lousy curb appeal

•· unreasonable showing schedules

•· lots of obvious deferred maintenance

•· mounds of clutter

•· front door keys that don't work

•· other signs that say, loudly, "Stay Away."

Pets, especially dogs, provide another source of disruption and make it difficult to show homes to interested buyers, the worst situation being a lack of forewarning that one or more canine sentries is lying in wait for unsuspecting agents and their clients to trespass. The dog, of course doesn't know, or care, that you may want to buy the home. They are simply taking their job seriously - keeping interlopers away by whatever means possible.

Or maybe, like some sellers, they do not want to sell and are simply using every means at their disposal to discourage a sale.

Fortunately, some sellers are pretty good about putting their canine guards elsewhere, but using the garage, a bedroom, or the backyard still makes showings difficult. Knowing in advance that Fido is there, from the MLS listing warning, is always appreciated, but some descriptions (cute but not friendly; barks a lot and may bite; do NOT go into backyard) do not inspire excitement about seeing the home and set up yet another barrier to those of us soliciting a sale. Perhaps a BEWARE OF DOG sign at the door as well is not so ill-advised.

I have yet to have my legs connect with Fido's teeth, nor have any clients, but I know folks who have had the misfortune to incur the wrath of the homeowners's pooch who was more than just a bit cranky about their entry into the home.

Some sellers don't want to sell but have no choice, I understand that.

The ones that I don't get are those homeowner's who, presumably, DO wish to sell, but have figurative "Beware of dog" and "No Soliciting" signs everywhere. (photo courtesy of Allison Gurney on Flickr).

I always encourage buyers to try and look beyond all this stuff, if they can, and they like the home and the area. The maintenance issues, of course, are NOT to be ignored, but cosmetics and clutter are, well, fixable. Not being able to see a room, the yard, or the garage because of Fido IS a problem. Some just say forget it. Bad news for sellers.

Carlsbad Village Street Faire is This Sunday November 1, 2009 in Carlsbad Village, California

It's that time again, for the town of Carlsbad to host one of the largest outdoor one-day street fairs in the country, on Grand Avenue from Carlsbad Blvd. (the Coast Road) to Jefferson in the heart of downtown just a few blocks from the beach.

The Carlsbad Street Faire (there is also one held annually in May) generally attracts about 90,000+ visitors, practically the entire Carlsbad population, to 850+ vendors that are expected, many of whom return year after year.

IT'S LIKE A MEGA SIDEWALK SALE or GARAGE SALE!!

This year's Carlsbad Village Street Faire, in the 35^thseason, is once again hosted by the Carlsbad Chamber of Commerce on Sunday November 1, from 8 am until 4 pm. The array of things to buy is hard to describe - clothing and accessories, household products, jewelry, art work, antiques, gifts, and so much more.

Carlsbad, California and Historic Route 101 - The Coast Highway (A Video Tour)

As always there will be a beer and wine garden, sponsored by the Rotary Club, with entertainment by live bands and a large screen TV. The food court, with more than 50 different booths, will offer an almost endless variety of edibles. Or enjoy the famous pancake breakfast that the Kiwanis Club serves every year (25 now) at the Carlsbad railroad depot nearby.

Children will be able to enjoy the children's area, with rides, games, a super slide, a bounce house, arts and crafts, a rock climbing wall, face painting and much more.

Parking, as one would expect, can be a challenge, so getting there early is a good idea. Shuttles will be provided every 20 minutes from two locations - the Poinsettia Coaster Station (on Avenida Encinas just off Poinsettia to the south), and the NW corner of Sears at the Westfield Plaza to the east, near Route 78 and Jefferson.

If you enjoy outdoor fairs, the Carlsbad Street Faire is a biggie, this coming Sunday November 1 from 8 until 5. Shop until you drop...or run out of money. Keep in mind, the holidays are coming!!

Yes, it's true! Among the book stacks, the aisles, down the stairs, and elsewhere, the Carlsbad Library is hosting a Minigolf tournament to raise funds to benefit the Carlsbad library and arts facilities and programs.

Sponsors can design their own holes, with several levels of sponsorship which include tickets to the Saturday night VIP party, banners and ads, varying numbers of tournament players (depending on level) and a host of other benefits for being a sponsor (e.g., hats, program recognition).

Solana Beach Coffee Shops – Zinc Café in Solana Beach CA

Folks seeking the best in Solana Beach coffee shops will find Zinc Café in Solana Beach CA to be a charming, comfortable place to hang out in the heart of the Cedros Design District.

Zinc Café is swaddled in plants and with the tree-covered patio looks almost like an English garden.

There are several tables and chairs indoors but the real treat is to enjoy your coffee while taking in the street scene on the brick patio under the trees, and the feel, IMO, is distinctly European.

Zinc Café in Solana Beach offers a wide range of beverages as well as a menu of breakfast and lunch offerings that is mighty impressive for this small place. Personally, having a croissant or scone with jam and coffee in the early morning on the patio watching the Cedros Design District wake up can't be beat.

What IS A Blog??

The definition of a blog is pretty simple.

From a pure mechanical or descriptive standpoint, a blog is a website, with articles (text) arranged in chronological order from newest to oldest written typically by one person (the blogger) but not always. There may be guests, or it might be a community blog written by a group of bloggers.

But that really doesn't tell you very much about what a blog really is.

Nor does it really give you a glimpse into what a blog is all about.

So what IS a blog?

A blog is...your window to the world of real estate for readers. As the writer it is your lens and perspective, your viewpoint, your ability to influence, and your opinion.

A blog is...your passion, your likes and your dislikes, your ethics, your integrity, your thoughts, your emotions, and your humor

A blog is...your opportunity to be creative, to share, to inspire, to question, to inform and educate, to change, to get the word out, and to critique

A blog is...your chance to be yourself, to be original, to speak in your voice, to say what you want, and to reflect your personality, your spirit and your soul

A blog is...your business, your community and your personal life, sometimes with blurry lines between

A blog is...a way to make friends, interact, and establish and maintain relationships (both business and personal), which can lead to real estate transactions and referrals, and to a more rewarding personal and social life

My Posts are Getting UGGly - Bet Your Posts Are Too!!

It seems my posts are getting ugly. Or perhaps, more correctly, the comments are.

The Ugg spammers are very active once again. At least they like my posts. I had 6 Ugg spam comments today.

Don't get me wrong, I rather like Uggs, and they are very popular here in California. In the chilly weather folks wear them with shorts. I'm no style critic, but that's kinda odd - my opinion - but popular nonetheless. I have a pair of Ugg slippers that are wonderful so I can't criticize too much. Especially since I wear them to the grocery store sometimes.

But the Ugg spammers. Take a hike please.You're annoying.

One good thing. They tend to pop up on old posts, which, after deleting their spam, reminds me to update the post. But that's the ONLY good thing.

Are you seeing uggly stuff too?

Rancho Santa Fe Real Estate - Rancho Santa Fe Real Estate Market Report for September 2009

As a buyer or seller in the Rancho Santa Fe real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Rancho Santa Fe, or selling your Rancho Santa Fe home.

The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky.

Here is a summary of the Rancho Santa Fe real estate market for September 2009 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Rancho Santa Fe in September is the same as August. As is somewhat common in expensive communities, the marketing time remains fairly high, although lower than in many other areas in the US. Two of the detached home sales were REOs; of the attached properties both were distress sales - 1 REO and 1 short sale, both selling for under $650K.

As of the end of September there were 8 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed by the lenders), with no change from August. Until approved these homes are considered active and, thus, are included in the Active statistics below.

As of September 2009 there were 354 Ranch Santa Fe homes for sale (94% of these are detached), a 5% decline from August. This represents an inventory of 11 months for attached homes (minor change), but 36 months for detached homes at the current rate of sales (based on a 6-month period), down 7months from August.

36 Rancho Santa Fe homes came on the market in September, 33% fewer than in August, with 8 homes going pending during the same period, almost half the number going pending in August.

While higher end homes are selling in RSF (relative to their average price), all the sales thus far this year are under $8 million. There are currently 15 homes on the market in the $10 to $35 million range, some of which have been on the market more than 1 year and several over 2 years.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. A Day Trip to Julian California - Apple Country in the Mountains

We took part of the day on Friday (on one of the most beautiful afternoons we have seen in a while, with temps in the low 90s due to the Santa Ana winds) to visit Julian California, about 50+ miles from Carlsbad in the mountains just outside the Cleveland National Forest.

Julian is an old gold rush mining town (there are still mines you can visit) and it retains much of the charm, the old homes and buildings, and the atmosphere of those times (there's even a couple of horse drawn buggies to enjoy).

At the same time, however, it has also become quite the tourist attraction for folks from all over Southern California.

At 5000 feet above sea level, Julian feels dramatically different from coastal Southern California, with lots of pine trees, and the town is known for its apples and the famed Julian Apple Pie Company, with multiple orchards and a popular winery.

There is the Main Street, and a number of side streets which offer an array of shops (e.g., Mustang Sally's), eateries (The Julian Grille is a favorite) and services, along with the famous pie company outlet, and the town is small enough to easily walk in its entirety in 1 day.

There are several charming and popular hotels and B and Bs which make a stay in Julian overnight well worth the trip through the mountains. Know that it can get quite warm in the summer but during the winter temps can get cool enough for snow and frost.

October is the busiest time, especially on weekends because of the Apple Days Festival and other events (the high school homecoming and parade was happening when we were there), and it can take time to get into the heart of town and park at peak tourist times.

Being a REALTOR, I couldn't help but stop by the windows of some of the local brokerages to check out the real estate - prices are better than at the coast, but not actually inexpensive, depending on what you want. There is quite an array of property for sale in the area, from cabins to luxury homes with dramatic mountain views, ranging in price from about $45,000 up to almost $3 million.

If you are looking for a fun place to visit and explore in the mountains, or have a hankerin' to buy (or picl) apples, head for Julian California.

Buyers in the Carlsbad real estate market seeking new homes might consider SolTerra in La Costa Greens in Carlsbad CA, if they are looking for detached homes priced under $600,000 in the La Costa area of Carlsbad.

A Lonely, Stupid REALTOR is Transformed - BEFORE ActiveRain and NOW

My first thought was that this BEFORE ActiveRain and NOW contest would be a snap. Ha!!

Once I started actually thinking about it I realized my memory was going to be significantly challenged (that happens often). Of course I joined AR in August 2006 so I'm old in blog years - those who are newer may easily recollect their before-AR personas. But let's give it a shot with the few neurons I still have.

BEFORE ACTIVERAIN I HAD NO FRIENDS.

Well, not quite - make that no real on-line friends. The shift from Internetless-friends to where I now have more than I would ever dare to try and list (not just the many casual connections but folks I call true friends) has been an amazing transformation, and one which I never would have anticipated.

And now I have personally met well over 100 AR folks from all over the country, many of them more than one time, and THAT, for me, is remarkable. Hmmm, I wonder if anyone is dating or even got married from having met via AR? Any spicy stories to share?

Before ActiveRain I knew nothing...and Now I know everything.

Ok, that's writer's privilege here to exaggerate. I knew a fair amount about real estate and marketing before AR, but that knowledge has grown exponentially, with AR being the 24/7 on-line seminar that it is. In some ways I was a child embarking on an amazing journey of learning that continues today. I have learned more about on-line marketing, dealing with short sales and REOs, dressing up my website, social media, listing presentations, dealing with buyers and sellers, different types of technology and various gadgets, and endless other topics than in any series of classes, webinars or reading I have done. Truly AR is a remarkable brain trust. If you can't get an answer to a question from at least one of the 160,000+ members, well, then, perhaps there IS no answer. Imagine the power and influence we have with all that knowledge!!

BEFORE ACTIVERAIN BLOG WAS A FOUR-LETTER WORD.

OK, blog is still a four letter word. But instead of being clueless, and fearful, about this four-letter word, thanks to AR I can actually write articles on a blog, talk with others about blogging, and even teach. AR has helped me know myself better- my likes and dislikes, my passions and interests, my values, my ethics, my emotions, my humor and sarcasm. I have a pretty good sense of my voice and what I like writing about, and discovered my creativity. Plus I think I have become more tolerant of other's perspectives, and, indeed, truly value the diversity that is ActiveRain. Nope, still don't like the bad behavior I see, which I ignore as best I can.

ActiveRain, and blogging in general, has helped me become a much better agent. I had barely lived in CA for a year when I started blogging and it has enabled me to become an area expert in many ways - housing, things to do, communities, restaurants, local happenings, to name a few - and to understand my market conditions by writing monthly market reports.

Being a source of information IS essential and I am now this in spades (so I'm told). Buyers and sellers find me on Google because of what I know and write about. How cool is that?

Before ActiveRain my business was coming from some print advertising, a few referrals (several through my broker) and luck. Having only been in CA for a year in a rapidly declining market with a zillion agents and no network when I moved here was challenging. AR has changed all that. Apart from my CRS referrals and some past clients back East, my business now comes predominantly from my blogging, including referrals in and outbound (do you know a better referral network than ActiveRain?!).

There has been a growing awareness on my part of what consumers are looking for and need in their real estate transactions in a market that is unlike any other - this has come not only from my own personal growth in my blogging, but perhaps more so from the many others who form the greatest social media network in the world that I have learned so much from and who so freely and generously share their knowledge and expertise. ActiveRain is an unbelievable gift.

ActiveRain has led to teaching at several local real estate boards, talks at several RE Bar Camps and the Women's Council of REALTORS, a panel at the recent C.A.R. convention, a Los Angeles Times article, an Agent Interview in "Thrive: How REALTORS Can Succeed in a Down Market (2009)," and interviews for several REALTOR magazines including the The Residential Specialist (CRS) for January/February 2010.

What lies ahead? A time of tremendous growth and change, an opportunity to learn from the greatest collection of brain power in real estate I can imagine, and the knowledge that where I am now is nothing like where I will be in the future.

And I look forward to more friendships around the country and beyond.
