This is largely due to the large volume of foreclosed properties being sold by the banks during the last year. Here are the single family home sales and values for Naples as a whole for comparison. Until recently, many owners have reported the banks have been unwilling to discuss changing their mortgage. However, some help may be soon at hand for some homeowners as pressure is coming to bare on the banking system for all directions. &lt;br /&gt;&lt;br /&gt;Mike Fields, Tallahassee area president of Bank of America told Florida governor Charlie Crist this week that Bank of America, the new owners of Countrywide Home Loans, is prepared to restructure 80,000 sub prime and other loans to avoid foreclosure. He said they would start in Dec 08 to look to rewriting these loans to fixed rates, possibly with reduced interest rates while writing down the principle. While foreclosures are always in the news and reducing confidence, to put it into perspective, of 100 homes people living in homes today, 68 are owners, of which 46 have a mortgage,3 are delinquent, 2 work it out and only 1 in a 100 is actually foreclosed on. This is still not good but the belief is that it is much higher and it is affecting buyer’s confidence. He said that there are other positive indicators; corporate profits are up, exports are up, and GDP is up, the dollar is strengthening. (Below)&lt;/div&gt;&lt;div&gt;There are a number of short sale properties available however, and once these do sell, it will only frustrate this better trend and push the single family home prices lower again.&lt;/div&gt;&lt;div&gt;It is unfortunate that owners involved in a short sale have no incentive at all to get a fair market value for the property and many of the banks are simply writing off the loan as a bad debt so a few extra $1,000's off the price give no incentive for the bank to hold on, they are simply wanting to unload the inventory for what they can get quickly. While other parts of the country and Florida State still struggle to recover from the housing slump of the last two years, Naples has continued to show positive signs of continued improved sales. While many wonder if we have reached the bottom of the housing market, Naples has now shown 4 months of continued improvement in sales. The increase is unlikely to be large but it he is confident it will break the recent downward trend now that the past months mortgage problems are being worked out and stabilized.&lt;br /&gt;&lt;br /&gt;He reported in December "Now that mortgage conditions have improved, some postponed activity should turn up in existing-home sales over the next couple of months, and I expect sales at fairly stable to slightly higher levels.”&lt;br /&gt;&lt;br /&gt;"The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump, and the gain in the West indicates some easing of interest rates for jumbo loans,” Yun said.&lt;br /&gt;&lt;br /&gt;Dr Yun constantly has access to study a wealth of actual past and present sales data to formulate and project sales trends before publishing any conclusion.&lt;br /&gt;&lt;br /&gt;Of course, there are many factors that are hard to estimate and work into any such prediction, such as the effect on buyers confidence to purchase while being constantly told by the media that things will get worse. Lets hope the media soon realise that while the cause can be attributed to such things as the unhealthy and frenzied buying in 2005 along with the sub prime mortgage market, the continuation of the decline now is directly related to the media's drive to report everything negative, at every opportunity and in any form available. No taxes would be owed on the value of any debt forgiven or written off.
