Fase de Projecto, além de todas as considerações com o contexto do lugar (clima, topologia, ecologia, cultura, história, etc.), quando o projectista considera o layout , i.e., a organização funcional, formal e tipológica do edifício, deve antecipar possíveis modificações com vista a uma reutilização ou ampliação e pensar a longo prazo. Assim, seria favorável se a grelha estrutural fosse simples e os serviços fossem estrategicamente distribuídos, de modo a que o restante espaço possa ser o mais flexível possível. Deve também ser ponderada uma boa acessibilidade a reparações, manutenção ou remoção de elementos. Ainda a serem pesados são o risco, segurança e impactos na especificação de materiais e técnicas de construção.&lt;/span&gt;&lt;span class="Apple-style-span" style="-webkit-border-horizontal-spacing: 4px; -webkit-border-vertical-spacing: 4px;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span class="Apple-style-span" style="-webkit-border-horizontal-spacing: 4px; -webkit-border-vertical-spacing: 4px;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span class="Apple-style-span" style="-webkit-border-horizontal-spacing: 4px; -webkit-border-vertical-spacing: 4px;"&gt;2. Durante a construção, devem ser tidos em conta a energia incorporada e os impactes ambientais dos métodos e técnicas de construção e dos materiais utilizados. Deve ser favorecido o uso de elementos pré-fabricados (de preferência standartizados ) e/ou desmontáveis e, ainda, evitar a inter-penetração de materiais e elementos, adoptar juntas secas, e também usar componentes e materiais duráveis, ecológicos e recicláveis. Para facilitar a uso eficiente do edifício, dever-se-ia facultar um guia de utilização na sua recepção, onde se indicaria o uso adequado de equipamentos, energia e recursos e ainda se podia alertar para a diminuição de emissões poluentes para a água, solo e ar. Ainda, durante a utilização, a manutenção e a reparação devem ser mínimas, e a limpeza deve ser feita com materiais ecológicos e de baixo impacte ambiental.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;

O Salão Imobiliário de Portugal (SIL) irá realizar-se de 21 a 24 de Outubro. &lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
O Salão Imobiliário de Portugal (SIL), que se realiza precisamente de hoje a um mês, de 21 a 24 de Outubro, vai disponibilizar, pela primeira vez, casas para arrendar nos três leilões que decorrem habitualmente no certame.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
De acordo com o presidente da comissão organizadora do SIL, Paulo Sousa, foi a grande procura de casas para arrendar que se tem verificado no mercado de habitação que levou a comissão a disponibilizar este tipo de produtos nos leilões.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
"Vamos ter mais de 200 imóveis no leilão, dos quais cerca de 160 são para venda e cerca de 40 são para arrendamento", disse Paulo Sousa no almoço de apresentação da edição deste ano.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
No total, os imóveis a leilão, que são praticamente o dobro dos disponibilizados o ano passado, estão avaliados em 16 milhões de euros e são exclusivos da Caixa Geral de Depósitos. "Vamos ter leilões mais amplos do que é tradicional. Além dos apartamentos, vamos ter escritórios, moradias, terrenos e garagens", realçou Paulo Sousa. No entanto, mais de 90% serão casas.&lt;br /&gt;

Os leilões decorrem nos dias 22 de Outubro, das 18.30h às 20h, e ainda 23 e 24 de Outubro, das 15h às 18h.&lt;br /&gt;

Além disso, como habitual, as empresas presentes apresentarão descontos e vantagens na compra ou arrendamento de imóveis durante o decorrer do SIL.&lt;br /&gt;

Outra novidade da edição deste ano é o O Salão Imobiliário de Portugal (SIL), "um espaço onde as diferentes autarquias dão a conhecer os seus projectos mais significativos", adiantou Paulo Sousa. Aliás, de acordo com este responsável, as autarquias terão um papel preponderante no certame deste ano para o qual se esperam 40 mil visitantes.&lt;br /&gt;

"Esperamos mais ou menos o mesmo nível de expositores da edição do ano passado, mas haverá um fenómeno de substituição, ou seja, mais autarquias que promotores", acrescentou ainda o presidente da comissão organizadora.&lt;br /&gt;

&lt;br /&gt;
A Câmara de Lisboa, co-organizadora do evento, será uma das presenças, como aliás já é habitual, e segundo Manuel Salgado, vereador de Urbanismo da autarquia, a participação será aproveitada para apresentar publicamente, o projecto de revisão do Plano Director Municipal (PDM) de Lisboa.&lt;br /&gt;

Apesar de manter as iniciais de Salão Imobiliário de Lisboa, o SIL, que se denomina desde o ano passado de Salão Imobiliário de Portugal, contará ainda com mais uma edição dos já habituais Prémios Nacionais do Imobiliário, bem como o ciclo de conferências, que terminará com o seminário nacional da Associação dos Profissionais e Empresas de Mediação Imobiliária de Portugal (APEMIP). Além disso, mantém este ano, a iniciativa lançada no ano passado da Bolsa de Arrendamento.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Esta consiste na selecção de produtos para arrendamento, com enfoque no mercado residencial, que as empresas terão em exposição juntamente com os outros produtos para venda. Nesse sentido, o SIL terá um espaço informativo que encaminhará os visitantes para as empresas e instituições que estejam a promover arrendamentos.&lt;br /&gt;

Este ano, tem como região convidada o Algarve e como país convidado, Angola.&lt;br /&gt;

Construir casa em Portugal está cada vez mais caro. De acordo com os dados do Instituto Nacional de Estatística (INE), o índice de custos de construção de habitação nova no Continente, subiu 2,5% em Agosto, face ao homólogo, o mesmo que tinha já crescido em Junho e Julho.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
A mão-de-obra até desacelerou uma décima, mas mesmo assim subiu 3,4%, enquanto que os materiais cresceram 1,3%.&lt;br /&gt;
&lt;br /&gt;
Também fazer obras em casa está mais caro. A taxa de variação homóloga do índice de preços de manutenção e reparação regular da habitação em Agosto, no Continente, acelerou três décimas e fixou-se em 1,3%. &lt;br /&gt;
&lt;br /&gt;
Esta evolução do índice agregado foi determinada pelos aumentos das componentes de produtos e serviços, que subiram 1,8% e 0,8%, respectivamente.&lt;br /&gt;

Com esta obra, Miguel Arruda transporta a memória formal de uma das suas primeiras esculturas da década de 60 para a atualidade e confere-lhe a escala e a experiência espacial da arquitetura. Uma peça em ferro, manipulável e de apenas 20 centímetros ganhou assim volume, décadas depois, permitindo o exercício da habitabilidade, numa estrutura revestida a cortiça. &lt;br /&gt;

Bragança, Viseu, Coimbra e Viana são os campeões das renováveis&lt;br /&gt;

O conceito de produção energética descentralizada tem ganho maior significado, nos últimos anos, com a expansão dos sistemas de microgeração que qualquer consumidor já pode instalar em sua casa. Mas outro fenómeno de descentralização está a ganhar relevo. &lt;br /&gt;
&lt;br /&gt;
Os distritos de Bragança, Viseu, Coimbra e Viana do Castelo lideram, destacados, a produção de energias renováveis em Portugal e foram responsáveis, em 2009, por quase metade da geração nacional de energia limpa. &lt;br /&gt;
&lt;br /&gt;
Os dados da Direcção Geral de Energia e Geologia (DGEG) atestam o crescimento das renováveis nestas regiões. Em 2009, o distrito de Bragança, mais exposto à produção hídrica, aumentou em 27% a produção de renováveis, para 2,67 terawatt-hora (TWh). Os empreendimentos na região de Viseu produziram 2,2 TWh, mais 27% que em 2008. Viana do Castelo e Coimbra ultrapassaram 1,9 TWh de energia verde, com crescimentos anuais de 35,3% e 40,2%, respectivamente.&lt;br /&gt;

De acordo com a empresa, este sistema “combina a energia solar térmica e a energia geotérmica num sistema tecnicamente eficaz e imbativelmente vantajoso a longo prazo”.&lt;br /&gt;
“A independência absoluta das energias fósseis recorrendo a recursos renováveis, que utilizam simplesmente a energia solar, durante todo o ano — não é apenas possível em países com grande exposição solar, mas também em climas mais frios”, elucida.&lt;br /&gt;
O Sistema de Gestão de Energia (EMS) da Immosolar, “aposta numa conjugação inteligente de uma instalação de energia solar térmica com uma bomba de calor. Dependendo da temperatura pretendida e da necessidade energética, o Sistema de Gestão de Energia (EMS) alimenta os diferentes níveis de acumulação de energia (temperatura pretendida controlada por prioridades): consoante o edifício, estes podem ser um acumulador integrado de água quente, um acumulador geotérmico, uma piscina ou o núcleo de betão do edifício, tanto para aquecimento como para arrefecimento”.&lt;br /&gt;
Deste modo, o Sistema da Immosolar “permite o aproveitamento optimizado da energia solar para o aquecimento e arrefecimento de edifícios. Mesmo em dias mais frios, em que a energia solar disponível não é suficiente para aquecer o acumulador de água quente, é aproveitada a radiação difusa recebida pelos colectores solares para aquecer o acumulador geotérmico. Os colectores estão, por isso, todo o ano em funcionamento e a energia solar é aproveitada até ao último kWh”, garante a mesma fonte.&lt;br /&gt;
A unidade inteligente de controlo e do sistema hidráulico alimenta a bomba de calor sempre com a temperatura ideal, a partir dos colectores solares e/ou do acumulador geotérmico.&lt;br /&gt;
Quando a energia solar não fôr suficiente para satisfazer as necessidades energéticas, é utilizada a energia acumulada na componente geotérmica recorrendo a uma bomba de calor, explica a empresa.&lt;br /&gt;
“Com temperaturas no acumulador geotérmico da ordem dos 18 ºC e, consequentemente, de um pequeno diferencial de temperatura entre a fonte e a carga, a bomba de calor atinge coeficientes de desempenho (COP’s) extremamente elevados”.&lt;br /&gt;

Comprar, construir ou arrendar uma casa é uma decisão que envolve muitas e importantes questões. Se pretende mudar de casa, eis a altura certa para olhar para o futuro espaço de forma mais sustentável. A Quercus vai tentar ajuda-lo nesta decisão, de forma a torná-la social, económica e ambientalmente equilibrada. Apresentando 25 sugestões, vamos tentar contribuir para que a sua decisão seja o mais próxima dos seus padrões de conforto, “poupando na sua carteira” ao mesmo tempo que “poupa no ambiente”!&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
1. A localização de um edifício é muito importante no que respeita às necessidades térmicas do espaço interior. Estas necessidades estão contempladas no Regulamento de Características de Comportamento Térmico dos Edifícios (RCCTE), onde se apresentam estratégias que contribuem significativamente para a melhoria do desempenho térmico dos edifícios. Procure aconselhamento especializado para verificar se a casa que vai habitar cumpre este Regulamento tanto para a situação de Verão como para a situação de Inverno.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
2. Prefira um local arejado com pouco trânsito automóvel, o que se traduz em menos poluição e, bem servido de transportes públicos, para que os possa usar em alternativa. Se lhe for possível habitar próximo do seu local de trabalho, desloque-se a pé. Far-lhe-á bem à saúde e contribuirá para um ambiente mais saudável.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
3. O Sol é a nossa maior fonte de energia. Tire disso o melhor proveito escolhendo uma casa maioritariamente orientada a Sul de molde a minimizar consideravelmente as necessidades de aquecimento durante a estação de Inverno. A radiação solar incide nas janelas de vidro e aquece de forma natural o espaço interior.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
4. Durante a estação de Verão, há que impedir o sol de incidir nas janelas voltadas a Sul, verifique se as janelas possuem uma protecção pelo lado exterior: uma pala, persiana ou até vegetação (de folha caduca no Inverno).&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
5. Se a casa que vai habitar tiver janelas orientadas a nascente (Este) ou poente (Oeste) necessita obrigatoriamente de persianas exteriores, pois é nestas orientações que o sol incide mais horizontalmente. É imperativo, durante a situação de Verão, correr estas persianas, protegendo o vidro, pela manhã a Nascente e ao final da tarde a Poente.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
6. O lado Norte da casa deve ser reservado a W.C.s, arrumos, ou outras divisões que necessitem de poucas aberturas (ou mesmo nenhuma) para o exterior. É nesta orientação que se originam grandes perdas térmicas através do vidro durante a estação fria. Se for impossível a escolha de uma casa sem divisões orientadas a Norte, então tenha sempre presente esta questão.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
7. As fachadas envidraçadas originam grandes ganhos térmicos na estação quente e perdas térmicas muito consideráveis durante a estação fria, o que implica sistemas de climatização adicionais para corrigir este efeito. A área de envidraçado de uma divisão não deve ultrapassar 15% da área de pavimento dessa divisão.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
8. Devemos também tirar partido do sol no que respeita a iluminação. Prefira divisões iluminadas naturalmente para minimizar a necessidade de iluminação artificial. Existem no mercado equipamentos de transporte de luz natural para divisões não iluminadas. Este “transformador de luz natural” canaliza a luz do exterior para o interior.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
9. Sempre que necessária a iluminação artificial, opte por lâmpadas de baixo consumo e por iluminação localizada (só apenas onde é de facto necessária). Esta iluminação deverá ser provida de dispositivos para regulação do ambiente luminoso.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
10. Se a casa que vai habitar ainda não possui equipamentos electrodomésticos, prefira, sempre que possível, os de Classe A, mais eficientes no que respeita ao consumo de energia e ao contrário do que se pensa não são necessariamente mais caros.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
11. A localização e orientação solar, bem como a construção do edifício, é determinante para se ter uma casa confortável, do ponto de vista térmico. Verifique na Ficha Técnica da Habitação (FTH) como são as paredes exteriores do edifício. Deverá optar por soluções de parede dupla com isolamento ou parede simples com isolamento pelo exterior da parede.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
12. O isolamento térmico adequado é determinante para evitar perdas de calor no Inverno ou ganhos de calor no Verão, mantendo assim uma temperatura constante no interior de sua casa. Prefira um material de isolamento com um baixo índice de condutibilidade térmica (U-value), mas com baixo teor de energia incorporada (energia consumida desde a extracção da matéria prima até ao produto final).&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
13. Verifique as caixilharias e o vidro. Aquelas com corte térmico (são fabricadas de forma a promover uma redução da transmissão térmica entre 40% a 60%) e vidro duplo são as mais indicadas do ponto de vista de conservação de energia. No entanto, deverá optar por caixilharias com grelhas de ventilação, para facilitar a renovação do ar.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
14. Dê especial importância aos materiais utilizados, preferindo os de baixo impacte ambiental, não só na sua produção, mas também ao longo da sua vida útil. Informe-se sobre o poder de reutilização ou reciclagem dos materiais utilizados na sua casa.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
15. É importante escolher materiais homologados e/ou com marcação CE e, nos casos mais importantes, solicitar os certificados de conformidade de acordo com as especificações aplicáveis, emitidos por entidades idóneas e acreditadas, seguindo as instruções dos fabricantes para a aplicação dos mesmos.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
16. Verifique se a cobertura do edifício (terraço ou telhado), está adequadamente isolada (poderá fazê-lo através da FTH). Prefira um isolamento imputrescível e resistente à água, preferencialmente colocado sobre a laje e sobre a camada de impermeabilização.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
17. Se o pavimento de sua casa estiver em contacto com o solo, opte por isolantes térmicos imputrescíveis e resistentes à água, ou pavimentos com caixa-de-ar e devidamente impermeabilizados para evitar perdas térmicas ou outras patologias associadas através do solo (estas soluções construtivas devem vir explicadas na FTH)&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
18. A renovação do ar interior é muito importante para que se mantenham as condições de salubridade interior nos edifícios. Uma casa insuficientemente ventilada poderá gerar humidade através dos vapores que se formam, afectando o conforto ou mesmo a saúde dos habitantes. Verifique se as caixilharias possuem dispositivos que permitem a ventilação.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
19. As cores utilizadas nas fachadas e coberturas também influenciam o conforto térmico. Seja selectivo na escolha da cor de sua casa, considerando que, as cores claras não absorvem tanto o calor como as cores mais escuras (enquanto uma fachada branca pode absorver só 25% do calor do sol, a mesma fachada, pintada com cor preta, pode absorver o calor do sol em 90%).&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
20. Se a casa que pensa habitar está provida de equipamentos que funcionam à base de energia renovável, tanto melhor! Se vai construir é altura de os aplicar. De entre os vários existentes no mercado destacam-se:&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Colectores solares térmicos&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Estes equipamentos captam a energia do Sol e transformam-na em calor, permitindo poupar até 70% da energia necessária para o aquecimento de água. O RCCTE diz que todos os edifícios novos com condições de exposição solar adequada serão obrigados a ter, sempre que seja tecnicamente viável.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Painéis solares fotovoltaicos&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Estes painéis constituem uma das mais promissoras formas de aproveitamento de energia solar. Por meio do efeito fotovoltaico, a energia contida na luz do Sol é convertida em energia eléctrica. Estes sistemas podem ser utilizados em locais isolados, sem rede eléctrica, ou como sistemas ligados à rede.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Bombas de calor geotérmicas&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
São sistemas que aproveitam o calor do interior da Terra para o aquecimento do ambiente. Actuam como máquinas de transferência de calor. No Inverno, absorvem o calor da Terra e levam-no para sua casa. No Verão, funcionam como ar condicionado, retirando o calor de sua casa para arrefece-lo, no solo.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Mini-turbinas eólicas&lt;br /&gt;
&lt;br /&gt;
A energia do vento acciona estes sistemas para fornecer electricidade a uma micro-escala. Embora as micro-turbinas eólicas mais comuns sejam colocadas no terreno, existem umas de pequena dimensão que podem ser colocadas no topo das habitações. Podem significar uma redução do consumo de electricidade de 50% a 90%.&lt;br /&gt;
&lt;br /&gt;
Sistemas de aquecimento a biomassa&lt;br /&gt;
&lt;br /&gt;
A biomassa pressupõe o aproveitamento da matéria orgânica (resíduos provenientes da limpeza das florestas, da agricultura e dos combustíveis resultantes da sua transformação). Em casa, este tipo de matéria pode ser utilizada, por exemplo, em sistemas de aquecimento, representando importantes vantagens económicas e ambientais.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
21. Existem no mercado torneiras de regulação do fluxo de água, que permitem reduzir o caudal estimulando a poupança deste recurso. Se a casa que vai habitar não possui estas torneiras, existem peças acessórias redutoras de caudal.&lt;br /&gt;
&lt;br /&gt;
22. Verifique se os autoclismos são providos de dispositivos de dupla descarga que induzem poupança de água. (Poderá ainda colocar quando possível, uma ou duas garrafas de água com areia no interior, dentro do depósito do seu autoclismo. Isso significa poupar até 3 litros de água por descarga).&lt;br /&gt;
&lt;br /&gt;
23. Se vai construir a sua casa e tem terreno disponível, tem a possibilidade de a equipar com mini estações de tratamento de água ou mini cisternas de armazenamento de águas pluviais, para posteriores utilizações em descargas não potáveis (como regas de jardim, autoclismos ou lavagem de automóveis).&lt;br /&gt;
&lt;br /&gt;
24. No caso de vir a habitar um edifício de vários condóminos, verifique se no prédio existe espaço destinado a contentores adequados à separação de resíduos domésticos.&lt;br /&gt;
&lt;br /&gt;
25. Dentro de sua própria casa opte sempre por um depósito de resíduos domésticos com pelo menos três divisões para estimular a separação destes resíduos.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Para terminar, se tiver oportunidade de reabilitar em vez de construir de novo, e se essa opção for economicamente viável, está desde logo a ter uma atitude mais sustentável. Reabilitar um edifício existente possibilita a diminuição dos impactes resultantes da energia associada à produção de um novo e da extracção das respectivas matérias-primas, para além de contrariar a tendência do crescimento urbano excessivo e a ocupação e impermeabilização de novas áreas de solo importantes para a conservação dos valores e equilíbrios naturais e para as várias actividades humanas!&lt;br /&gt;

&lt;br /&gt;
&lt;br /&gt;
Projectar e construir um edifício considerando a envolvente climática é o objectivo da arquitectura bioclimática, um conceito que, afinal, não é nada de novo, uma vez que nasceu com as primeiras habitações construídas pelos homens. Todavia, os princípios da arquitectura bioclimática têm sido esquecidos e ignorados na construção das habitações modernas, onde a utilização do betão e das “soluções fáceis” continua a dominar, com consequências nefastas no consumo energético e na vida dos edifícios. Na Madeira, o conceito de arquitectura bioclimática dá ainda passos tímidos. &lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Da utilização do conceito de arquitectura bioclimática advêem ganhos bastante significativos. Tanto no Inverno, como no Verão, quase não precisa de aquecer ou arrefecer as divisões de casa. Tal repercute-se na conta da electricidade e de gás, mais baixa do que em construções onde o conforto térmico não está assegurado. &lt;br /&gt;
&lt;br /&gt;
Tal como realçou ao JM o Eng.º Filipe Oliveira, da Agência Regional de Energia e Ambiente da Região Autónoma da Madeira (AREAM) tem um clima bastante favorável à adopção dos princípios da arquitectura bioclimática. &lt;br /&gt;
&lt;br /&gt;
Deste modo, salienta haverem “princípios simples que pode serem aplicados na construção das habitações, como seja fazer os sombreamento, a orientação, a ventilação natural e o aproveitamento da luz natural”.&lt;br /&gt;
&lt;br /&gt;
Todavia, realça que embora “estes princípios sejam do senso comum há quem aplique mal e ourtos procuram aplicar melhor”.&lt;br /&gt;
&lt;br /&gt;
A falta de conforto térmico nas casas resulta de problemas construtivos. Para ultrapassar o desconforto, gasta-se electricidade em excesso para aquecer ou arrefecer. Porém, as casas construídas segundo critérios bioclimáticos apresentam temperaturas que, na maior parte do ano, dispensam equipamentos de aquecimento ou arrefecimento. &lt;br /&gt;
&lt;br /&gt;
Assim, como acentua Filipe Oliveira, na arquitectura bioclimática, a exemplo do que foi feito na Casa Solar do Porto Santo, “podem-se utilizar entradas de ar subterrâneas em que o ar entra por debaixo da terra e arrefece e quando entra dentro de casa já fresco, o que é uma grande vantagem no Verão”.&lt;br /&gt;
&lt;br /&gt;
Por outro lado destaca a utilização de “janelas fingidas” ou “parede de Trombe”, em “que do lado de fora tem um vidro e por detrás da janela tem uma parede, em betão ou pedra, em que o sol passa através do vidro e aquece a parede que, depois, durante a noite vai libertando calor”.&lt;br /&gt;
&lt;br /&gt;
Deste modo, sublinha “existirem muitas soluções “para aquecer” ou “arrefacer” uma casa, destacando que na arquitectura solar passiva ou na arquitectura bioclimática “o motor ou a fonte de energia é o sol e o vento”.&lt;br /&gt;
&lt;br /&gt;
“É o vento na parte da ventilação, para fazer entrar e sair o ar, e o sol, que faz aquecer e circular o ar”.&lt;br /&gt;
&lt;br /&gt;
Neste âmbito destaca a importância de uma casa estar bem orientada, de modo a receber o máximo de luz solar, o que, conjugado com entradas de ar na habitação, nomeadamente pode debaixo da terra, “quanto mais sol tiver mais circulação de ar faz”.&lt;br /&gt;
&lt;br /&gt;
Os materiais de construção também influenciam as condições climatéricas no interior. A inércia térmica, própria dos materiais pesados, como dos tijolos maciços e da pedra, é importante em casas bioclimáticas. Com grande inércia térmica, mantêm-se mais tempo frescas durante o dia, enquanto armazenam calor, que libertam à noite.&lt;br /&gt;
&lt;br /&gt;
Por isso Filipe Oliveira destaca a importância da “inércia térmica” na habitação. “Se tiver isolamento térmico por fora, a massa que está por dentro vai armazenar o calor no interior, o que quer dizer que se houverem uns dias muito frios as paredes como estão quentes vão manter o calor e uniformizar a temperatura dentro de casa, o mesmo acontecendo nos dias de Leste”.&lt;br /&gt;
&lt;br /&gt;
Questionado sobre a razão por que os conceitos da arquitectura bioclimática não são mais vezes utilizados na construção das habitações, salienta que tal deve-se ao facto de que “obriga o arquitecto a pensar”, referindo que são sobretudo os arquitectos mais novos a valorizar estes princípios. Assim, salienta que muitos arquitectos “têm pouca sensibilidade” para a aplicação dos conceitos da arquitectura bioclimática. “Preocupam-se com o interior, com a distribuição de espaços, com a ocupação do lote - embora muitas vezes o terreno seja um factor limitativo - e porque sempre fizeram assim têm mais tendência a fazer de forma idêntica. Quando o projecto é ditado pelos promotores imobiliários a construção segue o princípio do mais barato, embora algumas destas soluções da arquitectura bioclimática não sejam as mais caras”, sublinha.&lt;br /&gt;
&lt;br /&gt;
Embora reconheça que hoje em dia a legislação obrigue à utilização de técnicas que conduzem a uma melhor eficiência energética dos edifícios, Filipe Oliveira realça que um edifício que utilize as soluções da arquitectura bioclimática “tem um bom desempenho energético, embora o que é exigido não leva a que haja uma generalização do bioclimático”.&lt;br /&gt;
&lt;br /&gt;
Considerando um cenário de consumo de 12.500 kWh/ano, correspondente a um gasto de electricidade de cerca de € 65 mensais e de € 35 de gás, a redução em 80% da fatia do aquecimento significa uma poupança anual superior a 250 euros. &lt;br /&gt;

Técnicas de construção. Para perceber como aplicar algumas técnicas na sua casa, de modo a conseguir um maior conforto térmico, pode recorrer às agências de energia, municipais ou regionais. A ADENE (www.adene.pt) ou AREAM (www.aream.pt) tem informação sobre o Sistema de Certificação dos Edifícios e os novos regulamentos.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
A orientação das fachadas da casa a Sul é favorável, no Inverno ou Verão, desde que com sistemas de sombreamento a proteger do sol directo. Numa sala de 30 m², por exemplo, as necessidades de arrefecimento podem aumentar em 1 kW, se a sala for orientada a Oeste, em vez de a Sul.&lt;br /&gt;
&lt;br /&gt;
O isolamento térmico das paredes simples previne fugas de calor entre o interior e o exterior da habitação. O mesmo deve ser colocado no exterior, revestindo paredes e vigas e evitando as pontes térmicas. Uma parede simples isolada pelo exterior evita até 50% das perdas de calor.&lt;br /&gt;
&lt;br /&gt;
Os vidros duplos protegem do calor e do frio. Têm duas camadas de vidro, separadas por uma câmara de gás inerte, de maior efeito isolante. As perdas de calor para o exterior reduzem-se em 45% com uma janela de vidro duplo e caixilharia isolante.&lt;br /&gt;
&lt;br /&gt;
A chamada Parede de Trombe é constituída por um vidro exterior orientado a Sul, uma caixa-de-ar e uma parede de grande inércia térmica (de tijolo maciço, por exemplo). Estas paredes acumulam o calor do Sol durante o dia, transmitindo-o para o interior durante a noite.&lt;br /&gt;
&lt;br /&gt;
A técnica de arrefecimento pelo solo permite refrigerar as divisões, fazendo passar ar do exterior por tubos enterrados, onde arrefece, sendo depois libertado na casa. No Inverno, o mesmo sistema permite pré-aquecer o ar.&lt;br /&gt;
&lt;br /&gt;
A água pode ser usada para arrefecer o ar. Caso haja espaço disponível em frente à habitação, é possível criar espelhos de água. A evaporação da água dá-se junto às paredes exteriores da casa, diminuindo a temperatura do ar em seu redor.&lt;br /&gt;
&lt;br /&gt;
As palas, ou varandas, por cima das janelas ajudam, durante o Verão, a quebrar a incidência directa do Sol.&lt;br /&gt;
&lt;br /&gt;
As janelas basculantes permitem, com o estore parcialmente fechado, arejar a casa. Por sua vez, as janelas pequenas evitam o arrefecimento excessivo das casas viradas a Norte.&lt;br /&gt;
&lt;br /&gt;
A forma do edifício influencia as perdas e os ganhos de calor entre o interior e o exterior. Quanto mais compacto for o edifício, menor serão as perdas energéticas. Além disso, uma casa baixa está menos exposta ao vento.&lt;br /&gt;
&lt;br /&gt;
O uso de vegetação, de preferência a Este e a Oeste, evita a entrada de radiação solar directa através das janelas e protege as paredes exteriores do excesso de calor. A vegetação também protege do vento e oxigena o ar.&lt;br /&gt;
&lt;br /&gt;
A utilização de painéis solares fotovoltaicos permite converter a energia solar em eléctrica, enquanto os colectores solares têm a vantagem de usá-la para aquecer água. A instalação destes sistemas leva à redução do consumo de energia eléctrica. &lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Legislação não ajuda à aplicação dos princípios da arquitectura bioclimática&lt;br /&gt;
&lt;br /&gt;
«As pessoas estão pouco esclarecidas»&lt;br /&gt;
&lt;br /&gt;
Ara Rodrigo de Castro é um jovem arquitecto que procura aplicar na construção de casas e edifícios os princípios da arquitectura bioclimática, reconhecendo no entanto que os obstáculos são vários.&lt;br /&gt;
&lt;br /&gt;
Salienta que esta arquitectura “sempre se fez, desde o que o homem surgiu no planeta, pois desde o Pólo Norte ao Pólo Sul todas as habitações eram feitas consoante o clima e o local, utilizando os materias disponíveis nesse local, o que fazia com que as casas se tornassem quentes do Inverno e frescas no Verão”.&lt;br /&gt;
&lt;br /&gt;
Todavia, realça que “com a Revolução Industrial e com o paradigma da Escola Bauhaus, com a construção em betão, tudo foi destruído, passando-se a construir rapidamente”.&lt;br /&gt;
&lt;br /&gt;
Deste modo, Rodrigo de Castro destaca que “as casas de pedra antiga madeirenses” eram feitas com os princípios da arquitectura bioclimáticas, ou seja, “viradas a sul, com as paredes com uma determinada espessura e com as aberturas correctas, o que fazia com que o sol aquecesse a casa durante o dia e o calor fosse libertado no interior da casa durante a noite, aquecendo a casa”.&lt;br /&gt;
&lt;br /&gt;
Portando, acentua que o objectivo da arquitectura bioclimática “é projectar consoante a natureza do próprio local e do clima e com os materiais do local”.&lt;br /&gt;
&lt;br /&gt;
Deste modo, este jovem arquitecto considera que “pouco se fez em Portugal no âmbito da arquitectura bioclimática”, realçando que a maioria das “pessoas estão pouco esclarecidas e elucidades”, destacando que “muitas vezes o papel do arquitecto é desvalorizado em favor do técnico”.&lt;br /&gt;
&lt;br /&gt;
Assim, culpa o decreto-lei 73/73 por esta situação que permite que os engenheiros técnicos possam assinar projectos de arquitectura “deixando o papel do arquitecto um pouco à margem da sociedade”, isto a par da falta de exigência de “projectos de execução” na maior parte das construções.&lt;br /&gt;
&lt;br /&gt;
Rodrigo de Castro, salienta, assim, que estes factores contribuem para “que não haja um controlo da qualidade e execução dos edifícios”, o que, acentua, “contribui para por de parte os princípios da arquitectura bioclimática”.&lt;br /&gt;
&lt;br /&gt;
Para além de defender uma alteração da legislação, considera que será sobretudo pelo factor de “imitação” que a arquitectura bioclimática irá se impor, uma vez que se as pessoas souberem que o vizinho tem uma casa que gasta metade da energia que consomem “vão querer também ter uma habitação igual”. &lt;br /&gt;

Miguel Poisson, o director geral da ERA Imobiliária afirma que 2009 foi o melhor ano de sempre da rede de mediação desde a sua entrada em Portugal. A facturação de Janeiro antecipa um "ano de 2010 muito positivo" para a ERA, frisa o gestor.&lt;br /&gt;
&lt;br /&gt;
O crescimento final de 17% nos negócios da ERA Imobiliária em 2009 foi conseguido, essencialmente, com os resultados do segundo semestre? O segundo semestre de 2009 foi claramente melhor do que o primeiro. Enquanto no primeiro semestre ficámos abaixo do período homólogo de 2008 no que diz respeito ao volume de facturação, no segundo semestre de 2009 obtivemos um incremento de facturação de 46% face ao segundo semestre de 2008. Estes números reflectem bem a força com que a rede ERA acabou o ano 2009, e os resultados obtidos em Janeiro de 2010 antevêem um ano muito positivo para nós. Relembro que apesar das dificuldades conjunturais sentidas no primeiro semestre de 2009 (na qual tivemos que enfrentar a quase paralisação da maioria das entidades bancárias na concessão de crédito à habitação) a rede ERA conseguiu em 2009 os melhores resultados de sempre desde a sua entrada em Portugal em 1998. A ERA aumentou a sua facturação em 17% em 2009 enquanto o mercado caiu 14% em Portugal. As equipas das nossas 200 agências fizeram um trabalho excepcional. Enquanto muitas empresas no sector bloquearam em 2009, as nossas equipas foram para o terreno fazer o seu trabalho com mais dedicação do que nunca.
