Central Florida Real Estate Happenings ----- The market is beginning to stabilize between buyers and sellers!

I have been tracking the Orlando and central Florida
real estate market all of my real estate career..... that
is 13 years of information my clients can depend on!

From statistics in the marketplace now, the balance bet-
ween buyers and sellers at at almost a balance. Believe
me when I say that balance RARELY stays for long! When
the current market changed into the bearish buyers market
we have had for the last several years, the change happened
in a matter of about 2 weeks! People did not realize it until
it was too late.

People who bought homes in the final months of that awesome
sellers market were left holding onto homes that were WAY
over priced because of the feeding frenzy created by the low
interest rates and the deceptive teaser rates mortgage companies
and loan officers were advertising. When homes stopped appric-
iating, home owners were shocked and were left with large bala-
ncesheets and were upside down in what they owed verses what
their homes were worth.

Home owners take note of these latest statisctics:

There is just over an 8 month supply of homes for sale
in the Orlando and central Florida real estate market;
when the market has 6 months of supply it is considered
by housing pundits to be balanced between buyers and
sellers.
In June, REALTORS® sold over 43% more homes than in
June of last year, making the area’s year-to-date sales
an increase of almost 44%. If that is not a rebound, I don't
know what is!!
46% of those completed transactions were homes in "Special
circumstances" ~~ Bank owned, Sold as-is, corporate owned,
in foreclosure, in pre-foreclosure, or sold as a short sale. That
HIGH NUMBER is reported in EVERY single market report I do.
I always point out the DEALS to buyers of central Florida real
estate, so YOU can SAVE MONEY!
There is more than double the number of homes currently
awaiting closings (7,230) than in June of last year (3,329).

There are currently almost 18,000 residential homes available for purchase through the Orlando Regional MLS. Inventory fell from last month. Compared to last year, the June 2009 inventory level is just over 27% lower than it was in June 2008.

The Forbes Traveler named Orlando, Florida North Americas
Number 1 ranked vacation spot in its most recent list of places to go for a vacation in the USA, Canada, Mexico and the Caribbean.

Forbes based its rankings on 15 of the top vacation spots from
information collected on flights, hotels, vacation packages and customer preferences.

The other top destinations in the upper five are New York City Las Vegas, San Francisco and Los Angeles.

It looks like if you are going to be making plans for a vaction,
Orlando, Florida is THEE place to be!!

Christianity and Real Estate ~~~ KFC...and other prayer requests....

It has been about a week or so since I posted a prayer request
for a manager who wanted to hire me for an assistant manger
position with KFC.

His father went into the hopsital for open heart surguery...

I have talked to the hiring manager today and HE went into the
hospital also over the weekend.

Everything is fine with both men, I am glad to report.

There is only ONE hitch in all of this:

There is a hiring FREEZE on for KFC right now. I am over qualified
for a shift supervisor position, BUT they cannot hire assitant managers
right now because of the economy. I HAVE THE JOB...but they cannot hire me....

BOY am I being tested....... my car will not start and has NOT started
since two weeks ago after I came home from the interview with KFC.

I DO have a person that will look into why it isn't starting.

The car has a NEW starter... as you have prob. read in my past account:

I just changed out the spark plugs for platinum dual fire plugs.
I just changed out the spark plug wires also.

I have been told that the ignition coil(s) OR the ignition contorl module are faulty.

I have already purchased one new ingnition coil.

A replacement ignition control module costs about $100.00 including tax.

I am saving up my pennys to purchase this hardware, if I eventually need it.

I am only working 2 days per week at an IHOP in Lee Road in Orlando.
So money is VERY VERY tight.

Keep on praying for me guys and girls!!

Christianity and Real Estate ~~~ The prayer requests keep coming!!

Well, it has not even been a day or two and I have ANOTHER
prayer request from a listing agent I know. She and I are in
negotiations between the owner and my buyer for a mobile
home/RV park near Disney Property.

I have been trying to get the P&L statment and other pertinent
figures for my buyer from the listing agent.

I e-mailed her this morning at about 10AM for the documents.
It is around 6PM now and I had not heard a thing. So, I gave her
a call.

She said she was not looking at and will not be seeing her e-mail
today... she was taking a day off. I found that kind of unsual to be
taking off a work day in the middle of the week, so I asked if there was anything going on I could pray for her about.

She gave a small laugh and told me it was for a friend of hers...
the friends baby was in the hospital. I told her I would be praying...

I hope you all will join me in this prayer of love for this little creation
of God. I do not know what is wrong, but I do know GOD DOES....

May the Lord bring this little one to complete health and happiness....
no little baby should have such trauma.....

Christianity and Real Estate ~~~ A prayer request for someones father..

Hey there!!

I am in the middle of looking for a company to replace
the lost income I had with Red Lobster.

Last week I had a great interview with the manager of
a local Kentucky Fried Chicken. He gave me a form to sign
for a background check and said he would get back to me.

I called him Monday morning for any news and he said,

"I have not made up my mind about who to hire yet......
There is a LOT going on and my dad is going into the
hospital to have open heart surgery...I will get back to
you by Thursday."

I told him I would pray for his dad... he thanked me and
we hung up.

I am asking that you bring this mans fathers situation to
the Lord... the mans name that interviewed me is
Herb McKinney.

I know the Lord will guide you as to what to pray for.....

I am praying this surgery goes well and that the Lord is
near to the whole family and gives them his comfort and
peace.

I am sure my background check went well as he did not say
anything to the contrary.

May the Lords will be done........

Central Florida Real Estate Happenings ~~~ Continued strength in the market!!

The central Florida real estate market is continuing to florish,
according to sales numbers contrasting this year from last year.

44% MORE sales have been made year to date over last year.
38% more homes sold in May this year than in 2008.

Driving this sales wave are the homes in "Special Circumstances":

51% of homes sold this year were bank owned or
"distress sales". The Knights Team reports on these homes
in city and community market reports every week.
This has driven the median home price in central Florida
down to $130,000.
The median price for "normal" homes being sold is $165,000
(Homes NOT being sold in distress situations), so home owners
who sell their home and do not tap into their equity should make
a good return on thier investment, assuming they have been in
their home for around 5 years or more.

Pending sales are also WAY up over last year at this time:

There are over 6,600 homes currently pending to close, as
opposed to about 3,200 last May.
3,400 of those homes under contract in May of this year were
put into agreements in that month alone, which is a forward
looking indicator of an further imporoving of the central Florida
real estate market.

The first time homebuyer affordability index is WAY over 100%, which means any person making the reported median state income of $35,600 or more can purchase a home from the over 6,500 homes advertized in the regional central Florida MLS for $155,000 or less.

Christianity and Real Estate ~~~ The NEW Church I Am At!!

Well now... here are some photos and information
about the new church God has led me to......

God does NOT do this in my life without making me
SURE there is a VERY good reason for moving from
one church to another........ the relationships and networking
that is done at a church is VERY important if a Christian is to
be fruitful in anything....the prayer support and encouragement
is so very important...... MUCH like being in "Christianity and
Real Estate". ... the ActiveRain© Group I founded back in Jan.
2007.

So many times I have read a post in the group
or have seen a comment that has totally ministered to me
and brought healing, wisdom, encouragement, and/or warning.....
THAT is what "Christianity and Real Estate" is all about!!

We want to show everyone that there is a difference between
those who life for themselves and those who live for the
Messiah ~~~ Jesus.

It is a totally different type of lifestyle Jesus wants for us as
Christians...to live like He does...and NOT like we THINK or
even sometimes WANT to live in our own wisdom, insight
or perception.

The guy above is one of the Ministers on staff at Faith Assembly.
He is teaching the new membership class and right now we are
in a part of the class called "The Blessed Life"...it is ALL about
being an EXTRAVAGANT giver in life and what God will do when
we live like that..... I can tell you I NEVER thought this was the
way the Lord wanted me to be, because every time I gave a LOT
of money to the kingdom of God, I ALWAYS got taken advantage
of..... to the tune of MANY tens of thousands of dollars!!!

Thank goodness I did NOT get detoured from continuing to search for the truth and I have conformation that "Giving to GIVE" is THEE
BEST way to live!! Let me explain that phrase right now.....
Many TV Evangelists tell people to give to get a blessing. In
this teaching at Faith Assembly, I have had it come into my soul
and spirit that we are to Give so God can give MORE back to us, so we
CAN GIVE EVEN MORE!!!

The first motive "Give to recieve a blessing" makes a person SELFISH.
I do not think God is pleased at a persons heart that gives to
receive a blessing. He is GLAD the gift (money, material possessions, etc.)
is given, BUT the persons HEART has not been changed at all into a
heart that Jesus lives through.....because the basic motive is selfish in
nature. That person is only giving to receive something back.

NOW...think of the person who Gives to Bless...without thinking of
receiving back ANYTHING...... God looks down from heaven and
BLESSES that person and gives them MORE than they had before....
so they can GIVE MORE into Gods kingdom and to the poor, destitute
and downtrodden. THAT is what this teaching is all about!!!

To say that the people I have met at Faith Assembly are special is
an UNDERSTATEMENT! I have seen so MUCH generosity of heart
at this church it is UNBELEIVEABLE!! These members of this church
have taken to HEART the message Jesus has for us to GIVE to GIVE.....

Take their food ministry for instance....Angel Food Ministry.... this
Ministry is for people who want to SAVE MONEY on buying GREAT
quality food! I have no idea how it works.... BUT it is AWESOME!!
You can get food for a family of FOUR for a whole month for MUCH
less than it would cost you at WALMART !! THIS is NO JOKE!! I, as
a single guy, can buy one of thier boxes of mixed meats (Chicken,
Steak, etc.) and live from it for a MONTH...and it costs just $30.00 !!!

Now we go to the Singles Ministry..... seeing as I have been separated
from my wife for over 2 years now, in my heart I am single..... if we get
back together...I will be a very happy guy.... BUT for the mean time I
am in the singles ministry because I do not have my wife living with
me. Now... SOME people would balk at that....BUT I have NOT gone on
a date with ANY of the ladies in the group, NOR have I expressed an
interest in any of the ladies there either...I treat ALL the women there
as sisters....NOT as potential future mates... and they respect me for
that attitude. The leadership of this group of single Christians are
examples of what it is to be a single person separated unto Gods work.

They are separated (the bible calls this being Holy) to HIM...TOTALLY
and COMPLETELY!!! And it shows!!! The class "How NOT to Date a
LOOSER" I am currently attending is all about how to spot and stay
away from those who are NOT companionship material in a Christian
sense. I wish I could go into all the details of the classes I have been to....
Everything out of the teachers mouth is straight from the Word of God...
and it is AWESOME!! I am SOOOooooo glad to be a part of this group!!

The Singles Ministry is called, "Complete in Christ" which means if
you are single, you do NOT NEED a mate, because the Lord Jesus your
Messiah is everything you need! A LOT of people think they "need" a
mate to "complete them" or to give them security or peace. The fact
is... you do NOT NEED a mate to do ANY of those things.... our Messiah
is ALL you need.... Some of the Apostles were single and were JUST
FINE being that way. One of the Apostles said, the only really good
reason to get married is that your passion overcomes you and you
consistently BURN from it day in and day out.

When you get to the position of HARNESSING your passion and
NOT being a slave to it day in and day out.... you do NOT have to
marry. That is what this ministry is all about..... WOOHOO !!

God has brought me so much joy in being at this church...
I have had to stop during the middle of service and weep for joy.
I have NOT had to do this in a VERY LONG time.... and it is so
welcome to me...that I actually LOOK for what the Lord is going
to do next.... so I might rejoice in His goodness to me!

Having good examples of what a Christian is around me has brought such a wave of encouragement to me.... I am almost out of breath right now even thinking of it while I sit here and type out this post!!

I have NO idea what God is going to do in my life at this point.....

BUT I KNOW WHOM I TRUST

I am sorry for this post being so long....BUT I HAD to let you all know what is happening in my life right now...maybe one or more of you will hear the Lord speaking to YOUR HEART....... "Pick up your stuff and come where I lead you..." I KNOW Jason Crouch did this...and we ALL know what is happening in HIS life....hmmm??

He is having an AWESOME TIME!!!!!

This is the Lake Nona Market report for June 12, 2009.

From the last report we see:

The low asking price in prestigious Lake Nona is an
UNBELIEVEABLE $120,000 for a 1600 square foot
townhouse. This home has not been on the market
for too long, compared to most other homes in central
Florida.... IT WILL NOT LAST LONG!!
The high asking price is STILL the same estate that was
being marketed in the last Lake Nona market report.
The asking price has not come down and is holding
steady at $7,495,000...this home has a LOT of wonderful

home.

Central Florida Real Estate ~~~ Upward Surge in Market Statistics!!

The central Florida real estate home market continues it's upward surge!!

Here are the market statistics for April 2009:

SEVEN times MORE homes were exchanged in the lower sales price ranges than upper price ranges.
75% of homes sold were less than $200,000 in price.
There has been almost double the number of sales transactions
as this time last year.
The median price of Orlando homes sold in April ($132,900)
decreased by over 37% compared to April 2008..this is GREAT
news for home buyers looking to take advantage of the $8000.00
credit for new home buyers!!
Almost half of homes sold were in a distressed condition... (Bank owned, in foreclosure, etc.) I REGULARLY report on homes in this situation on ALL the Orlando and central Florida real estate market reports I give! YOU will find out what is happening and be able to take advantage of what is out there!
There are currently 20,194 homes available for purchase through the Orlando Regional Realtors® MLS.
The sales of condos in the Orlando area have increased by a staggering 167%.
148 condos in the price category that sold were in the $1 - $50,000 price range, nearly three times the number (49) that were sold in the next category ~~ $50,000 - $60,000. Do you see a trend here too?
Orlando real estate buyers purchased 148 duplexes, town homes,
and villas in April 2009, which is over a 23% increase from April 2008
when 120 of these alternative housing types were purchased.
The majority of duplexes, town homes, and villas sold in April 2009
fell into the $100,000 - $120,000 price category.

Here is what has been happening for the past 10 to 12
MONTHS in the central Florida real estate market. And
I have PAST blogs to show I am on TOP of what is
happening in the area:

Christianity and Real Estate ---- Our Utmost for His Highest... Psalm 25 !!

Here is a Psalm that jumped out at me as I took a
3 day "Retreat" after I lost my servers position at
Red Lobster 2 weeks ago.

To You, O LORD, I lift up my soul.
O my God, in You I trust,
Do not let me be ashamed;

         Do not let my enemies exult over me.
    Indeed, none of those who wait for You will be ashamed;
         Those who deal treacherously without cause will be ashamed.

How many times have YOU had enemies of Gods way
(those who exalt money, sex, social standing and other
things ABOVE a biblical saving relationship with our Creator
through Jesus our Messiah) fight against you?

Now, mind you here, I am NOT talking about people who
know no better and follow that they were taught as kids
by their parents, and then blindly go along doing what
they were taught and never "grow up" to question what
they were taught by their parents.

I am talking about people who were taught the truth and
REJECTED it and turned into enemies of God and His way
.... in essence becoming YOUR enemy in the process.

The LAST verse I made out in BOLD up above is what finally
happens to such people.

Make me know Your ways, O LORD;
         Teach me Your paths.
    Lead me in Your truth and teach me,
         For You are the God of my salvation;
         For You I wait all the day.
    Remember, O LORD, Your compassion
and Your lovingkindnesses,
         For they have been from of old.
    Do not remember the sins of my youth
or my transgressions;
         According to Your lovingkindness remember me,
         For Your goodness' sake, O LORD.
    Good and upright is the LORD;
         Therefore He instructs sinners in the way.
    He leads the humble in justice,
         And He teaches the humble His way.
    All the paths of the LORD are lovingkindness and truth
         To those who keep His covenant and His testimonies.
    For Your name's sake, O LORD,

I could go on and on about these verses, BUT they are self explanitory.

We need to be reminded EVERY DAY about how Jesus would do
things, because of our sin nature AND the fact that this world
system crowds out so many things in our quest for business
in order to pay the bills and secure a future.

ALSO, a LOT of people wonder what the word HUMBLE means according
to scripture (some think it means being a "doormat") ~~~ HECK, you
MAY even THINK you KNOW what the word means too...and here is a
post I made a while back that explains it, just in case you are curious
about what the bible has to say about that word. Here is that link...click here!

Pardon my iniquity, for it is great.
    Who is the man who fears (respects) the LORD?
         He will instruct him in the way he should choose.
    His soul will abide in prosperity,
         And his descendants will inherit the land.
    The secret of the LORD is for those who fear Him,
         And He will make them know His covenant.
    My eyes are continually toward the LORD,
         For He will pluck my feet out of the net.
    Turn to me and be gracious to me,
         For I am lonely and afflicted.
    The troubles of my heart are enlarged;
         Bring me out of my distresses.
    Look upon my affliction and my trouble,
         And forgive all my sins.
    Look upon my enemies, for they are many,
         And they hate me with violent hatred.
    Guard my soul and deliver me;
         Do not let me be ashamed, for I take refuge in You.
    Let integrity and uprightness preserve me,
         For I wait for You.
    Redeem Israel, O God,
         Out of all his troubles.

When we stumble, God sees it and takes note of what we do about it.

Do we BLAME God, as if He MADE us do what we did?
Do we BLAME the Devil, as if he MADE us do what we did?
Do we ask forgiveness and cry in His presence, just as a
child who was caught doing something bad and when put
in front of it's parent(s), shows GENUINE SORROW about it?
(NOT being sorry only that you were caught, but that it
hurt the parents and the parents expected better
actions / attitudes or response(s) from you).
If we do things the RIGHT way... you can SEE what happens
in the rest of the Psalm! God our Heavenly Father, LOVES
when we are REAL about our faults and mistakes..... and
when we take responsibility for them.

As a result of my leaving Red Lobster I sent out MANY, MANY resumes
via craigslist and the Orlando Sentinel online. I had several great interviews
with very nice restuarants in the area also.

Unfortunately, I did NOT have the amount of fine dining experience
needed to join the ranks of Houstons, P.F. Changs, or several of the
other fine dining resturant franchises I went to visit.

I got a job with The International House of Pancakes here in Orlando.

What is FUNNY is that even though I am not with Red Lobster
anymore, I am STILL re-hirable with Darden Restaurants, the
company who owns all the Red Lobsters in the central Florida area.

I ALSO have a GOOD reference from the general manager at
the unit I worked at.

NOW, you go and figure all that out ~
why was I let go in the first place??

Central Florida Real Estate Happenings..... I hate to tell you I told you so!!

How many times will the media report on something
and THEN FINALLY get it right??!!?? The current central
Florida real estate market is reported as starting to
REBOUND, according to the Orlando Regional Realtor®
Association website.

I have been tracing this market trend in my blog posts
for the past 10 MONTHS or so..... why did it take SO LONG for
others to see it??

Maybe because dramatics makes for more sold papers?

Or maybe the media wants you to THINK they know what
is going on..... as opposed to licensed real estate agents
that follow and report the market trends every month
here in the Orlando and central Florida real estate area.

As I have heard from many people in different ways, the
truth is out there, you just have to LOOK for it. Sometimes
the LOUDEST voice in the room is the one who wants attention
for whatever reason, BUT is either behind the times OR just
plain wrong about the facts.

I gotta tell you, I believe the MEDIA is BEHIND THE CURVE for
information as to what is happening in the Orlando and
central Florida real estate markets.

Here is what has been happening for the past 10 to 12
MONTHS in the central Florida real estate market. And
I have PAST blogs to show I am on TOP of what is
happening in the area:

What's the Cost of Your Integrity?

There is a Bible story in the Old Testament that never fails to amaze me, no matter how many times I read it.

It's the account of Esau selling his birthright to his brother Jacob for a bowl of soup (Genesis 25:19-34).

To understand the full weight of this story, you really need to understand the extreme value and importance the Jewish people ascribed to the firstborn son. It was a position of great privilege, prestige, and status. It afforded a double portion of the Father's inheritance. And, prior to the Levitical Era, assigned the responsibility of family Priesthood.

And so it is with great bewilderment that we find Esau exchanging this most coveted title to his younger brother Jacob for a mess of pottage.

A life-long position/title of privilege, prestige, and status sacrificed for a brief, temporal satisfaction of fleeting hunger.

Sounds all too familiar, doesn't it? We tend to scoff at the stupidity and poor short-sighted judgment of Esau, and yet, all around us we see the same kind of things happening.

The US political landscape is rife with disappointing and disheartening examples of public figures who have relinquished positions/careers of authority and trust, and traded them for momentary pleasures.

Even within our industry, there is the temptation and danger of 'selling out' in order to achieve some short-term financial gain. Especially with the market being as slow and challenging as its been. People are desperate to make ends meet and become increasingly vulnerable to a lapse in ethical judgment.

As real estate professionals, many of us are required by law to take continuing education courses on ethics each time we renew our license. We're familiar with the NAR Code of Ethics and could probably recite one of the 17 articles from memory.

But do we really take such training to heart? Do we allow these principles to become a vital, living/breathing part of who and what we are?

Or, like Esau, do we quickly compromise our position of trust, and jeopardize our careers, for some brief, temporal gain.

None of us are immune to such indiscretions. They typically start out as seemingly small, insignificant, and easily justifiable actions. Just this once, we tell ourselves. No one will know.

But the next occurrence becomes all the more easier to commit, and soon, a habitual pattern emerges.

So the question I want to pose to the collective ActiveRain brain trust is this:

How do you personally protect your ethics and integrity? What practical preventative measures can we put into place that will help to prevent us from falling prey to such alluring enticements?

in south west central Florida.

Since my last report, there are 114 properties for sale in
Hunters Creek. That is DOWN 8 homes from the 122 units
offered for sale last month.

The low asking price in Hunters Creek is $159,900 for
several homes. These range from almost 1400 square
feet to almost 1500 square feet in living space.
The high asking price in Hunters creek is $689,000 for an
estate that is almost 3,300 square feet in living space.
54 of the properties in Hunters Creek are in special
situations: Bank Owned, Corporate Owned, Assumable
Mortgage, Fixer Upper, in Foreclosure, in Pre-foreclosure,
Owner will assist with closing costs and/or financing, some
are short sales, or sold "As Is". This number is 10 units
higher than last month.

Have you been hearing the whispering voice....... (Ya can't do it...quit now)......?

As of late I have not been posting our office listings ... I have
been lax in posting market conditions..... I have only just started
a new series in the group I founded,"Christianity and Real Estate".

As I even begin to think about coming up to my office computer,
I hear a voice whisper to me.... "You can't do it anymore.... Just
give up...."

I have had so many things happen to me in my quest
to have a ministry funded by my real estate business it is scary
to say the least. A lot of other people participate in this
business to make ends meet.

I want to do MORE than that.

I want to be able to go to other cities, states, and nations
with the message of how good a Creator we have.

He loves us so much that He sent His only begotten Son for
us, so that we can have ever lasting life in His presence.

You might say to me...."Why do you feel attacked and what
has happened to you, Alex... this sounds like such a noble
undertaking."

Here is a short list over the past several YEARS that has
happened to me:

Many, MANY people in my 600+ person database say
they want to purchase, BUT NOT YET......
Leads given to me do NOT pan out (NORMALLY these
leads are paid for also).
Agents who say they want to work with me on a referral
basis, just DO NOT get in touch with the people I send
them (OR they just suddenly get too busy).
I have had several people have relatives and spouses
DIE after contacting me about purchasing a home,
thereby changing their plans. (HOWS THAT for KNOWING
I am being fought against).
I have had people get DIVORCED after contacting me
also.. changing their plans to come to Florida to live.
People I had been sending listings to have e-mailed
me to say they have bought their home...and to stop
sending listings to them (And they did NOT use my
services).

It is like there is this THING watching every move I make... to
thwart my plans to build this ministry. I continue to minister at
work and on ActiveRain...

I have since 3 weeks ago, joined a new church, after finding
the "Prosperity Gospel" in the "We Believe" section on the
church's website I used to be a member of. I immeadiately
had a peace and joy I had not had in YEARS after I went to
the new church's worship service..

I am sorry, but Creflo Dollar, Benny Hinn and others, just
do NOT have it right. God wants us to have the character
and heart of HIS SON, MORE (as a priority) than He wants
us to have lots of money and possessions.

WISDOM is what helps us get and retain wealth...and GOD
GIVES us that too.

So, if you are reading this, PLEASE be in prayer for me.....

I DO NOT want to QUIT

Politics or discipleship??? Our Utter Most for His Highest #3

How many times have you been told to play the politics game at church?

"This person is the head of this dept. so you had better butter them
up if you are going to get a position of leadership."

"Be 'nice' to those in leadership positions, or else you will get passed by
when it comes time for people to get picked for doing things at church."

Now, by being 'nice' I am NOT saying to just be like our Messiah when
you are around people in leadership at church. The 'nice' I am talking
about goes beyond being a brother or sister or a servant. It is doing
things that you would not normally do for or to others because you
think you will benefit from what you have done.

When you think about it, did Jesus play politics?

I had better hear a resounding "NO"!

Read this passage from 2 Peter 1: 3-11

His divine power has given us everything we need for life and
godliness through our knowledge of him who called us by his
own glory and goodness. Through these he has given us his
very great and precious promises, so that through them you
may participate in the divine nature and escape the corruption
in the world caused by evil desires.

For this very reason, make every effort to add to your faith
goodness; and to goodness, knowledge; and to knowledge,
self-control; and to self-control, perseverance; and to perseverance,
godliness; and to godliness, brotherly kindness; and to brotherly
kindness, love. For if you possess these qualities in increasing
measure, they will keep you from being ineffective and unproductive
in your knowledge of our Lord Jesus Christ. But if anyone does not
have them, he is nearsighted and blind, and has forgotten that he
has been cleansed from his past sins.

Therefore, my brothers, be all the more eager to make your
calling and election sure. For if you do these things, you will never
fall, and you will receive a rich welcome into the eternal kingdom
of our Lord and Savior Jesus Christ.

When you are available and willing...THAT should make the
difference if you are picked to help out on a certain church
outreach, NOT if you are popular or have a lot of money.

Being like the Messiah in your character would make you
more of a candidate for a leadership position, and NOT
your social standing and NOT the amount of money you
have in your bank account.

Now, granted...having a lot of money in your bank account
might be indicative of wisdom in handling money..... at the very
least it shows you have restraint in spending the money you make.

BUT it should NOT be a factor in why you get picked to do
things in church.

Playing the politics game will always hurt you in the end.

Something to think about....hmmmm??

Are there times when you want to do something,
BUT the Lord has said, "Not Yet."?

You KNOW He wants you to do this thing, but....
you feel like the Apostle Peter.....

"Peter said to Him, 'Lord, why can I not follow You
right now?I will lay down my life for You.' " John 13:37

When God brings you to a place where there is nothing
but a void..... do NOT fill it in with something else to do..
just WAIT ON HIM.

The blank space might be to teach you what sanctification
means, or it may come after sanctification to teach you
what service means.

Never run before Gods guidance..... If there is the slightest
doubt, do NOTHING except what you were told by Him. If
you run ahead and can no longer hear His voice, He is not
guiding you..... wherever there is doubt, do NOTHING....

In the beginning, you may see Gods will clearly.....

The severance of a friendship
The breaking off of a business relationship
A new work He has lead you to
New types of people He wants in your life
A new business model He has shown you

NEVER do something on an impulse of feelings..... feelings can
mislead. If you do, you might find yourself in a situation that
could take YEARS to make right. Wait for Gods leading on things.
When it is a question of Gods will, wait for GOD to show the way.

"Who is wise? He will realize these things.
Who is discerning? He will understand them.
The ways of the LORD are right;
the righteous walk in them......." Hosea 14:9

Instruct a wise person and they will be
wiser still; teach a righteous person and that
person will add to his (or her) learning. Proverbs 9:9

He who walks with the wise grows wise, but a
companion of fools suffers harm. Proverbs 13:20

"To God belong wisdom and power; counsel
and understanding are his. Job 12:13

Hallelujah! I give thanks to God with everything I've got—
   Wherever good people gather, and in the congregation.
   God's works are so great, worth

Lets keep to the point of what is most important
in the Christian walk.

"My eager desire and hope is that I will never feel
ashamed, but that I will always honor our Messiah
in my own person by fearless courage." Phil.1:20

We all feel ashamed when we do not yield to the
Messiah on a point He has spoken to us about. To get
to the point of NOT becoming ashamed...is a question
of will..... utter surrender to His will.

Our preoccupation of ourselves is what keeps us from
making that decision..... even though we MIGHT say
we are thinking of others.

Here is the solution: Shut out everything and keep
yourself before the Lord for this one thing only......

Your utter most for His highest
goals and rewards!

"Whether this means life OR death... NO MATTER!" Phil. 1:21

God sometimes has to let a great crisis into our lives
because we will not listen to His gentler ways of
disciplining us.

There have been plenty of times I have listened to
God say to me,"Do I need to let SOMETHING ELSE
into your life, or are you going to listen to me NOW?"

Oh, how it SMARTS if I do NOT let my heavenly father
guide me gently.

THAT is what He is there for.... to guide you into living
more and more like our Messiah, Jesus.

God wants us in a better relationship with HIM ~~~ through
His son Jesus our Savior, MORE than He wants us to be rich,
or have ANYTHING else in our lives.

Dwell on that and let it change you
from the inside out.

Christianity and Real Estate --- We have hit a milestone....1300 members!!

Sometime today (4/3/2009) "Christianity and Real Estate" , a group about what it is like to be a Christian and practicing real estate, hit its 1300th member!!!

I am not sure who it is, AND I would have to leaf
through the 13 or so pages in the membership roster to find out who this person is...... BUT.......

AMEN !!!

Our group has been in existence since 01/25/2007. I saw a need for an undiluted Christian presence here in The ActiveRain©Real Estate Network.

There are so many groups that are "Feel Good" and "Just Positive in Nature" in ActiveRain....I think those groups are great, BUT I felt a group that was from a Christian perspective was sorely needed.

Our group is usually on the second page or first page
for Active Groups and is on the second page for Number
of Members.

After our founding, almost immediately we were attacked by a member of ActiveRain© who threatened to bring a Fair Housing lawsuit against the Network for having us here.

Christianity and Real Estate --- The Lords Prayer...really quickly ~~ what does it mean?

Several times in my Christian walk I have had
attended bible studies on the Lords prayer.

MOST of the studies had said more or less the
same thing.

Here is a MOVIE that says it all in very simple
ways....

If you click on this picture at the right, a new window will open up and a very inspiring website will come up. Just click on, "Living The Lords Prayer" to see the movie... just turn your speakers up and enjoy the short bible study on "The Lords Prayer".

There are so many points to this movie that I will NOT get into it right here. Suffice it to say you MIGHT want to go back to this movie from time to time, to make sure you are on track as to what the Lord is expecting of us.

How many times have we attended bible studies and NOT come away with the message the teacher has worked so hard to prepare for us.

We socialize the time away...our mind wanders to the next thing we have on our agenda, or we just loose interest because our priority is NOT to hear the Word of God, but to BE SEEN in church by others.

We spend all that time getting ready for church and doesn't it just SEEM like a waste of time to NOT be admired as we sit so attentively in Gods House?

(Hehehehehehe !!)

Now, with this little movie, you can stay focused
on what Jesus is trying to say.... and NO-ONE is
watching you except HIM.

AND HOW COOL IS THAT??!!??

Central Florida Real Estate Happenings..... Hunters Creek Market Report 3/31/2009

Here is the Hunters Creek Market report
for 3/31/2009.

Now as of late, the central Florida real estate
market as a whole has been steadily heating up.

Since over 13 months ago, the real estate
market in central Florida has done two things:

The prices of homes sold have GONE DOWN steadily.
The amount of homes sold compared to last year
has risen!

Things are getting better and better out there and NOW is
the time to buy a central Florida home, BEFORE the prices
start to rise.

Interest rates are low also. They are right around 4.95%
for well qualified buyers.

Without further ado, here is the Hunters Creek
market report for the end of March 2009:

Currently there are 122 homes for sale in Hunters Creek.
The high asking price is currently $689,000 for a 3200
square foot estate.
The low asking price for a home in the Hunters Creek
Community is an UNHEARD OF $159,900 !!

There are TWO of these low priced homes in Hunters Creek.....

The first one has just over 1400 square feet of living space,
3 bedrooms and 2 bathrooms, and has a block and stucco
exterior...it is a short sale!!!
The second home has almost 1500 square feet of living space,
it has 3 bedrooms and 2 bathrooms also.... this is another short
sale!!!

There are 44 of these distressed properties in Hunters Creek.

This is a community that prides itself on excellence and professionalism,
from the landscaped medians with palm trees and flowers, to the types of
businesses in the area:

Target Retail Super Center
Publix Grocery store
Numerous casual and some fine dining restaurants
