<p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/05/Luxury-home-sales-booming-in-Calgary.jpg"><img class="alignleft size-full wp-image-11608" title="Luxury home sales booming in Calgary" src="http://chamberlaingroup.ca/wp-content/uploads/2012/05/Luxury-home-sales-booming-in-Calgary.jpg" alt="" width="241" height="180" /></a><a title="CALGARY" href="http://chamberlaingroup.ca/" rel="nofollow">CALGARY</a> — Growing confidence in Calgary’s residential housing market has spilled over into luxury properties with first-quarter sales over the $1-million price point, the best on record since 2007, says a report released Wednesday by Re/Max.</p>
<p>The Upper-End Market Trends 2012 report said 115 homes changed hands in the first quarter, up from 106 during the same period in 2011, 67 in 2010, 35 in 2009, and 86 in 2008.</p>
<p>Only 2007 posted greater sales activity in the top end, with 124 sales priced over $1 million, said Re/Max.</p>
<p>“Locals are primarily behind the push, trading up to larger homes or lot sizes, taking advantage of today’s low interest rates and more affordable housing values,” said the report.</p>
<p>“Movement back into Calgary — in the form of transfers from international corporations — is also a trend worth noting. A good selection of upper-end product is available in the City of Calgary where more than 400 properties are currently listed for sale. Inventory is noticeably tighter closer to the inner core, especially in older, established areas like Elbow Park, Bonavista, and Mount Royal.” Want to read more in depth on this article? <p>The Canadian <a title="Real Estate" href="http://chamberlaingroup.ca/" rel="nofollow">Real Estate</a> Association, in a report released Tuesday, said the city&#8217;s 2,720 MLS sales in April were up 30 per cent from a year ago. Nationally, sales grew 11.5 per cent from April 2011.</p>
<p>&#8220;Calgary is quietly becoming a market to watch,&#8221; said BMO Capital Markets economist Robert Kavcic, noting sales are above the 10-year average for the first time in about three years.</p>
<p>While sales are soaring, prices have shown more modest gains, however. CREA&#8217;s April survey showed the average MLS sale price in Calgary rose 0.7 per cent to $414,932, compared with 0.9 per cent across Canada. Want to read more in depth on this article? Just click the link below.</p>

<p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/05/Boardwalk-REIT-reports-increased-rental-revenue.jpg"><img class="alignleft size-full wp-image-11590" title="Boardwalk REIT reports increased rental revenue" src="http://chamberlaingroup.ca/wp-content/uploads/2012/05/Boardwalk-REIT-reports-increased-rental-revenue.jpg" alt="" width="240" height="180" /></a>CALGARY — Calgary-based Boardwalk <a title="Real Estate" href="http://chamberlaingroup.ca/" rel="nofollow">Real Estate</a> Investment Trust reported Tuesday increases in total revenue, funds from operations, occupancy and average rents for its fiscal first quarter.</p>
<p>Boardwalk said total rental revenue of $108 million, for the three-month period ending March 31, was up 3.5 per cent compared with the first quarter of last year.</p>
<p>Funds from operations of $34.3 million was up 21.8 per cent while funds from operations per unit of 66 cents increased by 22.2 per cent.</p>
<p>Boardwalk said its occupancy rose to 98.04 per cent in the quarter from 96.87 per cent while the average monthly rent rose from $991 last year to $1,023.</p>
<p>“The overall market is into a more balanced state and has absorbed a great deal of excess inventory. <p>Some analysts fear low interest rates are helping to fuel a possible bubble in the Canadian housing market. Speaking to the House of Commons Finance Committee, Flaherty noted that the Conservative government had clamped down on the market three times since July 2008.</p>

Currently there are 298 sales pending in the market overall, leaving 3842 listings still for sale. The resulting pending ratio is 7.2% (298 divided by 4,140). So you might be asking yourself, that&#8217;s great&#8230; but what exactly does it mean? I&#8217;m glad you asked!</p>
<p>The pending ratio indicates the supply &amp; demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified <a title="buy" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buy</a>ers for the existing supply.</p>
<p><em>&#8220;Current inventory is described as somewhat slow.&#8221; </em></p>
<p>Taking a closer look, we notice that the $300K &#8211; $400K price range has a relatively large number of contracts pending sale.<br />
We also notice that the $400K &#8211; $500K price range has a relatively large inventory of properties for sale at 870 listings. The median list price (or asking price) for all properties in this market is $499,223.</p>

Listings may fail to sell for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about <a title="selling" href="http://chamberlaingroup.ca/sellahomeincalgary" rel="nofollow" target="_blank">selling</a> at this particular time. The $300K &#8211; $400K price range has the highest number of off-market listings at 941 properties.</p>

<p>The poll said 49 per cent of women and 35 per cent of men plan to be first-time homebuyers.</p>
<p>“We are seeing more single women entering into the housing market, as income levels, changing demographics and lifestyle patterns shift purchasing habits,” said Marcia Moffat, head of home equity financing, RBC. “But women are being more cautious than men, weighing cost, affordability and job security before <a title="buying" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buying</a> a home.”</p>

<p>On Tuesday, the city reported that the estimated construction value of permits was $608 million, up 75 per cent from the $347 million in April 2011.</p>
<p>Year-to-date, the total is $1.609 billion, which is down two per cent from $1.638 billion for the same period last year.</p>
<p>Construction value so far this year is up 23 per cent compared with the five-year average of $1.303 billion and up 33 per cent compared with the 10-year average of $1.210 billion.</p>
