Finding the Right Mortgage

Choosing a mortgage is an incredibly arduous process. Fixed rates, variable rates, deposit percentages and repayment plan options can make your head spin. So, before you reach the end of your rope, check out these expert tips on getting through the minefield that is mortgaging with your sanity – and your dreams – intact!

Choose a Broker or Bank:
A broker operates independently from banks, and has access to many different lenders and borrowing programs – which means he or she may often be able to find you the most competitive bang for your buck. A broker will originate a loan, process it and pass it along to the lender, who will then sell it to you for the negotiated rate. Particularly when an investor does not have perfect credit, and will likely have to shop around anyway, a broker is a good choice. But some investors feel ultimately uncomfortable with the fact that brokers find and negotiate loans, but are not involved thereafter - which means the investor is left to deal with the lender alone. In the end, it comes down to what you feel most comfortable with, and, perhaps more importantly, who can get you the best mortgage rate.

Plan Ahead:
“Get pre-approved,” advises Monster Mortgage broker Kristian Harris. “This will protect the current rate for 120 days while you go look around for a home. Clients can also get pre-approved with one or two lenders, especially when rate specials are coming out.” To do this, contact your broker or lending institution. And don’t worry – you are under no obligation, and if the time limit on your pre-approval runs out you can simply sign on for another one.

Find Your Dream Home:
The value of your home may very well dictate your financial security in the future, so choose this purchase carefully. Think hard about the stability and future of your home’s location, and always be realistic when it comes to the current state of your potential purchase. ‘Fixer-uppers’ make interesting choices, but you need to be practical about how much work needs to get done and whether or not you can afford it. If choosing to renovate, discuss working the costs into a mortgage with your broker or lender. Many institutions offer lines of credit for this very purpose.

Determine What You Can Afford:
Most lenders set lending ratios that ensure mortgage payments never exceeds more than a third of a person’s income. However, this may still be too much of a stretch for some, especially if there are other expenses, potential future income changes or simply a lifestyle to uphold. Once you find a home you love, start crunching numbers. Can you really afford the mortgage payments, and are you willing to scrimp and save every month? Mortgage rates fluctuate, life situations change and the bottom line is this: strapping yourself with debt may not always be the best move.

Think About the Consequences:
Harris recommends clients also review their current mortgage situations before entering into a new agreement. What are the penalties of exiting your current agreement, if you have one? Can you afford these penalties? Before you jump into a new mortgage, it’s key to understand how your next move may affect any agreements you may currently have with other lenders.
Learn About Fixed Mortgage RatesThe first and most conservative option for investors is a fixed mortgage rate, which means monthly mortgage payments on interest and principal balance do not change. The interest rate is set for a defined period of time, and thus homebuyers can rest easy if lending rates start to climb. However, if lending rates fall, those bound in a fixed rate agreement will not benefit. “A fixed rate is best for people who get very nervous,” says Harris. “We call it the ‘sleep factor’. If you can’t sleep the night before the federal government meets to discuss the mortgage rates, then it’s better to be in a fixed rate agreement.”

Learn About Variable Mortgage Rates:
Rather than locking into a fixed rate agreement, investors who choose a variable rate agree to pay the current lending rate, which often changes. “We really try to educate clients, and show them the history of variable versus fixed over the past 15 years,” says Harris. “Historically, you’re better off taking the variable. We set up a strategy with clients, and suggest they set payments at a higher rate in order to build a cushion in case rates go up. In the long run, clients are often able to pay off their mortgage more quickly this way.” But, Harris admits, it’s impossible to tell what the next 15 years will bring in terms of rate fluctuation – so if you can’t stand the uncertainty, it’s better not to gamble.

Make a Decision:
After reading through the descriptions of fixed and variable rates, doing further research and speaking to a broker or bank, you should have a fairly clear picture of the risks and benefits of both rate options. Go with your gut on this one. Brokers and banks will lay out the pros and cons of each option, but they will not lead you in any one direction. Remember, you don’t have to lock into one type of mortgage rate for the rest of your life. You can try out either one for a year or two, then switch over if it just isn’t working for you or lending rates appear to be taking a turn for the worse.

Establish a Deposit and Repayment Plan:
“Once you buy, you need deposit money,” says Harris. Often, the best move is to put down as large a deposit as you can afford. This will lower your interest payments and get you started off on the right foot when it comes to paying off debt. It’s also a good idea to think seriously about a long term repayment plan. Rather than paying the minimum each month, search for ways to ramp it up. Being mortgage free is a beautiful thing, so make every effort to experience this freedom sooner rather than later!

Relax!
With the home purchased, the mortgage arranged and the deposit paid, there’s little to do but relax and enjoy the ride. As the years go by, be sure to stick to your repayment plan and apply cash windfalls to your mortgage when possible, thus shortening the length of your days in debt. Volunteering is my great joy. After five years with the VSB as an ESL (One-to-One) Tutor, and some time taking care of some special student-friend's children, I was searching for the next opportunity of giving back.
Upon completing UBC Robson Square's Life & Career Assessment Session, it was clear the voice needed employment. Happily, my voice passed the audition and training criteria of VoicePrintCanda's Vancouver Broadcast Centre.
Voice Print is a National Body, funded in part by the CRTC's collection from Cable Companies. I've not yet heard myself, as one need a special tuner or a computer with sound allowed in order to tune in. You may know someone who could benefit from the features of Voice Print Canada's Offerings, including "Newspaper Voices".

An Oraclepoll Research survey of Ontarians in January 2006 found that energy efficiency was the most important feature to home buyers after price and location. Think beyond programmable thermostats and Energy Star appliances: buyers are getting excited about unsexy features like heat recovery ventilators, ground source heat pumps, tankless water heaters, solar panels, and low-emissivity, argon-filled windows.

Luxurious Bathrooms: Coveted bathroom features include: whirlpool tubs, separate shower enclosures, multiple showerheads, generous linen closets, dressing areas, and double sinks. Buyers also expect multiple bathrooms, and Jack-and-Jill bathrooms are popular with families.

Built-in closet organization systems: Whether your closets are massive or minute, make the most of them with built-in organization systems. Several companies offer many different closet systems, allowing you to customize your closets. For maximum return on investment, plan flexibility into the design. Buyers will want to configure their own storage areas.

Specialty rooms: The living room is practically passé, but mention a well-outfitted media room/home theatre and buyers' wallets start to pop open. Exercise rooms are also a trendy feature. And in certain neighbourhoods, a dedicated yoga/meditation space could seal the deal.

Environmentally friendly finishes and materials: Hardwood floors are perennially popular, but some buyers prefer eco-friendly alternatives to traditional hardwoods. Bamboo is one of the trendiest new flooring options, because it's considered a renewable and sustainable resource. Cork and natural linoleum are also appealing, and heritage hardwood reclaimed from old buildings offers both patina and eco-panache.Likewise, concerns about both health and the environment are leading lots of buyers to look for homes decorated with natural, environmentally responsible materials and finishes. Maximizing Your Home's Resale Value

Because our homes aren't just where we live—they're also a significant investment—resale is our opportunity to realize the highest return possible out of our investment. There are a few things you can do to make sure your home shows well and sells quickly—at the highest possible price.

Making the Most of Your Space
How furniture is laid out in a room can have a big impact on how big (or small) the room looks. Your lifestyle may really suit the two love seats, couch and chair you've got crammed into the family room, or the table, with both leaves in it, that seats eight in the kitchen. The big toy box and all the shoes in the hallway may be necessary facts of life for you. Your home office, with its overflowing bookshelves and file cabinet, well... that's just the way you work. But these things can really add up to making a good-sized space seem smaller, and less desirable to a buyer for the price you're asking.

Consider making small changes while your home is being shown. Would your family room look larger with two love seats facing each other? Would the kitchen feel more open with a table for just four? Would the office be more accessible with the books behind doors and the file cabinet tucked under the desk? Would the hallway seem more welcoming if the toy box was in a closet, and the shoes were on a rack? By removing, downsizing and rearranging items you can ensure prospective buyers have a clear path to move through your space, adding to its feeling of spaciousness, and increasing the value for them.

The Art of Un-decor
Your place is probably decorated perfectly to suit your tastes. You love it—but it's entirely possible that only you could love it. Which could really limit the number of new purchasers that are going to love it and want to buy it.

Taste is a very personal thing, and if your style leans towards very bold, wild or dark colours, or having every room be very different from the last, most new purchasers will only see your home from the point of view of how much work and expense it will take them to reverse all your decorating decisions.

Keep walls and window coverings neutral, and try to create a colour flow from room to room. Neutral is what shows best and sells best, something real estate agents have proven time and time again.
If you've already got a neutral pallet, make sure it's fresh and up to date. Sometimes just washing walls in high traffic areas helps; other times a single coat of paint to touch up is required. A fresh coat of paint on baseboards and ceilings can really open up and light up a room, making it seem clean and new and well cared for.
Whatever you can do to create the space so that buyers feel like they can move right in is what will have buyers wanting to buy it.

Could I Live Here?
De-clutter is this year (and last's) most popular word, and it's an absolute must for getting your home ready to list. The added bonus is that you will have a lighter load to take to your new space.
If you really love all your stuff, can't bear to part with it and know it has a place in your new location, by all means, hang on to it. But clear as much of it as possible out of your home before you list.
Make use of your attic, crawl space, storage locker, or a neighbour's extra room; and if those aren't options - rent a storage space for the interim. If you know you really need to edit out things, and have trouble doing so, enlist the help of a friend, or hire a professional organizer to reduce your clutter.
A professional will not only be able to recycle your unwanted items with companies eager for donations, some may even have sources who will pay for larger items, and they get the job done, fast. The goal is to leave room so prospective purchasers can see where all their things would fit in.

Clean and Clear
Nothing sells a home like clean, and nothing devalues it faster than dirty. Make sure your place sparkles.
Great views are often spoiled by dirty windows. Kitchens and bathrooms both look better when the sinks and work surfaces are empty and clean. So even though your routine may demand that all your products and tools are on the counters, they need to be tucked away while your place is being shown. Bedrooms are much more inviting when beds are made, and clothes are hung up or in the hamper. Newspapers, books, magazines, toys, and stacks of mail take up a lot of visual space in living areas, and can make these areas look messy, even when they are clean.
A professional cleaning service can get into every nook and cranny and ensure that buyers see your home in its best possible light. Once it's clean, make sure every room does get seen in its best possible light by ensuring all light fixtures have all their bulbs. Dim rooms not only look smaller, but can create feelings of unease for a lot of people—making them want to leave fast and never come back!

Setting the Stage
So you followed all the suggestions, and now your home looks so good you're starting to wonder why you're selling it. The Low-Down on High-End Cabinets

Have you fallen in love with some of the European cabinets you've seen in magazine ads? If you're considering imported cabinets, have your checkbook ready. Allmilmo, Poggenpohl, SieMatic, and a few other European manufacturers offer cabinets that are truly beautiful, and are clearly for high-end kitchens. Most average about $30,000 per kitchen; some far exceed that figure. Also be prepared to wait from 6 to 16 weeks, depending upon the company and the products you order.

Because highly individualized kitchens may be created from imported cabinets, they're referred to as "custom." Actually, some cabinet widths can be modified and you can order some special cabinets but, for the most part, you order within their wide range of standard sizes and finishes.

The German company Allmilmo, for example, offers about 120 different looks, with surfaces of laminates, wood veneers, lacquer finishes, or hardwoods such as maple, spruce, mahogany and beech. All have frameless, melamine-laminated carcasses. The drawers are high-grade "Meta-Box" drawer systems with metal sides, integrated full-extension slides, and melamine bottoms.

SieMatic, with lines made in Germany and Canada and with some doors made domestically, also markets a wide range of standards in styles, from country-style hardwood cabinets to high-gloss, lacquered contemporary models.

In addition, SieMatic distributes Smallbone Handmade English Cabinetry, a line of beautifully made wood cabinets, including their very popular "unfitted" cabinets. Unlike typical cabinets that are installed in runs, these are made more like individual furniture pieces. Installed and hand painted on site by specially-trained craftpersons, these cabinets push the upper limits of price, averaging from $45,000 to $60,000 and topping out well over $100,000.

With Poggenpohl cabinetry, an entirely custom-made German line, you specify all sizes and finishes. Of the European-style contemporary products on the market, Poggenpohl cabinets are considered some of the highest quality and highest priced.

Move, or fix up the kitchen?

Many kitchens, especially those in older homes, don’t work well with today’s busy lifestyles. Major kitchen renovation aside, there’s lots you can do to make your kitchen more comfortable and functional. And there’s no need to throw in the dishtowel and go house hunting, call a professional renovator or sizzle away your saving account.
How? By taking on smaller projects. To update or upgrade your kitchen, it’s not necessary to accomplish a full makeover all at once. Take it in stages and make one major change at a time. You’ll be amazed at how fresh and new the room feels!
Review your kitchen with a clinical eye. What’s the biggest problem? We’ve got the solutions.

No Storage:
The lack of adequate storage equals overcrowding, and makes it difficult to find supplies for cooking and tidying up afterward.
What you can do:
Edit out everything you don't use regularly, including spices, canned goods, cereals and snack foods.
Keep one set of dishes and dispose of chipped and mismatched crockery as well as your collection of coffee mugs that have seen better days.
Keep only what you have room to store.
Shop more regularly and don't buy extras other than the staples.
Build in more storage or add stock cabinetry or some open shelving for items used frequently.
An open Shaker-style dish rack is perfect over the sink.

No Surfaces:
Limited counter space is a definite problem for anyone who cooks.
What you can do:
Consider fitting in a small island on wheels.
Freestanding preparation carts and serving carts offer valuable added counter and storage space that can be tucked into a corner when not in use.
Clear off what you have.
Build in half shelves under the kitchen table or eating counter to hold the toaster and mixer when not needed.

Unattractive Cabinets:
Since cabinetry takes up most of the wall space, outdated cabinets or those in poor repair can leave the kitchen feeling depressed.
What you can do:
If budget allows, replace with new stock or custom-made cabinetry. All are designed to make the most use of your existing space.
For an affordable and practical solution, renew the cabinets with a fresh coat of paint.
Change the style by adding trim detail to flat-faced doors.
Insert glass or metal panels.
Combine open and closed storage ideas to maximize eye appeal.
Even something as minor as changing the cabinet hardware will help.

Flooring Woes:
Any surface — especially the flooring — that is worn out or stained will ruin the overall effect of the room. Your kitchen floor should be easy to clean, durable, slip-resistant, and comfortable to stand on.
What you can do:
Replacement is the best option.
Check out the variety of flooring that’s available.
Your flooring options include:
Vinyl is the least expensive, its quality increases with thickness, and there’s a wide choice of solid colour and pattern.
Linoleum is soft and warm, extremely durable and hygienic, and modern colour options have brought it back in vogue.
Prefinished wood or laminate floors are easy to install and durable.
You can design your own look by combining two colours to make border detail.
Cork floors are naturally beautiful and comfortable.
Tile and stone are both stylish and hardwearing, but the unforgiving surface is tiring and can be dangerous underfoot.

Lack of Focus :
Is your kitchen fading into the woodwork? Without a focal point, any kitchen will look like it has a bad case of the blahs.
What you can do:
Make a focal point of the kitchen backsplash by putting up some new tiles or painting it a cheery colour.
Paint your dated laminate cabinets or countertops with Melamine paint.
Paint an exuberant colour on the walls.
You'll never go wrong investing in your kitchen space. It will improve your daily outlook and, if you do decide to sell, you’ll have created an important advantage.

The London-based Economic Intelligence Unit based its rankings on stability, health care, culture and environment, education and infrastructure.
A low threat of terrorism and good health and education systems saw Melbourne rank second to Vancouver, beating rival Sydney, which polled equal fifth with Adelaide and Perth.
Brisbane was the only major Australian city to miss out on the Top 10, coming eleventh.
Editor of the survey Jon Copestake said it was not surprising Western cities dominated the top rankings.
"In the current global political climate, it is no surprise that the most desirable destinations are those with a lower perceived threat of terrorism," Mr Copestake said.
Port Moresby, the crime-ridden capital of Papua New Guinea, ranked as the worst city in the world for its high level of corruption, crime rates and low availability of entertainment.

GETTING READY TO GIVE NOTICE

1.9.1 How can a tenant end a tenancy?
When a tenant wants to move out, he or she must provide the landlord a written, signed notice providing the complete address of the rental unit and indicating when the tenant plans to move out. The notice must be a minimum of one clear month, cannot take effect before the end of a fixed term tenancy agreement, and must be given on or before last day of a rental payment period to be effective on the last day of a subsequent rental payment period. However, if there is a term in the fixed term tenancy agreement which requires that the tenant vacate the premises at the end of the fixed term, then no notice by the tenant is necessary as the tenant must move out at the end of the tenancy.

For example, in a month-to-month tenancy, if rent is due on the first day of the month, the tenant must give notice to the landlord no later than September 30th to move out on October 31st. If the tenancy agreement is for a fixed term ending December 31st, and the agreement does not provide that the tenant must move out at the end of the fixed term, the tenant can give notice any time up to November 30th, to take effect on December 31st.

If the tenant wants to move before the end of a fixed term tenancy, the tenant will have to continue to pay rent until the end of the term unless the landlord agrees in writing that the tenant can end the tenancy early or can assign or sublet the unit, or if the landlord is able to mitigate the potential loss by renting out the premises. If the tenancy is for a fixed term of six months or more, the landlord cannot unreasonably withhold consent to assign or sublet.
