&lt;div xmlns="http://www.w3.org/1999/xhtml"&gt;&lt;p&gt;Charlottesville gets smart with Dominion Virginia Power&amp;#39;s new project named &lt;strong&gt;SmartGrid Charlottesville&lt;/strong&gt;.&amp;#0160; Under this project the power company will install over 46,000 high technology electric meters on homes and businesses in Charlottesville and the close-in areas&amp;#0160;of Albemarle County.&amp;#0160; The new meters should result in incresed energy efficiency and lower energy bills as Charlottesville&amp;#0160; residents and Dominion Power are able to monitor energy usage more closely than under the previous system.&amp;#0160;&amp;#0160;Through this new technology residents will have the opportunity to&amp;#0160;monitor their energy usage on the internet.&lt;/p&gt;
&lt;p&gt;According to an &lt;a href="http://www.dailyprogress.com/cdp/news/local/article/kaine_dominion_tout_energy-saving_project/41600/" target="_blank" title="SmartGrid Charlottesville"&gt;article in the Charlottesville Daily Progress&lt;/a&gt; &amp;quot;&lt;em&gt;Dominion expects that energy usage will be reduced by 4 percent annually for residential customers because of more efficient energy delivery, and that carbon dioxide emissions will be reduced by 12,000 tons per year. The reductions, to an extent, rely on whether consumers decide to closely monitor their usage.&lt;/em&gt;&amp;quot;&lt;/p&gt;
&lt;p&gt;Charlottesville has been chosen as the test site for this new technology because of local residents interest in managing energy consumption.&amp;#0160; This project is one more way that &lt;strong&gt;Charlottesville Goes Green&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;If you have a small &lt;strong&gt;Virginia horse farm&lt;/strong&gt; and have been considering the idea of selling, but have been waiting to put it on the market it may be a good time.&amp;#0160; I have gotten three requests this week from new buyer clients who are looking for a&amp;#0160; &lt;strong&gt;Charlottesville horse farm or hunt box&lt;/strong&gt;.&amp;#0160; By small we are talking about the 5-15 acre range.&amp;#0160; Of course, like most of the buyers in todays market, price is an important consideration.&amp;#0160; This is not the time to put on an over priced listing.&amp;#0160; However, there is a market for competitively priced small &lt;strong&gt;Central Virginia horse properties&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;A few tips:&lt;/p&gt;
&lt;p&gt;&lt;span&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;If your small horse farm has accesss to trail please let us know.&amp;#0160; A buyer may purchase a smaller property if there are neighboring places to ride.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;Make sure that your agent describes all of the equestrian features in the agent notes.&amp;#0160; This info may determine if a buyer will choose to view your farm over others that are on the market.&lt;/li&gt;
&lt;li&gt;State on the listing how much of the property is open and in pasture.&lt;/li&gt;
&lt;li&gt;If the land is all woods it is not a horse property.&lt;/li&gt;&lt;/ul&gt;&lt;/span&gt;

&lt;/p&gt;
&lt;p&gt;&lt;span&gt;And the most important tip is to hire a REALTOR who is experienced with horses and horse farms to help you with the sale of your &lt;strong&gt;Virginia horse farm&lt;/strong&gt;.&amp;#0160; Be sure to choose a &lt;strong&gt;horse property expert&lt;/strong&gt; for the job.&lt;/span&gt;&lt;/p&gt;

&lt;div xmlns="http://www.w3.org/1999/xhtml"&gt;&lt;p&gt;&lt;strong&gt;Many people&amp;#39;s first instinct is to call the agent whose name is on the home for sale sign, but should you buy a Charlottesville home from the agent whose name is on the sign?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While out driving most of us notice the &lt;strong&gt;real estate for sale&lt;/strong&gt; signs in front of properties that catch our eye.&amp;#0160; As you know those signs also have contact phone numbers for the &lt;strong&gt;listing agent&lt;/strong&gt;.&amp;#0160; It would appear that the easiest way to view that farm would be to simply call the phone number that is right in front of you.&amp;#0160; Afterall that agent will know the most about the property... Right?&amp;#0160; &lt;/p&gt;
&lt;p&gt;Well there is a major flaw in this line of reasoning.&amp;#0160; &lt;strong&gt;The real estate agent whose contact information is on the sign is the listing agent and they are working for the seller.&amp;#0160;&lt;/strong&gt; What does this mean?&amp;#0160; In addition to selling the home or Virginia horse farm, the listing agent&amp;#39;s job is to get the seller the best price under the best conditions for the seller.&amp;#0160; The listing agent will not be looking out for your, the buyer&amp;#39;s interests.&lt;/p&gt;
&lt;p&gt;You may think that because you have bought homes before that you know what to do and do not need an agent.&amp;#0160; Besides you will save money by not having a &lt;strong&gt;buyers agent&lt;/strong&gt;.&amp;#0160; Since the only commission being paid is the listing agent&amp;#39;s you will get the home for less money.&amp;#0160; Makes sense doesn&amp;#39;t it?&amp;#0160; The seller will only be paying a commission to one agent.&amp;#0160; Well, it doesn&amp;#39;t work that way.&amp;#0160; Commissions are negotiated between the seller and the selling office.&amp;#0160; The selling office then agress to split the commission wih the buying office if another company brings the buyer; otherwise, and this is the important part, if the listing office also sells the home they keep both sides of the commission.&amp;#0160;&lt;/p&gt;
&lt;p&gt;Therefore, it doesn&amp;#39;t mske&amp;#0160;sense to give up your representation to buy from the seller&amp;#39;s agent.&amp;#0160; Afterall&amp;#0160;if you are sick you would consult a doctor, and if you have legal troubles you will consult a lawyer.&amp;#0160; When you are looking for a&amp;#0160;&lt;strong&gt;Charlottesville home&lt;/strong&gt; or &lt;strong&gt;Virginia horse farm&lt;/strong&gt; &lt;strong&gt;for sale,&lt;/strong&gt; the firse step is&amp;#0160;to have the assistance of a real estate professional who will not only counsel you during the purchase but who will also help with the myriad of details between contract&amp;#0160;and closing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Remember if you do decide to&amp;#0160;initially view a home with the listing agent do not divulge any information that could hurt your negotiating positions during contract negotiations.&amp;#0160;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Of course, your home should have a sign, be put in the mls, have flyers&amp;#0160; and be on Realtor.com.&amp;#0160; But there should be more such as virtual tours, multiple photographs, email flyers, listing syndication which will submit the listing to a large number of websites as well as Craigslist.&amp;#0160; If your home is a niche property there are niche websites that it can be on as well.&amp;#0160; And your agent should have their own personal website as well as putting your listing on the company website.&lt;/p&gt;
&lt;p&gt;You will also want to make sure that your Realtor is&amp;#0160;available to communicate feedback.&amp;#0160; Also make sure that they respond to your phone calls and emails in a timely fashion.&lt;/p&gt;
&lt;p&gt;Other things that you will want to discuss are whether the agent will hold public or Brokers open houses.&amp;#0160; Public open houses do not usually sell the home, but broker open houses can give agents the opportunity to preview your home and may result in more showings.&lt;/p&gt;

&lt;p&gt;Like many &lt;strong&gt;Virginia equestrians&lt;/strong&gt; I have been eagerly following the &lt;strong&gt;Triple Crown races&lt;/strong&gt; this year.&amp;#0160; The Kentucky Derby was spectacular with Mine That Bird&amp;#39;s dash from behind and up the rail to win by a substancial margin piloted by his colorful jockey Calvin Borrel.&amp;#0160; &lt;/p&gt;
&lt;p&gt;The excitment built further with the leadup to the Preakness.&amp;#0160; Rachael Alexandra was added to the field and Calvin gave up the ride on Mine That Bird to be her jockey.&amp;#0160; Imagine giving up the ride on the Derby winner.&amp;#0160; The race answered the questions of whether a filly could run against the colts and whether Mine That Bird was truly a contender or was his win a fluke.&amp;#0160; All of us who watched will remember the excitement as the filly led the whole way and Mine That Bird raced up from last place to challenge her at the end only to not have quite enough room.&amp;#0160; &lt;/p&gt;
&lt;p&gt;Now we are left with the questions leading into the Belmont of will Rachael Alexander run.&amp;#0160; After all she has proved that she can beat the colts.&amp;#0160; And who will ride Mine That Bird?&amp;#0160; If the filly runs Borrel will be aboard her, but what if she doesn&amp;#39;t.&amp;#0160; Preakness jockey Mike Smith will honor a previous commitment and ride in California.&amp;#0160; Who could imagine that a Derby winner would have such a hard time deeping his jockey.&lt;/p&gt;
&lt;p&gt;If you are eager for information and behind the scenes color on the Triple Crown races, horses and trainers, the place to go is Joe Drape&amp;#39;s blog &lt;a href="http://therail.blogs.nytimes.com/" target="_blank" title="the best blog on the Triple Crown Races"&gt;The Rail&lt;/a&gt;.&amp;#0160; Joe Drape is the New York Times horse racing reporter and he has five guest bloggers contributing to this blog.&amp;#0160; One of these is Alex Brown who is one of my facebook friends and happens to be an exercise rider for Steve Asmussen who is now the trainer of Rachael Alexander.&lt;/p&gt;
&lt;p&gt;However it plays out all of this year&amp;#39;s hoopla has been good for racing.&amp;#0160; &lt;strong&gt;The Belmont&lt;/strong&gt; should turn out to be a very interesting race.&amp;#0160; I can&amp;#39;t wait!&lt;/p&gt;

&lt;p class="MsoNormal"&gt;For as long as I can remember &lt;strong&gt;May in the Virginia Horse Country means the Keswick&lt;a href="http://www.CharlottesvilleHorseFarmsandCountryHomes.com/.a/6a00e5525cc6f6883301156f931f81970c-pi" style="float: right;"&gt;&lt;img alt="Stevo &amp;amp; Just Jack (WinCE)" border="0" class="at-xid-6a00e5525cc6f6883301156f931f81970c " src="http://www.CharlottesvilleHorseFarmsandCountryHomes.com/.a/6a00e5525cc6f6883301156f931f81970c-800wi" style="margin: 0px 0px 5px 5px;" title="Stevo &amp;amp; Just Jack (WinCE)" /&gt;&lt;/a&gt; Horse Show.&lt;/strong&gt;&amp;#0160; Traditionally the second week in May has been the date for the&lt;strong&gt; Keswick Horse Show&lt;/strong&gt;.&amp;#0160; This years show began on this Wednesday and will continue through Sunday afternoon.&amp;#0160; Some of the top show hunters, jumpers and ponies on the east coast are competing.&amp;#0160; The riders range from top professionals to tiny leadline riders on their precious ponies.&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;The show grounds are located at the &lt;strong&gt;Keswick Hunt Club &lt;/strong&gt;show grounds in Keswick Virginia just a few minutes east of &lt;strong&gt;Charlottesville Virginia&lt;/strong&gt;.&amp;#0160; The beautiful ring with its old trees and flower decorated jumps is the perfect backdrop for the elegant equine athletes.&amp;#0160; Among the riders and spectators &amp;quot;Keswick&amp;quot; is known for its hospitality.&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;The picture is of my daughter Baily Dent showing a the &lt;strong&gt;Keswick Horse Show&lt;/strong&gt; when she was a teenager.&amp;#0160; Baily is now a professional rider running &lt;strong&gt;Shadowfax LLC at the Glenmore Equestrian Center&lt;/strong&gt;.&amp;#0160; She still looks forward to riding at Keswick every year.&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;Take some time this week to stop by the horse show, enjoy watching the horses from the picturesque old grandstand while sipping some Keswick tea.&amp;#0160; Enjoy this&lt;strong&gt; Virginia horse country &lt;/strong&gt;tradition.&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;a href="http://www.CharlottesvilleHorseFarmsandCountryHomes.com/.a/6a00e5525cc6f6883301157089272f970b-pi" style="display: inline;"&gt;&lt;img alt="Postdivider" border="0" class="at-xid-6a00e5525cc6f6883301157089272f970b image-full " src="http://www.CharlottesvilleHorseFarmsandCountryHomes.com/.a/6a00e5525cc6f6883301157089272f970b-800wi" title="Postdivider" /&gt;&lt;/a&gt; &lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;Contact &lt;st1:personname w:st="on"&gt;&lt;p&gt;&lt;strong&gt;Pam Dent&lt;/strong&gt;&lt;/p&gt;&lt;/st1:personname&gt;, e-PRO, SRES, NHD, REALTOR®, Real Estate
