      <description><![CDATA[There is a tradition in Real Estate that a buyer does a walkthrough on the property they have purchased the morning of possession. However, Realtors need to advise their clients this is not a given.<br>&nbsp;

<p style="text-align: justify;">Hi there Rob Reynar here, checking in. Let's talk about a little bit about of possession walkthroughs today. Well, what is a walkthrough? Well, a buyer buys a house and bend the morning of possession they get to go with their REALTOR to the home and make sure that it was in the same or similar condition do when they bought it. Could be 30, 60, 90 days from when they were last in the house. They want to check it out and make sure that everything is according to plan. Now, however, let stop right there. That is the traditional way that real estate is done. Rightly or wrongly, it's traditional. It is not contractual unless you ask for it and the seller agrees to it. So, don't expect to get a walkthrough on a listing just because that's the way it's always happened. If it's not contractual, it may not happened. There's a lot of good will involve in a walkthrough. So, my tip if you want to walkthrough before you take possession of your new home, make sure it is in the contract.</p>

<p style="text-align: justify;">Hi there Rob Reynar here, checking in. I get a lot of questions about how fast can we close on a house. Even if it is vacant, how fast can we close on it and well, theoretically you can close under this fast as title can be transferred and no worse can do their thing but I will say that quick closings are not a good idea. You need to leave the lawyer's time to work stuff out. There are always those hidden little gems on the background that nobody knows about say non complain issues on the survey that can really throw a wrench in the things. It can become aggravating and it can become costly for either side whether it is the seller or the buyer. So, quick closings are not preferable. I know you're excited to get in to the new house but give yourself at least 30 days for a lawyer to do what they going to do to make sure that the transaction goes smoothly not just waving your conditions but getting into the house on the appropriate time and the way the contract was written up. <p style="text-align: justify;">Hi there Rob Reynar checking in. Now we recently had a great meeting with Mayor Trooper McBride in Cochrane. He got together with local REALTORS&reg;, talked about some of the developmental issues that are going on in Cochrane today. Lots on the go and we will talk further about those in later blogs. The big one that came up and it is up most concern to all of REALTORS&reg; in town and some home owner in Bow Ridge is the wall issue. The wall needs to go, it needs to be fix and it needs to completely replace and now the issue is who is going to pay for it? Trooper was very clear that the residence of Bow Ridge need to organize. They need to get together, be of common mind. Whether it is a law sued or not, they need to be of common mind and get together and get moving on this quickly. The sooner Bow Ridge residence get this dealt with the better long term for the community. I&rsquo;ll just point to the states in Gleneagles. They as you know or may not know had a big wall issue up there. They got the wall re-done, there are condos up there. So they&rsquo;re all had to be responsible for it but it worked out for the best because they were forced to be of common mind because there in the condo the wall is fix , and there&rsquo;s a money in the bank and life is moving on and it has not affected values in that particular neighborhood. <p style="text-align: justify;">Hi there Rob Reynar here checking in. Well it&rsquo;s after July 1 a new era has began in BC and Ontario. The HST (Harmonized Sales Tax) is now alive and well in both of those provinces. 12% in BC is the new total tax, 13% in Ontario. Well you know, all I can say to that is the Alberta advantage is alive and well. Alberta sellers you are not only pay in general lower real estate fees than sellers do either of those provinces. All we have is the five percent GST (Good ans Service Tax) no provincial sale tax, so it cost you less to sell an equivalently price home in Alberta than it does in BC or Ontario. The Alberta advantage is alive and well. The HST(Harmonized Sales Tax) has added a couple of thousand of dollars to closing cost in both of those provinces at least. <h3>MARKET UPDATE JUNE 2010 BLOG TRANSCRIPTION</h3>
<p style="text-align: justify;">Hey there Rob Reynar here checking in, quick little update on the current state of the market as far as the Real Estate stats are concern in Cochrane as I have been predicting and I hate to see I told you so sale numbers are down, down about 40 percent year over year, June to June. Not terrific in fact, June sales numbers are lower than the previous ten years at any time. You can throw May in about category as well. So, sales are down the median price is hanging in there, however, we're about 4-0-5 just over the four hundred thousand mark. That is about an eight percent increase over last year and that's where things get funky. Because sales cannot be down there sharply and maintain pricing. So, eventually to me pricing is starting to come down eventough the numbers would say different. The reason is we'd have a run on high-end housing and we'd have a real, real top turner on the low-end housing. So, high-end housing is almost artificially dragging pricing along with it that could change in the next couple of months. So, as I have been saying for a number of months, identify your competition, price it well and you've done all you can do. Hang in there we're going to see what up on sales. <br>Just a couple quick clarifications from a recent interview in the Cochrane Eagle about the current market.<br><br>

<p style="text-align: justify;">Hey there, Rob Reynar here checking in. <a target="_blank" href="http://www.cochraneeagle.com/2010/06/inventory-floods-rebounding-housing-market/">Article</a> in today's <a target="_blank" href="http://www.cochraneeagle.com/">Cochrane Eagle</a>, I got interviewed by the Eagle about the local real estate happenings and what's going on out there right now and just a couple of things to clarify. In the article they quoted me as Rob Reynar from <a target="_blank" href="http://morrisreynar.com">Morris-Reynar and Associates</a> that's correct, that's my team. But it's actually <a target="_blank" href="http://rlfoothills.com">Royal LePage Foothills</a>, <a target="_blank" href="http://morrisreynar.com">Morris-Reynar and Associates</a>. We got to get that brokerage in there. The other thing was there is a quote from me that the buyers need to respect any offers that are written right now and that's true I mean you gotta respect an offer.But what I actually said was sellers need respect the offers that's written right now. There's a lot to choose from right now, good and bad, well priced and not well priced. So if you're a seller and you get an offer right now you do what you can to makle it work because there is a lot to choose from and the buyer might just simply go buy something else. So if you're reading the <a target="_blank" href="http://www.cochraneeagle.com/2010/06/inventory-floods-rebounding-housing-market/">Cochrane Eagle article</a> just a couple of a little clarifications there. The message is true though, it's a healthy market. It's a little bit out of balance towards the buyer but it's a healty market. Sellers take note, watch your list price. It's pretty important uhh, pretty important right now to make sure that you're listed right on the button. <h3>Get A Home Inspection Blog Transcription</h3>
<p style="text-align: justify;">Hey There! Rob Reynar here checking in, just a reminder <a target="_blank" href="http://www.morrisreynar.com/Blog.php/category/Real%20Estate%20Tips/581">home inspections</a>
are crucial part of the real estate buying process. Did an inspection
on a one year old home today. It's a spec house, it's a beautiful home,
well constructed but sometimes things go wrong. Thermal imaging in the
inspection showed that there are four holes in the roof. Water was
leaking, currently sitting on insulation in the roof that problem would
have only got worst as we're heading into June, the rainy season. In
fact, some water was leaking down into the furnace area. It's all
solvable not a big deal. It's an easy fix, it's just lucky that we
caught it. The other thing is that a couple of the dishwashers leak, a
sink was leaking and a toilet was loose. It's all because no one's
living in the house to notice this stuff. Had these buyers bought
without an inspection, they wouldn't have found out a lot of this stuff
until many weeks into being into the home and with a leaking roof that
could have been a lot worse. So, don't underestimate the house just
because of it's age or how the quality of the finishings are, get a

<p style="text-align: justify;">Hey There! Rob Reynar here checking in. Just wanted to pinpoint one of the great reasons that we put together a mobile app for iPhone. The <a target="_blank" href="http://morrrisreynar.com">MorrisReynar.com</a> iPhone app is terrific because I'm out here showing tonight. I'm in a Calgary neighborhood just waiting for some clients and there was a sign down the street that I didn't see for some reason when I pulled up the listings from the area off the MLS&reg; and I'm certain my clients are gonna ask what it's priced at and I'm here already and I don't know. So I brought up the iPhone app, you just click <a target="_blank" href="http://www.morrisreynar.com/PropertySearchMap.ubr">mobile property search</a> and it defines your location and in this case it's within a couple hundred meters. I'm actually real close. Now that is the house that I'm showing tonight, that i the house that I don't know the price of so I just click it and boom! I can now see that it's listed at 1,199,999 good list price. So that is the advantage of the app, I can see every listing in the area that I'm sitting and I can get property details on them. So not only works for the buyers but it worked for me because I didn't know what the house is listed at and I do know. So, if you're heading out on a weekend maybe doing some open housing, driving around the neighborhood make sure you get the app and you'll know what the prices of  homes are in the area that you're in. <h3>May Market Thoughts Blog Transcription</h3>
<p style="text-align: justify;">Hey There! Rob Reynar here checking in just getting ready to do an evaluation tomorrow. Here's a Market Evaluation getting ready to present that to some folks tomorrow and in it I've got some market stats. I was just going over the latest market stats from the Calgary area. There is total MLS&reg; for May 2010. What really is interesting to me is the shear number of listings on the market. We've got about 13,000 listings, about 2240 sales for the month of May. Sales are down, listings are way up, the average price, yeah I heard in the radio this morning their boasting about average price being up to four thirty-three but the median price is three seventy-five . That's the same as it was in March, so median price is essentially flat line. The average price is up because high end homes are selling right now, that's the same in Cochrane. We have a big supply of homes four to five hundred that aren't selling as quickly as some of the high end houses that's very interesting probably a totally different blog topic. I guess the thought here is when I look at these types of numbers and you see that the shear number of listings is going up and the number of sales is flat lining or dropping a little bit. It's time for sellers to take note, I said this last month it's happening. I'm gonna say it again, sellers take note, if your Realtor&reg; is marketing the house and if it still not selling and you're getting showings, you gotta think about price. Really big news here in downtown Regina, city council has just approved a zoning change that will allow for increased expansion downtown as far as height is concerned and it's all regarding that project right there. That's the old <a target="_blank" href="http://travel.yahoo.com/p-hotel-346760-the_plains_hotel-i">Plains Hotel</a>, it's now going to be called <a target="_blank" href="http://www.capitalpointe.ca/">Capital Pointe</a>. It will be a twenty six storey so look up , way up. The tallest building in downtown Regina in all of Regina it will be twenty six stories. It will be a Hotel and Luxury accommodation, a condo. The penthouse suites will hoping to fetch in the neighborhood of one point five million, prices will start at one ninety-nine  and they're going to build a really couple of cool two storey penthouses that could accommodate even swimming pools. Very high end, very luxury development on a site that's right in the core, right in the heart of downtown. The old Plains Hotel has been dilapidated for sometime and it's coming down. The top of that building will have a great view to the east towards city hall park, you know towards <a target="_blank" href="http://hotelsask.com">Hotel Sask</a>. You'll have a panoramic of the  entire city. It is gonna be quite the project and it's creating a lot of buzz here because this is the first time in a long time that they've seen anything like this here in the downtown. It's all part of a downtown revitalization that is going on here spearheaded by <a target="_blank" href="http://www.regina.ca/Page54.aspx">Mayor Pat Fiacco.</a> That plan could include the new dome stadium for the Riders as well. So lots of activity again think about this, one ninety-nine to a million five at <a target="_blank" href="http://www.capitalpointe.ca">Capital Pointe</a>. <h3>RLP Regina New Office Update Blog Transcription</h3>
<p style="text-align: justify;">Hey There! Rob Reynar checking in from Regina, Saskatchewan.  If you will remember in the winter, I think it was in January I was at <a target="_blank" href="http://www.morrisreynar.com/Blog.php/archived/20100101/509">this very site</a> and it is the new home of <a target="_blank" href="http://royallepageregina.com">Royal LePage Regina</a>. You could see back then it was a very cold snow covered field. Now the curbing is going in, they're getting ready to pour concrete on this beautiful structure and they should be moving in, in January. So this is the new home of <a target="_blank" href="http://royallepageregina.com/">Royal LePage Regina</a>a, they've done a lot of recruiting in the office, they've got over 50 Realtors&reg; they plan on adding more and if you know that they will come, this is a terrific new space that will house this terrific company and it's way out here on the east end of Regina. There's lots of new development here. It doesn't look like it's in the heart of the action right now but someday it will be if current trends stay the way they are. Lots of parking, great access for clients as well. So just a little update for you on the new home of <a target="_blank" href="http://royallepageregina.com/">Royal LePage Regina</a>, the curbing is in, the concrete's going in soon. <p style="text-align: justify;">Hello, Hello! Rob Reynar here checking in from Habour Landing in Regina, Saskatchenwan. I've been on this site a couple of times in the past and sort of watched its development. I just wanted to give you a little update today, look at the nice big walkout houses going in. Lots of houses being built here. That in the distance is the Super Wall Mart that is now built and open. I think last time I blogged from here, they were just getting ready to open in the winter. So it's open and way in the distance you can see the Days Inn, a new hotel is almost ready to go. That's gonna me a commercial site that direction. Lots of big box stores going out there, there's condos and as far as now the eye can see land to build houses on. So Harbour Landing is really taking off and what I always find interesting is to look at the relative prices. Some of these houses are pushing a half million dollars here which I find fascinating considering the average price. You know you're still in around at two-sixty to two-seventy range average in Regina. But that average has been climbing steady because of a lot of these new development not just here in Harbour Landing on the west end but also over in Wascana and areas like that on the east end. So there's lots of new development and prices have gone really really crazy from a Regina perspective. I mean it's still lower than some of the other major centers in Canada but it's amazing the robust economy here. The amount of jobs that are being created have really led to developments like this and it's really golden times for developers and for home builders here. So my little update from Harbour Landing, things are still cooking and doesn't look like there's any stop to this any time soon. <p style="text-align: justify;">Hello, Hello! Rob Reynar checking in from Harbour Landing in Regina, Saskatchewan. <h3>Possession Day Problems Blog Transcription</h3>
<p style="text-align: justify;">Hey there, Rob Reynar checking in, just doing a possession on a house this morning and the house isn't really cleaned out. There's a lot of personal effects left in this house. For example, there is a bunch of hangers with actually some clothes and there's a backpack over there. Lots of personal effects. Here's a box of stuff with frying a pan in it, there's some shelving and stuff over here. There's a bunch of carpets left here. There's a garbage can and some old vents and just junk. This house has junk left in it. It's the age old debate about what happens on possession. What is the buyer able to do about this situation? There's just stuff left in this house, the seller didn't clean it out properly. Well, there's really not much the buyer can do, the money is on the way. It's the morning of possession, the lawyers are doing their thing. The keys are gonna be releasable on this house yet the new buyer is left cleaning up the seller's mess. Well, a lot of times the REALTOR&reg; like myself will step in and help the buyer. Is it our job? Probably not, but is it customer service? Yeah, it is and hey we've all done it before. But the question is, how does this problem get alleviated in the future? Very difficult question because contractually you should have a whole backread into the contract so that if the buyer comes in on possession and it looks like this they can hold back money to get this cleaned up. But during negotiation the seller or a seller would never agree to that because they feel that it'll just be a cash grab by the buyer. So practically that's the way the contract should be written but it wont work during negotiations and  so it can't get accepted that way and this is the result. You're left with the house that's got a bunch of stuff left in it. So I think to me you just got to take the high road a seller. If you drive away from your house, you gotta be comfortable that you did everything you could to make sure that the new buyers are gonna be super happy with the condition. Leaving personal effects in the house, a bunch of junk on the curb that you know the town wont pick up, like is in this case. It's not cool , it's just not cool, you just have to have respect for the people who bought your home. <p style="text-align: justify;">Hey there, Rob Reynar checking in, Spring has sprung and that means lots of listings. Yes, there are lots of listings out there and it is very competitive if you have your house on the market. Price is a very important factor but outside of price you really need to make sure that you're home shows terrific against the competition. Couple of tips that don't cost a lot of money. Is just a quick once over of the yard,, some new mulch, get the grass cut, get it fertilized,get it growing well, get the thing looking sharp, make sure your beds are turned over and there isn't any weeds growing cause the weeds just look like the yard has not been taken care of. So, lot of elbow grease but it really pays off when your house has curb appeal. The other thing you can do is just give a quick fresh paint, coat of paint to the front door and make sure your windows are super clean. Those are just a few little tips to get the curb appeal up a notch on your home so that the buyers have a good feeling when they pull up. Goes a long way in a market with heavy competition. <p style="text-align: justify;">Hey there, Rob Reynar here completely non-real estate related blog today but it does have some business implications. A quick story and a really big shout out to <a target="_blank" href="http://www.westjet.com">WestJet</a>. Okay, my wife and my new son were off to Regina the other day to visit family and we arrived at the airport in what we thought was good enough time it normally is. We did not have our boarding passes printed, for some reason there's a WestJet glitch were you can't print your boarding pass if you're traveling with an infant. I'm not sure why but it's a little glitch. So we get there, turns out, kind of a perfect storm, the line up for the people who didn't have boarding passes was really long. Took us forty-five plus minutes to get through that line by the time we see the ticket agent we're about twenty minutes away from this flight going wheels up. Normally you've missed the flight by then but I gotta tell you Charlotte and I'm sorry I don't know Charlotte's last name. I just know Charlotte that was working the ticket wicket that day. She went above and beyond to get my wife and son on that airplane. She gate checked our car seat, she got the bags on late and she got my wife  through security quickly by escorting her through security. It was an incredible effort to get somebody on that plane at the last minute and it turns out the plane was on time and arrived on time and which was fantastic. So, big shout out to <a target="_blank" href="http://www.westjet.com/">WestJet</a>! here is the business implication, Charlotte could be having a bad day and just simply said no I'm sorry you're too late we'll get you on the next flight. I don't know if she was having a bad day. You'd never know by the way she treated us. She went above and beyond for the customer and now the customer is telling a lot of people what great service they got from that company. So, even if you don't feel like it, go that extra mile for the customer and it will pay dividends. Thanks again to <a target="_blank" href="http://www.westjet.com/">WestJet</a>! I know I've blogged about this a lot but it is an ongoing issue in Cochrane of some importance for sure. So a quick little update, what I have heard is that there was a closed door invite only meeting of residents in the affected area, they met in Cochrane. Word on the street from sources is that they are talking seriously about a lawsuit against the town of Cochrane for dropping the ball on the original engineering of the wall in Bow Ridge. So stay tuned, I think there's gonna be more to come very soon on the Bow Ridge Wall story. <p style="text-align: justify;">Hey there, Rob Reynar here checking in, in Cochrance. I'm at the corner of Pope Avenue and Sibbald Street, Cochrane, Alberta. This is a piece of land that I've actually sold once and sold the neighboring land as well and have been involved with for some time. There was a development company that was thinking about doing townhouses on this land over the course of time and just you know for various reasons work didn't work so they never developed this land. Now it turns out that this land have been sold and it is proposed to be developed by Habitat for Humanity. A great organization that builds affordable housing for people who maybe can't do it on their own. It's a sweat equity type of program and it's been very successful all around the world. This is the first time for Cochrane and it's a really exciting project for this parcel of land that really many of the area residents feel a little bit of an eyesore that's been sitting here vacant. So, coming soon a Habitat for Humanity Project here in Cochrane. I will link up all the details on my site in the blog as they come and we'll keep you posted on any development. They're supposed to start in the fall, they're still at the town getting approval for their project. Ten units here, two five unit buildings on this land, two storeys with single garages should be really exciting so stay tuned.
