<p style="margin: 0.7em 0px; padding: 0px; outline: 0px;">New number may dismiss the idea that the country&rsquo;s condo market is in dire straits, revealing sales of new condos in Calgary have reached their highest level in six years.</p>
<p style="margin: 0.7em 0px; padding: 0px; outline: 0px;">A report released by AltusGroup shows multi-family sales in 2012 were up an impressive 26 per cent from 2011 at 4,180, albeit below the market&rsquo;s peak in 2005 of 5,868. The report cited advanced investor demand as a contributing factor to the growth, alongside consumer confidence and a strengthening economy.</p>
<p style="margin: 0.7em 0px; padding: 0px; outline: 0px;">The report suggests that despite doom-and-gloom predictions from the BoC raising red flags about &ldquo;Canada&rsquo;s condo market,&rdquo; there is still, in fact, profit to be made in that sub=market.</p>
<p style="margin: 0.7em 0px; padding: 0px; outline: 0px;">&ldquo;Particularly strong demand was seen for high-rise condominium units in the downtown and townhouse units in the suburbs,&rdquo; said the report. &ldquo;The stronger sales seen in 2012 were a result of the introduction of new, affordably-priced projects, which boosted the available inventory in the market and gave consumers considerable choice in terms of product, location and price.&rdquo;</p>
<p style="margin: 0.7em 0px; padding: 0px; outline: 0px;">The downtown and inner-city markets experienced the most activity, with over 1,800 new homes exchanging hands. The addition of 1,600 new units into the market has helped fuel investor interest in the area, but the resale market is also strong. According to the Calgary Real Estate Board, condo sales were up 11.53 per cent in 2012 from the year prior.</p>

But there are. And they&rsquo;re still taking homeowners&rsquo; money and running.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">People are always telling me, &ldquo;Mike, why don&rsquo;t you go after these guys? Why don&rsquo;t you do a show about catching these crooks? They&rsquo;re giving us good guys a bad name.&rdquo; I agree &mdash; and they&rsquo;re dragging the industry down with them.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">When it comes to home renovations, add fraud to greed and you&rsquo;ve got the kind of people that deserve to be in jail. They calculate and strategize on how they can take homeowners&rsquo; money and get away with it. They know the fraud laws.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Fraud laws state that as long as you do a little bit of work in the house you can&rsquo;t be charged with fraud. That&rsquo;s because a contractor can come back and claim that they were doing their due diligence. And even if they&rsquo;re charged with fraud, odds are by the time it goes to court, most homeowners don&rsquo;t have the money to fight the case. You can&rsquo;t charge these people with anything else, because they&rsquo;re not stealing. They are masterminds when it comes to fraud.<br><br>&nbsp;</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">They don&rsquo;t care about you. They don&rsquo;t care about your kids. They don&rsquo;t care if your house burns down. What they care about is getting your money. And they will do and say anything to get you to give it to them.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Intimidation is used a lot by fraud suspects. They&rsquo;ll threaten to put a lien on your house or report you to the police. This makes homeowners not want to report anything, or deal with them altogether &mdash; to the point where homeowners just want them to go away. And that lets them off the hook.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Homeowners need to report home renovation fraud suspects. These cases go unreported too often. People are embarrassed, and think they won&rsquo;t be taken seriously.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">But there are many organizations that you can go to &mdash; organizations such as the Better Business Bureau, Ministry of Consumer Services, Canadian Anti-Fraud Centre and local police departments. The more information you give these agencies the more likely it will be that they can go after them.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">In order to fight these people, agencies need &ldquo;similar fact&rdquo; evidence. Similar fact evidence is something that repeats over a number of households. That&rsquo;s why homeowners need to come forward. Without that information these agencies are handcuffed.<br><br>&nbsp;</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">New measures are being taken, such as the Prepaid Contracting Licence endorsed by Service Alberta. Basically, a contractor must hold a Prepaid Contracting Licence in order to take a deposit before beginning work. If the contractor doesn&rsquo;t provide the services or provide the goods as agreed, the homeowner can submit a claim against the security the contractor has paid to the government.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">As far as I&rsquo;m concerned the best way to beat home renovation fraud is by educating the homeowners &mdash; and the public in general &mdash; on what&rsquo;s a scam and what&rsquo;s not. They need to know the red flags &mdash; and there are plenty of them: door-to-door contractors, contractors that show up at your house in a car &mdash; not in a professional truck, c. Contractors that advertise in flyers.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Good contractors are busy. They don&rsquo;t need to go out looking for jobs. In fact, they&rsquo;re overbooked.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Homeowners also need to look at the contract. Seems like I can&rsquo;t say this enough. Is there information on what the job is going to look like, or how much it&rsquo;s going to cost in floors, trim, repairs, building walls, electrical and plumbing? If it doesn&rsquo;t spell out anything other than &ldquo;I want your money and we&rsquo;re coming in on this date,&rdquo; kick them out. And if the price seems too good to be true, I guarantee it is.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Know your rights. Most homeowners don&rsquo;t know that they can cancel a contract within 10 days &mdash; it&rsquo;s what&rsquo;s known as a cooling-off period. They can also cancel their contract if there is any misrepresentation by the company they hired.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">The last time I got subpoenaed to court, a &ldquo;professional&rdquo; kitchen company brought in this big lawyer. Before we went into the courtroom I told the guy, &ldquo;Do you really want to do this? Do you really want to fight these people or do you want to give them their money back right now?&rdquo; He decided to fight them, and he lost. In the end, the judge took the money this company paid upfront to defend this case, charged them more and then gave it all to the homeowners.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">But homeowners have to take some responsibility and do their homework. I don&rsquo;t want you to think that going to court is your first option; it&rsquo;s expensive! It&rsquo;s always better to prevent than to treat. As far as I&rsquo;m concerned the battle isn&rsquo;t won in the courtroom. It&rsquo;s won at home when you kick these people out of your house and you don&rsquo;t give them a dime.</p>

I used to have one in the basement of an 1870s stone house. This fantasy cellar had the ancient stone walls of the home&rsquo;s original foundation, new rough-hewn granite floors and wine racks made from reclaimed oak by a perfectionist craftsman. It kept wine at the requisite 56F to 57F, with humidity about 70%. Who knew cellars were in basements for a reason, as temperature and humidity didn&rsquo;t need much mechanical assistance here to be ideal for wine?</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">I loved the cellar and bought cases for it to make sure the room was picturesque &mdash; right out of a French ch&acirc;teau. The room had a 600-bottle capacity. Practically speaking, my partner and I would have been fine with a 24-bottle wine fridge, but antique chairs and an elaborate tasting table don&rsquo;t suit such a setup.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">After we sold the farmhouse, we disposed of the wine to friends, also indulging in a massive liquidation binge ourselves, starting with wine at breakfast.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">The enduring lesson: If you like wine, you&rsquo;re likely a sensualist who loves the total experience, and that includes where you store your horde. I was reminded of this connection of the palate and the eye by a friend, Robert Cameron, who is a wine sommelier, certified by the International Sommelier Guild, which I know is quite an accomplishment. He&rsquo;s also a designer, and he successfully merges these skills when he creates cellars.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">&ldquo;When people take great care with how they choose wine, they usually want to store it properly and have a cellar that also reflects their design aesthetic,&rdquo; Robert says. &ldquo;So many cellars are ordinary, functional spaces that often haven&rsquo;t been given the same careful design consideration as the rest of the house.&rdquo;</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Robert says &ldquo;creating a cellar isn&rsquo;t just about how it looks, but rather begins with how it works. Controlling temperature and humidity is no easy technical accomplishment, especially when you&rsquo;re adding a cellar to a house and have to be concerned about how to exhaust an air-conditioning unit, or combine a less frigid wine-tasting area in an otherwise chilly cellar.&rdquo;</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Robert continues that, &ldquo;new technology makes surmounting these challenges possible,&rdquo; (though, I assume, not inexpensive).</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Much like people who want to bring the glamour of contemporary spas they visit to their own homes, I imagine many are inspired by the beautiful cellars in restaurants that celebrate wine, as well as keep the establishment&rsquo;s assets potable. They want the same kind of design finesse for their wine storage.</p>
<p style="padding: 0px; margin: 0px 0px 0.83em; font-size: 16px; line-height: 1.5em; color: #333333; font-family: georgia, 'times new roman', times, serif;">Looking at a rendering of one of Robert&rsquo;s recent projects, I understand why he&rsquo;s the go-to guy for big-deal cellars. This particular 6&times;6-foot cellar with 470-bottle capacity &mdash; give or take &mdash; is for a basement of an Annex house. It incorporates monolithic slabs of travertine and solid wenge shelves; the wine has been suspended with tensioned aircraft cables, both for the minimalist aesthetic as well as for maximizing bottle capacity. Bronze mirror is behind the Champagne for an intoxicating impact. When I question why the Champagne is upright, instead of on its side like the other wine, I am informed &mdash; nicely but firmly &mdash; that &ldquo;that is the way it should be kept.&rdquo;</p>

<p>The architect&rsquo;s job is to meet needs both etherial (&lsquo;I want to feel as though 
I&rsquo;m waking up in a treehouse&rsquo;) and pragmatic (&lsquo;I want to cut my heating bills in 
half&rsquo;). And his or her dark duty, key to doing the job properly, is the sad and 
boring business of whittling the wishlist so that things stay realistic.</p>
<p>Environmental responsibility, resale value and proper functioning in our 
harsh elements, are key considerations for an architect; this holds true whether 
the project is a new build, addition, extra storey or remodel. Budget 
limitations make each more of a challenge to execute properly.</p>
<p>I am pretty sure we&rsquo;re typical of most architecture clients, in that although 
we are paying diligent attention to all the above as our project evolves; the 
really gripping conversations are about beauty. Can our eight and a half foot 
ceilings be raised, or at least be made to look higher? Can we please have a 
really tall front door (with a transom)? What can we do about the ugly front 
cladding, short of tearing off the entire fa&ccedil;ade? If steel windows are too 
heat-leaky, is there a way to mock up the industrial look in wood or vinyl?<br><br><img src="http://storage.ubertor.com/cl1431/content/image/123229.jpg" alt="Blue Print 2 "><br><br>As well as high function and beauty, there is daily life to consider. In our 
case, this means sensible compromises, such as keeping some of the existing 
footprint so that we have a generous hall for winter coats and boots instead of 
a total blowout. We need rooms and that&rsquo;s that.</p>
<p>Here are some insights we gained through the process of hiring our 
architect:</p>
<p><strong>How to find 
one</strong><br>*Do as we did: Get pushy. Ask friends to ask their friends. 
Visit local architecture blogs such as <a target="_blank" href="http://www.www.nomeancity.net/">www.nomeancity.net</a>.</p>
<p>*Post enquiries on your local list serv if there is one.</p>
<p>*Status-update your enquiry on Facebook or tweet it.</p>
<p>*If you see a new or reinvented house you like, knock on the door or leave a 
note in the mailbox with your number. (If the project is in progress and there 
are workers on the site, even better &mdash; just ask one of them.)</p>
<p><strong>How to pick one</strong><br>*For us, the main deciding factor was the 
availability of previous work, easily viewable online. This point is more 
necessary than it might seem. Architects are sometimes prime examples of 
&ldquo;shoemakers&rsquo; children&rdquo; syndrome: Though they are designers (and thus work in a 
visual field) their websites surprisingly are often sparse, unfinished and don&rsquo;t 
show much of their work.</p>
<p>*No matter how articulate your candidate might be in person, if he or she 
can&rsquo;t readily take you to sites they&rsquo;ve worked on, or show you lots of photos, 
testimonials, press clippings and plans either online or in a portfolio, then 
move on.</p>
<p>*Think resale. Perhaps you are hoping this project is your &ldquo;forever home.&rdquo; 
But don&rsquo;t forget, life is unpredictable. You might get a job in another city, 
have another child, start a home-based business or &mdash; true story &mdash; realize that 
122 passing streetcars per day actually is intolerable after all. Make sure your 
architect understands the importance of a design that will appeal to potential 
buyers and thus hold its value.</p>
<p>*Think longevity. Just as the 1980 re-bricking, flat roof and vinyl windows 
of our house rendered it less valuable 31 years later than had the house been 
maintained with its original fa&ccedil;ade, your hyper-trendy weathered barn board 
cladding might also, in the future, scream &ldquo;2012&rdquo; a little too loudly. Pick an 
architect who knows the classics and won&rsquo;t sell you on something too 
ephemeral.<br><br><br><strong>How to pay one</strong><br>*Most architects charge fees on a 
percentage-of-construction basis: the more you spend on the project, the higher 
their fee. The usual cost is between 10 to 15% of pre-tax budget, so if your 
reno or new build costs $300,000, then your architect will cost you at least 
$30,000 plus HST. While this might seem unfair (why should the architect make 
more if I decide on the cedar instead of the pressure-treated?), it actually 
makes sense: Escalating the budget usually entails escalating the amount of 
drawing and project management. Where this is decidedly not the case, you are 
within your rights to ask that certain spends be exempt from the percentage 
rule.&nbsp;</p>]]></description>
