Since “Mother Nature” reliably makes her appearances across the country year after year, selecting the proper insurance is critical to protect perhaps the largest purchase one will make over the course of a lifetime. It is a good idea to review the policy annually to ensure the best coverage is being provided.

In addition, traditional policies often offer liability coverage for medical claims of third parties and legal damages should the homeowner be named the defendant in a lawsuit. The most common amount of liability coverage is $100,000.
Be Prepared for the Worst Case Scenario: Before granting a loan, lenders often require homeowners to purchase at least a basic insurance plan. However, homeowners should be prepared for the worst. They should find out exactly how much it would cost to restore the home from top to bottom in case of complete destruction, and then contemplate insuring it for that amount.
Although the policy will provide the funds to rebuild the structure of the home, money is still needed to refurbish the inside with new appliances, furnishings, etc. Many consumers are not aware that they have the option to insure their home and belongings for either the replacement cost or the actual cash value. Actual cash value is the amount it would take to repair a home or replace damaged possessions after factoring in depreciation. Replacement cost is the amount it would take to repair a home with materials of similar kind and quality, or to purchase new possessions without deducting for depreciation. Understandably, insuring property to cover replacement costs is more expensive than insuring it for its actual cash value, but may be worth the difference if a consumer can afford the higher premiums.
To best prepare for refurbishing the inside, put together a detailed home inventory list. Include everything from jewelry to artwork to carpets to computer equipment to tools and sporting equipment. A list with receipts attached is ideal.  Also consider doing a photographic or video inventory (date stamp the video as a record) in which the key information is chronicled. Whether a written or visual property catalogue is &lt;img src="https://activerain.com/image_store/uploads/1/0/4/6/7/ar124872989076401.jpg" style="margin:10px;float: left;"&gt;compiled, be sure to include a description of the item, quantity owned, brand name, model or serial number, name of the vendor, date of purchase, purchase price, current value and replacement cost.  Another tip is to keep this documentation in a separate location in case tragedy should strike the home.
Water, Water, Everywhere? According to the National Flood Insurance Program (NFIP), flooding is the most common natural disaster in the U.S., yet it is typically not covered by traditional home-owners insurance policies. It is however offered by the National Flood Insurance Program (NFIP) for many areas of the country. In fact, if a property lies in a flood hazard area (determined by the Director of the FEMA to have a one percent chance of being hit by a flood), the borrower will likely be required to purchase flood insurance.  If you live in an area prone to flooding, consider purchasing such a policy from a local agent. It is not wise to rely on federal disaster funds, as these loans must be repaid.
Sometimes floods are brought on by hurricanes. Hurricanes “Katrina” and “Rita” are reminders of the devastation that storms can cause. Unfortunately, hurricane insurance has become pricier and more difficult to obtain. Those living in hurricane prone areas should shop around for the most comprehensive and affordable policy from a reputable provider.</description>

Central Pennsylvania College
Central Pennsylvania College is America's largest career-oriented college located in the suburban Harrisburg, Pennsylvania neighborhood of Summerdale, Pennsylvania.
Established in 1881, Central Penn, formerly known as Central Pennsylvania Business School, officially changed its name in 1999 to better characterize the diversity of the school's academic programs. Central Penn offers two-year associate's degree and three- and four-year bachelor's degree programs to its students. Dickinson College

Dickinson was founded by Dr. Benjamin Rush, a signer of the United States Declaration of Independence and named in honor of a signer of the Constitution, John Dickinson, the President of Pennsylvania. Dickinson College is America's 16th oldest college.
With over 180 full-time faculty members and an enrollment of nearly 2,400 students, Dickinson is known for its innovative curriculum and outstanding international education programs but for also having an expensive tuition of $45,000 per year. Dickinson sponsors 12 study centers in other countries and its approach to global education has received national recognition from the American Council on Education and NAFSA: Association of International Educators. The college was among six institutions profiled in depth by NAFSA for "Outstanding Campus Internationalization" in 2003. The 42% acceptance rate for the Class of 2011 is Dickinson's lowest ever, and the College's nearly 6,000 applications put it amongst the top liberal arts colleges nationwide. In 2007 Dickinson's endowment topped $300 million, more than double its total from ten years before.
Dickinson College is not to be confused with the Dickinson School of Law, which abuts the campus but has not been associated with the college since the late 19th century. The law school merged with The Pennsylvania State University in 1997, and its students study at both the Carlisle and State College campuses. Dickinson is sometimes mistaken for, yet has no relation to, Fairleigh Dickinson University, a private university in the state of New Jersey.
Messiah College
Messiah College is a private Christian college of the liberal and applied arts and sciences in the unincorporated village of Grantham in south-central Pennsylvania. It was founded in 1909 by the Brethren in Christ Church as the Messiah Bible School and Missionary Training Home.
Messiah's mission is to "educate men and women toward maturity of intellect, character, and Christian faith in preparation for lives of service, leadership, and reconciliation in church and society."
Penn State Dickinson School of Law
The Dickinson School of Law (also known as Penn State Dickinson or Penn State Law) is the law school of The Pennsylvania State University. Penn State Dickinson, one of the professional graduate schools of Penn State, operates as a dual-campus system with campuses located in both University Park, Pennsylvania and Carlisle, Pennsylvania. The two campuses operate meaningfully as a single enterprise, with a single identity, single reputation and single stature. The University Park Campus is Penn State's main campus, and it maintains over 40,000 undergraduate and graduate students. Carlisle, approximately 80 miles southeast of University Park, is the original home of the law school.

In June 2007 Penn State established the School of International Affairs that is intimately linked with the law school. The School of International Affairs, which will offer a professional master's degree in International Affairs with several specialty concentrations, will be housed administratively within the law school. The two schools will share similar educational objectives.

Shippensburg University of Pennsylvania
Shippensburg University of Pennsylvania, commonly known as Ship, or SU, is a public university located in Shippensburg, Pennsylvania, 40 miles (64 km) west-southwest of Harrisburg. It is one of the 14 state universities that compose the Pennsylvania State System of Higher Education (PASSHE).
Shippensburg University is accredited by the Middle States Association of Colleges and Schools (MSACS). The U.S. News &amp;amp; World Report again ranked Shippensburg University among the top public universities in the North in its book "America's Best Colleges 2009." In the annual rankings, Shippensburg is tied for 58th among all institutions in the North region. It was named one of the 100 best values among public colleges in "Kiplinger's Personal Finance". U.S. Army War College
The United States Army War College is a United States Army school located in Carlisle, Pennsylvania, on the 500 acre (2 km²) campus of the historic Carlisle Barracks, a military post dating back to the 1770s. It caters to high-level military personnel and civilians and prepares them for strategic leadership responsibilities. It is the U. S. Army's most senior military educational institution.
The War College is a split-functional institution. While a great deal of emphasis is placed on research, students are also instructed in leadership, strategy, and joint-service/international operations.
Approximately 600 students attend at any one time, half in a two-year-long Internet-based program, and the other half in an on-campus program lasting ten months. The college grants its graduates, both civilian and military, a Master's degree in strategic studies.
The Army handpicks most of the students who participate in the residential program, but the student body always includes officers from the other military branches, civilians (from the Pentagon, State Department, and the National Security Agency), and several dozen senior officers from foreign countries. For example, the residential Class of 2004 included:
268 officers from the Army (active, reserve, National Guard), Navy (active, reserve), Air Force (active, reserve, National Guard), Marine Corps (active, reserve) and U.S. Coast Guard
30 senior civilian employees of the federal government
42 officers from other countries
The average age of students is 45 years old and the typical military rank is Lieutenant Colonel. Army applicants must have already completed the U. S. Army Command and General Staff College.

Install a programmable thermostat so you can reduce your energy consumption when no one is home-there is no need to overly heat or cool a house while you're at work.  In addition, pull the drapes at night and when you're not home to prevent heat escape.
Start using compact fluorescent bulbs as opposed to incandescent and plug all your appliances into a power strip.  This allows you to turn off the strip when the appliance is not in use.  Surprisingly, appliances plugged into an outlet will continue to use power even after they're turned off.
Clean the filters in your air conditioner and furnace during months of heavy use because dirty filters cause the units to work longer and harder than necessary. Also, consider insulating your hot water heater to make it more efficient.
Fill up your refrigerator-all the cold food helps prevent the fridge from loosing coolness when you open it.  Also, use your microwave while cooking as often as possible-it is likely the most energy efficient cooking appliance in your home!

When buyers pull up for a showing, you do not want to disappoint them before they even get to the front door.  Make sure the outside is as clean and tidy as possible.  In order to determine what needs to be done, go out to the front of your home from the street and take note of what stands out the most. It might be worthwhile to have an observant friend do the same so you can compare notes.

The final and perhaps most important aspect of your home's curb appeal, is the entryway.  People will linger in this area before entering the home, so it will set the mood for their first step inside.  Ensure the entry is bright and clean by replacing dead light bulbs, cleaning the windows, door, and railings, and clearing away any spider webs. Replace the mat at the door if it is dirty and worn out, consider putting some colorful potted plants on the front stoop, and hang an attractive wreath on the door.

HARRISBURG (July 10, 2009) – The median home-sale price in the South Central Pennsylvania area decreased slightly in the second quarter of 2009. According to statistics from the Central Penn Multi-List, Inc., the median home-sale price in the second quarter was $164,767 – a 1.9 percent decrease from the $168,000 median home-sale price in the second quarter of 2008.
&lt;img src="https://activerain.com/image_store/uploads/5/7/2/0/4/ar124760215440275.jpg" style="margin:10px;float: right;"&gt;“Once again, our area median price is holding steady,” says Frederick L. Briggs, president of the Greater Harrisburg Association of REALTORS®. “While we continue to see substantial drops in price in other areas of the county, South Central Pennsylvania homes are maintaining their value.”
The number of residential housing units sold in the second quarter of 2009 was 1,952 units, down 6.9 percent from the 2,097 units sold in the second quarter of 2008.
“In the preceding six quarters, sales had decreased by double-digit percentages,” Briggs says. “I am pleased to see a slower rate of sales decrease this past quarter, and our market may be starting to turn around in terms of sales.”
Listings stayed on the market an average of 86 days in the second quarter of 2009 – up from an average of 74 days in the second quarter of 2008.The number of active listings in the second quarter rose to 4,279, compared to 4,072 active listings at the end of the first quarter of 2009.
Across the country, existing-home sales increased in both April and May. According to statistics from the National Association of REALTORS® (NAR), sales increased 2.9 percent from March to April, but total sales in April 2009 are 3.5 percent below April 2008. NAR reported that sales also increased 2.4 percent in May from April, but remain 3.6 percent below sales in May 2008. The national median existing-home price was $170,200 in April and $173,000 in May. Both months’ median prices are down from median existing-home prices in April 2008 (15.4 percent decrease) and May 2008 (16.8 percent decrease).
“The South Central Pennsylvania market continues to be a buyers market,” Briggs says. “Strong prices, coupled with the increased inventory, make it a great time to buy in our area.”

Clean sidewalks, walkways, and the   sides   of your home  -- renting a power washer can be a good   investment. 6.  Make   your house number clearly   visible from the street. 7.  Keep clutter to a   minimum - store   bikes, toys and other equipment.  8.  Repaint the home or   touchup the   necessary areas to present a clean and kept   appearance.
Inside:
Give potential buyers a blank canvas to work with; let them see your home as a place they will live their lives in, and not the home that you are living in.  9.    Depersonalize your home by removing   pictures, paintings, trophies, etc. 10. Remove clutter around the house -- pack up random items you will be moving, remove books from shelves, and empty all counter space. 11. Organize things behind closed doors –- smart buyers will want to open cabinets and closets, so keep it neat. This will show the buyer that you take care of the home down to the smallest detail. Some examples include: - Alphabetizing your spice   rack, place   cup handles uniformly, and neatly stack dishes - Hang jackets   or shirts together and   uniformly, and line shoes up 12. Remove unnecessary furniture such as shelving units, extra leaves from the dining room table, or any thing else that may increase the appearance of a room – rent a storage unit if you must. 13. Leave enough furniture to give   potential buyers enough to   imagine what the room is used for.
Fix-It:
Take care that you're not selling a "fixer-upper" - from replacing light bulbs to touching up the paint, be sure to present your Manheim Township home in move-in condition.
Replace:
Items that are moving with you should be replaced before showing the house. The general rule of thumb is, anything attached to the home is expected to be part of the deal. Major Repair:
Be sure the costs of the repairs you are   making don't   outweigh the benefits they will create.  23. Paint rooms neutral colors – it will give the room a bigger feel and eliminate your perception of a "good" color (for example, red may not be good for everyone). 24. Discuss any other   major repairs with your Sales   Associate.
Freshen Up:
Give your Manheim Township home a good "spring cleaning" both inside and out before someone sees it. Several formulas exist to help determine how much a lender will allow a consumer to borrow. One of the more accurate formulas is a front- and back-end ratio. To better understand this formula, assume a gross-family income of $5,000 a month. The front-end ratio or maximum monthly mortgage payment is (28 percent of $5,000) $1,400. The back-end ratio is (8 percent of $5,000) $400. Therefore, the buyer can afford a $1,400.00 monthly mortgage payment as long as monthly debt payments are less than or equal to $400. If debt payments exceed the back-end ratio, it will reduce the monthly mortgage payment dollar for dollar. For example, if debt payments are $500, the maximum monthly mortgage payment a person could afford would be reduced to $1,300.

If needed, you can also request that the seller perform a walkthrough with you to explain all of the home's details.
For the most part, this final walkthrough is the buyer's last opportunity to ensure the terms of the contract are met. If any problems are uncovered during the inspection, you can work with your agent to obtain funds from the seller for repairs or postpone the closing until all repairs are made.

PARSIPPANY, N.J. (April 14, 2009) – According to a recent national survey of Coldwell Banker®  real estate professionals, over half of those who work in popular retirement areas are seeing younger retirees (ages 60 and under) looking to purchase homes in their markets.
Furthermore, 43 percent of all the sales associates and brokers surveyed believe market and economic conditions may cause an increase in demand for retiree homes in their areas throughout the next year.
“Over the past couple of years, home prices have declined significantly in the majority of markets with traditional appeal to retirees,” said Jim Gillespie, president and chief executive officer of Coldwell Banker Real Estate LLC. “Younger retirees are taking advantage of these desirable prices and turning the economic downturn into an opportunity.”
While the survey indicates that this is emerging trend across the country, driving factors seem to vary regionally.  For example, anecdotal feedback from Coldwell Banker real estate professionals in South Florida finds pre-retirees taking real estate-related steps now to support longer-term goals.  “Many individuals not yet ready to retire are purchasing these homes and leasing them until they are prepared to move permanently,” said Elaine Harari of Coldwell Banker Residential Real Estate in Bay Harbor Islands, Fla.
In desirable areas with low property taxes, such as northeast Arkansas, it’s more common for younger retirees to move from more expensive cities; some even taking jobs for which they can telecommute to save money.  Additionally, Coldwell Banker professionals in Michigan note that some retirement communities are experiencing an influx of former automobile company employees who have received early retirement packages.
Andrew Brearley, president of Coldwell Banker First Affiliate in Sedona, Ariz. reports a recent increase in sales volume.  “Lifestyle is certainly the reason why so many choose to move to Sedona.  We have 360 days of sunshine.  With the 30 percent price corrections we have experienced, many individuals who are at or near retirement are realizing this is a great opportunity for them.  Some buyers who have lost their jobs, taken retirement packages or sold their businesses are moving up their plans for retirement and taking advantage of the low mortgage rates and home prices.  Others, who are already here, are moving up.”
The Coldwell Banker real estate professionals surveyed offered their perspectives on the top reasons retirees are buying or selling homes, and 33 percent said the No. 1 reason retirees are moving right now is to live closer to their families. Interestingly, 12 percent cited improvements in housing conditions, such as buyer-friendly home prices and interest rates, as the key drivers.
Other results from the overall survey include:
53 percent of Coldwell Banker real estate professionals have observed an increase in retirees who plan to downsize from their primary residences into smaller properties.
37 percent are seeing an increased number of retirees who own more than one property sell their primary residences to move to their secondary homes.
23 percent are seeing more people buy different homes for retirement, or move into their previously purchased retirement properties earlier than expected.
Methodology: Coldwell Banker conducted an online survey on trends regarding retirement-aged home buyers in March 2009.  The survey yielded responses from 1,475 Coldwell Banker real estate professionals across the United   States, including 423 agents and brokers in communities typically described as “havens for retirees.”

      <title>Moving: 10 Tips to Make Life Easier</title>
      <description>Are you planning a move in the near future?  With mortgage rates at historic lows and many properties to choose from, now is the time to make your move and take advantage of the current market.  Coldwell Banker Select Professionals is posting the following 10 tips to help make your move as smooth as possible.
Notify People of your New Address.  A month prior to your move make sure you inform all your service providers and the post office that you will be moving.
Pack Yourself.  You will save money if you have the majority of your possessions packed up and ready for the movers to put in the truck.  Organization and prior preparation is key!
Get Creative!  Consider using old newspapers, towels, and even clothing to protect your more fragile belongings. You don't need to waste your money on all those expensive packing supplies.
Boxes, Boxes...and more boxes!  You will need more than you think, so plan ahead and start saving them early.
Use your Luggage.  Make sure you're not bringing empty suitcases to your new home!  Pack them full and use every bit of space possible.
Color Coordinate.  Create a color key for each room in your new home.  Each box should be color coded so the movers know exactly where to put them when they unpack.
Stick Together.  Keep items together that go together.  For instance, you'll want to pack a pair of bookends in the same box and all the electrical cords that go with a particular electronic device together.
Keep Important Paperwork and Valuables.  Make sure these stay with you at all times.  You do not want to entrust their safety with the movers!
Leave Pets and Small Children with a Friend.  Otherwise, they tend to get in the way and make a stressful day even more so.  Moving can be a confusing process for kids and pets, so try to minimize their angst by making alternate arrangements for them the day of the move.
Survival Kit.  Make sure you keep a box of essentials with you in case the movers are late.  Also, this kit will ensure that you don't have to scramble to unpack everything as soon as you arrive at your new home.  You will have the basics you need together in one box.
