Can you imagine this view out your living room windows? You could build here close to the end of the road and have a short easy access and get exactly these views. Or you could cut a road a little farther down on the property, have a little more privacy but you would be a little lower down. You would have to decide but bottom line is that you have choices on where to build.

I remember when I first hiked this property and went down to the lower level. You will see on the topo below where I marked the old jeep trail. This is the area to explore and it is so neat. I would have little ATV trails all over this property so that I could enjoy all that this property has to offer.

The upper building site has been cleared in the past which would make it very easy to put in a short drive way and just drive your RV or pull your Camper out to enjoy anytime. That would be easy to do and on this ranch you can camp for up to 180 days each year.

This parcel offers two building sites each with a different feel. One site has those in your face views of the entire Raton Mesa and Fishers Peak and a very easy to access building site. The other building site will be a bit more challenging because it is up on top a hill, come see the beautiful sunsets and vistas you would enjoy from this site.

We are going to leave that decision of where to build up to you. We recommend spending time on your property in different seasons and weather conditions so that you pick just the right location. A location you will know is the best because it will tell you so!

The power, phone and water are at the road and just waiting to be taken to the building site you choose. The elevation of the land is about 7,000 ft. The tree coverage is a mix of pinion pine, cedar and even a few tall ponderosa pines. There are two draws on this property to explore so bring your hiking boots.

The property taxes on this land are under $25.00 per year. The association dues includes trash pick up, which is located near the entrance of the ranch. There is no time frame for building it can remain vacant until you are ready.

You will find many leaf and palm fossils in this area and on this parcel so if you love fossils you will have the time of your life. Located on the north end of this parcel on a neighoring property is a 4-6 acre lake that formed when they were mining for coal many years ago. This is a great indication of getting a good water well on this property. Plus the Apishapa River runs just north of this lake. So it sure looks good for a water well.

This property has a great building area almost right in the middle of the property on a nice gentle bench. The property drops away in all directions from this building site for just incredible views. And since this property is located at the end of a cul-de-sac road privacy is tops!

You have views of the Sangre de Cristo Mountain Range, both Spanish Peaks, and Greenhorn Mountain. Plus you over look the Apishapa River Valley. You will see the cows grazing below and most likely Elk and Deer too!

This would make a great homesite or getaway. Its about an hour and a half closer to Denver than Weston and Wet Canyon so its only about a 2.5 to 3 hour drive depending on where you are in Denver.

This parcel is only about 2 miles from our home/office and I can sure tell you that we love this convenience location in the county!

The unusual shape of this property sometimes happens when you are designing 35 acre parcels but its not split by a ranch road and all properties have some unusable ground. The top building area is so incredibly nice that you will never think about the shape. This in one property that you will have to see in person. As nice as our photos are it just isn’t the same as being there in person. You get the feeling of being on top of the world yet the access is easy.

You will see another good sized meadow in the distance in the 6th photo and although we haven’t yet been to it there is a property pin close by. Looks like it will be really enjoyable to hike down and explore this part of the property and find this pin.

What you have here with Delagua Canyon Ranch parcel 13 is an awesome 35 acre parcel with really good mountain views with Power and phone and a water well already to go. So if you wanted to just come and camp it is perfect and if you wanted to build soon you have so much already there.

Having the phone and power to the property makes things so much easier and to know that the property has a good well takes a lot of the unknown risk of drilling a well out of the equation.

This is one of our favorite properties on Cielo Grande Ranch. It has so much to offer. At the lower level close to the County road there is a spring that has had water flowing everytime we have seen it. They call it Wet Canyon for a reason. Seasonally the water flows more when you get snow melt or rain. But this lower level provides an excellent place for Horses or Alpacas and the property is fenced on one side, the north side.

There is an upper meadow just above this lower meadow that has a large gentle mostly flat area that is partly open and partly treed that would be a wonderful home site. From here you can see the Spanish Peaks to the north. And the Wet Canyon Valley views are beautiful too.

No we aren’t going to purchase it, as much as we wish we could, but no only do the current owners love it and really don’t want to sell it but this is going to happen to a lot of people that see this property. We just know it….

The property is an odd shaped property and its split by the ranch road but I don’t think that this will even be a concern for most people after they see it. From the many small meadow openings, to the beautiful tall ponderosa pines, rock outcroppings, old jeep trails and draws you will be so busy exploring this property all the time trying to contain your excitement for this awesome playground.

The feeling is that you are on a very remote ranch, yet there are full time and seasonal homes close by. Power is to the property line as you can see in many of the photos so hooking up to power will be easy.

There are many choices as to where one might build and I am glad that its not me making that choice….we are going to let the new owner figure that one out. But that would be the fun part of the process if you decide to build a home. You might just want to camp and enjoy.

Elk and deer are frequent quests in addition to all the other mountain critters so if you are a hunter you will have a hard time not thinking about where you are going to get your next freezer full from.

This awesome 35 acre property has many great features. The terrain is very gentle but it still has plenty of character with it’s small meadows, huge rock outcroppings and awesome views of the western mountains.

All in a park like setting of tall Ponderosa Pines. There is very little underbrush too so hiking is an absolute joy on this property enjoying the pine needle carpeted natural paths.

In this local area you are bound to see numerous wildlife including elk, deer, bear, fox, lynx and bobcat and birdwatchers will certainly enjoy the wide variety including lots of hummingbirds too.
