Hi Alain:

Great post and awesome points made. I will definitely use them in my upcoming conversations. I especially like your point regarding those who are waiting it out for the IPO money.

Who knows how many sellers are holding out and what if the time comes and all of a sudden there is more inventory than demand. It's a gamble either way.

Spot on Alain. Still amazed how some owners think listing with a large franchise ensures their home will sell only to find that when it is listed it is treated exactly the same way as every other house in that agency regardless of price - you do not market a $6m home the same way you market a $600,000 home.

I have always worked the high end . To me why spend the time and effort in the low end . Even if you sell the job or home . It won't change your life . I would rather work smarter and hard with the people I enjoy working with .

Hello!
Enjoyed, appreciated both this column & your comments at this morning's Intero-LG Sales Mtg. Had planned to pass along a hearty "Hello!" to you, from Obie, your college Trainer, before you departed LG. However, taking time to return a phone call caused me a missed opp...dratz! Just wanted to let you know Obie says nice things about you, behind your back!
I've been hosting Open Houses at his & Margaret's delightful Seascape Golf Course hideaway. This weekend, he voiced very nice compliments re: you. My mom taught me to always convey overheard "behind your back" compliments to their target owners. Her observation was that most of us are comfortable issuing criticism. Oddly, we get shy when it comes to conveying compliments. It's compliments that cause a smile, & can change a mood, a day. So, here you go!
