Hello!
Enjoyed, appreciated both this column & your comments at this morning's Intero-LG Sales Mtg. Had planned to pass along a hearty "Hello!" to you, from Obie, your college Trainer, before you departed LG. However, taking time to return a phone call caused me a missed opp...dratz! Just wanted to let you know Obie says nice things about you, behind your back!
I've been hosting Open Houses at his & Margaret's delightful Seascape Golf Course hideaway. This weekend, he voiced very nice compliments re: you. My mom taught me to always convey overheard "behind your back" compliments to their target owners. Her observation was that most of us are comfortable issuing criticism. Oddly, we get shy when it comes to conveying compliments. It's compliments that cause a smile, & can change a mood, a day. So, here you go!

I think it is still alright to be optimistic for the real estate market in the near future despite the current rising gas prices. Once the job market and economy strengthen more so the housing market will be soon to follow. It may be a gradual change, but there is no need to let that type of psychology to get into our heads automatically due to gas.

Had I personally not bought an apartment building in 1994 as a rookie agent, I may not be in real estate at all today. Soon after I graduated from the university, I was hired as a rookie agent at Marcus & Millichap. They always encouraged the agents to save & invest. Put our money where our mouth is, and assure our own long term survival in real estate by creating cash flow, and management skills. Since coming in to the residential market in this down turn I bought 4 rental houses, based on the principals of GRM, ROI, and cash on cash return. If I can be of help to any fellow Intero agent, please let me know. It is a great time to add or start a rental property portfolio. Prices are low, and rents are up! I LOVE MY TENANTS! No kidding.

Gino,

I saw the same show. Suze orman never addressed the cost of 'rent'! Hello! So, where was this woman going to live? do people think renting is 'cheaper'? It weighs just as heavily on the pocketbook - utilities, food, etc. So, it's no longer the American Dream - what is? Times have changed from the post-Roosevelt days and we must adjust. In many (most?) areas, the rent is optimized for the benefit of the landlord and is often right in line with a house payment - without any tax benefit or the opportunity to build equity on a monthly basis.
People like Suze don't have any new news so they have to create a 'sensational' topic to keep the viewers coming back.
