Wow, 2400 today, but 4000 some over the course of the month? What's that like a 2 week average time to get a contract?

Some of those existing bank owned better get marketed soon, and some of those failed HAMP modifications start making there way on the market, or there will be nothing left to buy...

I'm seeing a couple more 2004 purchasers putting homes up for sale now, perhaps the $6500 for move-up buyers will give NoVa some needed inventory relief.

The change in mix this time is not in house type, but house condition. The percentage of bank-owned homes this time last year was a lot higher than it is now. The best deals on price were definitely last year, but whether those were the best deals in total cost is a lot more difficult to sort out. Maybe, maybe not.

It would be nice to see actual numbers on the effectiveness of this program. The average person ersied in a home about 5 years. This doesn't seem like enough time for the home to appreciate to payoff the silver lining second.

Beautiful site for a wedding reception...worked out well for our group of approx. 125. Think this was about the max, but interior and exterior was utilized for seating. But we had to have a tent erected for dancing and pre-reception..no room inside house with sit-down dinner set-up. Very intimate, charming and historic atmosphere, including a grand staircase! Our wedding coordinator located this site for us...piano in the conservatory is a plus! My brother-in-law serenaded me and my husband as a surprise. Just lovely!
