										<content:encoded><![CDATA[<p>I&#8217;ve been off the rader for quite a while on this blog so I thought it was time to write something new about <a href="http://www.lambrealtors.com">Concord Real Estate</a>. I don&#8217;t mean Concord, NH or Concord, CA &#8211; I am from a smaller town in North Carolina and we like to think that Our Concord is the best Concord out there. :&#8211;)</p>
<p>After all, Concord, North Carolina has Concord Mills Mall, the states largest tourist attraction and also Lowe&#8217;s Motor Speedway, the site of the single largest sproting event in America.</p>
<p>But most people from outside the area hear the word Concord and think, &#8220;where&#8217;s that?&#8221;</p>
<p>We&#8217;ll, we&#8217;re about 20 minutes north east of Charlotte, NC which I think is still the nation&#8217;s second largest banking center. Okay, so that it for now, pretty much all I can think of in terms of interesting facts about Concord North Carolina. I&#8217;ll write something else soon.</p>

										<content:encoded><![CDATA[<p>Well if you think this real estate market lacks opportunity then I don&#8217;t know what to tell you other then you’re crazy. <strong>This is a time to make your dreams come true</strong>. There are so many opportunities out there right now that <em>first time home buyers </em>do not know where to start. My advice would first get a real estate agent, get qualified for a loan then start your search. I would also advise interviewing 2 to 3 experienced agents and make sure they have a few years under their belt and even experience in <strong>foreclosures</strong> as this is a hot area of home buying ie: great deals. It is very important to have the right guidance in making your first home purchase, after all this is probably the most expensive item people will ever purchase. Knowledge is power so study up on real estate and educate yourself, the more you know going into your first real estate deal the better you will feel in the long run.<br />
This is a very stressful and overwhelming step in life but just remember that Rome was not built in a day and you do not need to purchase a home in a day either. If you take my advice by hiring an <strong>experienced real estate agent </strong>half the work is on their plate but just make sure they are sharing everything with you in full detail. Neighborhood statistics such as schools, home values/recent sales, local amenities etc are all things you need to take into consideration. I can&#8217;t stress it enough, you really need to know what you’re getting into before making this investment.<br />
I think part of the problem this country is facing right now with all the foreclosures is that <strong>banks</strong> were giving loans to anyone with a heartbeat and the people that were taking them had no clue what they were getting themselves into. Media painted this grand picture that if you <strong>own real estate </strong>you&#8217;ll become rich but that&#8217;s not the case especially when a majority of people buying homes had no clue what they were doing. But I think now that everyone has learned their lesson most importantly the <strong>Banks</strong> and <strong>Government</strong>, we will see a significant amount of smarter home buyers and sellers out there. Just make sure to include a real estate agent in this transaction as they are the ones who know the true values of the real estate transaction. I talk with dozens of sellers each year that ask me the same question, Why isn&#8217;t my home selling? There&#8217;s never one specific reason but there is always an underlying cause, bad advice or worse yet, no advice at all. Here in Concord North Carolina, REALTORS sold 23 homes, just last week, with prices from 61,000 to over half a million. There is no secret recipe to selling every home out there because each home has special needs individual to that particular property. The Real Estate Market is funny like that. What would be great for a country home with a lot of property, like building a fence, wouldn’t be such a great idea for a cluster community home which has a small back yard. That&#8217;s a more obvious example but it can get a lot more detailed, and marketing success –it’s in the details. Then, of course, there&#8217;s the advertising that&#8217;s driving buyers to your door. It should be clear what&#8217;s great about your home, original in composure, and the pictures must be top of the line, especially if your home is top of the line itself. One of my worst frustrations in this business is to see poor photography of a million dollar property. Or even a quarter-million dollar one. To be honest- it really doesn’t matter how much it costs, it still astounds me just how bad photos can be on at least half the listings in the MLS. With the overwhelming majority of buyers finding their home on the Internet, photos are the key selling tool of today’s REALTOR. Not text, or community relationships, not even experience (although experience can save you once you do get a buyer). It’s the pictures, virtual tours, video tours, and other cool semi-interactive features that really showcase your home. And if you don&#8217;t have it, you might as well be invisible. But you&#8217;ll notice, I didn&#8217;t start this post by talking about advertising. You can have the advertising powerhouse of prime-time Television and bring a million buyers to the door but once they get there, your home has to be the best in the market at its current price or they&#8217;ll go with another- every single time. Buyers are smart, and frugal when making a large purchase decision. They spend days, weeks, or months studing your neighborhood on the Internet. A lot is now available and many times, the buyer himself knows more about the neighborhood you live in than you do, or sometimes, even more than their own buyer&#8217;s agent! You need to know what your competition is, and how to beat it. This doesn&#8217;t always mean lowering your price, and it doesn&#8217;t mean you have to spend a lot of money on improvements either. Many times, what you can do is virtually free and can be accomplished over a weekend or two. A good REALTOR will provide you with a detailed cleaning/staging list so you&#8217;ll have a roadmap to success. I&#8217;ve never written a blog, but I&#8217;ve done a LOT of writing. More inportantly, I&#8217;ve used a lot of info I&#8217;ve found in blogs to answer all sorts of questions about anything from computer problems, Internet applications, or how to tie a knot. Ask Google a question like, &#8220;how do I tie a knot&#8221; and what do you get? A blog entry. There&#8217;s a lot of info out there that I&#8217;ve been using for years so I thought I&#8217;d add a little to it. I may not know how to tie a trefoil knot but I do know a lot about real estate. Paticularly, <a target="_blank" href="http://www.lambrealtors.com/concord.html" title="Real Estate in Concord NC">Real Estate in Concord NC</a>. I&#8217;ve lived here for nearly 30 years and have been practicing this ART for 1/3rd that time. Yeah, Real Estate can be an art but mostly on the marketing side of it. Its very much a science as well, but unfortunately, most of the &#8220;scientists&#8221; in this business barely graduated high school. Don&#8217;t get me wrong, a lot of REALTORS are really good at what they do (paticuarly those who have a true Internet presence) but the overwhealming majority simply don&#8217;t have a clue and they&#8217;re advising people about their financial future everyday. That&#8217;s where this blog comes in, I have a lot to say, I know what I&#8217;m taking about, and my soapbox is a little bigger than most. So I figured, &#8220;I answer nearly 100 emails a day.&#8221; Most are questions from clients and visitors to my site, <a href="http://www.lambrealtors.com/">www.LambRealtors.com</a>, so I thought I could really help a little more by answering a few blog posts each day as well. People tend to believe you more when you&#8217;re not getting paid to do it, right? Look, I&#8217;m a really honest guy, maybe to the point of being blunt, and I&#8217;m not starving for my next sale. You wont find a car salesman in me, just someone with all the answers who doesn&#8217;t mind sharing a little knowledge. Even if you&#8217;re not intersted in working with me, I don&#8217;t care, it&#8217;s not what I&#8217;m here for. To be honest, nothing irritates me more than to sit down with a person who NEEDS to sell their home now, but can&#8217;t becaues their last agent told them to go ahead and buy THAT home, even though it was 20% overpriced. Incompetence annoys me, especially when it screws with people&#8217;s lives. I really just want to do my part to help the world make better decisions, especially the residents of Concord NC.
