ConservatoryLand, the UK’s leading manufacturer of DIY conservatory systems, has just launched a video which demonstrates just how quick and easy it is to build a conservatory base in just 1 day.

Manholes & Drains – ConservaBase spans manholes and drains whilst still leaving them accessible. This eliminates the need for relocating them, saving several hundred pounds per manhole and drain in both materials and labour.

Sloping Ground – ConservaBase is manufactured to accommodate sloping ground conditions with extended steelwork and brick skirt. This eliminates the need for building up brickwork, saving several hundred pounds in both materials and labour.

Skips – ConservaBase sits on a few easily constructed concrete pads or foundation blocks and therefore requires minimal ground excavation. This eliminates or reduces the need for skips on site, saving money on both skip hire and labour.

Skills – ConservaBase eliminates the skills needed to build conventional foundations and walls. With no builders or bricklayers required, your conservatory fitters can complete the whole job from start to finish. Its cheaper.

Time is Money – ConservaBase installations are far easier and quicker to organise than conventional builds.

The Main Benefits are:

No more time spent estimating quantity of materials and organising severaldeliveries of concrete, building materials and skips to site and being there to accept them. We will deliver ConservaBase direct to site for you, all in one go.

No more time spent trying to get builders to site. Your fitters can do it.o No time lost waiting for concrete to cure.o

No time lost due to bad weather. ConservaBase can be fitted in the wet.

Complete around seven conservatory installations in the time it normally takes to complete one. This means you can complete far more jobs in a much smallertimeframe, keep fewer customers from waiting and employ fewer staff andsubcontractors.

Less Come-Backs – Organising jobs quicker, no builders messing your customers around, completing jobs in a fraction of the time, perfect brickwork every time and a clean undisrupted site. Keeping your customers happy will result in less bad debt and more recommendations.

The Benefits

ConservaBase is manufactured and delivered in large fully welded sections. It is four times faster and substantially stronger than other steel base systems which are supplied in bar lengths with hundreds of nuts and bolts.

A full list of other benefits can be seen at conservabase.com.

This post contains all the information you need for how to build a conservatory base for all shapes and sizes of conservatories.

For this article, we have chosen to use the ConservaBase Steel Conservatory Base and Modular Wall System. Due to the simplicity and speed of its installation, this is the preferred choice for modern diy conservatory base construction.

The system can be installed in one day by following the step by step instructions below.

Preparing the Site

The modular base can be installed on an existing patio or concrete area providing the foundations are adequate. If the foundations are not adequate or the base is to be installed on bare ground, then a concrete pad is required under each adjustable leg, except on the rear cill section, which are non-load bearing.

Each pad should measure 450mm square by 450mm deep on firm subsoil’s. On clay, sand or peaty subsoil’s there should be an additional layer of well compacted hard-core to a depth of 200mm below the concrete. Although the surface of each pad must be level, any one pad does not have to be level with the others. The purpose of the adjustable legs is to enable the base to be levelled on uneven or sloping ground.

Leave the pads to harden for two days. In winter months they must be protected from frost, by covering with polythene or sacking. A strong weed killer should be applied to the area covered by the base if it is being installed on bare ground. It is also advisable to lay a strong polythene sheet on the ground beneath the base.

Conservatory Base Assembly

Attach adjustable feet to all base sections

Each base section is numbered. Position each section in the sequence according to the layout plan

Bolt each section tightly together (nuts and bolts supplied)

Ensure all sections are level by adjusting feet

Secure tightly to house wall (fixings supplied)

Cut the polystyrene sheets to size to fill the gaps between the floor joists. The polystyrene material should be cut to size using a long bladed Stanley knife or similar

Lay out damp proof membrane (supplied) around perimeter of base

Start laying the floorboards, flush with the outer edge of the base outerframe (see Assembly Diagram) from the left-hand side of the conservatory, looking towards the house. Use the off-cut from the last run to start the next. Always trim to ensue the joins fall on a joist. Joints should be glued with waterproof adhesive. Secure to the floor joists using the 38mm self drilling screws (supplied) at 600mm centres

Fix conservatory cills to timber floor by using the 60mm self drilling screws supplied

Seal the underside of the conservatory cill where it joins the steel base with silicone sealant

Assemble conservatory as per manufacturer instructions

Finish base by cutting fascia to length (or if brick skirt is specified, see Brick Skirt Assembly below) and fixing up under the conservatory cill with 38mm self drilling screws (supplied). Straight and corner joint trims are supplied as required. It is advisable to fit an air vent in the fascia on both ends of the base to ensure adequate ventilation under to floor

Modular Wall Assembly Instructions for Dwarf Wall Conservatories

The modular wall is to be fitted directly onto the chipboard floor

Ensure that the base is level

Lay out wall sections in the order they are to be fitted. The panels are numbered to correspond with the layout plan

Place a bead of silicone sealant vertically down the inner and outer edges of the panel ends approximately 15mm back from the edge

On the first wall panel from the house wall, silicone seal the end that goes against the house wall before placing in position. Offer panel up to the house wall but do not fix in position. The outer edge of the bricks should overlap the steel beam by 25mm. Seal with silicone sealant where the panels join the outer cill section of the base

Following the layout plan, place the next wall panel so that it continues on from the first, with the beads of silicone sealant to seal the joint. Insert the four bolts supplied to bolt the two panels together. Do not fasten to the house at this stage, or fasten down to the base, this can be done once all the panels are in place and correctly aligned. Do not tightly fasten the panel ends until all are correctly in place

Once all the panels are correctly sited, you can secure the panel to the house wall by drilling from inside the panel through the holes provided. Secure to house wall with fixings (supplied)

Fix the wall sections to base using screws (supplied)

Once fully constructed, seal the joins in the brick backer panels with the adhesive supplied. Use the same adhesive to stick the spare brick tiles in place. Press bricks firmly into place and leave for approximately 2 hours before pointing

To point the joins, mix the mortar supplied to a smooth paste.(Be careful not to add too much water). Fill the joints around the bricks allowing the mortar to overflow the joints. Remove surplus mortar with a flat trowel before initial curing takes place. Allow the mortar to set until firm. It should have a dull finish, be moist but not wet and somewhat gritty. Use a curved pointing tool to finish off the joint and remove any remaining mortar with a soft brush.

Caution: Do not tool the joint too soon. Tooling early will create a creamy surface on the mortar

The wall is now ready for fitting the Conservatory.

Place the conservatory cill on top of the wall as detailed in your conservatory installation instructions and screw down using the 14 x 60mm self drilling screws (supplied)

Plumbing, pipes & cables etc. can be inserted inside the wall cavity using the utility ports provided in the panel ends prior to fixing your choice of internal cladding.

Your modular wall needs no special maintenance although you may wish to seal the face of the bricks with a clear brick sealer.

But how suitable is a conservatory when used to accommodate a kitchen?

Well there is a positive side to this but several negative reasons why conservatories are not suitable for use as kitchens.

The positive side is that adding a conservatory to your home for use as a kitchen leaves existing space in the home available for other uses, for example a dining room.

The negative reasons against this include:

Conservatories become very hot in bright and sunny weather conditions and the use of a kitchen adds further to the heat build up which can make for extremely uncomfortable temperatures, especially whilst cooking. Remember, modern solar control glass is thermally efficient and designed to keep heat inside the conservatory as well as keeping it out.

Due to the large expansion of glass in a typical conservatory, particularly conservatories with glass roofs as shown in the photograph above, the whole room is subject to condensation and wetness, again caused by cooking.

Fitted kitchen units and appliances will hinder access to the conservatory roof and could therefore make cleaning more difficult.

With all this said, if the conservatory is not south facing or is situated in a shaded position, there is a valid argument that in certain circumstances, conservatories can be suitable for use as kitchens.

Conservatories have become a real alternative to traditional home extensions over previous years and continue to gain in popularity for a variety of different reasons.

One reason is the recent recession which has encouraged home owners to improve their homes rather than move. One of the most popular home improvements are conservatories. This is because they provide a pleasant place for general day to day living including watching TV, reading, dining, listening to music and a multitude of other uses.

Conservatories provide the most pleasant area in the home in which to relax, they bring the outside world in to your home and can be seen as an extension to your garden.

Another major reason why conservatories have become so popular is the cost. Compared to the traditional brick built extension, a conservatory can cost up to 75% less and typically save around £20,000.

Even more cost savings can be made with DIY conservatories which are easier to assemble than you might think, particularly when purchased with a steel base and modular wall system which can all be assembled by anyone with average DIY skills.

A typical DIY’er and his mate can construct the foundations and assemble the conservatory from start to finish in just two or three days without the need for outside trades, skips or concrete. Using steel bases for conservatories also eliminates a lot of the hard work and mess that is often associated with conventional builds.

Conservatories add valuable extra living space to any home at the fraction of the cost of an extension and are far more pleasant places to live.

Conservatory Regulations 2010 refers to planning permission and building regulations for conservatories.

Planning Permission for Conservatories – Conservatory Regulations 2010

Fitting a conservatory to your home is considered to be a permitted development, without the need for planning permission. This is subject to the conditions and limits shown in the screenshot below taken from the Planning Portal website (click image to enlarge).

The above permitted development allowances apply only to houses. Guidelines for maisonettes, flats and other types of buildings are here: http://www.planningportal.gov.uk/permission/commonprojects/flats/

Other notes on conservatory regulations 2010 are shown in the screenshot below (click image to enlarge):

Building Regulations for Conservatories- Conservatory Regulations 2010

When adding an extension to your home, building regulations will normally apply, however, conservatories are generally exempt from building regulations when:

It is also advisable to avoid locating conservatories where they could restrict ladder access to dormer windows in the roof or windows installed in loft conversions especially if they are intended as a fire escape.

New apertures that are created between conservatories and existing dwellings will mean that the conservatory will need building regulations approval.

Ever since we can remember, conservatory base foundations have been constructed in the traditional way with concrete footings and brick walls but now there is a much quicker and easier method of conservatory base construction.

Steel conservatory bases are the modern way of building conservatory base foundations. Steel bases enable you to build your conservatory base in just 1 day and furthermore, they eliminate the need for builders and bricklayers making them ideal for DIY construction.

Steel substructures have been used for many years to support bridges, skyscrapers and commercial buildings and are now the future of conservatory base foundations. This makes conservatory base construction extremely fast and easy without the need for concrete lorries, brick lorries or skips on your garden. It ensures minimum disruption to your garden meaning that your home won’t be turned in to a building site for weeks on end.

Steel conservatory bases are ideal for DIY conservatories and reduce a three week project to just three days saving you money on contracted labour.

Gmail is the third most popular webmail service in the world and in my opinion, its also the best, in fact I can’t understand why anyone would want to use anything else.

We use email for around 95% of our communications, including communication with our potential customers and sending them conservatory drawings and quotes. It is so efficient and saves so much time that I couldn’t imagine being without it.

However, there is a downside to this and it can cost you sales. It doesn’t matter which email service you use yourself, the problem occurs when a potential customer uses Gmail and this problem relates to any industry that communicates with customers by email and no matter what they are selling, not just conservatories.

Its all down to the way Gmail displays advertisements along side all emails that are opened. The adverts are targeted to the content of the email. See the screenshot below – click on the image to enlarge.

This is an email I sent to myself simulating one that would be opened by a potential customer. Do you see the problem here?

When you mention ‘conservatory’ or ‘conservatories’ in your email, adverts are displayed to the right of the email content targeting those keywords and these are competitors adverts, selling exactly the same products as you. So every time you send an email containing the types of products you are selling, you are effectively pushing your competitor’s adverts right in your potential customer’s face.

So what can you do to avoid this? Well its very simple really – whenever you are sending an email to a potential customer with a Gmail or Google Mail address, take care not to mention your products, in this case ‘conservatory’ or ‘conservatories’ or any other keywords that relate to them and also ensure that your products are not mentioned in your standard email signature, for example see the screenshot below- click on the image to enlarge.

You’l now see that the adverts target completely different products that are not related in any way to the products that you are selling, leaving you to promote your products without promoting those of your competitors at the same time.

This problem only occurs with Gmail. The other two most popular webmail providers Hotmail (Windows Live Mail) and Yahoo! Mail do not display adverts related to email content.
The Bad News First [...]

As we’re fast are approaching the end of another year, here’s the latest update on internet marketing for conservatories.

The Bad News First

The graph below, taken from Google Trends demonstrates the gradual decline over the last 6 years for ‘conservatories’ and ‘conservatory’ searches on Google has continued throughout 2010.

As you can see, you have to look very closely to see the decline in 2010, but it is there, albeit a lesser decline than in previous years.

Now The Good News

The good news is that although Google searches for ‘conservatories’ and ‘conservatory’ have declined over the years and is partly down to fewer consumers wanting conservatories, or at least not being able to afford a conservatory at present (no doubt due to the recession) it is also partly due to internet users becoming more search-savvy and using longer tail search terms to find exactly what they are looking for quicker. Example long tail search terms include ”conservatories nottingham‘, ‘edwardian conservatories’, ‘glass roof conservatories’, ‘small conservatories’ and ‘steel base conservatories‘ etc. – so its not as bad as it first looks. Unfortunately it is not possible to produce the search volumes of these longer tail search terms on Google Trends as there is not enough search volume to enable it. Yes, the search volume for these is low, but there are hundreds of different search terms now being used and all these add up.

Although I accept that statistics indicate the actual number of conservatories that are being installed has declined, I question where the statistics have been taken from and how they came about.

If for example they are based on planning applications then this could be somewhat inaccurate as fewer consumers are applying due to the changes in regulations for certain sizes of conservatories. Further, I know for a fact that many consumers even ignore planning permission requirements altogether. Maybe they’re based on data obtained from conservatory suppliers, but we’ve never had a request for information. Do the statistics include DIY conservatories? Well, we’ll take over 800 of these out of the market ourselves this year, that’s just us and the DIY conservatory market is increasing as an overall proportion of the market.

Whilst I accept that the market has somewhat declined, I don’t think its to the extent that statistics indicate and I believe this partly because of the facts I have stated above but mainly on my own company’s experience, i.e. volume of enquiries and sales which we have seen gradually increase over the past few years.

One other point to note, and this again is from my personal experience is that when the volume of enquiries is down, they tend to be a better quality of enquiry and therefore conversion to sales increase. This has proved to be consistently true in our case.

Take another look at the above graph generated by Google Trends. The News Reference Volume which has steadily increased over the years does not indicate the popularity of conservatories but instead indicates the SEO efforts of conservatory suppliers submitting press releases in order to improve their natural rankings on the search engines. Note that in 2010, this has started to decline which is due to news articles for SEO on Google becoming less effective this year and other means of increasing search rankings becoming more effective as Google constantly changes their ranking criteria.

Finally, another point to remember is that although internet marketing for conservatories is top-dog, its still not everything. We still sell a lot of conservatories in our local area from our adverts in Yellow Pages, local radio and of course TV.
