They responded with a letter from an attorney telling me that it is a Fair Housing Act statute and against federal law to discriminate against/not allow people with service dogs t orent your apartment. I am pretty sure  they are legally correct  &#8211; but I am looking into it for future reference.&#8221; &#8211; CHBO Property Owner</p>
<p>Yes there is a lot to know &#8211; Before you accidentally break the law take a look at some of the following resources:</p>
<p>Discrimination Laws:  <a title="Section 504 of the Rehabilitation Act of 1973" href="http://www.hhs.gov/ocr/civilrights/resources/factsheets/504.pdf">Section 504 of the Rehabilitation Act of 1973</a>; <a title="Fair Housing " href="http://portal.hud.gov/hudportal/HUD?src=/program_offices/fair_housing_equal_opp/FHLaws/yourrights">Fair Housing Amendments Act of 1988</a>;  <a title="ADA 1990" href="http://www.ada.gov/pubs/ada.htm">The Americans with Disabilities Act of 1990</a>; <a title="ADA 2008" href="http://www.access-board.gov/about/laws/ada-amendments.htm">The Americans with Disabilities Act Amendments Act of 2008</a>;  <a title="URLTA" href="http://uniformlaws.org/ActSummary.aspx?title=Residential%20Landlord%20and%20Tenant%20Act">Uniform Residential Landlord and Tenant Act</a>; <a title="FCRA" href="http://www.ftc.gov/os/statutes/031224fcra.pdf">Fair Credit Reporting Act</a>; <a title="Lead-Based Paint Law" href="http://portal.hud.gov/hudportal/HUD?src=/program_offices/healthy_homes/enforcement/disclosure">Lead-Based Paint Act</a> and <a title="Megan's Law" href="http://www.meganslaw.ca.gov/">Megan&#8217;s Law</a>.</p>
<p><em>In the United States, all states have laws about Assistance Dogs, and individual states diﬀer in their approach to deﬁning the rights of disabled persons who use Assistance Dogs. However, most of them include speciﬁc sections in their statutes or codes that deﬁne just where disabled persons with trained dogs are allowed to go, important considerations in housing, what happens if someone tries to interfere with these rights, and what penalties are associated with anyone who denies these rights. Usually the rights of Assistance Dog trainers parallel those of disabled persons and are included in the laws of the state, but not always. Other considerations that are treated by many states include the exemption from fees or licenses; what, if any, identiﬁcation is needed for the dog or the owner/trainer; responsibilities of the owner/trainer; responsibilities associated with the injury or killing of an Assistance Dog; and what happens if someone misrepresents himself as a qualiﬁed person.  <a title="Service Animals" href="http://www.assistancedogsinternational.org/">http://www.assistancedogsinternational.org/</a></em></p>

<p>Remember the good old days when you had a property to get rented, you paid for an ad in the newspaper and all potential rents knew to go to the same place to find all their choices <img src='http://corporatehousingbyowner.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />   We think the internet is making our lives easier, but sometimes really it is just making our lives more confusing.  There are thousands of place to market rental properties on the internet and property owners  and tenants are having a hard time connecting.</p>
<p>So, what can you as a property owner, do to get over this pain of trying to find the next tenant in all the thousands of places possible on the internet?  <strong>Relationships!</strong>  The great thing about Corporate Housing is that users/renters are normally consistent users/renters and not just individuals who need to rent one property once a decade.</p>
<p>Think about it, the Project Manager that needs a furnished apartment in Portland this month could just as easily need a corporate condominium in Tampa next month.  The Human Resource Director that needs a place for a new hire this week could also have a new hire next week or next month.  The company with the Summer Internship program this year will also have the same program next year.</p>
<p>The importance of NOT thinking of property rentals as &#8220;one off&#8221; transactions and instead developing relationships with each housing inquiry is an ESSENTIAL ELELEMENT for SUCCESS in your property rental.  This element of &#8220;Relationship Building&#8221; is why CHBO promotes listing your property annually in the CHBO system vs just when you need a tenant.</p>
<p><strong>Tasks:</strong>  Keep track of all your email leads and general housing requests.  When your property comes available send a quick email to these guys just in case they have a secondary need.  This can easily be done through a program like <a title="Email Marketing" href="http://mailchimp.com/">Mail Chimp</a>.  Keep track of local businesses that contact you and develop a list of potential repeat clients and even take the time to send a Holiday Card or something fun to these contacts.  One CHBO property owner sent me a Thank You card that she had made with her property featured on the front of the card.  You can use an easy site like<a title="Custom Greeting Cards" href="http://www.shutterfly.com/"> Shutterfly.com</a>.</p>

<p><strong>Urgent Care Directories:  </strong>www.besturgentcaredirectory.com or  www.findurgentcare.com are two national directories to help you out.</p>
<p><strong>Dr Questions:  </strong>www.webmd.com,  www.askthedoctor.com, www.diagnose-me.com</p>
<p><strong>Healthcare Apps:  </strong>Medscape, iTriage, WebMD, Urgent Care</p>
<p><strong>911 Cell Phone:  </strong>When you call 911 from a cell phone, the call often lands in a regional center. A call-taker in a far-away city or county may answer your call. To get help to you, there are two pieces of information the call-taker needs to know <i>immediately</i>:</p>
<ol>
<li>Tell the call-taker which <strong><i>city</i></strong> you&#8217;re calling from.</li>
<li>Tell the call-taker what <strong><i>type of emergency</i></strong> you have.</li>
</ol>
<p><strong>911 VOIP Phone:  </strong>When you call 911 from a traditional telephone, the call in most cases is sent to a Public Safety Answering Point (PSAP) that is responsible for helping people in a particular geographic area or community. PSAP personnel often can automatically identify your location and direct the closest emergency personnel to that location. They also often can automatically identify your telephone number so that they can call you back if you are disconnected. Since VoIP service works differently from traditional phone service, consumers who use it should be aware that VoIP 911 service may also work differently from traditional 911 service. VoIP service providers, in response to FCC action, are making progress in eliminating these differences, but some of the possible differences include:</p>
<ul>
<li>VoIP 911 calls may not connect to the PSAP, or may improperly ring to the administrative line of the PSAP, which may not be staffed after hours, or by trained 911 operators;</li>
<li>VoIP 911 calls may correctly connect to the PSAP, but not automatically transmit the user’s phone number and/or location information;</li>
<li>VoIP customers may need to provide location or other information to their VoIP providers,<strong> and update this information if they change locations</strong>, for their VoIP 911 service to function properly;</li>
<li>VoIP service may not work during a power outage, or when the Internet connection fails or becomes overloaded.</li>
</ul>

				<content:encoded><![CDATA[<p>This month the annual Corporate Housing Industry Report came out showing that gross rents for Serviced Corporate Apartments was $2.66 Billion in 2012 and 37% of that business or $984,200,000.00 was a direct result of Relocation needs.</p>
<p>According to the <a title="2012 &quot;by Owner&quot; Corporate Housing Report" href="http://www.corporatehousingbyowner.com/corporate-housing/2012chboreport">Annual &#8220;By Owner&#8221; Corporate Housing</a> report 43% of property owners report having tenants related to a Relocation.</p>
<p>Last year the CEO of CHBO served on the US Advisory Council for the ERC / Employee Relocation Council the trade organization that represents the entire Relocation Industry and according to ERC we have seen a return to Pre-Recession &#8220;New Hire&#8221; Relocations but we are still waiting to see a resurgence in &#8220;Talent Management&#8221; Relocations.</p>
<p>What does this means for you?  We expect a continued increase in relocations in 2013!</p>

It&#8217;s More Than Math.&#8221;</a>  They asked some great questions about minimizing risk.  We believe that taking the time to &#8220;Test Drive&#8221; a neighborhood by staying in Corporate Housing before you buy will allow you to make the best real estate investment choice.</p>

<p>The move from New York to Los Angeles is nearly complete for LA Laker&#8217;s head coach, Mike D’Antoni. <p>Minnesota Twin&#8217;s owner, Jim Pohlad, is the owner of a new $3.35 high-rise home in Hollywood&#8217;s luxury <a href="http://www.realtor.com/blogs/2013/04/10/minnesota-twins-owner-goes-hollywood/" target="_blank">Sierra Towers</a>, Sierra Towers is a celebrity hot spot, and is said to be home to Elton John and Matthew Perry too.</p>
