Things as always continue to shift and move in the US property market.

The amount of positive press in the US has led to an increase in US investors/ home owners entering the market as well as high profile hedge funds which is reducing the stock for foreign investor (but pushing up prices)

My perception is that the initial wave of Australian investors have entered the market, but we are now in a settling period as for many people what is now on offer is potentially not as sensationally appealing as it initially seemed and less ri. My view is that a number of elements are now coming together to create a second wave. Let me explain…

• The initial wave of overseas investment was predominantly cash buyers tapping into the 20% yields in low priced US property
• In reality, many of these properties would not have met the theoretical returns due to tenant issues and repairs
• A real mixed bag of providers were in the market, many being ill informed and some simply out to take advantage of the opportunity (at the expense of the investor), leading to some negative experiences for overseas investors
• The real window of opportunity is in the 8 to 15% yields and higher priced, better area properties, but if only cash is used, the returns don’t look quite as good
• Getting US finance has been at times impossible and somewhat restricted in terms of low LVRs and high interest rates

What I see happening now is that the risk is significantly reduced as the opportunity window is clearer an dodgy providers flushed out, and the thing that will create the new wave is the ability to access reasonable finance and the opportunity for cash out finance and you have a very strong investment proposition.  This is on its way…..

Below are a few other thoughts around the markets from my resident insider!

Tennessee

• New market opening up in Nashville, Tennessee.
• From 70k up to 180k (1900/month), construction is booming and you can get good houses with positive yield.
• Memphis still good but stay on the higher value side $90k plus

Florida

• Still very  popular.
• Tampa, florida is another new market that looks interesting:
• Long term renters, 1200m2 properties. 70k properties renting fro 750/month
• Duplex – Leigh Heigh new supplier and good option with good property management.
• Jacksonville florida tricky for stock

Texas

• Still very popular option

Missouri

• Kansas City doing well 70k mark and 900/month rent with good team in place

North Carolina

• Charlotte North Carolina, going to be an interesting option

Georgia

• Atlanta is still a good long term option, but a little more hassle to own at the moment. More red tape and need to allow time to get tenants

Signed the contract for my latest property in a new market for me – Orlando.  I have a great one off loan for this one 75% LVR and 4.25% interest so the overall cash on cash returns are strong and there should be some good capital potential too.   Orlando has some strong population growth forecast and population growth = demand = capital growth.

I am also now entering a new state which has a good overall package – Texas with

• finance up to 75% LVR,
• high quality rehabs,
• stable tenant landscape
• quality property management
• Solid growth prospects

The fundamentals are good, but anyone expecting a Florida like resurgence is expecting too much as Texas was much more prudent about lending and as a result has weathered the storm much better than other states.  Independent of this, it has always been a steady capital growth place. That said, population growth job creation prospects are strong so I am pretty excited by the overall package and am looking at starting with two.

Following these, I will be reaching the point where the annual cashflow should enable to invest one extra a year or say 2 with some savings tops up and I am still hopeful of some cash refinancing option to come to the table which will give me the ability to go again a few more times.

The secret to success comes to finding a model that works for me and then repeating it multiple times.  In this case I have set myself a target of 16 properties.

My target is $100,000 of income p.a. so still some way to go but each step takes me closer!

Property investing is also a longer term play, and it takes a while toget a feel for how assets are really performing.

My 2012 summary statements have come through and I thought I would share my numbers with you from my first two properties that I bought in Jan 2011!

Overall the numbers on these two properties are stacking up with a few opportunities for improvement

Both properties were similar investment propositions and I had made some assumptions in my model that they would generate the following returns:

THEORETICAL RETURNS

• Gross Yield – 22%
• Net Yield (after operating costs) – 16%
• Net, Net Yield (after loan repayments) – 7%
• Overall return on funds employed (includes principal paid off) – 21%

Property 1 – Actual Year 2 Numbers

• Gross Yield – 22.9%
• Net Yield – 15.2%
• Net, Net Yield – 5.7%
• Overall return on funds employed – 19.5%

Investment Synopsis – Solid tenant; a few repairs which time will time are an exception or the norm for this type of investment

Property 2 – Actual Year 2 Numbers

• Gross Yield – 20.1%
• Net Yield – 16.3%
• Net, Net Yield – 6.7%
• Overall return on funds employed – 21.1%

Investment Synopsis – Tenant was a little unreliable on payments impacting on gross yield, but low repairs meant overall performance was strong

Start of  new year and in the ever changing USA Landscape, I have spent some time with my US Partners to get an update on the current situation.

As you may know if you follow my strategy, the right opportunities are a combination of the properties, finance and property team.

Here is the latest opportunities I see you can tap into:

Florida:

- this state has been on a good run recently in capital growth and so it is harder to get stock for foreign investors at the moment.  Prices north of $100k now

Jacksonville – our property supplier is now focusing on US investor, so the only option we are seeing opening up here is for new builds.  It is a shame as this area looks promising on a number of factors

Orlando – a little tight on stock but still worth pursuing

Cape Coral – Stock and property management are still in play.  The finance is not quite where it needs to be and with the capital increase cash flow is not as strong but still cash flow +ve  You could go in with the sub optimal finance and then look to refinance in due course

Memphis

Well set up now for finance and property management and plenty of stock.  We have moved up the food chain now which reduces the risk but gross yields are more in the 15% range.  The finance is better, so cashflow is still strong.  Prices have moved as well so you are looking at $60k +

Kansas City

I am not fully across the market as it seems similar to Memphis in terms of what is offers and still represents an opportunity if you are looking for an opportunity similar to Memphis

Houston

Relatively new market for us, but has some strong fundamentals and it is well set up and low risk.  Cash flow is pretty good, Finance could be better as only 50% LVR.  Lots of stock and definitely one to consider

These seem to be to main areas at then moment to focus on, Atalanta, Charlotte and Pheonix we have options for

I am closing in Orlando at the moment and then I will be looking to road test a refinance option with the intent to look at Houston as my next stop.

1) Cement Memphis Property Portfolio

I am looking to increase the actual returns across my Memphis portfolio from the current 10% to 15% to the 15% to 25%.  My key action here is that I am moving all my properties across to a new property manager who comes with strong positive feedback

2) Close a high end property in Florida using my killer loan

I have pre-approval for a great high LVR, low interest loan and am actively searching for a suitable property in t he $150k range in Jacksonville or Orlando

3) Refinance my portfolio to higher LVR and reinvest in additional properties

At them moment, due to finance availability, my portfolio is sub optimal both in terms of the rates I am paying and the LVR I have.  This means with the right finance in place I can extract funds whilst maintaining good cashflow.  By my preliminary calcs, if the right finance comes along, I could be looking at freeing up $100k to $200k in capital for further investment.  This is not pie in sky stuff as my partners are very active in this space in securing new finance that will enable refinance/ cash out

Should be another interesting year ahead!
