Fall Foliage is in full swing in Crested Butte, Gunnison, and the Valley as a whole. Kids have gone back to school and so the number of visitors that we have in town is less than the summer months, but the changing of the leaves is bringing people in. Vinotok is a Fall Equinox festival that occurred during the week of Sept. 19-25th which will bring in some spectators. The weather is beautiful right now and is just about perfect every day with bluebird skies and temperatures around mid-to-high ’70s. Masks are not mandatory but I have seen people wearing them a bit more.
 
As for real estate, despite the downtime of the fall season, we still got a lot of action now and even last August. Below are the tables to show the stats of last month’s performance.

Starting the report we have Crested Butte. For August 2021, we had 14 properties that went under contract, and we had five properties that were sold, one of which was a land property, 1 was a condo, and 3 were single-family homes. All of which accumulated to a sum of $10,819,000.
 
The number of sold listings seems to be one or two listings lower than that of previous months, it could just be because of the off-season. However, I can say that despite the lower numbers, the average sales price of these five properties amounts to $2,163,800. Many of the homes in Crested Butte price ranges could reach up to $1M or more but from the numbers, we have currently, $2M, that is pretty high. It only goes to show that there could be a slightly lower number of buyers, but it seems that they are hard hitters and the purchasing power in this community is very strong. For August 2020, there were nine properties that were sold.
 
Currently, for the month of August 2021, there are a total of 47 single-family homes, townhouses, and land properties available in the market for Crested Butte.

For Crested Butte South, we had 13 properties that went under contract and 17 properties that sold in the month of August 2021. These sold properties were composed of one commercial property, five single-family homes, and seven land properties. All of the properties mentioned accumulated to a sum of $7,608,200. These are all good numbers compared to last year of the same month.
 
Overall, there are currently 9 single-family homes, townhouses, and condos available in the market.

For Gunnison County, there were 121 properties that went under contract and 198 properties that sold during August 2021 versus the 106 properties that sold in August 2020. These sales for August 2021 accumulated to $80,864,000. Overall, there are currently 344 single-family homes, townhouses, and condos available in the market.

Lastly, for our report, we have Mt. Crested Butte. For August 2021 there were a total of 18 properties that sold, four of which were land properties, 4 were single-family homes, and 10 were condos. All of which accumulated to a total of $16,064,000. For pending items, there are 34 items that went under contract.
 
I don’t see anything out of the ordinary for this community, again, the number of sales has dropped significantly lower, but the average sales prices of each listing sold and their sum are still very competitive. I can however mention that this is the first time in several months that we have pending items in the line of ’30s. We had a sort of decline of under contract properties recently in this community, but with these numbers, it only goes to show that we can expect a good number of sold listings in the following months. As for August 2020, there were 20 properties that were sold during that time.
 
Currently, there is a total of 57 properties that are on the market for single-family homes, townhouses, condos, and land.

So, what does all this mean to you?

For the month of August, the number of sales for each community is moderately high. It might be lower than that of the previous month, but it could be due to the off-season. I also noticed that despite the lowered numbers of sales, we continue to have a lot of under-contract listings, which will all lead to a great number of sales in the future.
 
I personally had great numbers of sales for August, and I too have many other pending listings that will be sold in the future months.
 
As for the communities, Crested Butte numbers were remarkable, as each property sold averaged $2,163,800, and in Mt. Crested Butte, it seems that the most popular type of properties are condos.
 
From all the information gathered, I can say that there really is a high demand for properties in Crested Butte, and the surrounding communities, many people from other places seem to want to migrate here. I suspect that we will get even more number of sales especially when the peak season comes and also when there will be more affordable housing in the community.

For this particular case, my clients reached out to my office in late July as they were dead serious in looking for a vacant lot in the Crested Butte and Mt. Crested Butte area. I provided them a list of listings, including that from Skyland to get a general idea of the price range of land properties.
 
With meeting up with them, they seem to be eager to living in Skyland, and who can blame them? Skyland is an area that offers incredible valley and mountain views and is surrounded by lush valley flora. Being a resident, homeowners have the privilege of having access to Grand Lake, the adjoining pavilion, and having rights to fishing on the Slate River.
 
The only small issue they had was to know the rules and regulations in Skyland in terms of building a home.
