Fullerton Real Estate - Home Values; Appraised, Market & What The House Was Once Worth...

Any buyer that has been looking for a starter home in Fullerton or in Orange County for the past few months knows exactly how fierce this market is!

If you are lucky enough to win the offer war as a buyer, then your next hurdle is with the appraisal.With values coming in so low because of out of area appraisers, short sales sold extremely below market value and everything else. We often bite our nails off hoping to get the "all clear" on the appraisal. I was having a conversation with another Realtor today and she had a perfect way to explain it to our poor buyers and sellers who are just exhausted by the whole situation!

Market Value - This is the price that the market will bear. When you have 40 buyers for a home, this will drive the market value up. If you end up with 10 buyers that are willing to pay $400,000 for a house, this becomes the "Market Value".

Appraised Value - This is the value that the appraiser will assign the property. Lately, I am hearing that lots of "appraised values" are coming in EXTREMELY low and it is hurting home owners that are trying to re-finance or sell their properties.

What it was worth in 2006 - Unfortunately this is the toughest. Every single seller (and I mean EVERY one) knows what their house WAS worth at the peak; yours truly included. No one is immune to this and it is really tough to sit down with a seller to talk about listing their home for hundreds of thousands less than it was worth then; especially if that is when they bought it. It can be heart breaking.

That market will go up, it will go down and right now, it is just darn crazy! The bottom line is that if you can make your mortgage, make it. At some point, it will go back up. It always has!

I love this time of year! Fall in Fullerton is so much fun! Our trees may not turn colors and lose their leaves but so many fun events come up in the fall and this weekend is probably my favorite.....Fullerton Uncorked!

Why do I love it so much? First, it is located at the beautiful Fullerton Arboretum. It is great opportunity to tour these beautiful grounds in the Cal State Fullerton parking lot.

Second - The food! Pretty much every great restaurant in town is there serving up tastes from their menu's! This year over 45 local restaurants will be there, along with numerous wineries and breweries.

And that brings me to three - Wineries and breweries! Your friends (and mine) from the South Fullerton Rotary will be there to pour! And pour they will!

Take a moment to write your Congressman about this important measure! You have heard local Realtors(r) talk about what a different the first time home buyer tax credit has made.

It is set to expire on November 30th, 2009 further fueling the local first timers frenzy to open and close escrow by November 30th. In Fullerton, there is NO INVENTORY in this price range and most first time home buyers are at a complete stand still watching the few homes that are on the market get bid up over what AN APPRAISAL WILL SUPPORT!

Congress, give our first timers a chance to keep fueling the economy and even more importantly; GIVE IT TO ALL BUYERS! The "move up" market continues to suffer locally and it may free up some that are on the fence about taking the leap to the move up home that they would like to get into!

Fullerton Real Estate - Prices & Inventory - The Number's are Shocking!

The other day I posted a blog and a graph about what is happening with inventory in Fullerton. Fullerton Real Estate - Supply and Demad - The Facts. The fact is; it has decreased. Someone asked a great question in response and it was, "What are the home prices doing in Fullerton?" Great question, here is the answer, in graph form. (Funny, I think I might be becoming a graph person after all.)

Fullerton Home Prices Per Square Foot (All Homes Sold)

I don't have the option to list the actually prices in my software (source is the So. Cal. MLS) but you can see that the per square foot price has started to increase in Fullerton. This is for all price points.

After pulling these stats, I was curious to see what the inventory was like in the super hot price point of below $500,000 in the city of Fullerton.

The numers are shocking!

This graph (source So. Cal. MLS) indicates the inventory in Fullerton for homes less than $500,000. This is what is hot right now and you can see that there is practically no inventory and that the pending escrows almost equal what was was for sale! Wow!

And the price range for these? Here is the per sq. ft. for this price range.

Prices have started inching up. April was really a turning point in the area. People really started looking in the early part of the year and this is when the demand started to increase.

Fullerton Real Estate - THE FACTS...SUPPLY AND DEMAND - Fullerton Homes for Sale

If you regularly read my blog, you have heard me say it time and time again, "Inventory is down and homes are in demand". Well, for you graphs people, here is what it really looks like in our very own Fullerton, CA.

Properties currently for sale, pending sale or sold in Fullerton, CA from Aug. 2008 to Aug. 2009

HOMES NEEDED!

Qualified Buyers- especially first time buyers are having a tough time finding a home to buy. They are nearing the deadline to receive their $8,000 tax incentive and need to close by November 30th to receiv it.

Multiple Offers - Entry level homes in good areas are receiving multiple offers because of low inventory.

I am not really much of a stats and graph girl. I mostly write things the way I see them but I have to tell you what I am seeing here.

August 2008:

611 properties for sale in Fullerton
99 were in escrow
81 closed escrow

August 2009:

269 properties for sale in Fullerton (THAT IS LESS THAN HALF!)
143 were in escrow (almost 50% more than last year)
87 closed escrow (we closed just 6 more with less than half the inventory!)

Right now banks are slow to foreclose and this is keeping new inventory from coming on the market. Meanwhile, buyers are frantically trying to open and close escrow before November 30th, 2009.

Most of the homes on the market are higher end homes. This makes it a great time to move up!

Fullerton Real Estate - Adventures In Door Knocking....

You have probably heard me talk about how tough it is for first time buyers to realize the dream of home ownership with a little piece of Fullerton Real Estate of their own. I have lots of buyers and with up to 30 offers (or more) coming in on starter homes in Fullerton (and all North Orange County for that matter) it is getting increasing difficult. So, I decided that I needed to get more aggressive for my buyers!

Dreading it or not, I figured I better start knocking on some doors and talk to the folks in the Downtown Fullerton area to see if they might be thinking of selling. So, last week, I started.

While walking the neighborhood, feeling bad about bothering people in their home, I was wondering how hot it was. It was around noon and I was sweating! Most people were pretty nice but not interested in selling. There was definitely a common theme; They loved Fullerton and their downtown neighborhood and were staying!

As I was nearing the end of my route, I spoke to a nice lady that is in the process of getting her loan modified. I was so relieved to hear that she did not spend thousands on a loan mod company! She was so sweet and her husband had been injured on the job. His disability was not enough to cover the bills and they were falling behind. Stories like this are heart breaking. There are options and I gave her a few and hopefully the mod will work for them.

Next door, a man was standing in his front yard so I gave him my information and had a little chat with him. He said he was a real estate broker and of course that meant he wouldn't be interested in listing his house with me. "But", he said as he looked me up and down, "You have something else I might be interested in"... and let me tell you that he wasn't offering me a position in his office....UGH. Creep.

All and all nothing has come out of it yet. Other than the creep and 100 degree plus weather, it really wasn't all that bad. Folks in Downtown Fullerton are pretty nice and if you are friendly and to the point, they are willing to talk to you.

I will be going at it again this week so if you see me coming, don't worry, I am not a pushy peddler, just a Fullerton Realtor doing everything she can think of to try to get her buyers into a home!

Max Bloom's Cafe Noir - Downtown Fullerton - It's Not Just Another Cuppa Joe!

Speaking of Joe, the first thing I noticed as I pulled up was a sign near the front door that read 89 cent cup of coffee! It was pretty much love at first sight right there.

Don't get me wrong, I really enjoy a latte (that was less than $3.00 if I recall) but in this economy, it is nice to know you can get a cuppa joe for 89 cents. I mean I could manage to dig that up somewhere!

What a treat I was in for after walking in the front door. I was like a step back in time! It was a real joint alright, the kind you might have met your detective at back in the 40's. The one that was tacking that dirty rat of a cheatin' husband. You would have been dressed to the nines in a sleek pencil skirt suit complete with a hat and gloves...Oh, those were the days, when people got dolled up to go outside.

Located smack dab in Downtown Fullerton, Max Bloom'sis an unassuming little place on the outside. But like I said, step inside and you are transported back in time! It is almost like a museum of old movies, and memorabilia. You can even purchase the movies!

They also have an old yellow refrigerator full of all your favorite old time sodas! There are a few tables to sit at and there is also an area full of instruments so you can come by with your friends and jam instead of doing it in your garage with your mom (or wife) yelling at you.

Max Bloom's hasn't been open long; in fact, they don't have much web presense yet. While they are getting set up, stop by and say, "hello". Grab a coffee and a snack and take some time to browse around. You will be glad you did!

The Matador Restaurant in Downtown Fullerton - Try it for Lunch!

I just have to start out by saying, "Shame on you, Cristal Drake, for taking five months to write a blog about one of your favorite places!". In all fairness, I have a blog topic list a mile long! Too much to do and too little time...Enough about that, now for The Matador Cantina!

If you live in Fullerton, then there is a pretty good chance that you have already been to The Matador. The Matador (formerly Rockin' Taco) opened a few months back and has been on my favorites list ever since. You can read various things about it on line so I am just going to cut right to the chase and tell you why I like it!

1. Ambiance- It is casual but to too much so. It is comfy and you feel right at home. Get there early because the booths fill up fast and people have a tendency to hang around in it long after they are done eating. During the day, my absolute favorite table is the window table.The windows open right up and you feel like you are in Mexico except you are inhaling the fumes from Harbor Blvd. It is not that bad; I sait it was my favorite seat didn't I?

2. Service and People - They are so nice and friendly there. One of the waiters still remembers me from the very first day and always makes me feel so welcome. The service is quick and with a smile. And for the people; I run into someone I know there every single time. Yes, every time. Note to self: Do not go to The Matador on a "no make-up day".

3. Food - In a word: AMAZING! Not your typical Mexican fare here! I can't even explain it. It is just good. I love the Mole sauce and for desert? Get the CARROT CAKE! Somehow they took my favorite desert and made it better!

4. Drinks- They have all the usuals on tap, full bar and I don't know how they do this but their specialty drinks are Margaritas, Sangria and Mojitos! All are delicious!!!!!

5. Specials - These are important so pay attention!

Monday - Half off all wine by the glass!
Tuesday - TACO TUESDAY!
Wednesday - Handcrafted $5 Margaritas 2pm-2am today every Wednesday at Matador!
Happy Hour- MON-FRI 2PM-6PM

LUNCH - THEY are open! Many places in Downtown Fullerton are NOT. They have an amazing lunch menu for around $8.00 bucks! You can't even get fast food for that. You will love this. Get the grilled veggie torta!

Fullerton Real Estate - So What's all the Fuss about Fullerton?

Whenever I talk to friends that don't happen to live in or near Fullerton they are always saying how much they would like to visit or check it out. It's either that or "geez, you sure love that town, Fullerton!" It's all just from hearing me ramble on about it in my blogs or on Facebook and the like.

So what is all the fuss about Fullerton? If you stopped to talk to the people that live here, they would all tell you that we are just not like other towns in Orange County!

I just found this video and I think it is worth watching if you have never been to our lovely town. It is a few years old as the Rockin' Taco is now the Matador but I think you'll get the idea.

If I wasn't a Realtor(r) in the town I love, I might have to figure out how to make a career out of being a tour guide or journalist reporting on all the Fullerton happenings! A little cheesy, I know but so am I so I think it would work!

A Property Re-Assessment Appeal Story – Moral: CHOOSE YOUR COMPARABLES WISELY!

When I was contacted by my client some months back to help her with her property re-assessment application, I had no idea what I was really in for.

Her property's value had dropped since purchasing it and she was being taxed much higher than if she had bought her house recently. I helped her out with some comparable sales to send in with her re-assessment applications and a few months later she called me back.

She had received a letter stating that she had a hearing set for her appeal. We got right to work pulling new comparable sales (from the specified time frame) and doing our research. She attended a workshop on the process and even found an appraisal dated in the time frame of the comparables.

We spent hours getting ready and my client is good! She had made copies and tagged all her exhibits, she went to a hearing beforehand to watch the process and get more information. She did lots of homework and was organized. We were feeling pretty good about how prepared we were!

The big day came and we watch a few people go before us. All of them accepted a previously negotiated assessment that was a bit lower than the bill they had been sent. When my client was called, she said that she did not agree with their newly negotiated value (it was MUCH higher than it should have been). We were called up and sworn in. The Assessor said his bit and gave us the comps he used. Unfortunately, none of his were COMPORABLE! One was not even in the time frame that they gave us to use!

We were prepared, had great comparables, an appraisal, you name it, we had it. We started going through our comparables and then he hit me with it...."Your comparables are bank owned and short sales". "Yes, your honor" I said. I went on to explain that those were the ONLY comparables available in the entire area.

Then the judge hit us with it...."Your comparables must NOT be bank owned or short sales". And with that, he ruled that her value stood.

We were dumfounded and totally speechless. Both us were sitting there looking in total surprise. He thanked us for our wonderful presentation and sent us on our way.

As we left, quite a few others came out and started asking questions and for our help. I was the only Realtor® there and though we lost, we obviously knew what we were talking about. So many people were there just hoping for a little help. I felt horrible for them but couldn't get them any comparables because I did not have my computer with me.

My client emailed me later and let me know that NO WHERE in the work shop information or any of the instructions did it mention that the comparables had to be regular sales!

If you are working on your property re-assessment, MAKE sure the comparables you use are NOT Bank owned or Short Sales. If you need help in finding these for your North Orange County home, I am happy to help. Trust me, now I know! Don't learn the hard way like we did!

Local Realtor Found Murdered in Foreclosed Home - Take Precaution!

I remember last spring when a Corona Realtor was raped and stabbed when showing a vacant home.

Saturday, my wallet was stolen out of an open house (in hindsight, I am lucky that is all it was) Please Be on the Lookout.

This morning my husband just sent me a clip about an agent in Los Angeles who was found stabbed to death.

Please take precautions and have a system in place. If you are meeting a client you have never worked with before, please DO NOT meet them at a vacant house, have them come to the office first.

Let the office or someone know where you will be and the homes you plan on showing.

Have a code word for calling into the office or someone else. Ie; ask for the information in the "RED BOOK" if you are feeling unsafe.

Be on the Look Out for These Open House Thieves! North Orange County Agents PLEASE READ!

I had a great open house scheduled for yesterday; an AWESOME home, priced to sell and I had lots of interest in this one....I set up, put my purse in a cabinet, out of site but within my site...just like I always do. I am always cautious about this and am ready for my open house!

Apparently, the only intrest was NOT in the house. Please learn from what happened to me and be on the look out for this group!

Early in the day, two ladies come in. I start speaking to them and one speaks no English. The other is looking for a home and is here from Santa Barbara. She says she likes the house and is going to call her husband. I immediately get a strange feeling and stay on my guard. Your gut is usually right.

She hangs up and there are a few others in and out and then a man shows up that gave me that same weird feeling. I send a text to my husband to see if he is near so he can stop by. I make sure I am close to the door but with my eye on my belongings (luckily it is a bank owned home so nothing else really to worry about).

He doesn't answer so I keep my eagle eyes on these three, but stay near a door and keep my eyes on my stuff, noting my purse in the cupboard.

The ladies call me out to ask me a question and I am trying to figure out where that guy is. I go just far enough to answer her questions but I make sure to stay where I can see what is going on inside.....or so I thought.

They all leave separately but ALL offer to sign my registry. No one offers this!!! So many red flags, I am so mad at myself for not immediately going to that cabinet and holding onto my purse! But by this time, I have a full open house and am busy so I don't even think about it.

Of course you know what I am getting at here. I get home, have a message from CHASE regarding unusual activity on my credit card. Sure enough, WALLET IS GONE!

If you are a North Orange County Agent, be on the look out for the following:

1. Hispanic woman

late 20's
about eight months pregnant
long black hair
about 5'6"
bad teeth
a big scrolling tattoo of a name on her neck. It was like Angelica or something along those lines.

2. Her "sidekick" also Hispanic

late 20's and does not speak English
shorter and pretty
long wavy hair

3. Hispanic Man (will come in seemingly unrelated)

early to mid 30's
nicely dressed
about 5'9"

Go with your gut! They know how to get you distracted. I was even on to them and I STILL GOT IT! If you feel like something is wrong, it probably is. I am now locking everything in my car trunk that I do not absolutely need. I am not sure how much better that is. With all the "smash and grabs" going on the car isn't safe either!

It's obviously not just the money, the cards, the inconvenience, the violated feeling but the huge amount of time it is going to take me to get this sorted out! If this helps even one agent then I feel a little better. This economy is bringing out desperate people!

Please, spread the word and be on the look out!

7/20/09 UPDATE - Two other Realtors I spoke to have seen this group (pregnant woman with huge neck tatoo is easy to remember). BE ON THE LOOK OUT!

ALSO, I just found out about another agent that had this happen the same weekend in the same area. The local board has been notified and they are sending out the alert!

Title Companies Can No Longer Provide Necessary Information in CA?

I heard some little rumor about this today and now, there it is in my email....Gulp, it's true! Here it is, straight from theCALIFORNIA ASSOCIATION OF REALTORS®

"TITLE COMPANIES TRIM DOWN PROPERTY PROFILES IN RESPONSE TO DEPARTMENT OF INSURANCE LETTER

Effective immediately, title companies may be eliminating much of the information they provide on property profiles. The California Department of Insurance recently issued a letter taking the position that title companies may only give the following information on property profiles:

Names of owners of record of a specified real property;

Description of real property; and

Property characteristics as defined under section 408.3 of the California Revenue and Taxation Code, which means year of construction of improvements, square footage, number of bedrooms and bathrooms, number of units, acreage, and other attributes or amenities (such as swimming pools, views, zoning classification or restrictions, and use code designations)."

Personally, I am fine in going without the lunches and some of the other cool perks that the title companies helped us with before SB 113 but now Realotrs(r) will be without additional tools that HELP THEIR CLIENTS.

No more recorded deeds to establish a chain of title?
No more comparable sales to help establish a value?
No more school, neighborhood, community information?
No more tax bills?

I for one can not believe this. Again, I agree that it was a bit out of control but agents and their clients have come to depend on these tools to help properly price and get the LEGAL information for properties.

They can't give it for free? Let me see if I have it straight. They can no longer give us the information we need to better serve the client who will ORDER AND PAY FOR the title insurance during escrow?

It is like me saying to a buyer, "I am sorry, I can no longer show you houses for free". HOW DO WE GET TO THE END IF THERE IS NO PLACE TO START?

Please don't get me wrong, you rarely see a vent or a rant of a blog from me but it is so costly to be a good real estate agent these days and the little help in getting information from the title companies that will get the order makes sense!

Agents in other states, I am curious. Do your title companies provide you with this information for no charge?
