A VA loan is a mortgage loan in the United States guaranteed by the U.S. Department of Veterans Affairs. The loan may be issued by qualified lenders.

The VA loan was designed to offer long-term financing to American veterans or their surviving spouses (provided they do not remarry). The basic intention of the VA direct home loan program is to supply home financing to eligible veterans in areas where private financing is not generally available and to help veterans purchase properties with no down payment. Eligible areas are designated by the VA as housing credit shortage areas and are generally rural areas and small cities and towns not near metropolitan or commuting areas of large cities.

The VA loan allows veterans 100% financing without private mortgage insurance or 20% second mortgage. A VA funding fee of 0 to 3.3% of the loan amount is paid to the VA and is allowed to be financed. In a purchase, veterans may borrow up to 100% of the sales price or reasonable value of the home, whichever is less. Since there is no monthly PMI more of the mortgage payment goes directly towards qualifying for the loan amount, allowing for larger loans with the same payment. In a refinance, veterans may borrow up to 90% of reasonable value, where allowed by state laws.

VA loans allow veterans to qualify for loans amounts larger than traditional Fannie Mae / conforming loans. VA will insure a mortgage where the monthly payment of the loan is up to 41% of the gross monthly income vs. 28% for a conforming loan assuming the veteran has no monthly bills.

As of January 1, 2006, the maximum VA loan amount with no down payment is $417,000 and can be as high as $625,500 in certain high cost areas. VA also allows the seller to pay all of the veteran's closing cost as long as the cost do not exceed 4% of the sales price of the home.

Hi guys i am Rajesh and i came from Bangalore.

I am coming up with a new server like A3 india which is same as A3 india.

and the good point is that i may (90 %) get the old database .

For that i need your help .

I have a friend working in the Chennai sify office. He has a access to the database , but the problem is that he cant just get the data base out of sify. Because they cant put any sorts of pen drive , or cant upload in the net . As the sify officials monitor all the computers in the office .

So what i am doing to do is to take information from you and manually enter the databases .

So now i cant go on doing this for each and every char, so my humble request is to please give your char name and char lvl , and the important thing is that please give char names above 130 only please .

For the chars above 130 the exact database will be replaced and other people have to make a new start.

so please comment your char names and level , and if i wont get the database i will not start a new server.

Torrent protocal Explained

Many people out there do not know what a torrent is and what does a torrent does.

i will explain in this article .

BitTorrent is a peer-to-peer file sharing protocol used for distributing large amounts of data. BitTorrent is one of the most common protocols for transferring large file.

Bittorrent protocal allows easy share of files across the globe . Even a system of low bandwidth can participate in large data sharing files.

FUNCTION OF BITTORRENT EXPLAINED :

When any user uploads a file in to a network , he becomes a seeder and the file becomes a seeds. When another user requests the file he becomes the leecher also called peer.

Actually the file breaks into multiple parts the leecher downloads the part of file from the seeders . Multiple leechers can connect and download the part of the file frm the seeder. Eventually the leecher downloads the part of file or the file and he now acts as a seeder of the remaining leechers .

Thus we can download the big file with ease .

So whenever u wanna download a torrent , be sure to see the no .of seeds and peers . The more the seeds and peers the fast speeds you get.

Bsnl Speed Hack

BSNL DNS servers are very unresponvise. Some times when u open a page it takes much time to load or may time out. I was much frustated by BSNL. I then got an speed Hack for Bsnl user which works fine for me.

Speed up Your BSNL connection:

To overcome slow BSNL DNS problem, we will use high speed DNS servers from OpenDNS. OpenDNS is third party DNS Server used to speed up BSNL Broadband internet connection.

Steps to speed up BSNL Connections :

1. Open Control Panel -> Networking and Sharing Center -> Manage Network Connection.

2. Now a window showing all networks will be opened. Select your bsnl connection -> Right click -> Properties.

3. Now, double click on Internet Protocol Version(TCP/IPv4) and in newly opened window at bottom, select “Use the following DNS Server address” .

4. And fill these 2 DNS Addresses in two fields:
208.67.222.222
208.67.220.220

and hit OK. Thats it. Your BSNL Internet Broadband DNS Servers changed.

Now, your BSNL internet broadband speed will be increased. Thus, you can now enjoy high speed BSNL Internet broadband. I hope you’ll like this BSNL Internet speed increasing hack/trick. If you have any problem or other high speed BSNL DNS Servers, please mention it in comments section.

Tips To Save The Bsnl Bandwidth

For Bsnl limlited plans say 250 , 500 etc plan, u need to save the bandwidth so that we may reduce the bill. Please check the bandwidth frequently for more info see this POST .

Now i will tell about some tips on saving the bandwidth. We may reduce the bandwidth by disabling the updates and may more .

Disabling Automatic updates :

1. Windows Automatic updates helps in increasing internet security. But, this online security proves costly when BSNL bandwidth is considered. So turning windows automatic updates can help to save BSNL Bandwidth of internet Broadband

* To turn on Windows Automatic update, Go to Control Panel -> Windows Update. In sidebar, click “Change settings”. In new dialog box, click on “Never check for updates” and hit OK.

2. Also, Firefox browser updates itself frequently. So, it is better to turn it off to save BSNL bandwidth. You can do this from Tools -> Options and using “advanced” tab and then “update” tab.

3. Adobe Reader and Adobe Flash player are similar example whose update needs to be stopped to save BSNL bandwidth. Similar other services need to be operated to stop their update.

If u have less bandwidth remaining u can remove the images loading . Trust me image take a lot of space .An average orkut page takes about 112 kb and if u browse 20 pages u will be using 2.1 Mb of bandwidth . So be carefull

Removing Images in firefox

# go to Tools tab > Options tabs >Content tab > there you uncheck (load images)

For Internet explorer

# Go to Tools>> Internet options >> Advance tab >>In that go down to mutlimedia and uncheck Show pictures

Bsnl reduce the Bill

As now a days the internet usage by user has been increasing. And we wll opt for broadband and 3g technology (recently). But till now many people stick to broadband as it is cheap according to no of packages. And among the many many Broadband providers many use Bsnl broadband.

Now i will just give a overview about Bsnl broadband

Bsnl launches many plan there are unlimited and limited plans (some which may have night unlimited form 2-8 i.e)

If u have a unlimited plan there is no problem as per the usage but the disadvantage is that you get lesser downloading speed say approx 40-50 kbps

But if u have a limited plan u have a limited usage say 1.5 gb per month or 2.5 gb etc .On the increase of this limit u will be charged 90 paise per Mb. So we need to be carefull .

I known cases where people paid 50000 on xtra usage So be carefull.

In this post i will tell u How to keep an eye on the bandwith.

Check BSNL Usage of BSNL internet broadband :

There are two ways of checking BSNL bandwidth usage:
1. Using BSNL site
2. Using third party BSNL bandwidth monitoring software

1. Using BSNL site :

> Simply go to BSNL usage checker site(http://bbservice.bsnl.in/) and there you will see something like this :
> Now, simply enter Portal ID and password that you have received from BSNL and hit “Submit”.

>If u donot known the portal ID plz contact your bnsl provider

> After logging in to ur BSNL account, click on View Usage and you can see your monthly BSNL usage.

2. Using third party BSNL bandwidth monitoring software :

Here, we use BSNL usage monitoring software. There are many such BSNL usage monitoring softwares like Shaplus Bandwidth meter and Datafox.

> If you are a firefox user, install firefox addon to check BSNL usage. This addon to check BSNL bandwidth usage is called Datafox. Install Datafox to check BSNL usage.

>personally i fell Datafox is usefull. See how to instal and keep settings in this post

> But, if you are not firefox user, then simply download Shaplus Bandwidth meter .
> Install downloaded file on your computer and after installation Shaplus Bandwidth meter will tell you BSNL usage based on your current session, current day and also of current month.
