			<content:encoded><![CDATA[<p>Sales in the financial year 2012/13 show a marked improvement over the 2010/11 years and this is in both turnover, the number of sales and also in the average sale price.  It&#8217;s my view the sale price of any given property is only experiencing a small amount of upward pressure, however, buyers are choosing to buy more expensive properties in 2013 and that&#8217;s reflected in the figures just released by REIQ.</p>
<p>The median (house price) for Cooroy rural properties has lifted by 17.3% for the year - from $520,000 now to $610,000.  Doonan has experienced a more dramatic growth, however it&#8217;s only on the back of 12 sales in that period of time, the increase is shown to be 43.6% and that took the average sale price from $640,000 to $790,000.  This is an extraordinary result caused by the fact there&#8217;s been a large volume of high values sales in this area in the first 4 months of 2013.  A number of those sales have only just settled or are yet to settle so they&#8217;re not shown in these figures.</p>
<p>Not too much can be gained by these figures, but certainly it&#8217;s a positive statement about the market, notwithstanding the fact it&#8217;s only a small number of sales these figures have been derived from.  I can say however it is now highly probable that if hinternoosa runs a sophisticated marketing campaign on a property and focuses on the 3 &#8220;P&#8221;s, price, presentation &amp; promotion, there&#8217;s every likelihood that property can now be sold within 90 to 120 days for a price the sellers are happy with.  This is a marked improvement on what was the case in 2010 and 2011.</p>
<p>Entry level buyers are still actively seeking out those real value homes that are priced between $350,000 - $450,000 both in town and on acreage and hence those properties are not lasting on the market for very long.  Often with &#8216;top end&#8217; properties we do a VIP introduction to people residing on our database whose needs and wants marry with the attributes of the property.  Just lately we&#8217;ve been enjoying a good deal of success with this method of sale and as a result a number of iconic properties have been sold prior to them being marketed to the broader population.</p>

<p>The market has continued to remain active, we don&#8217;t see upward movement in prices and turnover but the average sale price is increasing and that&#8217;s a healthy outcome.</p>

<p>We credit our success to being a large team with a 50/50 emphasis on print and web based marketing, and hinterland realty marketing that&#8217;s sensibly targeted to the demographics. This means we save the sellers money and improve the effectiveness of the marketing message.</p>
<p>The recent rain has helped our cause, properties are presented clean and green.</p>
<p>We&#8217;re experiencing good visitations to our <a href="http://www.hinternoosa.com.au">open houses</a> leading up to our next Auctions in-rooms on the 12<sup>th</sup> December 2012.  We also have sellers expressing interest in putting their properties to the subsequent Auction which will be Wednesday February 6th in-rooms at Cooroy.</p>
<p>Our marketing to those people in the resource areas of the Surat and Bowen Basin has paid dividends and we have workers from those regions who are now going to call the Noosa hinterland home.</p>
<h2>Current real estate sales</h2>
<p>On Saturday 10<sup>th</sup> November we offered 9 properties open for inspection with a total of 38 groups through the doors.</p>
<p>The current hinterland property market is active, 23 sales in September, 12 in October &amp; over $8.5 million worth of sales in November to date.</p>
<p>It&#8217;s obvious that the 3 &#8216;P&#8217;s are essential to sell property in this market, that&#8217;s price, presentation and promotion. It&#8217;s my view that you can&#8217;t never pay too much attention to presentation.</p>
<h2>Real estate values</h2>
<p>In November there has again been a trend towards people buying more expensive properties, hence we anticipate that the average price at hinternoosa will perhaps rise beyond $600,000 this month. Unfortunately this doesn&#8217;t indicate an increase in property values, but rather it does to demonstrate hinterland property consumers are seeking out more expensive properties.<br />

<p><strong>Recent sales</strong><br />
Last Saturday Sept 29th hinternoosa had 14 open houses and two on site Auctions: a total of 57 groups visited the opens and Property Auctions.</p>
<p>This is in a month where we doubled the previous month&#8217;s sales turnover, making over 24 <a href="http://www.hinternoosa.com.au/house-listings&amp;Suburb=&amp;price_min=&amp;price_max=&amp;PropertyType=sold">sales for September</a>.</p>
<p><strong>Upcoming Auctions: are prices rising?</strong><br />
We have good interest in the 8 <a href="http://www.hinternoosa.com.au/weekly-hotlist">properties going under the hammer</a> in rooms Cooroy on Oct 10th, with one of those having sold prior!</p>
<p>Since we felt the aftermath of the GFC hinternoosa&#8217;s  average sale price has been languishing around $500,000. In recent months there has been a trend towards people buying more expensive properties, hence we anticipate that the average price at hinternoosa will perhaps rise towards $600,000 as a result.</p>
<p>Unfortunately this doesn&#8217;t indicate an increase in property values but it does to demonstrate that hinterland property consumers are seeking out more expensive properties.</p>
<p>And now that it has rained the hinterland is looking cleaner and greener than ever, so summer 2012 is looking to be a marked improvement on 2011 in the real estate market!</p>
