The HAI, comprised of median home prices, median family income, and the current mortgage rate, looks at the ability of the typical family to buy a median priced home. An index of over 100 means a family has enough income to be able to purchase a house. An index of 120 implies a median income family has 20 percent more income than is necessary to purchase said home. This year, the index will likely surpass 180.

The rise in affordability can be attributed to a combination of lower home prices, record low mortgage rates, and a slight rise in family income.

Here are some inexpensive DYI projects that made HomeGain’s list, and the estimated increase to the home’s price at resale for each project.

DECLUTTER & CLEAN.  These two things can have some of the biggest impact of all with the least cost.  Organize closets and shelves throughout the home.  Clean until the home sparkles.  Pack up collectibles and stacks of things that are unnecessary to maintain your household.   Think of it as getting a head start on packing which will have to be done anyway when the house sells.   Estimated return:  $1,990

LIGHT AND BRIGHT.  Clean all windows inside and out, replace old curtains, update lighting fixtures and remove anything that blocks light from the windows.  Estimated return:  $1,550

STAGING.  Rearrange furniture, bring in new accessories and furnishings to enhance rooms, including artwork.  Be careful that your rooms do not have too much furniture which can make rooms seem smaller than they actually are.  Estimated return:  $2,194

LANDSCAPING.  Punch up the home’s curb appeal in the front and backyards by adding bark mulch, bushes and flowers, and ensuring current plants and grass are well-cared for and manicured.  (More tips for added curb appeal can be found here.)   Estimated return:  $1,932

REPAIR ELECTRICAL AND/OR PLUMBING.  Repair any leaks under the bathroom or kitchen sinks, remove any mildew stains, and ensure all plumbing is in good working condition.  Consider updating the home’s electrical with new wiring for modern appliances, fix any lights or outlets that don’t work, and replace old plug points with new safety fixtures.   Estimated return:  $1,505

REPLACE OR SHAMPOO DIRTY CARPETS.  Steam-clean carpets, replace any worn carpet and repair any floor creaks.  Estimated return:  $1,739
