<p>State Farm Dallas Regional office in far North Dallas has a fleet of Ford Transit Connect vehicles.  They are a part of the Dallas Disaster response team for the Southwest region of the country.  I don&#8217;t know for a fact, but assume by the photo of the Ford Transit Connect vehicles in the parking lot (which have a roof rack that looks like it would hold some type of ladders) are used at natural disaster sites such as tornadoes, hurricanes or man made disasters like the fertilizer plant in West, Texas.</p>
<p>Remember  that catchy slogan phrase &#8216;Like a Good Neighbor State Farm is there&#8217;.  And do you know the definition of  &#8221;Good Neighbor: someone to be trusted; a courteous, friendly source of help when help is needed; someone you can count on; someone who cares.&#8221;</p>

<p>Although rates are very low and still remain that way you certainly don&#8217;t want to miss the lowest rate.   A good rule of thumb for refinancing is if you can save 1 point or more it&#8217;s worth the cost of the refi.   Same is true if your buying.   The graphic above shows the difference between 3.4% and 4.4% loan of $200K.</p>

<li><span style="font-size: 16px;">That&#8217;s $1374.72 a year and </span></li>
<li><span style="font-size: 16px;">$41,241.16 over 30 years.</span></li>

<h3>So how much money do you lose?</h3>
<p><span style="font-size: 16px;">Hard to say.  It depends if you stay 30 years or what happens in your life, you can&#8217;t predict that as much as you&#8217;d like to.  Right?  The point is: </span></p>

<li><span style="font-size: 16px;">1 point makes a huge difference, heck even .5 is huge depending on what your borrowing.</span></li>
</ul>
<h3>This is one of the main reasons for the buyer demand now</h3>
<p>Nobody wants to lose the lowest rate or big bucks.  If you look at your monthly payment and do the math the savings is huge.  <span style="font-size: 16px;">Another reason sellers should make a move as well even if you&#8217;re up or downsizing it&#8217;s still going to cost you more.   Safe to say you can lose a boat load of  money with increasing interest rates.</span></p>
<h3>How much will rates go up this year?</h3>

<p>It&#8217;s getting better!  But it&#8217;s much more complicated too.  This chart is straight from the MLS , no projections, just actual information complied by NTREIS (North Texas Real Estate Information Systems). Dallas County sales are up almost 2% from last year which is good considering the time of year.  Now is when things start to get interesting.  Two important factors are necessary for continued success in the real estate market.</p>
<p><strong>1.  Will buyer pent up demand continue?</strong></p>
<p><strong>2. Will sellers put homes on the market?</strong></p>
<p>If you look at year to date sales are almost 10% ahead of last year, my opinion is buyer demand will continue based on low interest rates and need.  The most dramatic low inventory is about to drive everyone crazy, except for sellers that are getting the price they want and conditions met.  Putting your home on the market earlier this year could be very advantageous.</p>
<h3>Why?</h3>
<p>Because of  low  inventory there is less competition and if you wait till schools out you will  definitely have more homes to compete with in price and condition.  It&#8217;s the simple equation of supply vs demand.   The inventory drought is really the shock and awe of the market right now.  Knowing the facts about your area and neighborhood could result in a quick sale.   Would you believe closing in 30 to 60 days? Maybe sooner.</p>
<h3>A Word about Pricing</h3>
<p>Is 2005 pricing back?  I wish it was but NO,  its not &#8211; however median price is up almost 12% as well as pending sales.  All this points to a positive market and the low inventory favors a sellers market.  Dallas County Real Estate Trends  are on an upswing!   And if more sellers would join the market it would be even better  because of  inventory shortage.   If you&#8217;ve been thinking about selling now could be the right time to start investigating your options.</p>
